Wouldn't touch these turkeys again. I went to them with a challenging, rear battle-axe block with significant retaining wall issues. I never hid it from them and gave them a very basic brief - over-size garage, garage access for 4WD's without 5 point turns, a 3 x 2 and all site-works included.
Took them months to come up with a solution to the retaining and site-works, but after allowing $60k for site-works they wanted another $70k more. At this stage no contract signed, I should have backed out, but didn't, figured I'd just encounter the same...cost issues with another builder (it really was a prick of a block). Construction eventually started, well I was told it had, turns out they cleared the weeds off the block and stopped. Didn't tell me for nearly two months (I wasn't living in Perth at the time) then they called me down to a site meeting. Where I found nothing had been started and got ambushed with two choices of 'revised' floor plans, one costing a few thousand more for wholesale changes or something resembling the original floor plan but they wanted and extra $40k for site-works (on top of the $60k and $70k). It was clearly a big issue that was eventually resolved, well sort of, the GM contacted me direct and assured me he would look into how it was so poorly handled and he would get back to me personally. Yeah, he didn't... had a lackey contact me instead. Overall the construction took so long I had to point out to them they were nearly at the end of their permissable time within their own, very generous contract. From first contact with them to completion took just shy of two years. I never held them up at any stage, they asked for something I got them a response the same day or within a couple of days.

Would never build with them again
Absolutely would Not build with them again. We’re just over 2 years down the line from move in date and still finding issues with our home; most recently that the rangehood flume was not connected, meaning the vented air was just going up into our roof space. Was discovered after partner was in the roof checking out something else, it appears the tubing was too short and then not rectified. Not exactly something we would’ve thought to check on in our final walk-through.
Also had numerous issues right from pre-start and throughout the build. Not...

I have been dealing with 101 for now a year where I have had to get the building and energy commissioner involved they issued a work remedy order which was just at the start of the covid-19 restrictions (after fighting this since June of 2019) they then requested a no end date because of the restrictions but was advices of how to do the external fixing by the B&E after they had asked and the internal damage was to be completed after the restrictions have been lifted (we were lenient enough to give them the extra time to do the water ingress dam...age) yet they repay us by vomiting on our property and leaving rubbish throughout the property not only did they repay us by doing that they didn't complete the repairs ordered to them by the deadline. Will save the vomiting video for weak stomach people but extremely not happy.

Very poor service 101
We currently building with 101 and very unimpressed by the company.
Drawings changed without notification.
What was agreed and documented in several meetings is now "missing"
When we raise an issue we are told "you don't know what you talking about" and treated like idiots.
We have a polished concrete floor and plumbers put pipes in wrong spot and left a 90mm hole on a bedroom.
All internal doors have a 23 to 25mm gap under them as they didn't allow for polished concrete and now claim that is industry stadard and we should of requested a smal...

101 Residential, more like 101 COWBOYS.
We have built 2 houses before both with high volume project builders. We are familiar with the in's and out's with this type of builder. Both of our previous houses finished up being good quality homes with a few minor defects between them. Both houses were built in housing booms.
We are currently in the midst of building with 101 Residential. We are now 17 MONTHS into this nightmare, with approximately 6 months for drawings and contract preparation and a 11 months of build time....and the end is still nowhere in sight. We have to agree with...other reviews in that the previous reviews with 5 star ratings and glowing comments are rigged. There is no way in hell anybody paying this company money to build a house would have such good things to say about their experiences. 101 Residential response to other reviews of "the issues were caused by a period of significant and challenging growth" and their claim that "that this period is over and the situation has now stabilized, and clients who have commenced construction more recently are enjoying a significantly better experience" cannot be true!! We know this because we are being tortured by this cowboy builder at the moment. The fact is 101 Residential do not supervise their jobs, it appears they know nothing about the BCA, AS's and quality management. Our build got off to a good start until the first lot of brick layers got to site. It was clear that they had not built a house before or even a sand castle before. The brick work was almost 3/4 complete before we decided to make a complaint. We thought we would give 101 Residential the benefit of the doubt in that they are supervising and project managing the job. We thought that the supervisor would say something or do something before we did. After all that is what we are paying them for. However nothing happened and the supervisor was nowhere to be seen. The brick work was disgusting, absolute rubbish, and when a wall collapsed in a gust of wind we had to step in. We had to politely inform 101 Residential that would not accept any work by the current brick layers to which the area site manager replied, we have to give them another chance, luckily the brick layers shot through and never came back. What sort of building company would openly use inexperienced and unqualified trades on a house worth hundreds of thousands of dollars, not supervisor them and then watch them totally stuff the job up and them give them another shot???? Our neighbors actually caught the brick layers looking at the finished brick work on their own house, our neighbors said to us, "it was if they were looking at how the bricks went together in a straight line"

