Dodgy warranty commitment during sales
Initial review after getting my home :
And I still believe Carlisle makes good and quality homes.
However their Warranty process as a whole is very dishonest and not transparent at all.
I have been advised that I have failed to satisfy warranty requirements which I was not even aware of, but it was mentioned somewhere within a 1000ish page file you receive during handover process.
Attached image show the date when I actually received that useful piece of informa...tion for which my warranty is void . And yes during phone conversation on 29/06/20 I said I cannot undo my concreting to meet your requirement, which I only know NOW!, because it's simply not possible to break and build all concrete perimeter surrounding the house.
Horrible Customer Service + Bad Quality Home
We've had our home for over 2 years now, so I can testify as to how the house stands long-term.
These are just a few of the issues that arose during and after construction:
* The cooling system would just not work - if we switched it on from the mainboard, the electricity would go out.
* We had the kitchen island ordered in white marble - came in black marble
* Plumbing was horrible - toilets would bubble very loudly in the middle of the night or during storms as though there was negative pressure

Hi, I get my house built by Carlisle homes and handed over in April 2020 in atherston. My manager was [name removed]. I had a horrible experience while building my house with Carlisle homes.
In April, when there was a stage 3 lockdown, I travelled from oversea and was in compulsory quartine for 14 days. I was forced to come to have handover. I explained my situation as this was first wave of Corona virus but the Carlisle homes didnt bother about that.
However, when I went there for handover after my compulsory quarantine, the worst part start...
Terrible customer service. Garage wall not built as per contract.
My house was built by Carlisle Homes and handed over to me on January second week 2020. As per the building contract, the garage wall should be on the boundary however it was built about 7 cm inside the boundary. We found this defect when we erect the fence and we explained this issue to our supervisor on site by showing the gap between garage wall and the boundary during the second week of January 2020 but no proper response from him. Also I sent an email to Client Executive and Supervisor on January 21st and February 18th 2020 but no response...from them. Later during May third week of 2020, when I have 90 days warranty inspection, I showed this matter to warranty inspector but he said this issue was not within his limit. Then finally I sent a strong email to Client Executive to send the Supervisor and Construction Manager to check this issue on site. But initially Client Executive refused to take this matter and later she realised the seriousness of this issue and agreed to send them. Towards end of May third week 2020, Supervisor and Construction Manager visited the site and had a discussion with me. I showed them the defect and I maintain that the garage wall is not lying on the boundary as shown on the contract drawings and I want Carlisle Holmes should document the current position on the building contract. During this visit Construction manager checked the size of the land and garage wall position by using his measurement tape. Then finally an email came from Client Executive outlining that “what action you would like Carlisle Homes to take regarding the location of your home”. I replied her to know what Carlisle’s position on this matter is. Then I got an email from Construction Manager outlining that “As discussed earlier today in relation to your boundary position, can you please confirm that what you are after from Carlisle Homes is that the position of your garage wall is clarified and updated on your plans so that if in the future you were to on sell the home the position is documented.” So I proposed Carlisle Home’s for few remedies including investigation, re-establishment survey for finding exact position of garage wall and update all document including building contract, local council, developer approval and other places with correct position of the garage wall. However I got a replay from Client Executive that “You will need arrange a re-establishment survey for your property to determine if an error has been made”. Here my question is if there is no error then why Construction Manager agreed to update the contract? Why I need to arrange re-establishment survey for Carlisle’s mistake?
Aftersale and support. Leaking home
It had been nearly a year after we left a positive review for Carlisles. The promised Carlisle made to unsure that our problems will be rectified and looked after has not been fulfilled. The supervisor is out once we are in the warranty stage, The defects are handled over to the warranty team, worse, our house got major leak which keeps us awake at night trying to catch the water in the bucket to avoid further damage. Worst experience when dealing with the Carlisle homes team regarding the structural repairs. My house is only 1.5 years old. Costing me over $5000 from my own pocket and Carlisle home will not cover the cost. The support post-handover is worst and very unprofessional. Building a house with a builder need to have future support. Always excuses so that they don't cover the cost " At the time of handover there was no cracks or defects"'

