Wonderful staff with an eye for detail
I’m in the pre-construction phase of my first build & so far so good…I’ll post more info as things progress. I’ve been really impressed with all the staff at 101 Residential in my journey so far - their genuine engagement, excellent customer service & eye for detail have been so appreciated…especially my Design & Sales Consultant, Carolina, who helped me take the thoughts & ideas I had, & translate them onto paper, to design a home I love. Thank you =)

Build and quality happy with had some issues they have been rectified
Happy with the build had a couple of issues that 101 have promised to rectify. It was a tuff market to build in with the lack of contractors and everyone building at the same time. The options that 101 offer are of good quality and there is plenty of options. We did have a few clients liaison officers but during these times it would be a tuff job.

Heartbreaking experience
I am still at a loss as I am writing this. I have built several times before, thought I had learned my lessons, and proceeded with a very cautious approach. Nevertheless 101 Residential have shown they have no regard for doing the right thing, and it’s all about profits, regardless of the impact to their customers . Once they have your deposit, they believe they have a license to do whatever they want. Let’s prove them wrong. I am happy to provide support/ join forces with anyone who has had the same experience or needs support. Please be wary of this builder, for your sake, the sake of your family, and your hard earned dollars!

Rollercoaster ride
Our first time building experience started off well with our unique home being drawn up perfectly and the 3D design giving us a good look of what we expected. Next step was our pre-start and it was well below par with many things missed and not received as expected.However this step was rescued with Ruth coming through and fixing alot of the errors. The most satisfying part of our build was the professionalism and expertise that our site supervisor Mike Morley showed. He went out of his way to make sure we were satisfied and he kept the job flowing the entire build, thanks Mike !

101 Problems
Wouldn't touch these turkeys again. I went to them with a challenging, rear battle-axe block with significant retaining wall issues. I never hid it from them and gave them a very basic brief - over-size garage, garage access for 4WD's without 5 point turns, a 3 x 2 and all site-works included.
Took them months to come up with a solution to the retaining and site-works, but after allowing $60k for site-works they wanted another $70k more. At this stage no contract signed, I should have backed out, but didn't, figured I'd just encounter the same...
Read more cost issues with another builder (it really was a prick of a block). Construction eventually started, well I was told it had, turns out they cleared the weeds off the block and stopped. Didn't tell me for nearly two months (I wasn't living in Perth at the time) then they called me down to a site meeting. Where I found nothing had been started and got ambushed with two choices of 'revised' floor plans, one costing a few thousand more for wholesale changes or something resembling the original floor plan but they wanted and extra $40k for site-works (on top of the $60k and $70k). It was clearly a big issue that was eventually resolved, well sort of, the GM contacted me direct and assured me he would look into how it was so poorly handled and he would get back to me personally. Yeah, he didn't... had a lackey contact me instead. Overall the construction took so long I had to point out to them they were nearly at the end of their permissable time within their own, very generous contract. From first contact with them to completion took just shy of two years. You never communicated this to me and you're clearly now making up nonsense. When [Name Removed] came to me with the initial sketches I questioned whether the setback from the garage to the side boundary was adequate for what I was after; he emphatically said yes. That was your job to get right and you failed at the design stage. Resolving it then and there would have been a click and drag of a mouse. There was scope in my very simple brief and the floor plan to increase the setback or enlarge the reversing pocket but you failed to do so. You never communicated to me the design was a compromise in this aspect. My kitchen, dining, living is very generous, pinching a bit of space from there would have been stupid easy. Yes, you built as contracted but you stuffed up the design before the contract was signed and there was no way for me to know this until the house was finished. It was a specific point I had in the brief, I was assured it was being achieved. How dare you suggest there were budget restraints, after allocating an apparently very generous $60k for siteworks you asked for another $70k and I found it, at that point [Name Removed] assured me there were not going to be any more surprises and the site works were fully and completely costed out. You were deceitful in the way you commenced construction (cleared the weeds) and didn’t tell me for some considerable time, ambushed me at a site meeting and tell me you couldn’t build as designed and stuck your hand out for another $40k. To achieve the parking requirements I’d imagine would have been easy to increase the setback of the garage from the side boundary, perhaps making the alfresco shorter by maybe only another 500mm and move the entry 500mm, surely less house and more paving would actually make the build cheaper???????? The downpipe hasn’t been touched. The plumber that looked at the sewer IO’s looked at the downpipes and was going to report back on the (shoddy/lazy) workmanship. No one has contacted me or attended to replace it. At the moment I’ve taken to it with an angle grinder and silicone to open up the blockage. The cornices haven’t been touched since the 12 month inspection. They’re all cracked, little chunks are still falling off and in spots I can see the plaster base coat. I’m not satisfied with the driveway retaining. 101 were engaged to complete all siteworks. You dropped the driveway around 300mm below the original soil level, this removed soil from the low side of neighbours retaining wall and masonry wall/fence. The only way you can rectify this is to reimburse me the $4768 the retaining wall cost me and provide me with documentation that an engineer is satisfied with the way you left the site and the remedial retaining. If an engineer isn’t happy you can reimburse me the $4678 and come and rip it out and fix it. The last contact I had with 101 was the phone call from [Name Removed] after your GM received this draft review and had the opportunity to rectify issues before it went live. From memory [Name Removed] rang me at about 6:00pm on the Friday afternoon while he was sitting in his driveway at home. Haven’t heard boo from you since then, how is it my job to keep following up with you? The last thing I said to [Name Removed] when he rang (after asking to pull down the review) was along the lines of well see how these issues are resolved. Haven’t heard from 101 since... Read more go. They cocked it up when the consultant cancelled with no notice and reception staff and other consultants couldn’t work out whether she double booked or was off sick. She also chatted to another couple in the reception who also indicated they were halfway through a terrible experience with their 101 build.- Verified
Would never build with them again
Absolutely would Not build with them again. We’re just over 2 years down the line from move in date and still finding issues with our home; most recently that the rangehood flume was not connected, meaning the vented air was just going up into our roof space. Was discovered after partner was in the roof checking out something else, it appears the tubing was too short and then not rectified. Not exactly something we would’ve thought to check on in our final walk-through.