I do not wish this experience on anyone!
I was weighing up whether to write this review or not. People tend to only put negative reviews on this website and I didn't want to add to the pile. Anyway Ive decided to share my experience because I feel the need to let people know about how shocking this business is. They have recently tipped me over edge as our house is continually leaking water and they have fixed it - issue raised 3 months ago.
Firstly let me start by saying I work as a Building Site Manager for a reputable builder in Perth. The only reason for not building my own hom...e was you cannot beat the $ for SQM you get with these builders and the product at the end if you manage them well is actually quite reasonable. I have previously built with Scott Parks Redink homes and had a pretty positive experience. House was delivered on programme and quality was to standard. This lead me to believe I would expect the same quality and trades from 101. I was very wrong. To start with I have got to say the sales rep was a good bloke. He was easy to deal with and takes a personal approach. He was half the reason I went with 101 and not [name removed]. Our home cost us around $460K so it is in the middle to higher end of homes 101 do. Through out our journey with 101 we had 6 supervisors. This caused a huge issue with communication and there was basically zero hand over between them which worked in and against our favour. All of the supervisors had good customer service skills but had no idea how to manage trades or quality. They had no clue on tolerances or AS. One Supervisor I even had to print out a guide to the AS tolerances.

APPALLING & EXCRUCIATING
The following concerns have been rectified during our build and some items are ongoing or in dispute. The Building Commission, Department of Commerce and BCI Inspectors have been an enormous help. Area Manager has tried to help within an appalling system. OVER 250 working day build since slab down.
- Very slow sales process.
- Very high staff turnover (3 sales, 3 liaisons, 5 supervisors)
- Delays with Rock Breaker hire
- Soak well broken and only repaired as noticed by us
- Retaining wall built after slab down
- Building rubble buried behind retaining wall.
- Slab too close to boundary resulting in moving of entrance and LOSS OF STUDY.
- Large gaps between interior walls and slab.
- Lintels cut and placed incorrectly ...
Square Peg in a Round Hole
We have just spent 12 months dealing with 101, trying to get a design finalised, approved & hopefully built. As of yesterday we gave up! We really like their construction methods, however if you are trying to build something outside of their expertise bad luck! The designer we have been dealing with tries hard, but I have never had so many emails apologising for delays & blaming others for why things haven't happened. He has missed the mark so many times with the guidelines for the estate we are building in it is not funny.
We thought we ha...d a design we could finally work with after 7 months & council planners were happy with, but low & behold once 101's engineering & drafting area started to draw it up, they came to the conclusion they couldn't build it. The designer/salesman then revised the design, assured us it would be ok & three months later submitted, only to be told no! We have spoken to a couple of other builders in the past 24 hours & when explaining our situation commented they were assisting other previous clients of 101 who are in the same predicament as ours. That said, the feedback they provided was 101 are good at doing their stock standard houses, but struggle with anything that is customised. Our frustrations have been with the lack of communication, continued passing of blame & lack of accountability from senior management (who would let a job sit at stage 1 for 12 months.....work being done but no money coming in). The final straw that made us finally give up is when the designer intimated in a phone message that the state of play was not 101's fault but ours!
101 cannot explain why they put nearly 100% mark up on costs of earthworks, I had to get a local contractor to fix the entrance into the driveway and thank goodness locals know what they're doing. 101 then wanted in writing from me so they do not take the liability (I guess this was in case the house flooded as on a slight hill). After waiting 16 months and final payment had cleared their bank, I went into 101 office to get my key, then was told it was not appreciated you turning up on demand and no other building company would have given out the key like that. Finally get into my new home and a contractor had left SKID MARKS in my brand new toilet when the builders toilet was still on site so I had to clean up everything, disgusting.
WARNING to anyone thinking of building with 101 RESIDENTIAL, DON'T you will regret it.
I signed a contract with 101 November 2012 and had handover of the house December 2013. Handover was expected July 2013 but was delayed as the pod had not been engineered as per the building plans which resulted in the pod truss system not being able to accommodate the air conditioning system, which brought construction to a halt for 4 months.
