Not recommended for first time home buyers
So for the journey with Carlisle homes not at all good. I have been waiting for five months. But the build did not even reach the slab stage.

I won't recommend building with Carlisle If your site has a 200 - 250mm slope down from the rear to the front. After the site-cut, they will install a retaining wall on all three sides of the site (which is good). But the customer won't get levelled backyard since the rear retaining wall 600mm higher than from the Alfresco. As a customer, I have been asking them to do something for level...led backyard. They are not at all listening. Even I was ready to pay extra. Now, I will have one or two steps to access my backyard. But the other builder built in the same street did well to have levelled backyard. The above issue doesn't delay my site. They couldn't able do to site start because of various reasons as mentioned below.
Worst Experience pre and post construction.
I built a double story house with Carlisle thinking they are good builder and I will have no issues pre or post building the house. However, I was wrong.
I had nothing but trouble through out the building process. The supervisor was changed 3 times. Issues submitted by my own building inspector was not getting fixed on time or getting delayed to fix. There was ponding of water around the slab which Carlisle did not fix by applying required slop around the slab and waited for it to dry by itself.
There was a major leak near laundry before set...tlement because the previous supervisor did not do pressure test. As a result moisture was trapped inside the slab and wasn't fixed properly. As a result of that, laminate timber flooring came out in certain areas after handover which Carlisle blame that it could be because of the leakage from laundry happening after handover. In fact, there is no leakage from laundry. Its been more than 4 months and Carlisle still haven't fixed it while I am writing this. They insisting me to claim the damage with my insurance company. There were issues with 3 toilets out of 4 in the house which were continuosly leaking from water tank to the toilet bowl. We had to turn off the tap after each flush. It took them 5 months to fix the issue as it needed to go through the manufacture. Also, the flooring on the first floor making flapping noise every time you walk on it in Master bedroom which I asked them to fix during 90 days inspection and it has not been fixed either.
Beautiful House with a big disappointment
Carlisle have best designs compare with other volume builders we spent more than 600,000 so far (KDR) actually it’ looks beautiful ( of course we did lot-of upgrades) but the house is with lots of major and minor issues. Had the handover on the 22nd of December but have a major issue with cooling and heating? After big silence just figuring out the issues not yet fixed, Doesn’t seems our SS is trying to help us when we asked he says he is following up when asked what is the status “ he says Rinnai didn’t update him” but Rinnai said to us t...hey cannot fix it they have tried few times when we were informed them. Also the space provided for the dishwasher is not enough for a standard dishwasher and arguing the space mentioned in the plan is from the concrete. If so who’s fault if it is not fitting a standard dishwasher? Solar hot water system not connected due to missing part, I found it outside on the ground near the bin on the same day. Complained the Site Supervisor, CLE even construction manager but so far nothing happened now more than one month. Carlisle we spent our hard earned money supposed to pay over another 30 years. Your workers are ruining your reputation. My advice is please don’t pay the final payment until you tested everything once you paid they treat customers like crap. All depends on the CLE and site supervisor. There are so many minor issues. We are looking forward what they will do and going to do what we can do from our end. Carlisle completed the built in 5 months, we were not hurrying you Carlisle , it supposed to complete in 350 days as per the contract. You have been hurrying the construction and gave us incomplete house. May be Carlisle is proud of their Site Staff ect. but it’s not fair for your customers. People don’t think looking at the display homes and expect you will get the same. Carlisle after sale customer service is NIL. We had a private inspector from LANDMARK it’s absolutely waste of money they did nothing. Please have a private "building surveyor" if you are building with Carlise. (I don’t have experience with other builders). I regret choosing Carlisle every time when I go to my kitchen (still not using my dishwasher)and each and every hot days with two little kids in this house. We could choose a small builder and save some money... but we chose you Carlisle because we trusted you you have to give us good service at least value for the money we spent. Your reputation, your income are you customers. Please treat them with respect. Beware people!!!
Good home but poor customer service post-build
We were pretty happy during the build and the quality mostly. Our site supervisor was very good with communication and updates. Some things were done better than others but overall the house came up well. However, post-build the warranty team have been very poor in resolving defaults. Kept telling us a they will have someone contact us "ASAP" but we wouldn't hear anything for 3-4 weeks, and this was for a "priority job" that was water damage. They would also not respond to several follow up calls. For a company that prides themselves on winning customer service awards, it is very disappointing.

Could be better.
Transparency during selections and contracts are all good. The promises does not translate to work site. Very rough handling of materials, unnecessary damages which required fixing. Ask for money and signing before completion of work. Clown at warranty department are useless not willing to fix their own workmanship faults. When they do the same faults will reappear. Honesty is required on the ground.
