Firstly, I would like to say my sales experience and build experience were amazing. It wasn't until 2 years on where my house started to fall apart and I no longer recommend Carlisle Homes.
Almost every cornice is cracked, bedrooms doors do not close or struggle to open and sliding door will not lock. Since raising these issues with the Carlisle team I have been given the response that it is not something they are willing to fix due to "Landscaping issues" and getting responses such as "well your neighbour has a cubby house that is on the fen...ce line which doesn't help with movement for your house". Carlisle is treating this issues as a 'cosmetic fix' although it seems to be way beyond that now as the cornices look as though they are about to fall off completely with a matter of time. This has been a frustrating experience and I feel as though Im now an insignificant customer of Carlisle since they have received money for the home and no longer need anything from me. See photos below for some of the issues.

Wish I Had Looked Into More Options And Went Elsewhere
Yeah, as it stands wish I would have explored more options and not fell into their honey trap of inclusions, 25 year structural warranty and fixed site cost - which apparently turned out be more expensive even with a $10k discount than all our neighbours.
Couple of my friend recommended Carlisle to us, 1 year into the house we all regret our decision and will never recommend them to anyone not even to my enemy for $500 referral bonus. Spending over $310k on the build the value for money is not there, name it the hinges, knobs, locks, tiles, mir...

Zero help after handover
Carlisle were very friendly during the sales process and construction phase.
Afterwards, the warranty team has been of no help with remedying a leaking pipe or providing a basic warranty document for the ducted heating system they installed.
In fact, they actively lied and said I did not maintain my sink and I was to blame for the leak!
The reviews here are positive because Carlisle rewards people who give them.
I would not recommend anyone build with Carlisle for this reason.