The delay was the least of our problems however as we have had numerous issues since before pre-completion, some of which are still ongoing 12 months later. Me and my husband have had to take a huge a...mount of time off work to accommodate tradesmen at our house, often only to repeat work assessments or repair the same item four or five times over. The extent of 101's incompetence, poor communication and inefficiencies is unbelievable and unfortunately this only adds to the cost to 101 clients! Like other customers I have provided 101 with notice of intent to submit a complaint to the Building Commission, not that this seems to have made much difference to 101's care factor. One particular issue for us is the brick paving installed by 101. This is 101's standard paving and I imagine many others will be experiencing the same problem, if so please let me know. The paving is the worst quality I've ever come across and the workmanship is not much better. The brick paving is Austral Bricks Metro Paver's. 101 changed the brick paving from that which was named in the addenda without our approval and claimed it was an upgrade. The brick paving is of such poor quality that within a few months the paving has numerous chips in it and has discolored so badly that it appears that I have different colored paver's to the path to my front door. Apparently Austral Bricks claim their product is good and it is only vanadium staining. Be aware 101 fail to tell customers that their paving will stain so badly and chip within a few months that it will look as if its been laid for years. Another ongoing issue we have is that 101 failed to render the feature walls in the colored acrylic render as per the addenda, this was raised long before pre-completion. The 101 supervisor said the feature walls would be rendered however we were misled as the posts were never rendered in the colored acrylic just painted, it wasn't until later when landscaping was done that it emerged that 101 had painted the feature walls as they hadn't painted the bottom of the walls! Despite the fact hat we raised this matter with 101 months back they still have done nothing about it.

Im very dissatisfied with 101 residential very slow build and ongoing problems with substandard repairs to the substandard workmanship prior. I had lock up in September some time I have had 4 site supervisors the build is about 450 Calendar days now we are currently on the final stage of the walk through hand over we are on about working day 60.. Unbelievable!!!! The quality of their tradesman is terrible.
Our first problem started with a leaking POD, approx. 4 rooms where heavily flooded due to the poor installation of the flashings. Now t...he flashings on my house and many others that 101 Residential have built are not built to the specification they provide you. Today I visited local government to obtain copies of the building plans submitted by 101 residential which confirms they do not follow their engineering drawings “hence why so many people are having problems with roof leaks” my flashings where not installed to the manufactures installation procedure and they were not installed to 101 residential engineer drawings . Odd right?? Now going back a few months I did contract a building inspector as the house just appeared substandard. Back to the flashings.. So after many complaints and my concerns finally acknowledged I meet the building manager and the general manager.. We agreed on what was to happen with house and flashings and it was agreed 2 weeks for handover… 101 residential double flashed my flashings they were supposed to cut the second flashings into the wall and try make house water tight.. However all they have done is covered up there poor work.. And the house is still leaking in several spots after double flashings… the box gutter over flows under the tin, the builders have placed silicon under roof and now the tin sticks up .. Looks like rubbish.. There are a lot of gaps on the top of window frames some exceed 10mm the brick work is poor some pillars are leaning over large gaps under window frames as well.. The builder put mortar under the frames which looks ok.. However they have just silicone the top up and that looks like rubbish too. I forgot to mention previous with the water leak the builder said that they would replace the jib rock however a lot of it they have painted over… Which I also don’t think is right you can see it only in some lights.. The painter who works for 101 Residential is hopeless... The second floor is also not tied down as per the engineering drawings from 101. Down pipes are hitting roof capping Silicon is there best friend it’s everywhere... Now with regards to the silicon and flashings when the roof starts moving that silicon is just going to ware away... so sad. The renderer has placed beads on all corners of the house and u can see white plastic beads behind the render, I understand this is stronger however render is for the look and I don’t like the appearance, not to mention this is not standard… I must say this has been a horrible experience this week I hope to lodge a complaint with the building commission as this project has dragged on too long and it appears 101 Residential really don’t care that much. I have placed some photos online for people to note. I have also shown engineer drawings. Please do not buils your house from this 101
I am writing this review to all the people who thinking to build a house from 101. we sign contract with them in april the slab was down on mid october 2013 and it is nearly july 2014 and yet not finish and even there is no floor tiling and paint include in the contract and they are most un experienced staff i ever seen . they do not know nothing and use very low grade quality products . this was the biggest mistake of my life to build from them . so i urged to people who want to build from them think again or have look to my house and you wil...l found why i am writing this. plz do not waste your your very hard money to these unprofessional people. Delays, wrong information all the time and even they changed few products while building and then u can not do anything.
Poor workmanship slows build
Poor workmanship has been a common theme throughout our build with 101. Walls that have not been vertical, brick work not tied in, a slab incorrectly sized and so poorly levelled that it requires grinding- to name few.
Staff that have been difficult to contact owing to constant changeover and whom provide updates regarding our build that are incorrect.
This has occurred and we are not even at "lock up" yet.