Great sales and color selection but high site costs
We had a great sales and color selection experience. We found that the extension costs were high at carslile than other builders. We already had a budget of 45K for our site cost. The color selection was a breeze and the color consultant helped us in the color selection and was a food experience. The inclusions already had a good collection and so selection was easy as we did not need many upgrades. But the shock was at contract stage when the site cost shot up to 65k. We had a site cost with other builder for 20K, so we couldn't go with Carslile.
Building Double Story - Not Going well so far
Sales process went okay. No demonstration of house by Sales consultant. Overprice custom changes offered by Carlisle while other builder offer discounts. Communication is another challenge between sales and next stage - contract finalizing with colour selection. Contract signing/PCV just taking too long; too much back and forth due to wrong pricing by CLEs and estimation team is either not understanding the request or errors during calculation. Can't believe it!
Horrible, Shame on Carlisle. Losing the brand value due to some of the supervisors
Sales consultants: Reckless and lazy.
Agree that there will be human mistakes everywhere in any profession, but I would expect Carlisle to manage not to happen those as they are one of the experienced builders in the industry.
Example: My case was, Even though I have listed inclusions which I need in the contract. Sales Consultant which I was dealing with, had given email confirmation on it. But When it comes to the actual contract, one of the items was missing, I was trusting Carlisle and not expecting human mistakes. So I have signed a con...tract. When actual construction drawing was distributed, I realised one item is missing and raised with head office. I felt Head office member was not reliable and she mentioned that it was agreed that Carlisle member missed an item in the contract but Its owner's responsibility to check all items. Then I lost trust in Carlisle because due to this I had to pay an administration fee to include that missed item which is a loss to me. Site Supervisor: Rude/ THE BOSSY the one who was in charge of my house construction was horrible, not customer friendly. Irrespective of any other instances, I was expecting the Site supervisor to be polite and good with the customers at the time of handover and explain all important things. Client Manager: Diplomatic and helpless some times. used to ignore when I tried to reach for queries, but no response.
Good salesman and KDR client liaison management - let down by sloppy build finish
There were a couple of common issues with the build that other reviewers of other builders have had that we also went through that were inconvenient, but what I cannot accept from a 600k+ build is such a sloppy finish. We have now been in a year and I am still finding the paint overruns, imperfections, tile glue residue etc that are the signs of sloppy workmanship. This also tells me that there was no pride in the work done by the tradies who did and oversaw the work. I have deliberately refrained from writing a review until the honeymoon per...iod was over. I had a catalogue of things that I picked up on our final inspection and in the first few weeks we were in prior to our warranty inspection that included most of these, that were dismissed as being 'within tolerence' or 'minor' when the warranty inspection was carried out. Minor to Carlise perhaps, but this was a 600k+ build. Carlise did try and rectify some of them but in the end there are simply too many of them for anyone to claim that this is just part of the building/warranty process. If I had an entry level house I might have been more tolerent. The poor relative who referred us to Carlise didn't know where to look when he first came over and we showed him the lack of a quality finish. Fortunately two other people I knew who were looking for a KDR builder have ruled out Carlise after seeing our place and from hearing of our experience with the flooring (that's another story). Would have hated to refer them to Carlisle and have them have the same thing happen. Maybe we were unlucky getting some average tradies, unlucky in choosing a timber that was different in colour once laid than that from the showroom sample (even after looking at the sample outside in natural light) and unlucky that no one senior at Carlise bothered to reply to me emails and sent out the same people who we had issues with to try and rectify those issues. Bottom line is I would not use Carlise again or recommend them to anyone I know - even for a reward. I wonder if I am still eligible for their $100 gift for placing a review on this site?
Seven months after handover
This review has been updated and now includes the full build and the after handover period. This review was initially written with an incentive at the sales and colour selection stages with 5 stars.
We settled on our build and moved into our home in August 2020.
Our contract had been prepared prior to our scheduled appointment to sign it. We highlighted a number of issues on the day and had them corrected by a post contract variation. In addition to this our drawings were not complete and we were told that they would be corrected l...ater. At the time we signed the contract Carlisle only provided us with standard drawings for our house design. Carlisle like some other volume builders appear to think that it is sound to make people sign a contract riddled with errors. We raised this point with Carlisle, Porter Davis and Hotondo Homes (engaged by us for our family home before we finally settled on Carlisle). Porter Davis and Carlisle Homes suggest that post contract variations would remedy the issues but in our experience all it did was cause further errors, inconsistent documents and general confusion internally between the builder and their trades. We believe that this process needs to change and that builders should be held accountable to create legal documents and contracts that are legally sound and not likely to lead to immediate dispute.

Sheraton Deluxe 51
It was very exciting during the initial process but we are really very disappointed as how come site cost can be over 40k. Before the final signing of the contract we been advised it will be an M class slab but as soon as we change our mind and ordered a variable site cost , its included as H class slab and come over 40k site cost. No one will go to a builder if they know their site cost is over 30k.
I did previously build with Metricon Builders and the site cost was only 15k. How in the world it is over 40k!!
