Very helpful, efficient and professional
Everyone at Carlisle has been helpful and friendly. Any questions or requests have been handled quickly and easily and all aspects including costs have been as advertised/estimated. Despite not being able to meet in person due to the pandemic, communication has been excellent and extra care has been taken to compensate for this. Construction has been very efficient and the work appears to be of good quality.

Excellent service from the sales and Client Liaison Executive team
Since the first step into the Display home, the sales team provided an excellent service, they provided suggestions to me for the contents of the house (e.g. use other alternatives instead of others to meet the budget I have). If I have any questions about the costs or related to the items, the sales lady and sales assistant replied me quickly and explained in detail. Experience with Carlisle homes
Right the initial contact we dealt with [name removed] who was very friendly and informative about what to expect. We then moved on to [name removed] who assisted us with our colour appointment. It was a smooth transition. [name removed] was very friendly and helpful. We then moved on to our finial contract. We have been consistently update at each stage both peter and [name removed] have been great easy to deal with and highly recommended.

Extremely disappointed and frustrated
I had the Concrete Slab Inspection scheduled today. I got a call from the Site Supervisor stating that the slab was already poured so inspection cannot happen. This was an absolute shock to me as multiple times I have made it clear that I want a private inspector during my build. As per SS, it was the concreter's fault that they did the slab pour before the inspection. I got really disappointed and angry. We have been advised that you have been in discussions with our construction management team who have also apologised for this error that has occurred. Please note that during these stage 4 restrictions, we have encountered some difficulties with trades availabilities and allocations. Avoid at all cost.
Carlisle after making promises that they can't keep, during sales pitch are now even refusing me to hire a building inspector. My rights as a consumer are clearly being violated.
Carlisle is using stage 4 restrictions as an excuse not to have a private inspector, so that they can cover up their botched jobs.
I even have a email from department of jobs, precincts and regions, addressed to me, explicitly mentioning that I am allowed to have a private inspector.
Carlisle is still refusing me to hire a private inspector.
They have come up with their own set of rules to allow only certain inspections that they see fit.
When I got a call from one of the managers at Carlisle, they even warned me not to do a review online.

Private building consultants are not engaged by Carlisle Homes as workers or noted on the permitted specialist contractor list. They act as agents of our client and are restricted in exactly the same way as our clients are restricted. All of our clients are currently restricted to attending a final inspection only. Carlisle are also allowing private building consultants to attend slab stage inspections and fix stage inspections based on the classification of these stages as ancillary activities by the Victorian Government. Unfortunately, even with the move to “Step 2” of the restriction road-map, residential construction sites remain heavily restricted in terms of the number of people and type of workers that can attend site. We do hope to return to a level of normality with the easing of restrictions in the coming weeks. Carlisle stands by the quality of our homes and we will address all legitimate issues raised by yourself or your private building consultant at any point in time during the construction process. Excellent Customer Service
Currently we are in the mid construction stage and we are very impressed by Carlisle customer service and quick response across all levels. Everyone has been really helpful right from the beginning and we get weekly updates from our site supervisor. The Carlisle connect app is a excellent tool to keep us updated on the progress levels and stores all the important documents that can be downloaded anytime.

Pre construction - Check your drawings 100 times before signing!!!
Things were going well until contract signing. Although a detailed list of mistakes in the drawings was prepared, they have been ignored in the 1st, 2nd & 3rd developer approvals. I had to give-up last time as I lost more than 3 months. When I requested for the last DA, a document with an olds date stamp was provided. No proper DA docs has been provided yet. (If the first DA application has been submitted after correcting the mistakes which I have pointed out, I would not have been caught in the additional 30 day delay)

Refusing Independent Inspector Against Legal Rights
The initial stages before the signing of the contract were wonderful but the trouble started happening after the signing of the contract.
The CLE was lacking in communication even after consecutively(10+) asking about the progress of the permit plans to either be blissfully ignored or told on a couple of occasions progress would be told later on, which then weren't. We were also instructed to clear the land and remove the rubbish in preparation of site start over 6 weeks before commencement. Due to our mistake the land had to be re surveyed wh...Read more
ich was done ASAP, meanwhile the block was vacant for weeks awaiting potential litterers to dump rubbish when there was no need to clear the land so early, Carlisle did place temporary fencing after raising a co mplaint about the issue though which was the right action to take. The real trouble started when advising we would be using our own independent inspectors to review the quality of the build. We were told that due to stage-4 restrictions it wouldn't be possibly and upon request to pause construction we were informed we would lose $10,000 in incentives and have the build delayed by several months to make way for the home builder grant houses. Over the few weeks of getting information as to the restrictions stance we got information from Business Victoria and the HIA among other government bodies stipulating it is allowable. When we passed on these details we were told that their "interpretations" of the guidelines did not indicate it was allowable completely ignoring the evidence i had obtained. In the meantime the SS (the site supervisor was a really good guy) had notified us they had 'accidentally' allowed a framing stage inspection that had 14 items either non compliant, containing advisory notes, or not up to Australian Standard (which they do not follow by the way in the contract). The pre-pour slab inspection had 11 items of the same nature (non-compliant, advisory and Australian Standards) the response to issues raised with the pre-pour comprised of photos with absolutely no narration as to what was being shown and didn't address the issues as resolved. The issue of the denial of private inspectors goes against our rights within the Domestic Building Contracts Act 1995 - Section 19 and a clause in our contract and unfortunately the only option we have left is to pursue legal action.2 comments

