It is a great builder company in every way, just that post-COVID makes things hard
I actually learned about True Value Homes in late 2019, I remember vividly, my first call encounter with Jason, the former Sales Manager. My husband and I had several very specific criteria or things that we must have in our house. I was searching online for about a year for a floor plan or a builder that would be quite flexible and reasonable in cost with some customization. Jason got in touch with me, as I was at my wit's end and it was after he found my post on a builder referral website. There, I put down all the criteria that I would like ... Read morefor my home, and the website would match me to a builder that could fulfill those criteria. It was only True Value Homes that came back to me. Jason referred us to their Isabel 29 design. Lucky for us, it was also one of their display homes. At that time True Value Homes had 50 perfect reviews. Like many, we were skeptical, although it is not impossible to get 50 5 stars, as 50 is a very small number of reviews. I use my sense a lot when it comes to encountering people for the first time and have a knack for picking up on crap or sensing when something is off in the encounter. We went to meet Jason for the first time at the beginning of 2020. Tina was a great front office staff, we were warmly greeted by her. Our dealing with Jason was also very good. He is a Salesman from a heartwarming aspect, from a sense of him really believing in the business, and what they have to offer in terms of superior quality and service, and that he wants us to be their client so that we can benefit from the service. Our first consultation session was very lengthy, there were a lot of things we wanted to ask and get clarifications for, and Jason was extremely patient and calm throughout. We have consulted quite a number of builders over the past year, and for once it felt right to sign the contract to go ahead with True Value Homes. After we signed the preliminary contract and deposited the 2K. We did tell Jason about our situation and that we can only finalise the contract to commence construction after 6 months. Not long after the lockdown started, my husband lost his job, we kept Jason updated. My husband was only able to get another job 6 months later. Jason got in touch with us around this time, and we decided to meet him again. They had a package, then that offers 60K worth of upgrades for an extra 7K and we can lock in the price for up to 15 months. Jason was really looking after us. As weird as it sounds, it really felt like Jason does not want us to miss out on this good offering that True Value Homes have at that time, we were convinced to sign the contract. My husband lost his second job just before probation ends. So we could not progress with building. The job market had picked up by then, so my husband was able to get another job immediately. We only finalised all the contracts to start building by August 2021. We dealt with Ian, another Sales Manager, he didn't get us to sign a few pages of the contract, it would be an hour commute for us to go to True Value Home office to sign it, my husband expressed his displeased, Ian rectified the situation by coming to our house to get our signatures. There was a series of lockdowns following, so our colour selection session was postponed to November. Our dealing with the former colour consultant, Iva, was also really great. It was very clear that she is very good at her job. True Value Homes has always been extremely prompt in their communication, amongst ALL staff. Tina was always very helpful. I have also contacted Kim to ask for her consultation around the construction timeframe so I would know what to do with the rental contract at the place that I was renting. There was a big problem at the very beginning of the construction. We personally arranged for someone to clear our vacant land to have it ready for True Value homes, and because of some clashing with the sight assessments that True Value has already done, they deemed that too much soil has been removed from our land. It is not True Value Home's fault, just we had to learn that with the system or process that they have around the site situation, things need to be done in specific ways. It ended up costing us 11K to fix this issue, Jason, the Director had to get involved, as this was the very first time they experienced something like this. He met with my husband in person, at our land, to explain in detail what has gone wrong, we can see that he has tried in all efforts to help us mitigate the situation as best as possible to reduce as much as possible, the cost to fix the problem. The construction process was completely smooth sailing. There were supply issues here and there, as expected as a result of COVID, but Tina and the other members of the team were always extremely prompt in contacting us to choose replacement materials so as to not stall the building process. Tina was always so prompt with her updates on all the construction phases. The house was handed to us 4 months ahead of time. Considering how difficult things are for the building industry, True Value Homes has done so well. I would've really wanted to give True Value Homes a 5-star review. Not just for all my dealings with the staff, but also my dealings with the Director, Jason himself. It's clear that Jason tries his best to look after his client. He was always extremely prompt in replying to my emails and text messages. It's clear to me that True Value Homes is a really great family business. They want to provide their customers with the best quality service and home. I really believe that due to COVID, it is extremely tough for the building industry, and so as much as Jason would've wanted True Value Homes to continue providing really high-quality service and houses, it's quite impossible. We are not so happy with the quality of some areas of the house, or the way it was constructed, they are by no means major quality issues, and we know it would not at all be feasible for True Value Homes to fix them in the current circumstance. Though I really believe the issue was there in the first place due to these difficult times, and I really believe that had it not been for COVID, True Value Homes would have handed our house to us at the best quality because they can. The 4 stars are a reflection of a difficult time period and not True Value Homes as a team and business. I would still recommend them with the highest regard and really root for their business to make it through this period and thrive in the future to come.- +1
Find another builder. They just want your money
Be very aware when even putting a deposit with True Value Homes. We liased with their sales consultant who gave us a quote for a house we were enquiring. We were titling this year and decided to fix the price end of last year 2021 to avoid the building price rise.TVH told us that this was a good idea to put the 2k deposit as the fixed priced they offerered at the time would just be it. They also advised us that the best thing to do would be to build first on our street once titled.
