Revokes promotions
Revoked a price hold guarantee included in their full circle promotion back in March when PPA was signed. No communication regarding the change and added a 7% price adjustment into my build contract with no consultation. Refused to sign and my concerns were downplayed by sales manager to the point it was condescending. Strongly recommend against engaging with B1 Homes.

Contract isn't worth paper it's written on.
Save yourself the stress - avoid building with B1. Poor communication, go against plans and tell you they aren't changing it to the plans unless you pay extra money. What is the point of the plans? Contract isn't worth the paper it's written on.
There are a few nice staff trying to help, but end of the day builder wins.

Avoid at all costs
We were so excited to be building our first family home but unfortunately we have been disappointed from pretty much the word go. We firstly went to a display home and were assured that this was a representation of a standard B1 homes build (butler's pantry, Westinghouse appliances, black tapware, decked out walk in robe, mirrored sliding doors, bench space in the laundry, double sized showers)... it definitely was not! We did our pre-start meeting in an office with no air-conditioning during summer which really was a pre-warning for what was t...
Read moreo come. The standard choices we were presented with were the most basic, cheap options on the market.... worlds apart from the display home. We had to pay an extra few hundred dollars for a dishwasher nook... who doesn't have a dishwasher in 2020??? Anyway, we made our choices, upgraded a few things we deemed necessary ($6500 worth), and our house was built. When we picked up the keys the receptionist just handed them to us and moved onto the next person, no 'congratulations' or 'thanks for building with us'. We got the keys to the house and found a whole host of defects such as a sizeable scratch on our oven... which was an upgrade! A dent in the laundry sink, wood showing through the paint on the front door, concrete spattered up the fence, a scratch on the bathroom bench, one of our blinds is broken... and that's just the beginning. We also didn't realise a wardrobe could be doorless as none of our wardrobes and our linen cupboard dont have doors, which may be on us but to be honest we didn't think to ask. How does B1 homes respond to this when brought to their attention THE DAY we get the keys? Uncontactable. Almost 3 weeks since we emailed them and no response whatsoever, but funnily enough they were on my partner's case multiple times a day when chasing payments. Honestly so disappointed.- Customer Service

DODGY builders ! Never again ! Management is a joke ! Liars the lot of them
Wrote an email to management regarding a refund and they will not help you at all. Rude and obnoxious... worst builder ever .They definitely take advantage of first hike builders .DO NOT PAY THEM $3000 until you are happy with the plans .
We've received no copy of signed contract since day 1 of our face to face appointment !
When I asked you about getting a refund earlier on in the process , you replied that we weren't able to . I have queried this with B1 customer service - (over the phone) . They advised we were able to recieve a refund w...

Absolutely Horrendous People to deal with would never ever use again
They are so not interested in helping you at all once you have signed up had owner supplied items stolen once installed by one of their contractors and they couldnt even be bother to let me know and then wouldnt cover the cost of replacing items as " its not in the contract" Management are rude and obnoxious salesmen are slime balls site supervisor is half decent with a slight care factor more so then the office staff and management. They make a lot of promises and deliver none!!! Most stressful experience of my life dealing with these people. I am dreading having to deal with them after construction if I have any issues which seeing other reviews of them I lmost likely will!!!

Terrible
We made a terrible mistake by deciding to build with this company. Very soon into our build-process we realized that B1 Homes was only interested in getting our money using every possible deceptive means.
Lets start with siteworks. Before signing up and making the initial deposit, we requested the sales rep to thoroughly review our site plans and do a site inspection and give us an accurate quote for siteworks. After doing the site inspection, he quoted us $9,800 for site works. But the trick, which we did not realize at that time, was that ...
Read morehe wrote it as a 'PROVISIONAL' sum, which really means they can just increase it as much as they want. Five weeks later, when I went to sign my contract, I discovered that the PROVISIONAL sum for site works had now increased to $12,000. When I asked him why this was, his explanation was that his original quote was based on A-Class site but he went to site again with his boss who took some sand on his hand and based on how the sand 'felt' on his hand he decided that this was probably an S-Class site. What a ridiculous explanation! So, you had five weeks since I signed-up and you still could not do a proper soil test or site survey? What exactly did you do with the $2,000 I paid at initial sign up? When he saw I was not happy that it was still quoted as PROVISIONAL sum, he quickly said that he can guarantee that there is no way siteworks costs will exceed this amount. Unfortunately, I believed him. Five months later, I was informed that the site survey has now been completed which confirmed that it was in fact an A-Class site! However, the site costs have now increased to $14,400 because the power cabling lines were longer than expected. Well you had all my site plans showing the exact locations of the power dome even before I signed up six months ago. What took you so long to determine the length of cabling required? For a small-sized block like ours, this was a complete rip-off. I think the whole 'PROVISIONAL' sum thing is just a thing they do to lure customers into signing the contract and once they know the customers are locked-in, they just keep increasing it to rip-off the poor first-home buyers. There are several reputed Builders in Perth who now offer fixed-priced siteworks which is the way it should be. Another shameful way in which B1 will try to rip you off is by trying to impose unnecessary extra charges for utilities and services. In our case, they tried to charge us an extra $4,000 for a Telstra pit that was absolutely not required at all as we had several of these in close proximity to our property. After a long dispute they agreed to withdraw these charges but instead charged $737 for providing "NBN pit and pipe design". When we asked the NBN technician who came to connect our NBN line, he had no idea about any such design or why the Builder charged us for this. B1 now claims this was a subdivision requirement which is also baseless. The subdivision of the block was approved and completed with titles issued long before start of siteworks. There are other builders who are honest and more reliable and will build you a better house at a lower cost. Stay away from this company!- Build StagePost-Construction

Hi Vhin,
Thanks for sending through your details. I think you're generally aware of the circumstances that have caused your delays so far, but for other readers here, I'd like to provide some answers....
Read more In short, there has only been 2 working days since the 5th October, that your job hasn't been in the hands of your Shire, and it continues there today. That's 2 days in nearly 6 months! These are issues specific to your block and your Shire. We'd like to be able to give you certainty around when your job will commence on site, but until we have control of the job, we don't have that certainty, although we feel confident that it's close. We had Final Documents ready for you way back in early November, which would normally mean we're only days or a week or 2 away from commencing on site, but unfortunately, your shire released a new planning policy only a few weeks prior to your planning application being lodged last October. This is the ultimate cause of your delays. We offered solutions to help achieve the quickest planning approval possible, but it took a while to evolve those solutions into plans that you, and then your Shire were comfortable accepting. Ultimately the Planning approval wasn't received until earlier this month. We now have the application for your Building Permit in with your shire, and would hope that we have a smooth process there, allowing us to commence on site in April. We're looking forward to getting started on your new home almost as much as you are. Regards, B1 TeamGet an answer from our members and B1 Homes representatives

Read morems (and trades) can appear to be an attractive option for some owners, our experience has been that keeping 100% of the responsibility with the builder, avoids finger pointing when something goes wrong. We have no problem taking responsibility for something we’re responsible for, but we’re less comfortable taking responsibility for something we’re not responsible for.