Anyway, I had to sign the contract as we spent so much time and not in a position to change it. But Good Luck to Carlisle homes with that amount site cost charging to its clients???
Sub Standard Customer Service After Construction
We just completed our Beveridge build. The admin process was smooth and there was a lot of transparency. When construction started the communication became lesser and there was lack of transparency with the construction team until we lost trust in them. Our handover and settlement process was not as smooth and exciting as we expected. A few defects identified at PCI were not fixed by settlement day but they kept pushing us to settle. After settlement, communication has been poor from the construction team than before and just moving back and fo...rth with CH team without reaching to an immediate conclusion. Good at putting blame on the customer as to reason why things are not moving forward. Overall house is great, but they don't seem to care as much once they receive all their funds or puts blame on other factors not related to their workmanship for any defects they do not want to inspect and repair.
Excellent customer service not so excellent quality finish
1 month after moving into our Hudson 20 home and not happy at all. Cracks in walls plaster and tiles appeared after 1-2 weeks of living in the new home. Overall the finished build looked rushed, slack paint job, render, window caulking, silicon not cleaned off tiles, vanities, shelves, stone bench tops. I pointed this out during both final walk through and handover but nothing was done and I was told to wait until 3 month warranty inspection as all issues would be fixed at once. Also, single power point in laundry instead of double one that is in plans. Contacted the site supervisor who told us to wait for the 3 month warranty inspections to fix anything so waiting to hopefully get issues sorted out. Very disappointed at this stage.
Could do better
We were on the verge of pull out from Carlisle homes due to disappointment from colour selection consultant and Client Liaison Executive allocated to us on first place, during colour selection, she rushed us through all sections and didn't give us enough time to make confident decisions. Furthermore she entirely skipped couple of sections to go through and were not seems to bother about showing full range of products. I had to rebook colour selection and [name removed] appointed our colour consultant, she was very pretty great all the way.
Wonderful no stress building process - But Issues after post handover
My construction was handled professionally during each phase. The CLE and site Supervisor [Name Removed] was really prompt and friendly. My initial experience was fine. Before 90 days inspection cracks started appearing, which they fixed promptly. But even before completing my 12 months major cracks started appearing and something seems to impact my slab. I shall update this review once we narrow down on the actual cause of the issue.
Few of their contractors are not up to the mark which is impacting the quality of work. I had issues with rec...ycling water and heating. Hope they would review their choice of contractors and way the site inspectors are allocated. They seems to be overloaded hence missing out many things. Independent inspection is recommended for everyone building a new house
Questions & Answers
I would like to get more details about the current "5% Builder Deposit" promotion. On Carlisle's website and initial quote it doesn't mention the complete promotion details. On the top of it when I asked the sales consultant multiple times I was advised of something completely different every single time.
1. Let's say if the quote total or final contract amount is 250K and I make $2k initial deposit. The 5% of 250k is $12500. Now $12500-$2000(initial deposit)=$10500.
$250K-$10500=$239500 Does it mean that I've to pay $239500 for the house?
2. The amount which is required at base stage, Is it the remaining 5% of 250K or 239500?

I am considering the Sheraton Deluxe design, one thing i noticed is all WIR are through Ensuite bathroom. Anyone here built this design? Did it cause any inconvenience? Would you recommend to add additional door to the WIR and additional exhaust? Is there any option to change floorplan to be able to access WIRs for the bedrooms directly/ seperate instead of going through the bathroom?
I'm building the Vaucluse and I added sliding doors to the WIR's so it can be added if you want. You just have to pay extra
Thank you Raymond. The vaucluse deluxe has separate entry for bathroom and WIR for the ensuits. However Sheraton deluxe has the WIR designed such that it can be only accessible through the bathroom. I am interested to know if that causes any inconvenience e.g. does clothes or belongings become mouldy due to the steam from bathroom after shower or any other problem from the usage of the bathroom and toilet. Has anyone faced problem who built this design and what is recommended? Would there be any option by Carlisle Team to change the floorplan so access to WIR can be separate? Thanks again.
A lot of their designs have the main bedroom next to ensuite as well but I'm guessing it shouldn't be an issue as long as there is good ventilation in bathroom (and there is exhaust above shower and steam should go straight to ceiling). But for peace of mind though best to ask them that question.
It has been 6 months since we moved into our house and we still have outstanding issues from the water leak we had in our kitchen. Since the beginning of the year, Carlisle Homes had forgotten about their responsibility to check progress on these issues. We were out of kitchen for over 3 weeks from Nov-Dec 2020 and they didn’t reimbursed the whole meal allowance that was promised. Now the Construction Manager and his Manager is denying the conversation we had about it. Also not getting any updates on what they will do next and when they are planning to fix all other outstanding issues. Can someone please direct me on how to deal with these liars? Is there anyone here with the same experience as we did? Thanks
