It was a dream for us to own a house in Sydney. While chasing that dream, we had the absolute pleasure of meeting Christina from Bellriver Homes at Austral. Christina assisted us to secure a registered land and a building package with Bellriver Homes. The build process was simplified with the assistance from Kate from Bellriver Homes who understood our requirements and all possible variations were implemented into the build with no significant added cost. ... Read morehe build and then came the master builder/ site supervisor Lincoln from Bellriver Homes who updated us frequently with the progress of the build. Regardless of the rain, building supply shortages, Covid 19 lockdowns, Lincoln was able to finish the build on time. There were only minor issues that needed to be fixed which was rectified by the warranty manager Craig from Bellriver Homes. Further to our surprise, after six or so months there was a follow up from the Chief Operations officer of Bellriver Homes Ali, enquiring with us about our dealings with Bellriver Homes. We are very grateful to the entire team at Bellriver Homes for us to have a house of our own which is now our little heaven. I highly recommend Bellriver Homes if anyone chasing a similar dream like ours. There were no surprises nor any hidden costs.
Happy with the finished product
Overall we are happy, the build time was frustratingly slow but COVID would have had some affect on that. The quality is good, We have our own carpenter and he has said that Bellriver have used good quality materials. The office staff were mostly good. Very happy with the site supervisor. Costs were reasonable.

Really happy to choose Bellriver Homes as the builder for my new house at Marsden Park!
I bought a home/land package at Marsden Park during the pandemic. The new house was completed by Bellriver Homes last year, and I am really happy with it.
I must say I'm pretty happy to have chosen Bellriver Homes as the builder for my new house.
Their staff are always friendly, helpful and professional. The building materials and trades they used are well selected and good quality. And they have kept all the promises they made.

Great Customer Experience
- PreBuild experience was good
- Constuction process was seamless
- Little delay caused due to staff members leaving. But everything was back on track and sorted in a few weeks time.
- Post handover care was fantastic. The warranty team was very responsive and actioned all flagged items post occupancy.

Would Recommend
I started my process in 2020 and the team in the office were great. They were very responsive by email and were able to accommodate me. Even during the pandemic they were great with keeping me informed with any changes and/or updates. The build was a little difficult as I had 3 different site supervisors and it did get a little frustrating along the way.

The final cost was extremely close to the estimated costs as I had changed a few things along the way. Well featured house and land package with good value
I would give 4.5 stars if I could. This was my first build experience. Bellriver gave a really good fixed price package. I liked how they gave you a budget to choose on extras you wanted instead of having extra packages with stuff you didn't need. I even got a few extras by accident.
It been a year and everything in the house is still solid, any little things were fixed by Bellriver. The only issue was the delayed build, they had stated the build would take around 6 months which ended up being closer to a year. I wish they had been more upfront and been more realistic about the build time. I think if you like there layouts, the inclusions in the packages, and don't want to make any major modifications Bellriver would be a solid choice

Bellriver offer a great value proposition and provide a great customer experience
My process with Bellriver has been a positive one. The people at the front end of the journey (sales, tender, selections etc) were all really great to deal with and were happy to answer any and all of our queries. The selections process was good fun and I strongly suggest going down this path as it gives you more control on the quality of the finishes of the final product. ... Read moreith progress on site and was easy to get in contact with to answer our queries. I've been living in the house for 6 months and everything is holding up very well. I was impressed with the quality of the kitchen cabinetry as well as the bathroom tiling. The painting had some minor defects however Bellriver have been great at responding to the defects I have raised, although it's been a bit of a slow process to get this 100% complete. Luckily all the issues were minor cosmetic issues here and there. If you're looking to build your first home, I'd happily recommend anyone to consider Bellriver. You can visit their display homes (Oran Park is a good one), however note that these homes are filled with all the bells and whistles and you'll need to spend more money to get this level of finish! I will confirm however that their entry product offers great value for money.- +4

Loving our New Home
Bell River Homes have delivered us our brand new home as expected. The consultation process was easy and accommodating.
Kate was tremendous and good fun. Our site manager Syd was very good and was always on top of challenging issues in challenging circumstances of Covid.

