Mixed experience with Carisle Homes
To start off, the management of my build was not a smooth or pleasant experience. My wife and I have been moved around to 3 different client liaison executives, so we never had a consistent point of contact to discuss the status of our build or to even ask questions.
As for build quality and inspection. My house is experiencing reoccurring cracks, which was fixed to no avail. I also recently experienced leaks in my roof due to flashing not being installed during building stage, probably due to inadequate inspection. Overall, workmanship was av...erage - I expected more from a premium builder, especially when I'm paying top dollar for a premium range. Warranty. The warranty team having been doing a good job. They have been responsive to the problems and sent out trades to rectify said problems. I have been dealing with [Names Removed] and they having been taking care of my cases and followed up with regular updates. Certainly been a positive experience in that regard. Overall, Carlisle need to improve their quality in terms of construction and applying thorough checks. The modern construction industry sources their trades to 3rd parties, therefore, all "standards" of quality varies between sub-contractors. This is understandable due to costs and increasing productivity. However, Carlisle will need to implement strict guidelines/criteria to ensure these requirements/quality standards are met. The only party that suffers or lives with the faults is the home owner.
Good experience during colour selection.
Our colour consultant was very friendly and helpful with assisting our colours theme. Nothing was too much trouble.
The guidance throughout the process gave us a number of fresh and new ideas which has delivered a fantastic final result. Looking forward to seeing the plan house become a reality in the future.
Chosen a very nice floorplan decent size and flows well however the lack of communication has not been worthy of a five star review. Understandable that they do have plenty of people to deal with but it would be beneficial to keep in regular contact with those who are purchasing off you letting them know what is happening with their future home.
Carlisle does have a good house designs and plans, good value house. Our Sale Rep was good. Tried to address most of the requirements. Colours appointment was alright, experience of the Colours professionals team was exceptional. However time duration for colours needed to be reviewed by Mgt of Carlisle. Over all our experience with sale rep was 7 out of 10, colours experience at Spectra is 4 out of 10, colour team members knowledge and experience was 10 out of 10 so far. Customer Service of Colours team member and their team leader is 5 Star.

Construction of the house
Had a excellent first impression with sales person ([Name Removed] at Berwick waters) and the experience at the colour selection was also good but the electrical appointment was a bad experience, because this lady was rushing the appointment and was pushing us to make changes that she likes. Construction period went fast which is good, but the supervisor was a hard man to communicate. Didn’t answer or replied to my calls on some occasions. House is generally a good build with no major issues yet hopefully nothing in the future too. Monique at the office was excellent with her communication with us.
Mediocre Easy Living
We choose to build with Carlisle Homes based on product review. We then went into an Easy Living display home and fell in love with Edgewood 23 so we decided to pick the this design. The process was easy with the Easy Living range, colour selection to upgrades was such an easy process.
Carlisle was great with the timeline of when they started building our house to when the predicted they would do a hand over. They were always on time with every stage, and completed building our house within 18 or 19 weeks so the were on time with their 20 week...build guarantee. Now 5 months into living in our 'BRAND NEW' home I wouldn't rate it more than 2.5 star build. With constant reappearing cracks on the cornices and walls to chipped kitchen cabinetry installed and to the ceiling screw pops leaving indents on the ceiling. There is no perfect builder and there is no home that is going to be 100% when you receive your keys but you don't expect to keep taking time off every week off work to be home to wait for someone to come and fix issues in your 'new home'. After living in our house for 3months we had our warranty check, we mentioned several issues we had and the person who did our check also picked up issues that went unnoticed which made us feel confident with Carlisle then. However there was only so much 'they could do' our kitchen cabinets with chips that were caused by the installer were not replaced because we believe it was too much of a job and cost for them. What is the point of upgrading your kitchen and paying for brand new home when you received chipped benches and doors? If you had bought a chipped flat pack from Ikea or Bunnings they would exchange with warranty. Our warranty inspector did advise that he had chased up getting the chipped board up with the supplier but the supplier refused to replace the chipped cupboard, he then asked us to follow it up however we were ignored by the supplier, they even booked a time with us to view the chips however did not even turn up, i wasted a day of annual leave. If i could attache photos on this review i totally would. We were advised by our site super visor that any plaster cracks with more than 2mm would be replaced in the 3 months warranty. We had cracks every where in our 'brand new' home. The major ones were in the kitchen, bathroom and garage. Now the major crack in our kitchen was only filled in with glue after the the warranty check when Carlisle sent their tradesmen to come out and fix it. After it was filled it cracked again within 1.5 weeks. Then they sent another tradesmen to fill the cracks again, we were advised it shouldn't crack again. Well no surprise its cracked within a week of it being filled. My guess is that the glue they use is cheap, cause neither of our neighbours have cracked or have her line cracks in their houses. The garage had a major crack as well, it was filled in once however when it cracked again, we were told they would fill the crack in the garage because its only cosmetic not a structural problem even with all the hairline cracks. Carlisle Warranty inspector advised us it is because of the frame going through its season, meaning that the frames would expand and retract. Well its pretty crap that we would have to live through all 4 seasons for for house to settle before the cracks will stop. So much for it being a brand new house especially with the ceiling having screw pops popping out already within less than 3months of living in our house. I fear one day that our ceiling will collapse because it wasn't build to quality or to last more than 20years.