Carlisle Home - Bad and Poor experience
Every company has good and bad people and CH is no exception. There are some people in this company who are undoing all the good work done by others and dragging the rest company down that it makes look whole company bad. When we decided to build with Carlisle Homes, I met our Sales consultant in [Name Removed] who has been absolutely fantastic and helpful throughout the whole journey so far. We really liked his service and any queries or questions were answered promptly. Then our File went to Head Office and things started to go downhill.
In...cident 1: The original assigned CLE was just absolutely NO, NO NO for any queries and any general question asked was just simply told to find out on Colors appt. There was just so much hesitation and laziness to give out any information that I finally rang the office to find out the info and spoke to her manager who was helpful and promised to send the info which she did promptly. Next thing I get a call from my CLE yelling and shouting on other end of phone asking why I have gone to her manager and should have called her instead. She was very rude, poor customer service as I explained her about our poor experience with her so far. Apologies were made by her manager and a new CLE was assigned who has been great, no issues and really helpful and genuine customer service attitude as the way it should be. Incident 2: After being told the first one incident was just a once off, we were ready for our Colors appointment. Color appointment girls were nice, assisted us with choosing all the colors and we greatly appreciated their help. Next came the electrical as this was my domain as we were really excited and looking forward to that however the electrical consultant was so rude, unhelpful, really pushy and lacking basic customer service skills. At times she has just rolling her eyes, smirking with the girl sitting next pod in front of us when we ask her any question. It got so bad talking to her to the point that we wanted to just WALK OFF from the rest of the appointment. However considering we still have to take the time off from work and come back, we decided to go thru anyway. After coming back I advised CH about the elec Appointment feedback and requested a review/rebook just the elec appointment. CH didn't even bothered to offer a quick phone or zoom or webex review as should have at least done that and followed up on our poor elec appointment experience. Later we were told management has decided not to do that since the rest of appointment has been completed anyway. Every appointment later on at spectra we told all staff about the elec appointment stuff up and poor service but no one cared to do anything. This is my BIGGEST disappointment with CH management that rather than calling back to apologize and rectify the issue even after being told multiple times, No action has been taken till date. Incident 3: This is the last incident which really tipped over my patience and hence the reason for writing the review. We did 2 color browsing appointments at Spectra and were handed the information brochures by consultants. On one of the booklets - see pic - one of the double power point says $60 and yet CH wants to charge us $68. When we pointed out to the fact for incorrect pricing we were told that there were old booklets and pricing couldn't be honored. Seriously ????
All is good Except the refrigerated ducted heating and cooling that has been installed and this is a major issue!
I don't want to do this - but my concerns are just not being met/actioned
during the sales stage, we were promised an integrated zoning controls with the refrigerated ducted heating and cooling - however come unit commissioning we experienced the following:
- settlement happened February 19, 2021
- incorrect details of the supplier to call for the installation of the external unit
- March 16, 2021 - supplier was able to install the external RC AC (heating and cooling) BUT sparky mentioned that the unit is lacking controller and zoning contro...
Worst customer service
During our contract signing appointments with our Sales consultant we were promised a $600 referral credit for the person who referred us to build with Carlisle. We were told the the consultant had forgotten to include the credit in our contract and when we posted a negative review on product review were asked to take it down so that we can work out the issues with Carlisle. We were told that it is being investigated through the right channels. About a month later now and we just got told that it’s not gonna happen.
Poor workmanship, frustrating post-handover response times
Don't be fooled by their positive reviews because most of those are submitted pre-construction. They give you a voucher in exchange for a review which is how they gain positive ones. The following is an honest post-construction review.
Unlike their model houses built perfectly for marketing purposes, the house handed over to us was done quite poorly. It's been four months since the handover, and it's been a frustrating ride since then because as soon as the house gets handed over to you, don't expect them to be that responsive anymore. Up to t...his day, there are still unresolved issues around the house that they haven't fixed, even if my husband and I have been proactively following up. We live in a relatively new suburb, and our neighbours have also just built their homes. Those who have dealt with Carlisle aren't happy either. Even before the handover: - We discovered that there was already water leaking in the master bedroom ceiling. They patched this up, but who knows how much water damage has already been done where one can't see, nor if they found and fixed the source of the problem. - Our kitchen faucets' metal basin was already heavily scratched. We raised this issue, but we were told they wouldn't replace them. - Glass windows around the house have plenty of scratches too - they won't replace them either.
Would NEVER recommend to anyone
Carlisle's customer service were great till the construction begins. After that customer service start becoming slowly worse and worse. We only get reply after following up multiple times with great delay. There were 3 changes in site supervisors and they never checked whether the house built as per the drawings. There were countless mistakes. The roof of the master bed was severely damaged by rain even before end of the construction. Despite raising this issue at least 8 times, they fixed this temporarily so that settlement can happen. And the...n within 6 months water start dripping from the roof on the carpet and on bed. Our 3 months (after construction) was due on November 2020 and no action has been taken since then (already 6 months have passed). Tired of following up with them!
Do Not Settle Without Defect List Completed
We had problem after problem our entire build with the General Manager personally attending our property on 2 occasions to go through the pages and pages of defects. We eventually settled still with a page of defects and agreement of payouts for certain items that wouldn't be fixed. Four years on and the defects have still not been completed nor have we received the payouts already agreed upon but our case is all of a sudden closed!

Water meter placed in Driveway!
Be warned! We had a shock when we found our water meter on our driveway, after a lengthy process contacting Carlisle, they have refused to accept responsibility, saying that if we wanted to move it, we had to contact South East Water.
South East Water want to charge us $2200 plus plumbing costs, Carlisle accept no responsibility saying that in the contract, they can select the location of the water meter. The information below shows that Carlisle have said they have consulted us in the process, which of course they haven't.
Totally unprofess...ional in the way that they have dealt with this, and I'm at a point of contacting our solicitor to get involved. You would presume that any location would be fine, except on the driveway or somewhere where it would interfere with the actual build. But they said that they didn't have time to consult, that they do it automatically to save time. Our CLE and SS have been amazing, no qualms with them. It's not their decision if they can or can't move a water meter. They both have been fantastic and easy to deal with. If you are considering building with Carlisle, make sure at the contract stage you iron out the position of the water meter to avoid having to pay huge amounts of money for the builder's mistake. Enclosed is a copy of the response from SE Water, showing where they have asked Carlisle if they have consulted with us... They of course did not.
As a First home buyer can't believe experience will be terrible
I thought as a first home buyer, I should go with top builder in Victoria and chose Carlisle. But can't believe experience will be such bad there are number of issues faced during overall build process.
Including delayed communication and build timeline, terrible build quality & material, changes in color selection and material, Hebel is of worst quality looks like cardboard. Damaged nature's strip. Finishing is not up to the mark. Not informed about retaining wall requirement earlier but at the handover and not fixing this issue in fixed price project that's a shame.

