Horrendous. Amazing how they get away with such unprofessionalism – Not sure how many of their 'Senior' property managers are this terrible based on reading other reviews, but this agency is one to STAY AWAY from. The lack of attention to detail was frustrating; we told them about maintenance issues in the apartment and their first response was "no, it is working." Just that. Couldn't even bother to explain why they thought we were wrong. Heads up! They're obnoxious and love telling you you're wrong. From the reluctant front desk staff to the property managers and assistants we had to deal with, all of their attitudes made us feel like we were a nuisance by asking for their service. Our property manager was one of the top reasons for moving out. She was rude and condescending, but somehow made her way to becoming a senior property manager throughout the time we stayed at our old apartment. Amazing what they can get away with in this industry!

‘Senior’ property manager in the wrong industry – Rude, slack and obnoxious.... the “senior property manager” we dealt with should definitely not be in any customer facing role (nor would I have her in the back office completing any kind of administrative work). CA should look for a new career

days later. My 2016/17 finacial statement has so many incongruities that I have had to manually go through all my invoices and organize my own summary to hand to my tax accountant.

I should have recognised the signs from the get go as the very first invoice was incorrect. I gave them a whole year to get their act into order, but finally gave up.

Based on my own personal dealings with them should anybody ever ask my advice on using Beller-Commercial I would say "Don't !!!"

don't pick up the call at all. We were left to our own accord. The person described her passion on the internet as passionate but my experience was very bad with her and I sensed no passion at all.

exhausting. We handed our keys back on a Monday and did not hear from her until the following Thursday. We didn't know if we had to fix anything up at the apartment as she hadn't been in contact. She sent us our bond return forms to be filled out and then returned them to her. After another week of no contact, I checked the Bond return website to find out if it had even been lodged knowing her incompetence with the previous communication. I found on the website that our bond had been rejected because the fax was not clear enough. She had not bothered to let us know that there was an issue. The complete lack of care and attention to detail is shocking. I would never rent through Beller again and could not even fathom buying through them. Beller's in particular, [name removed], lack of professionalism is beyond comprehensible.

their attitudes are horrid -- I can only attribute to this to bad management as an e-mail to the manager again resulted in more shirking.

A great case in point is when we arrived to sign the lease -- the agent was hungover, with a severely crumpled top. We get text messages with the wrong date, month and even year telling us of urgent need to have our unit accessible -- how is this remotely useful? You will literally not receive any help from the agents, so I'd implore you go elsewhere and not waste your time or energy!

Thank you Beller Real Estate! – I have been a tenant with Beller for years and personally have found property managers to be very helpful. For the passed 6 years more specifically I have had the pleasure of dealing with Challa Acikkol, always providing me with immediate responses and assistance whenever needed. Response to Ozgem – I don't agree with Ozgem's review. I am disappointed that a tenant would post such false remarks considering that I as the Owner had to go into the apartment and spent four hours scrubbing the bathroom and kitchen which was brand new just before they moved in. months of scum needs to be removed. Unfortunately it impacted on my new tenant which was unfair to him. I would heavily question their post and their rating as it is similar to the verbal abuse I received over the phone from them.

The worst experience ever ! – Don't ever rent from this place!! They will do everything not to return your bond in full at the end of your lease, no matter how good and clean tenants you have been. Fake receipts, old photos, inconsistent communication are their cheap way of taking your money. Besides, you will never get the contract having the right dates for the lease/extension period in the first attempt (yeah i know that's the simplest thing they are supposed to handle!)

ago... I was shocked...

I understand fair wear and tear, but this was abuse. When I contacted the managing agent, I was told "You should have inspected it yourself". Yes they offered the option to take the tenants to VCAT but said we would lose and that the $400 she retained of the bond was a great win. Please note, I was told the only issue with the property was it required "some cleaning and had some unprofessional painting in 1 bedroom" so based on that information I accepted the $400.

Currently the repair bill is above $5000, not including loss of rent... almost every wall needed to be patched and painted, stair case needed to be repainted, new dishwasher and new oven and much more...