This is good but need more improvements
All was good. However, some of the items promised by sales person were not in our package. For example we were offered deluxe lightening package with 35 downlights but we were offered only 10.
No feedback as we are in very early stages of construction
Surely be able to provide with a feedback once the construction begins , so far had one request that they rejected without providing any alternative but am hopeful that carlisle won't disappoint us mid or post construction
Finished Building with Carlisle But with some Hiccups
I have just finished building my house with Carlisle. Happy but not 100% happy.
1. Had to pay water charges during construction and nowhere written in the contract.
2. Supervisor was very good but not that experienced.
3. Only 3 months provided with service warranty.
I built with Henley before and never had experienced the above.

Excellent customer service but over priced
I am in the early phase of the process and noticed good customer service. Carlisle seems invested having exceptional people on the board but have pricing on the higher side compared to other builders in the market. I found peoples very interactive and helpful within their company policy guidelines
I hope the project delivery will be the same as its customer service and that will be the time when I will be able to rate and recommend Carlise on actual bases

Our colour selection appointment felt rushed. Building our dream home should've been a well-thought and deliberate process but having to choose each and every item in one sitting in a single day was difficult. The colour selection appointment should be spread into two days.

Very little review time given, e.g., Carlisle took over 2 weeks to prepare documents and final pricing, but gave just 48 hours to review during work week which wasn't a great experience. My partner and I have chosen to build the Edgewood 23 from the easy living range. We love the house design as it is perfect for us and is exactly what we’ve been looking for. Our sales support [name removed] has been very helpful and great to work with. However, we have upgraded our ceilings to 2740mm as well as increasing our door heights. It’s really frustrating that we’ve been told we’re not allowed to change the height of the internal garage access door as this is not an option with easy living. It shouldn’t matter if we’re building from the easy living , t range or affinity, all internal door heights should match to make the home feel complete and whole and of the same quality of all carlisle homes.
Found easy option for investment property
There is communication gap between their sales team and contract signing team. Whatever you have asked to their sales person doesn’t necessarily goes into your contract. I strongly recommend write down things you’ve asked extras and things offered to you, that way it will make easy to go through your contract before signing. Or else you will be missing on your fly screens or taps or etc. highly recommend hire building inspector before construction begins worth spending $600. As their site managers are more convincing to customer rather than fixing issues.
Good at sales, designs &build times, like other builders for workmanship quality & issue resolution
They are the best sales people in the market no doubt but when it comes to actual build phase the experience is quite surprisingly ordinary just like any other builder. After completing the build with Carlisle, i would recommend other folks to not pay more for Carlisle brand thinking that you will be stress free and get the best workmanship. Yes, I would choose Carlisle over others only if am paying similar as other Builders mainly because they have better designs and they complete within time. Workmanship quality is not at all what it is prom...ised, and they have an excuse for everything. Sales pitch is that they have the best site supervisors who ensure the quality to the best but it’s not true at least in my case it was not. They have an issue resolution team which i was never told about by any staff, even after 7 months of handover, came to know this only recently and they are a quite cooperative team and hope to resolve the remaining issues through them. They were quite reluctant to respond to the list of defects observed by my independent inspector at Frame stage completion. (It was my mistake that I did not arrange an independent inspection for slab. Lock up and fix stages, don’t know what happened there). I had to follow-up quite a lot to get a response on documented defects report and in the end, response was just a plain statement that these were fixed without any supporting evidence/photo. Till the time I got a response the next stage works had already progressed /shielded the previous defects and it was not possible and waste of time and effort to go back and verify if the defects were fixed, may be these were... At Handover, the quality of paint overall and specially on front entry door was poor to start with and with a lot of follow-up and at least 2 re paints , it reached to only an ok level. With a Carlisle contract, because 90% of contract price is already paid during the pre- handover stages, it’s a lost battle for a customer to keep insisting for non-critical/ cosmetic defects to be fixed at handover because Carlisle will not have a big issue with the resulting delays, but the customer’s plans & financials will be impacted. Once you handover, you will just keep running after them for the remaining defects. I had a short circuit and a plumbing leak in the house within few days of moving, supervisor did not attend to the calls/sms and had to be contacted via CLE at most times. On one of the walls , there were quite obvious lines inside the plaster which are not fixed fully till date, 7 months since handover. After several attempts they could only reduce but not clear and now even the warranty phase is concluded. Even bigger disappointment, the culture of excuses and lack of intention to fix immediately. If you will not press the matter, they will not fix. There were other disappointments as well during the course, above are some samples only. In the end, i think, more than the builder , it’s your luck if your house ended up with the right supervisor and right trades because the trades being used are outsourced and the same like any other builder. Good thing is they do have an issue resolution team which i was never told about by any staff even after 7 months of handover, came to know this only recently and they are a quite cooperative team and hope to resolve the remaining issues through them.