Choosing a builder for our dream was always challenging and we decided to go with Bell River Homes. I met some really helpful people. I have so many good things to say as many things went well in my case luckily like delivery time frame was met as expected. The quality of work is noticeable and they use good quality products and make sure no compromise in workmanship and regularly inspect on progress with tradesmen. I have many people to say thank you to, but I choose three-person mainly as they are one who did stress-free my building process.
... Read more 1. Liz Latham - Any customer queries, she is one who comes for help and provides the right information. She ensures all customer queries are resolved or answered and does a follow-up to make the customer feel connected and work is in progress. 2. Amy Tanner - My color selection team, was very supportive and guided us on what color suits our home. Any queries on color selection she helped a lot in making the right decision. She helped to choose the right color bricks for the front porch area and of course helping all sorts of queries on time. 3. Jason Busuttil - Although one thing I wish to avoid or will request Bellriver Homes was changing supervisors multiple times but is understandable due to various reasons I had many supervisors. Jason was the final handover supervisor. He was very professional, helpful, polite, and make sure what he says does his job on time. We requested for house handover on or before a particular day and he ensured all major pending task done on time except some minor things which I trust he does on time as well. Overall I would have wished Jason as my supervisor from the beginning :) I shall connect with Craig Smith as my Warranty Manager, hope he turns out to be helpful as well.

Forward thinking builder with traditional values
Bellriver had a great onboarding, tender and contract process. The build was of good quality, there were a couple of issues with the frames but they were rectified. The kitchen and bathroom fitouts and tiling were of special note - very well done. They are developing their trades and reach into the southern highlands so it is getting better.

Bell River homes
Our experience with Bell River was great over all, very happy with the finished product! GREAT VALUE FOR MONEY.
Couple of site managers left the company during the build gave some complexity, any issues were handled well. Few touch ups like some brick mortar pointing etc, have just been completed
Most of the additional costs were captured before we started so that proved it to be a transparent experience, no hidden costs!
Would recommend the team, they have built a great culture even better now than when we started.

Super helpful team
We bought with Bellriver in 2020, started our build in June 2021 and have just moved in. From the very beginning, it was obvious that the team cared about the fact it was our first home and were helpful, responsive and never appeared to get sick of our questions.
I was a bit disappointed with the quality of some of the work in the house, but that says more about the trades who completed the work than Bellriver.

Bellriver Homes - Craig Smith Warranty Manager had initiated Karma Construction services to do their warranty works. They are amazing and so professional Jole and his team are such lovely people and made a stressful time so much easier. They are attentive, polite and gave an excellent quality service and I am very happy with their work. They also guaranteed us that they will come back to sort out the issue if it happens again. Great experience building with Bellriver in Calderwood
We had a great experience building our first family home with Bellriver. From the moment we walked into the Calderwood showroom the sales rep made us feel welcome and that our tight budget could work for what we were needing.
House was well managed, easily contactable and response time was great.
Workmanship was top notch, not even one leak in horrendous floods.
Was not charged an extra cent from the time we did our house selections. Our budget was always carefully managed, we felt well looked after especially being a new young family with a very tight budget.

Great Experience (for the second time!)
Having built with Bellriver over 10 years ago where we were most impressed with the quality of the build and the customer service, we are back for a second time. I experienced prompt, factual and exceptional customer service during my pre sale negotiations with Laura Jolly. She was always available for clarifications or additional information on options, some even late in the evenings or early mornings and she was always prompt and efficient in her responses.

A great purchasing experience
I purchased a house and land package in November 2021. The representative of Bellriver Homes, Laura has been first class from the moment I first met her. She was extremely helpful and as time went on, I found that her knowledge of her product was outstanding. It is very refreshing to find sales representatives who have wealth of product information and deliver it in a way that is not pushy to the client. Laura was most instrumental for me to achieve this property in this very volatile market and I am so far thrilled with the outcome at this pre construction phase. Horrendous Experience during the project and post contruction
Our build commenced on 13th October 2020 and did not complete until 9th September 2021. More than 72 working days past the contracted date of the 28 week build contract.
During the build process many errors and delays occurred due to poor workmanship and confusion on plan versions. Bell River Homes senior management were emailed and called on several occasions but refused to speak or email directly but rather had construction managers call or email which in most occasions did not lead to resolving issues in a suitable time frame. Pros:
Very good communication and lots of choices. Laura is big asset for the company and very clear communication and easy to ask all the questions.
On house and land packages inclusions are standard. No butler pantry, no glass splash back kitchen, door wide only 900M, Alfresco and porch plain concrete, led lights very less.
Landscaping included, very accommodating on upgrades but upgrades costs are really expensive for e.g I requested to increase second floor c

This is our 2nd time building. We are in pre build stage. But are already so happy with the service from Bellriver! Really easy process, no pressure and really personal approach. Ayla and Rohan are absolutely amazing. Can’t wait for the build to start.

From the moment I contacted her about a package, she treated me with respect, friendliness, and good active listening personality. During our meeting at their office, Sharon considered what I want in a quality home and helped me with good ideas and options that suits my budget. 398 days from Contract Signing to Build Start
398 days from our contract signing to to start of construction on a knockdown rebuild. Bellriver’s “dedicated customer service consultant” has been far from dedicated, she has failed to follow process and procedure, despite us raising concerns when things weren’t happening in the expected order, which has led to the significant delay.
We raised concerns at multiple stages but Bellriver continued to mishandle our project.