Beller's lack of responsibility and professional negligence is beyond comprehensible.

business for $18000.00 and agreed to pay a deposit of $1000.00 as the deposit. She told me she need copy of my driving licence, bank statement, Medicare card and a business name to put the business under my name. I gave her those documents and the business name I told her I have to get an ABN from ATO, when I get it I will give it to her,

After two or three days She told me to there is a document and can you please come and sign it, I went and sign it on 19/04/2016, “APPLICATION FOR TENANCY AND MANAGEMENT OF PROPERTY PRIVACY ACT (COMMONWEALTH) 1988 COLLETION NOTICE”.

A written request to the Transfer of Lease

A minimum of two (2) written trade and/or rent references from the proposed new tenant

a business plan

Certified Assets& Liabilities Statement from the proposed new tenant

• If the Lease is to be in the name of a company, we will require

(a) Current historical company search

(b) Business Registration Certificate

(c) Certified Assets& Liabilities statement from all directors of that company

* If the assignee owns a property, a copy of the Council Rates notice for their property will be

required

The proposed new Tenant's Guarantee and Indemnity

The attached Property Privacy Act form be signed and completed by proposed new Tenant

Copy of the proposed Tra nsfer documents

Appropriate form of ID I.e. Driver's licence, passport

(Note: In addition to the above the landlord may request further information)

* All rental and outgoings arrears are paid in full.

• The Landlord has had reasonable time to execute the documents. This will allow sufficient time

for them to be perused by their solicitors, should it be required.

* A payment fee of $2,000 plus GST for the Landlord's reasonable expenses in connection with the

Agent's administration costs. This expense will still be payable in the event the Transfer of Lease

is unsuccessful.

* Payment of all the Landlords reasonable lega! expenses incurred with an application of consent,

to the Lease transfer

I gave them 2 letters of business referees, business plan, assets and liability statement, appropriate ID’ to Mrs. Tanyanat. Also I went to see Mrs. Tanyanat and ask what is this $2000.00+GST fee. As I know landlord checks the document and he approve it, and then go to the lawyers to transfer it. I told Mrs.Tanyanat, I am happy to go ahead if we both share this expense. As I want to buy the business and she wanted to sell and get out of it. She agrees to it, next day I transfer her $1100.00.

She told me they will tell me an answer in 24 hours, next day she told me your profile is good, please come and pay $10,000.00. I said I need it in writing. Then she used to trouble me every day asking for money. I said I need a letter from land lord or his agent, a letter saying they have accepted my application. She called so many times Stacy Gaff, who was the land loads agent, most of the time she never comes to the phone or answer emails. This thing went about 2 weeks.

She took 2 weeks to say documents were insufficient, if she knew it is insufficient she could say it 2 weeks before so I can send it to her. Mean time she hasn’t even called the referees I provided to her.

Then I asked for my refund back, the refuse to give the refund, because she is saying she wasted her time and money on this application, but the deposit is subject to land loads approval, if the landlord rejects the application she can’t keep the refund with her.

Then when I ask money her partner called me and ask why I am asking the money, Then I explain the whole story and he agreed to talk to Stacey and get back to me, As Andrew is telling he tried calling Stacey but she never answer or returned to her message, I also tried called her and same thing with me. Because of this Mrs Tanyanat decided to go and meet Stacey personally and talk about it.

Stacey has promised Mrs.Tanyanat that she will give me a call and talk to me before the end of the business day. At the end of the day she has send an email asking the same documents again and again. These documents I have already provided.

I decided I will ask for my deposit, I am fed up of Mgrs. Tanyanat and Stacey’s work, On 1/06/2016 I send an email to Stacey asking a letter saying Land loads decision so I am going to take this matter to VCAT.

Still no answer for the email, so I decided to go to VCAT, Once she ask me Bank Interim statement, So I went to the bank and got a statement, scan and send to her. A week she asked current bank statement, then I printed one online and send to her, but in that online statement there’s no my name but the account number is present. She told me she can’t accept that one since much name is not there, but in the statement my bank account number is there, she if she compare both statement it is the same account number in both statements. I think she is doesn’t know what she is doing; she is so unprofessional on her work, lack of communication skills. When I somebody apply for something first they will give an application form, I haven’t given application form. Also What I feel is she was racist on this matter towards me.