I build my first house with Simonds Homes in 2011 and afte...r 6 years, there was a leakage at my bathroom. I call them and advised this issue. They sent a handyman to fix and no cost at all from me. This is what we call support over warranty. I would never recommend Carlisle Homes to anyone to build with them. Carlisle homes building process is good but once post-handover, there is no support and will cost you a fortune to repairs
Color Appointment & Carlisle Homes - Worst Experience
The appointment was rushed especially when we did not get a browse appointment due to covid. No tour was provided on the appointment day too and we did not even look at what all was available at Spectra. We were not shown the options in most cases, and were just shown standard options to choose from. I was looking at options myself and constantly being reminded by the color consultant that we dont have much time and have to cover a lot of things. In most cases options were given when it was a yes or no (for example ducted heater zoning - yes or...no, NBN box - yes or no, flood light sensor - yes or no etc) but when we were selecting vanities, taps, cupboard colours, stone colors etc we were walking to the wall to look at different colors or walking around to look at vanities to look at other available options and noticed color consultant not being happy about it. Worst part was when me and my wife were discussing on which one to select and I was getting inclined on a specific thing, color consultant was noting it down as finalised listening to our conversation, I did not even say it to her. Also felt the prices were different for few items, sales told me different price for timber doors compared to what the prices were at Spectra. We had high expectations from the spectra appointment which turned out to be a big disappointment. I had made a change before the color appt., called sales who asked me to inform the color consultant and they will look after it. When I informed it to color consultant, she says this should have been done before the color appt., I said I was informed by sales to talk at color. Talking about Sales: In the start the sales consultant would not even reply to my calls on the same day, first he calls me next day and says he was speaking to family on the way back home hence did not return the call same day. one time I went to the office because he was not answering calls and saw him coming from the supermarket, he says he was about to call me. After these 2 instances i told him several times it is so difficult to get in touch with him, it got better after that. Sales consultant got better later on, may be he realised we are serious about building but the color appointment was shocking. Another worst part - sales is closed thursday & friday and headoffice is closed sat & sun, so pretty much if we were to make any changes we only have 3 days in a week. I have dealt with other reputed builders, top tier volume builders and they get things done all 5days. I visited other Carlisle display homes to have a look at different options, none of the consultants would give any little info about the house (example - i asked what category carpet is in the xxx display home, other sales consultant says in a rude manner, you need to talk to your assigned sales consultant - this happened at Cranbourne display, Wyndham Vale display - terrible/rude behaviour by the sales consultants). I thought Carlisle is one of the best but turned out to be the worst experience, would not recommend anyone. Thinking of cancelling the contract and losing the deposit.
Horrendous Experience and terrible customer service for Affinity range house
I signed up with Carlisle Homes with sales person in May 2020 for Affinity range house Sorrento 43 Grand.
Went to my colours appointment on 16 June 2020.
Staff who helped me choose colours for the house was expert and she read the mind and helped. Till this time it was all good...
Electrical appointment staff was not aware of certain cables I wanted in my house but that was resolved as she contacted her outsourced electrical company and took onus to get me what I needed.
Real issue starts at tender stage... Tender was prepared after two weeks and was sent to me....

Not happy with job at all. Fasade of my house is not straight, brick work is terrible, Alfresco pillar not straight, rendering not good enough, paint job not good, in nutshell totally heart Brocken when you spend nearly 300,000 on a building you wanna call home.
Don’t build with them, if you already in process then don’t trust them, specially supervisor and CLE.
Carlisle don’t say no to fix things but it’s like I am renovating my brand new house. Renderers rendered Fasade pillar twice and still have issues. Just go somewhere else guys, don’t hire them !

Horrible and stressful experience
Overall very bad experience. Spectrum appointment is the only highlight, after tender, everything went down to hell. Still in dispute with this builder. So many problems are not solved yet and it is not because my expectation is too high, this is not the first or second home i built but it is pretty much the worst builder i have ever engaged with. Will update with more details and stories later, and will upload photos as evidence. Not recommended, very unprofessional, especially CLE team, lots of misleading.
Wasted my time and money and got Site cost shock
Sharing my experience with Carlisle- I started with Carlisle because they lured me with offers and promotions. I even gave a good feedback for my experience till the color selections. After color selection Carlisle showed its true colors and quoted enormous 63k of site cost,with 25 years of structural warranty, mentioning the reason of fill in my land block. Fortunately I was warned regarding Carlisle charging exorbitant site cost from my neighbors, who experienced same with carlisle, so I was going with another reputed builder in parallel. The...another builder, who claims to be number one in Victoria, gave me a reasonable site cost of 20 K with lifetime structural warranty. My neighbors are building with other reputed builders and none of them have their site cost beyond 20k be it single or double storey home. Carlisle says "yes it is included" because anyway they rob you in the name of site cost.

