responsibility in pursuing rental arrears and covering the costs associated with the damage, including an enormous cleanup effort to remove items left behind by the tenant. Throughout this ordeal, there was an abundance of finger-pointing, but never any accountability from their side. To make matters worse, YPA failed to ensure that all utilities were transferred into the tenant's name, which resulted in us receiving final demand notices for electricity, gas, and water. This lack of diligence has been extremely frustrating and costly for us. Based on our experience, I would strongly recommend against using YPA Wyndham City if you are looking to manage a rental property in Melbourne's West. Ensure that YPA conducts thorough reference checks on prospective tenants to avoid such issues in the future. I hope this information proves helpful.

Greedy agent who wants more commissions – Agent at YPA has no morality and will do everything for money. They can even sell themselves or their soul. Want to put an offer but the agent want me to pu the maximum offer which I refuse. Now he told me that it is a silent auction while the advertisement mentioned private sale. They are rubbish.

Dishonest and false – Ypa rye (the main man there) falsely informed police that I made threats and sent texts to him. This is the behaviour that predators exhibit when they coerce old people to sell and know they have to cover it up. Do not deal with them - go to the honest bunch at crowders inatead.

Bad experience with Kamaljeet – Kamaljeet had our house for 5 months and didn’t sell it. Worse, we found out he was telling buyers there were already offers during inspections. We switched to Ray White, and they sold it in 3 days. Completely unprofessional—wouldn’t recommend him to anyone.

2. **Negligence and Damage**: While the keys were in YPA’s possession, theft and damage occurred at my property. When I asked them to visit the property to assess additional losses, they were rude, easily offended, and resigned their services on the spot. They refused to visit the property and insisted I collect the keys from their office.

A few days later, YPA demanded payment for repairs without ever having shared quotes or sought my consent. Despite repeatedly requesting quotes, the agent remained unresponsive. Finally, out of frustration, I asked for the invoices, only to be charged $1,100 for minimal repairs on a modest 2.5 bedroom, 2 bathroom property.

In addition to this, I incurred $1,200 in costs for theft and damage that occurred while YPA had control of the keys.

YPA’s actions have caused significant mental distress to my family by forcing us to pay for services we never authorized.

I am providing evidence of the damages caused to my property to back up my claims.

**I would not recommend YPA to anyone. Please be cautious and vigilant!**

I will go to consumer affairs Vic and also to seek guidance from ACCC during such events occur as to check who would protect landlords from such terrible acts by real estate agents .

Because of them i ended up paying my mortgage interest after falling to their false promises, ended up in repairs due to theft and damage when property was under their control and now due to their laid back attitude of not sharing quotes before organising trades, asking me to pay huge amounts else mentioning to pass it on to debt collector.

This is a Shame that YPA Wyndham City from Werribee can do such terrible things to a landlord, I cant imagine what will happen if somebody approaches them for a property Sale!

Frustrating experience with Kamaljeet – Kamal is a completely unreliable and dishonest agent. He promised our house would sell quickly at the asking price, but 10 months later, it’s still unsold with no offers. We followed his advice and spent a lot on marketing, but nothing happened. His communication was almost nonexistent, and he never gave us clear updates or a real plan. Kamal’s lack of skill and honesty has been incredibly frustrating. We would never recommend him to anyone.