How wrong were we. Once giving TVH our 2k non refundable dep... Read moreosit. We have had extra costs emailed to us. For example the house design we had chosen which was their base house facade did not cater to estate requirements so we had to add a couple of thousand dollars to extend our house. Then they said we didn't disclose that our house was in the BAL zone. So they said we had to pay a contract variation plus the BAL zone. Turns out we spoke to other builders and our house definetly does not fall into the BAL zone. Our land titles in June this year, so they booked us in for our colour appt in May, stating if we cancel we have to pay a fee. Then they cancelled a couple weeks after making an excuse that due to covid, lands title delays are very common, so they want the colour appointment once it titled (when our estate said it would be on time). Lastly which basically gave us the biggest alarm bells with this company was we had just gotten an email saying they can't build our house until end of 2023. We have now opted out of our build with TVH. Communication very selective. Only really replies if its about money or if they want an answer to something they've asked. Pricey with what is included. A little advice for True value stop trying to get peoples non refundable deposits and say their build will start soon. Absolute crap. They blame everything on covid and supplies. If that were the case then put a pause at sales and actually start building houses that have signed a contract. So taking peoples hard earned money. Shame on you guys, we really put our trust in your company. We have now decided to build with more reputable builder. Would not recommend tvh to anyone
Horrible experience with poor response
Terrible experience with true value homes. Stay away from them. I signed a preliminary contract , then received a price increase of 17k in a month . To lock in the price , we were asked to sign the HIA and pay 5% deposit. We did that, now they have come back with another 39k increase. No price hold , very rude communication from [Name Removed]. No explanations provided on cost increase and not willing to discuss options either. We were asked to cancel the file with 4k loss as they mentioned it Is non-refundable.We lost time, effort and money. They are targeting for non-refundable amount just by increasing price and making us cancel the file. Any changes will not cause 56k increase after HIA CONTRACT SIGNED. WORST EXPERIENCE. Show details
Exceptional Service throughout the whole process
Shout out to the whole team at True Value homes. They made the build as stress less as possible, always keeping me up to date and supplying me with photos along the way when I couldn't do site inspections due to COVID. Connor and Tina were great. Couldn't recommend the colour team walked you through the colours and suggested changes if necessary and couldn't be happier with the finished product. Despite interruptions caused by COVID, True Value Homes still managed to deliver a exceptional, high quality and stunning home. Leisa was very accommodating to all our requests, and considerate of our needs. Peter was amazing to deal with and helped us plan our lovely home. Iva was also fantastic, she was very helpful and definitely has a talent in house design, as our colours, and design elements in the house look incredible. Shout out to everyone in the True Value Homes team. We would like to give a special mention to Madeline our sales consultant. She was great to deal with and was very helpful in preparing our preliminary upgrades. We would also like to recognize Ryan, our site supervisor. He was great to deal with and always took the time to take our numerous calls and answer any questions we had.We were happy with how our build was managed. Ryan was very accommodating when it came to working in with our private inspector's availability and we received photos of the rectification works.