Never recommend for first home buyer, unprofessional, non-transparent, misguide.
Played moving item in and out to bring the market competitive price but I realized after signing the contract. Have all proof over the email and I am going to act legally for this construction company.
I was unlucky to build with Carlisle home and concluded that not suitable for first homebuyer as you never know about many hidden and minor things.
Found nonprofessional sales team, missed items many times in the quote and never accepted their mistakes.

Goodluck getting warranty work post handover!
Everything went smoothly with our build until PCI and Handover. We found numerous defects with our build and made sure they were reported to Carlisle Homes.
Waited until the 3 month warranty inspection and made sure the warranty inspector noted down all the defects we would like rectified. The inspector agreed the work was not up to standard, we received the report and were told trades would be out to rectify the issues.
We were lucky to have one cabinet maker come out to straighten up the powder room vanity but that is all. Had the warranty ...team out a second time to look at a number of curved walls which are way out of builders tolerance. Once again Carlisle agreed the work was not up to standard and walls would need be replaced. We have now been in our house for a year and have a house full of defects. Every time I look at a wall, the roof, around window frames.... more defects. Don't bother emailing the warranty team, it takes weeks to get a response which is a generic "we will request an update".
Be careful with flooring!
There is a clause in the contract that states any damage to the floor noticed after handover is to be considered the owners fault. Three days after handover our UPGRADED timber lam floors started to show damage and peel up. Neither Carlisle nor Carpet call will accept any sort of responsibility even though my independent inspectors proved there has been no water damage. Funny bc today we notice a huge patch of the wall has been patched over. Ask me how I have caused this damage to be present three days after handover when we have had no inciden...t to cause this. Also connectors of the boards are broken. If Carlisle have this clause in the contract they must be aware of the crappy floors being supplied to their customers. So unhappy to finally buy a home and this is the crap Carlisle provide

I am building a house with carlisle in Affinity range. Got the brivis ducted heating inclusive in my plan. Will the thermostat controller for heating be changed to network controller like "Nest". If so what should be the procedure pls. Thanks.
They did tell us there was an option to upgrade the controller with wifi kit ( for my memory around $700), which means you could use app to control the heating and cooling remotely.

I would like to get more details about the current "5% Builder Deposit" promotion. On Carlisle's website and initial quote it doesn't mention the complete promotion details. On the top of it when I asked the sales consultant multiple times I was advised of something completely different every single time.
1. Let's say if the quote total or final contract amount is 250K and I make $2k initial deposit. The 5% of 250k is $12500. Now $12500-$2000(initial deposit)=$10500.
$250K-$10500=$239500 Does it mean that I've to pay $239500 for the house?
2. The amount which is required at base stage, Is it the remaining 5% of 250K or 239500?

As per our Easy Living contracts, a variation will be raised at contract signing as a credit for the balance of the 5% deposit based off your base house price.

I am considering the Sheraton Deluxe design, one thing i noticed is all WIR are through Ensuite bathroom. Anyone here built this design? Did it cause any inconvenience? Would you recommend to add additional door to the WIR and additional exhaust? Is there any option to change floorplan to be able to access WIRs for the bedrooms directly/ seperate instead of going through the bathroom?
I'm building the Vaucluse and I added sliding doors to the WIR's so it can be added if you want. You just have to pay extra
Thank you Raymond. The vaucluse deluxe has separate entry for bathroom and WIR for the ensuits. However Sheraton deluxe has the WIR designed such that it can be only accessible through the bathroom. I am interested to know if that causes any inconvenience e.g. does clothes or belongings become mouldy due to the steam from bathroom after shower or any other problem from the usage of the bathroom and toilet. Has anyone faced problem who built this design and what is recommended? Would there be any option by Carlisle Team to change the floorplan so access to WIR can be separate? Thanks again.
A lot of their designs have the main bedroom next to ensuite as well but I'm guessing it shouldn't be an issue as long as there is good ventilation in bathroom (and there is exhaust above shower and steam should go straight to ceiling). But for peace of mind though best to ask them that question.