My application was handled unprofessionally by Stacey Gaff and Tanyanat. I have spent my money and time on this application. I am asking $5000.00 for my time and money already I spent.

professional and didn't let our circumstances hinder our application process.

Through out our time renting with Beller, Rae was consistently helpful, understanding, and would go out of her way for us (even when she was on holidays) to keep in touch. When any maintenance work was needed to be done, or circumstances changed, there was little to no wait and everything was very professionally executed.

The team at Beller were the best agency we have rented through and wouldn't hesitate to re-rent through them in the future.

Advertising, so watch out because they will just list all their properties stating they have all the inclusions and you end up with none come final inspection, with no time to do anything about it.

The only good thing about dealing with [name removed] from Beller Real Estate was that he does his job so bad we paid well under market value for the property - thanks [name removed].

recommend this guy as an property manager to my worst enemy. My advice: If you land on a rental property managed by[Name Removed] , keep looking. It's not worth the headache.

their cheques? As I had already vacated my previous house and had a delivery truck waiting outside with my stuff, I was forced to accept their offer to find me a similar apartment in the same area. The unit I begrudgingly agreed to rent was a run-down hellhole. Bathroom covered in black mold, broken hot water system, kitchen sink had a tree branch through it and was rusted through (it completely fell apart when a plumber tapped it), leaky sewerage, open pipes, questionable wiring that caused fuses to regularly blow and the main circuit board to eventually burn out, almost causing a fire. Not to mention rust stains covering the bathroom floor, window ledges caked in bird droppings, burn marks on kitchen cabinets and cracks/yellow stains on the walls.

Of course none of these problems were listed on their condition report which implied the flat was in near-perfect condition. . On one occasion they gave their office key to a tradesman who entered the premises without any warning. This office key then disappeared - security issue much? They booked one rental inspection with less than 24 hours notice. Maintenance requests were often ignored and had to be lodged multiple times. Upon vacating they tried to get me to sign a blank lease return form like I'm a gullible imbecile. The only good thing they did was replace the hot water system after months of lukewarm/ice cold showers. I've rented in Melbourne for years and have never had any problems with other real estate companies. There should be a legal investigation, I seriously doubt their credentials judging by their total lack of business ethics.

didn't give me a chance to talk. She was saying things like, "you never contacted me" and "I'm sick of this stuff". I couldn't get a word in.

CA was just being rude and loud and condescending on the phone.

Since our conversation was obviously going nowhere and she was being extremely rude, I said bye and hung up.

So she's been saying to my housemates that I've been not paying rent and have never contacted her (I have proofs of both), lead to an ongoing 2-week fight between me and my housemates.

My advice? Go far away. I am probably going to take this to the ombudsman/tenancy agency.

Other stuff: the apartments are horrible, no one does maintenance and the lawns haven't been mowed in a year.

Rude agents, unreliable system, agency not talking care of property.

anything about it. I called her several times, asking her to call me back, even wrote emails to her. She wrote back only via email when I had asked her to call me back to discuss, not this to and from via email. She was a young real estate agent so I'm not sure if this is a gen y thing where she had no idea to pick up the phone. It was literally not possible to live in the apartment. There were several other things wrong with the apartment but she was more supportive of the landlord than the tenant. Eventually, we left because both the apartment and the service from the real estate agent was horrendous. I even threatened to tell the next lot of tenants of the terrible noise in the apartment during the home inspection, so the agent postponed the inspection until we vacated the premises.

Poor customer service, never picked up the phone, only communicated via email.

Bad communication and sales director not responding to email and does not make good of promises make – Purchased an off the plan property and were promised one thing by sales agent who later resigned but promise was not make good by the director. Bad communication, and sent more than 6 emails but does not respond to email. Not impressed at all; and was also promised to call resigned agent for clarification but never hear back. Everything was good when promoting the property. Bad after service and very bad in communication.