It’s currently under construction however looking at their standard I expect very good results. Customer service so far has been amazing we are looking forward to building with carlisle.

July 16th 2019 Update: Really bad after sales service
On raising several concerns, this is what the builder has to say, that we should b...e equipped to clean glue and paint from windows, cabinets and tapware ????? I will also post a detailed list of issues with this builder upon moving in and at this point all they do is keep asking us to send email to their different executives so we are currently like ping ping ball for them. I need a fast fix not email after email. severely disappointed.

I am building a house with carlisle in Affinity range. Got the brivis ducted heating inclusive in my plan. Will the thermostat controller for heating be changed to network controller like "Nest". If so what should be the procedure pls. Thanks.
They did tell us there was an option to upgrade the controller with wifi kit ( for my memory around $700), which means you could use app to control the heating and cooling remotely.

I would like to get more details about the current "5% Builder Deposit" promotion. On Carlisle's website and initial quote it doesn't mention the complete promotion details. On the top of it when I asked the sales consultant multiple times I was advised of something completely different every single time.
1. Let's say if the quote total or final contract amount is 250K and I make $2k initial deposit. The 5% of 250k is $12500. Now $12500-$2000(initial deposit)=$10500.
$250K-$10500=$239500 Does it mean that I've to pay $239500 for the house?
2. The amount which is required at base stage, Is it the remaining 5% of 250K or 239500?

As per our Easy Living contracts, a variation will be raised at contract signing as a credit for the balance of the 5% deposit based off your base house price.

I am considering the Sheraton Deluxe design, one thing i noticed is all WIR are through Ensuite bathroom. Anyone here built this design? Did it cause any inconvenience? Would you recommend to add additional door to the WIR and additional exhaust? Is there any option to change floorplan to be able to access WIRs for the bedrooms directly/ seperate instead of going through the bathroom?
I'm building the Vaucluse and I added sliding doors to the WIR's so it can be added if you want. You just have to pay extra
Thank you Raymond. The vaucluse deluxe has separate entry for bathroom and WIR for the ensuits. However Sheraton deluxe has the WIR designed such that it can be only accessible through the bathroom. I am interested to know if that causes any inconvenience e.g. does clothes or belongings become mouldy due to the steam from bathroom after shower or any other problem from the usage of the bathroom and toilet. Has anyone faced problem who built this design and what is recommended? Would there be any option by Carlisle Team to change the floorplan so access to WIR can be separate? Thanks again.
A lot of their designs have the main bedroom next to ensuite as well but I'm guessing it shouldn't be an issue as long as there is good ventilation in bathroom (and there is exhaust above shower and steam should go straight to ceiling). But for peace of mind though best to ask them that question.