Excellent - Good Homes, Good value
Fantabulous!!!! The best part of our dream home building process - the actual build stage to the completion stage. It was a smooth and exciting journey. Thanks to our site supervisor Ryan who was "bang on", every time we raised any queries/questions/concerns. He planned and completed every build stage on time. Though there were few hiccups and delays during the initial stages - with the site start (not as promised) but now when I look back I am happy and satisfied with the whole journey and great finish of the home. The only let down had been the Sales guy who downgraded our home of a much needed feature ( he did not anticipated it during initial discussions) after we signed the sales acceptance and paid some advance. We felt there could had been workarounds to accommodate our requests when compared to floor designs of some other vendors. These are among the few areas which TVH could improve with their sales team and project management team for quick turnaround time for soil inspections, the huge time period till we reach contract signing and color selection, and again the time period till we wait for site start. On the positive side, selecting TrueValue homes has been the right decision and incase we get the opportunity to build a new home again, we would consider TVH due to the inclusions they provide, maintaining the build timeframe once started and a good final finish product. Hence the 5 stars. We are now on the maintenance period and I would definitely update here with the findings after 3 months on our journey with True Value Homes.

helped a lot with best suggestions during the color selection appointment. Ryan, the site supervisor ensured every detail of the workmanship on the house is perfect and given us a quality product beyond our expectations. He explained clearly all my queries during construction, he is very knowledgeable and a friendly person to deal with, really a true asset to the company. He himself noted the minor discrepancies along with me during the final inspection and rectified them before handover. Nothing was ever trouble and I was very relaxed even though I was not doing regular site inspections. I am very happy that build completed quickly without compromising on quality and I hope the same remains for life span of the building. As nothing is 100 percent prefect things can be revisited and fixed if any and I am convinced this won't be a problem because little hiccups we had during the construction were dealt promptly and accurately. The whole construction process was easy, quality is fantastic. The TVH team have done an amazing job. Being in construction myself I was nervous coming up to final inspections, but was completely suprised about how there was next to no defects. Superb Quality; Great Customer service
This is about my first self build property. Last Year When I was looking for the builder to build my home, I was very skeptical because of all the negative information on internet. I took quotation from several builders and finally decided to go with True Value Homes. Reason: I really dont know; may be because of home design or 5 star rating gave me some confidence.At the end of 2020, build was started and handed over in June 2021. Iva at color selection had all the patience to listen to us While we keep changing our selections. Finally I will come to Ryan (our site supervisor) whom we met pretty often during our build. I have only one word for him. OUTSTANDING. He is amazingly knowledgeable, polite, very responsive to customer needs and hardworking (small word though). During the entire build and handover process, he himself noted the discrepancies, apprised us of those and corrected them as quick as possible. Since I was skeptical at the beginning, I also engaged an independent inspector to oversee the quality of build. Ryan kept him out of work without leaving anything significant to be pointed out. In Nutshell, we are very happy with our new house and delighted that we choose True Value homes for this project. We will definitely go back to them for our second build.

Fantastic Build. Excellent Customer Service
We've been our home for a bit over 2 months now. After going to a number of builders, we are very happy to have chosen True Value Homes(TVH) to build with. The experience building with TVH was just superb!We built this house on behalf of my parents who are overseas throughout the building process due to COVID, thus making this task more difficult. But TVH team was amazing, patient, and understanding and gave us ample time to make decisions for the build of the home.

