The initial process of purchasing was an absolute positive experience, they were amazing, helpful and supportive. Any questions we had they were always happy to answer or find an answer for us.
Our Build manager was also amazing, constant updates throughout the build with images. Our requests were met and honoured and our initial build cost did not change, it remained a fixed price throughout the entire build process. the build timeframe was very reasonable and well within the 180 day period, we were in no rush and wanted to job completed well ...

Delay in Building Permit
Achieve homes try to do everything to turn your dream into a nightmare. My contract was signed on 21-03-2020. I am still at the Pre-construction stage. Achieve homes is still struggling to get a building permit from Victorian council. A building permit application for my house was rejected because Achieve Homes failed to comply with building regulations, in regards to siting requirements. I have already got detail explanation regarding this from Victorian Building authority, saying how it is builder's negligence only. Then the plan required to ...go through some mandatory amendments and you can imagine the consequence: I had to compromise with my home design, in which... hallway, family living, eves etc got a ugly look now. Although in way of amending the plan to my satisfaction, Achieve Homes kept showing their high resistance initially, through a great deal of hardship I managed to correct few items to my satisfaction and other remained affected badly as I mentioned above. Then the plan got amended, signed and agreed by both parties. And I was eagerly waiting to have the long waited permit and get going with the journey of my First home construction. But unfortunately, I found that Achieve homes is still hunting for more money and more delays to go for construction. This time, it is the issue of 6 star energy rating. I want to mention here that 6 star energy rating was not a part of my standard inclusion and knowing that I availed a written confirmation from Achieve homes sales team saying that, "if I decide to to sign the contract with them, Achieve Homes will provide me 6 star energy rated house within the contract price." So I signed the contract. But after the EER received for the amended plan, there was a requirement of upgrading few windows to Double Glazing to achieve 6 star rating. About which they did not have any idea before the amendments were being discussed. And also they started denying the confirmation email availed at the sale stage. So, imagine the result!!!!!! The plan again went for amendments to reduce the size of window. Now I got the plan returned few days back, with one double glazing window expense imposed on me and still waiting for the permit. In the meantime, Achieve homes have not stopped settling of few invoices resulted from variation of cabinetry and electrical, kept on reminding me as those were going overdue. They don't have any regret to make so much of delays and financial damages to me. No kind of urgency was shown from Achieve Homes in doing things. All the bad experience are not shared here yet, hope to do so in future. **** How would you feel when you have to compromise with your home design?***************
House contract and inclusions
First stage went very well. The sales person we delt with, Adam, was professional and friendly. He ensured we got what we needed in a timely manner.
My only issue was the number of times our plans had to go back to the architect for changes already identified. This was disappointing as I would have expected more care to be taken when changing the floor plans especially when the changes were identified in writing and had to be returned multiple times.
