Would definitely build again
Build was managed well, was built very quickly, when looking at plans to suit what we wanted we couldn’t find one to suit our block so adenbrook customised one we liked to make it work for us. Inclusions in home are second to none for price. Workmanship was pretty good. Only a few minor things we are waiting to have fixed, that have been delayed due to covid pandemic. Will update again soon

Do not proceed
We built with Adenbrook in the northern beaches of Coffs Harbour. Adenbrook Coffs is part of the MattoLuke Corporation that runs the Adenbrook Port Macquarie franchise. Handover February 2017. Be vigilant, be aware of your rights, be aware of the Building Standards (recently updated Guide through Fair Trading is Jan 2018 issue) and very aware of the quality of the exclusive contractors they use for each part of your build. Additionally, make sure you have a good lawyer who can advise you as trying to get unbiased advice when things go wrong can...be frustrating. We have had some major issues with Adenbrook, and just like other reviewers, had to really fight for issues to be fixed. We are happy to send our full list of issues faced as it is all documented - like nails falling out of the ceiling, uneven paint, gaps in the joins of the driveway, uneven cupboards, warped doors, windows needing to be replaced, sinks not sealed, holes in the slab etc, etc. Do not use Designer Living Kitchens - this was the preferred kitchen supplier for Adenbrook when we signed our contract. We have had major issues with the quality of the work and installation of our kitchen and are still trying to get an uneven stone bench top fixed which is proving to be a nightmare. Adenbrook have not taken responsibility and no matter how many times the word QUALITY is listed on Adenbrooks and Designer Living Kitchens website, I can assure you an uneven kitchen bench top join is certainly NOT QUALITY.

House is mostly lovely. Customer service is apallingly bad.
Our Adenbrook home was built last year, with completion being in October 2016. The majority of the workmanship was quite good, with the exception of some walls not being straight and the painting job was of very poor quality. Prior to the build starting we did have some difficulty when it came to the electrical allowance, due to the lack of communication from the builder regarding what cost to expect. The choosing of colours etc. did run smoothly. The build itself was reasonably well managed but fell behind the scheduled finish time and it was ...very difficult to get Adenbrook to commit to a new date for handover. The flow on effect of this was that it was difficult to give notice to the manager of our rental property, organise removalists, have new furniture delivered and notify our employers of any time we wanted to take off to move. After handover there were several items still to be completed by the builder, so they were coming back for about the first three weeks after we moved in. Following assurances from the builder about them being available for the next twelve months following handover, we tried to contact them six months later about some issues that needed their attention. We found out that they had cancelled their franchise with Adenbrook Homes in December 2016. It appears that even though our builder is no longer operating, they are obliged to fix any faults, not Adenbrook. Our main concern is with a protruding, exposed storm water pipe at the side of our laundry. It needs to be lowered further underground. Neither our builder nor Adenbrook Homes are prepared to amend this mistake, so in judging the customer service and support I would say they are appallingly useless. I cannot possibly recommend this company to anyone considering building with Adenbrook Homes. I am sure Adenbrook will respond with the same guff they have given to me, about them not being the actual builder responsible due to their franchise arrangements, but if I am asked who I built with then the answer remains the same- Adenbrook.

Questions & Answers
We just sign up a contract with you on Sydney, why are there a lot of hidden cost we are not really sure off? For example, our home is going to be built soon why do we have to shoulder the electricity and water while our house is being built? Shouldn't the builder pay for this while constructing the home?

One question, who should shoulder the water and electricity? Land owner or Builder?