Our first interaction was with Jason, sales rep for TVH. TVH; unlike other major builders, allowed us to make customization to our home to cater to our needs. Jason was very patient throughout the whole process as we made a number of modifications, going back and forth until we reached an agreement. He is very knowledgeable and able to accommodate to most of our requests and promptly responds when required. Although it's a three-way conversation, Jason made the process easy and hassle-free. Tina from Admin is just incredible. She was prompt to respond to emails and queries, if not point us to the right people who are able to answer our questions. Natalie and Leisa from Contracts were also fantastic. They were fun and cheerful and made the dull process of contract signing happy and lively. Because we made a number of changes to the interior design of the home, they made sure that our requests were met, at the same time ensure that the build complies to the building code. Our interaction with Iva during colour selection is phenomenal. Since we are building on behalf of my parents, the colour selection process took longer than it should have. But Iva was kind and understanding and assisted us through the whole process, providing suggestions on what works best and would complement with what's been decided. She has a great depth of knowledge of the various products, and a good eye for design. She is not pushy and gave us time to look through and select the materials, and at the same time gave ideas on what would work best. We also made a couple of changes along the way during the build and she was able to assist us, which we greatly appreciate. Ryan, our project manager, is a gem. He absolutely takes pride in his work and is concerned with minor details to ensure that we get a home that is to the best quality. His customer service is excellent and ensures that we are happy with the build, and indeed we are. Ryan is hardworking and ensures that things get done. During handover, while going through the home, Ryan was very thorough and spotted some defects that we may have missed which reflects that he is genuine and determined to deliver a quality home. After the handover, we did experience problems with the plumbing, broken tiles, kitchen hood vent, and ceiling fan. Ryan was quick to respond resolve the issue within the week after reporting the issue. Ryan takes our satisfaction seriously and ensure that we are happy with the work done before leaving. It truly demonstrates his dedication and fantastic customer service. Ryan goes above and beyond, to deliver a fantastic home for us. Ryan and Leisa was also great in assisting us in changing the placement of pendant lights after handover. The process was made seamless thanks Ryan and Leisa. Leisa is amazing. If there is any modifications that we needed made, we can always rely on Leisa to assist us and ensure that it is a smooth process. She is just wonderful and easy to talk to. Overall, the whole process of building with TVH was enjoyable and they are customer-oriented, understanding, and flexible. Although we did not get the cabinet design as how we envisioned, and we had to alter our interior design as TVH was not able to follow the electrical layout that we have provided due to truss placements, we are thoroughly happy, satisfied, and pleased. We are very thankful to TVH team for delivering a beautiful, fantastic, quality home. We have received many compliments on the finishes to the house. When your file came through the office in July 2021, it was quoted under margin and this was advised to you in an email dated 26th Aug 2021. It was also discovered your home needed to comply with a few Developer requirements, so between the under quoting and Developer requirements there was difference of approx. $21k. As a good will gesture, TVH reduced the additional amount payable by you down to only $9,230.00. We also gave you opportunity at this point to cancel and not proceed as we understand that any additional costs can affect a clients budget. You agreed to proceed and accepted the $9,230.00 increase. As your file further progressed through the process, we also have noted that we provided you with and extra month of price hold as a further good will gesture. This was communicated to you in an email 2nd September 2021. You moved through to Colour selection appointment and Contract signing appointment and we actively begun working on your file obtaining relevant information required for Building permit lodgement. In March 2022, your project was again reviewed and you were advised via email dated 18/3 True Value Homes may not be able to obtain the Builders Warranty Insurance (required for Building Permit to be issued) due to not meeting the minimum margin to be granted insurance cover. This was confirmed in a separate email sent to you dated 25th March. At this point, we had reviewed and assessed the project in its entirety and in order for us to obtain Builders Warranty Insurance and Building Permit , a price increase would infact need to be passed on. We also gave you the option of cancelling your file and refunding monies to you. You advised by reply email wished to cancel the build and not move forward. In regards to the $4k non refundable monies. As previously communicated, your preliminary agreement which was signed by you clearly states the terms and conditions surrounding these monies. This $4000 inc gst is made up of $2000 inc gst initial deposit which is client accepting the sales quote and the appointment of True Value Homes to begin works on the client's behalf for their new home build. The additional $2000 inc gst was payable at the colour selection appointment. Both of these stages had been completed by you. The monies you paid at Contract signing were fully refunded to you. It is not ideal for any builder to not proceed with projects. This was certainly not the path we wanted to go down, however , based on our inability to have obtain the Builders Warranty Insurance, we were left with no other options.