101 laid our slab in July 2013 and we are a long way from completion. Anyone wanting to see the quality of their work is welcome to views our build so far at 3 fullston way, Beaconsfield. We go weeks with no work being undertaken. The 'team':will offer lots but follow through is another matter. Make sure your drawings are very clear as most trades can't understand our rear elevation.

Don't choose 101 Residential !!!!!
I am helping my Mum build a home with 101 Residential. It has been 1 whole year so far and the roof has just started. The problems we have had so far are numerous, staff leaving constantly, difficulty reaching staff, paperwork sent to Mum with wrong details like the site address, tradesmen using wrong plan to build house, house slab too small and no effective communication, they still don't know Mum's phone number!
We choose 101 due to their great floor plan and base price.
Every piece of paperwork so far has had errors. They are rude to deal with.

I have heard you guys are raising your prices due to the grants. Can you confirm this? I had a meeting with one of your salesmen on Friday who confirmed you were, stay clear of this company!
Hey Colin, I have been looking into doing a new build with this new grant on offer and was sceptical with most builders increasing there prices since the grant announcement. I have learnt that the building industry has been in a slump the last 6 years with tradesman have their wages reduced. With an increase in demand the cost of building increases. As of 11 June 101 Residential have not increased their prices yet but will in the near future as are all the builders. I will looking into designs asap to try and lock in a price that can be decided upon once i have financial confirmation from my broker. Goodluck
Have anyone recently built with 101? How is their build quality ? Like some of their house design but feel a bit horrified to proceed after looking at google reviews, do not wanna stuck with a leaking house since this is a huge investment.

We are currently building with 101. Had a pleasant start to the process, and were excited for the build to begin.
Then we received an email to say that it’s the owner’s responsibility to organise the ‘stormwater’. We looked at the contract now to discover that it’s ‘not included’, yet at no time were we alerted to this important process.
Would just like to confirm if this ‘stormwater’ is the soakwell(s)? We’ve looked at out site plans and there are symbols where the soakwells should be. We’d be really disappointed if this was not included. It’s not so much the extra payment, but the hassle of organising yet another thing that could have easily been included in the build price. What would be even more disappointing is if it were a sneaky attempt to not include it and making the ‘build’ more affordable.

We can confirm that stormwater is the soak wells/connection which we are required to show on the final plans to obtain the necessary approvals. We apologise if we have not been clear throughout the pre-construction process that this was left out of your contract and nominated as owner supplied, however this is quite common for our clients to do. We are certainly more than happy to provide a quote to include stormwater as a part of your contact which would eliminate the hassle of owner supplied coordination during the construction period.