I have a house that I am largely happy with. My journey with Bellriver wasn’t great however.
I found that I was asked to pay for completed stages before the stage was actually completed. This occurred for the majority of stages. I had to take photos and provide them as evidence (eg when charged for completed brickwork showing that not even half of the brickwork had been done.) I even received an email threatening that I would be charged interest for failure to pay when I questioned why I was being charged for a completed stage that wasn’t even

We were very excited to build our first home. We spent a lot of weekends looking at display homes, out west. We weren’t too sure what to expect as we heard some horror stories with building a new home. ... Read moreng quickly, I wanted to lock in the package price and tender for only $1000 deposit. We decided to go with the Bronte house and land urban (affordable) package with free air conditioning. Christine made it very easy to do. Since signing the tender in September 2019 , it’s been an easy process. We had 2 meetings with the tender team where we chose our plan, colour scheme, bench upgrades etc, added extras such as windows, finishes and signed the contract. Their upgrade costs are very competitive with other builders. Unfortunately because we chose the urban package we didn’t get a colour consultation. Bellriver have a few choices of facade designs and internal colour schemes that you can’t mix, which I preferred as there is less decisions for me to make . I would advise that you make sure you know what finishes and upgrades you would like, to save time as you don’t get many tender meetings. Liz from the office was very helpful and would promptly answer any questions or emails we had. Our build started shortly after organising the finances and signing the contract. There were some delays with finance from our end and also with the supplies with the build but we didn’t mind as we were living with the in-laws. We preferred the build to be completed at a high standard than finished by the deadline. We had a great site manager Immanuel; he was very dedicated and personable. He gave us weekly updates of our build. He was very patient and answered any concerns in detail, that I had with the build, he put my mind at ease. We had a few physical inspections throughout the build. Which were very useful as we were able to see the quality of the internals and quality of the finishes of the build. As this is our first home I decided to organise a third party house inspector. The inspector released the report and found no major defects; only superficial defects eg paint job. He commented that he was impressed with how professional Immanuel was with the build “as he’s seen many site managers in his line of work and he hasn’t met any as dedicated as Immanuel” So thank you Immanuel for your hard work! After handover, we sent through a warranty form within 12 weeks. There hasn’t been any major issues with the house, just minor settlement cracks and frame cracks. I spoke to Lincoln and Jason from the warranty team and they were very efficient and organised the contractors to recify the issues in a timely manner.- +7

I have big house built by Bellriver homes, during all construction time, they very helpful, fix up price, no more cost, they fix up all problems, the building quality is best! Leaking roof !
I had a very bad experience.
The company installed a tiles roof and when it rain with wind the roof leaks. Apparently nothing is wrong with it. If you build with them make sure you ask your roof fully sarked or go with colorbond roof. So I am still having this issue and the company didn't fix it.

We are very pleased with the results of the building of our home by Bellriver Homes. The project manager Syd was exceptional and a credit to the company. He was friendly, approachable and we thank him for ensuring the completion of our home on time despite the bad weather. The quality of the workmanship is beyond compare, from the quality of the building materials to appliances. The small hiccups we experienced after the handover were attended to immediately in a most professional manner. Beautifully finished/built home!
I have been in and out of Bellriver Homes over these past couple of years and loved their product. I decided to build my very first home with them myself and was not disappointed! Yes, we had a couple of weeks delay in the build, but luckily Bellriver Homes have a rental guarantee to assist if this happens. Our home is absolutely beautiful and we are over the moon with the finished product.

Would give 4.5 stars if we could. Overall very happy. Independent building assessor commented that quality of build far surpassed that of many other homes he has seen. Bellriver didn’t fail to impress us with our newly built home. Everyone in the team handled every building stages professionally. We felt from the start that we were well looked after from planning stage, colour selection and the actual build stages. Very responsive to inquiries, knows what he’s doing and a man of action who goes out of his way to resolve any issues. Its been a year we moved into our new house, in this long journey we can say 'You can rely on Bell River".
Project got delayed due to long wait for land registration where no one at fault. Initially we had zero knowledge of building, however at this stage we are able to tell you some basic things about building and building with Bell River. Building your 1st home is not quite simple economically and mentally , continuous stress due to lack of knowledge and unsecured feeling from builder is very common. The comstruction of our dream house completed on time. My family was able to move in before Christmas. We have faced minor issues and Bellriver have addressed them promptly.