If I could do no stars I would

Read moreke from the fact you have came out twice to fix an issues that was by you not building it coreectly or fixing it the first time. It also doesn't take away from the rubbish you have thrown all over the place and the vomiting your staff member did on our property when you had asked for a no end date to remedy the order due to the covid-19 restrictions. I had explained multplie times we had a spinal patient in the home and it deems a risk if she was to fall. I also explained water coming into the property near light fitting is also dangerous and can cause electrical faults but again you la k the care and compassion you state. This is has been since June 2019 and if you are honest enough which clearly you struggle with when did they B&E order the remedy? April of this year as we were trying to work with you way before that and the fact they only had the report to get involved in November so isn't that adequate time? Very poor service 101
We currently building with 101 and very unimpressed by the company.
Drawings changed without notification.
What was agreed and documented in several meetings is now "missing"
When we raise an issue we are told "you don't know what you talking about" and treated like idiots.
We have a polished concrete floor and plumbers put pipes in wrong spot and left a 90mm hole on a bedroom.
All internal doors have a 23 to 25mm gap under them as they didn't allow for polished concrete and now claim that is industry stadard and we should of requested a smal...
Update - 5 weeks into living in our house.
The final resolution to repair our doors was mutually decided and agreed, just sad it took the threat of Building Commission to make the change, the new GM ...

I had a custom build developed with 101 which was well managed and built before the deadline.
Overall the quality of the work was great, issues were communicated and resolved effectively.

Outstanding Site Supervisor- Mick
We had a very rough and disjointed prestart process, but thank goodness Mick was our site supervisor. He was on to everything and ensured that the build went smoothly. We genuinely felt confident with Mick overseeing our build. Our home is finished to a high standard and we are extremely happy with the quality workmanship. We had a couple of issues at the start with site works, but the General Manager worked with us to resolve the issue. The final cost matched the estimated cost and the build was completed ahead of schedule, which was great. Our home has turned out stunning, and a lot of that can be attributed to Mick and his team's dedication.

Our dream home come true!
Thank you to Andre Maliarov who started by translating our dream home (never before conceived) design into reality. Andre's attention to the details and adding everything we needed went above our expectations - he delivered on our budget too. Ruth and Bent managed our build fantastically. We just wished that there was more attention by the back end designers to our needs for a small (very small) block build. Price, build and quality though was exceptional. Good but not perfect
We were able to perfect the design we wanted to suit our block and our needs. Prestart was great and the build was relatively smooth and quick. Our client liaison was very efficient and readily in touch with our supervisor to action things.
Handover, however, was conducted with a few items that should have been completed. Items were still being finished off by trades on the day including insistence on our feature front door handle being installed and painting touch ups. There was also an actual roof leak evidenced by water staining and mould present on the alfresco ceiling that required attention post handover.

As of 11 June 101 Residential have not increased their prices yet but will in the near future as are all the builders. I will looking into designs asap to try and lock in a price that can be decided upon once i have financial confirmation from my broker.