Building consultants are not considered as permitted workers by Carlisle Homes as they are not engaged by Carlisle as workers. They act as agents of our client and are restricted in exactly the same way as our clients are restricted. All our clients are currently restricted to attending a final inspection only. Carlisle are also allowing building consultants to attend slab stage inspections and fix stage inspections based on the classification of these stages of the build as low risk by the DHHS. Unfortunately, even with the move to “Step 2” of the restriction road-map, residential construction sites remain heavily restricted in terms of the number of people and type of workers that can attend site. Our house Slab has poured and frame work has started. Our Site supervisor is fantastic and providing us updates on weekly basis and explains & answers any questions we have, what a great start, lucky to have such a supportive site supervisor. This is what it shows, how amazing she is and care for the customer as not many people accept mistake. We all work from home and mistake bound to happen and delay is bound to happen as they are extremely busy with a lot people signing up due to promotions. Despite her busy time, I keep receiving reply and updates on timely manner now. This is very big thank you shoutout from me to our amazing and awesome CLE. Sneaky builders
If you are new to building homes be ready to be taken for a ride. Sales are helpful and so is the color department. The real headache starts with the CLE when they try to up the contract price by charging for basic changes. Want to raise window heights? Charge of $2400! What to move the dishwasher to the pantry? That’s another $330. We are paying a cool $4000 extra for these changes which other builders do for free.

Because of this we are missing out on having an extended alfresco as we needed to go to developer for approval and wanted to push forward our contract signing. They instantly came back with threats that they would take away our discounts. Bullies. Now I’m sure your thinking “hey buddy you should have done this sooner!” We tried to at sales stage but the sales consultant said no no don’t do it now you have all this time up to tender to make any changes you want. We have had other people’s documents forwarded to us with their full details which is a serious breach of information as I would not want my information shared with anyone else. The electrical plans were a total nightmare to deal with because our CLE refused to give us time so we could discuss the corrections. In its place we had to email her with drawings of where we want everything. We stayed up to 3 in morning on multiple occasions so plans got corrected and the CLE STILL got the drawings wrong. I mean how many times do you need to tell someone to not put the power point next to the sink. The CLE doesn’t not know what is included in our standard electrical plan and kept charging us incorrectly. After tender we asked some items to be deleted from our contract but they were purposely left on to keep the contract price high so the 5% we paid was more than what our final price on contract would be.1 comment

Wished I had not gone with this Builder
They have basically taken advantage over this whole COVID pandemic by not allowing private inspectors to do their job. Even now that the restrictions are starting to ease and more people have been allowed to go back to worksites, they still would not allow private inspections. They are totally going against my right to have someone representing me do the inspections. If you really think your quality is good, what are you so afraid of then? It is not helpful that the CLE has been totally useless during this whole debacle. If I could rate a no star for Carlisle I would!

Proceed with caution! - independent women especially!
If you are considering going through the building process as a single and independent women, strongly reconsider choosing Carlisle Homes and look elsewhere. You will be patronized, bullied, and spoken down to constantly by supervisors and construction managers thinking they can bully you in to agreeing with them or accepting faulty items.
When you ask for doors to be replaced because they were exposed to significant water before they were sealed yet this is too much to ask, its a red flag. Then when you disagree with a conclusion on an issue to be told "you should have chosen a different builder" (and yes that is a quote), there is clearly no value for customers.

My wife and I were very delighted with the guidance provided by our Client Liaison Executive, [name removed]. She has been very helpful, informative and quickly addresses all our concerns promptly. As a first home buyer, we are new on this process and had so many questions, but we felt everything has been answered accordingly. Amazing customer service at woodlea estate
It was an amazing Customer service at woodlea estate by [Name Removed] He helped us a lot And he told us everything we gonna get in building our new home n there is no hidden cost it was all very well explained and we love the Maison 33 display home and very fist day we decided to build with Carlisle homes.

We built in the Easy Living range and paid 2k deposit for the build. The land deposit will depend on your developer.

we bought our house which was 8 months old built by Carlisle homes. After 1 year, cracks start to emerge. Carlisle homes fixed few cracks initially. After few months, new cracks start to merge and today its nearly after 1.5 years those cracks are getting bigger and worse. They give 7 year structural warranty so the inspector took 1 year to take level samples on every corner of the house and asked me to do concrete around the house ( which is ended up doing it ) and gave me list of things to be done outside the house to stop the movement. It looks like the inspector does not want to do fix the cracks and is making issues on the landscaping and other things and refuse to fix the cracks until the issues are not fixed by me. I have already spend $11,000 fixing the issues that they ask me. But still not he refuse to do the job.