Budget builder at a premium price! Promise you your dream home but cannot deliver!
Serious disappointment! Fell in love with floor plan but when it came down to cosmetic choices they are very limited and are quick to say no, stating their a volume trade builder so they are not skilled to lay tiles in a herringbone pattern or even use natural stone, or put a different tile in your shower niche (they tell you it’s because they are unwilling to compromise on quality but given these things are in every tile store and display home it really comes down to them just not willing to pay a skilled tiler to do the work). Despite the pri...ce tag which is at the high end, don’t be fooled, they ask you to compromise on your vision despite promoting they are there to support you build your dream home. Tiles are sourced through Beaumont tiles which offer an abundance of tile choices but NOTE if you fall in love with any of the tiles Beaumonts has on display chances are Carlisle will not let you use them in your house, and if they do, they won’t lay them like they’re displayed in Beaumont’s, your choices are limited to whatever tile they can lay in a straight line which is a real disservice to Beaumont’s... timber look tiles forget it! For a first time builder who doesn’t know better this process might seem fine, but if you’re a second time builder who is unwilling to have the wool pulled over their eyes don’t bother with Carlisle!! Communication about CoVid basically nonexistent and poorly managed when it came to appointments, Colour room experience cancelled, who can and can’t come to appointments changed and almost none of it communicated with us other than a generic email telling us our appointment times had changed! With restrictions on childcare and family visits we were in a position that we’d have to bring our 3 year old son to our appt. with their site promoting a kid friendly environment and nothing overriding this due to Covid. The last business day before our appt, WE contacted Carlisle to enquire about something and only learnt on this call that we’d not be allowed to bring our son with us and were told that if we can’t find someone to watch him (and essentially break covid rules ourselves in doing so - given the restrictions at the time) then one of us should just not come to the appt and stay home with our child... ummm excuse me, he lives with us and doesn’t go to childcare so not sure what risk he posed to the health of Carlisle staff. Our experience was impacted by CoVid and we ended up cancelling but they refused to refund any of our deposit even though they’d done nothing for us but the site survey... so despite the government encouraging companies to refund customers who have been compromised by CoVid Carlisle refused us this display of good faith. A very expensive and disappointing mistake.
Feeling cheated with Carlisle homes in Warranty
I built my first house with Carlisle homes in 2020 under T- Range. Before to go with Carlisle homes, I signed contract with different builder and paid him 2K deposit also. But that time Carlisle homes had big name and they care of their name also by looking after their customers. But now they just plan how to cheat their customer with number of variations after signing the contract eg. they excluded my recycle water pipeline in my house contract just because land developers made it optional. But they didn’t refund me any money as they save they...thousand of dollars. The second and worst thing is Carlisle homes is trying now to get rid of 25 years of warranty as they promised in the signed contract. As per the contract, I have to put the concrete around the house and built the driveway in first 90 days after getting the house keys. I did all as per the requirements, but Carlisle homes has the persons like [Name Removed], those are trained to save the company’s money finding the minimum fault and change the warranty from 25 yrs to 10 yrs. In my case the warranty inspector [Name Removed] told me my house left side Concrete’s fall is around 35mm, that’s more than enough if you will check other houses built by Henley and Metricon. Even one time I checked the Display home of Carlisle too somewhere, at there the fall is just between 25-30 mm. I discussed the same issue with other persons build with Carlisle homes mostly people complained about that truck of Carlisle homes to evade the Warranty. At the end, I would like to say that I am feeling very regretful that why I lost my 2K deposit money with other builder and build my house with Carlisle homes. I will never ever build with Carlisle homes again any house in my whole life and never recommend to any of my known too. Thanks
Not the best experience
While it all started as a word of mouth, how Carlisle homes were amazing and they do go the extra mile for their customers, our experience with the build was not always so amazing.
Their Sales team did an amazing job explaining what was included while we were debating which builder to choose, we were happy with the inclusions that Carlisle offered and we decided to proceed. We proceeded to contract signing, but they had zero negotiation policy in regards to any alteration of the contract clauses, because there were a few we didn’t agree with,...which made us think twice before proceeding. We had already spent 3 months to get to that point and could not afford to start over given we had a deadline to finish the build. This was shortly followed by an issues with power connection to the site. Their contract had a clause with a hefty price for a generator if I did not arrange a power connection to the site. I asked them about it and they indicated that I needed to organize it myself. So to engaged an electrician to put in a temporary power pole and advised Carlisle. The response I then received was that I had to remove it because there was already power available and they would not start work until it was removed, something I had asked them about previously and they did not tell me. A lack of communication meant that this cost was unnecessarily incurred and then more cost incurred to remove it. Eventually Carlisle agreed to pay some of the costs, but I was still out of pocket because of their refusal to take out contract clauses with ridiculous extra fees for a generator and communicate about what was needed for power to the site. After we signed the construction contract with Carlisle that included site cost, we received a phone call from our Carlisle representative indicating that there was an issue the piers that had been selected by the engineering team and they were not holding in the soil. Carlisle had only allowed for a certain type of piers which were unsatisfactory and a variation was required delaying the project to rectify this problem and for extra charges for the different piers. After this was resolved, the build was very fast and the house was ready within a few months. As we approached completion, I noticed yet another major issues where the water meters (grey water, drinking water) were both in the way of the driveway as shown on the plans that Carlisle themselves had provided to us. I reached to my representative to be told that the water meters are my responsibility (as they have a clause for this in their specifications). With some more investigation I found that they had carelessly signed off with the water authority about the location of the meters, which specifically asked if the meters would be in the way of the driveway, knowing full well that they would cause this issues. I am now looking at a couple of thousand dollars between the water authority fee and the plumber to move these two meters out of the path of the drive way, and despite Carlisle clearly taking no care whatsoever to prevent such a silly outcome, they have refused to take any responsibility for the costs I will now have to incur to fix the problem caused by their own laziness to do the job properly. I am currently considering further action about this, but most of these issues could really have been handled better by Carlisle and been entirely avoided without me having to be out of pocket for their mistakes.
Carlisle took my initial deposit for Astoria Grand 55 while it is very obvious that it can’t be built due to the size. 3 months later, they finally realised the problem. They asked me to change to Astoria grand 49 or reduce the size and applied for council approval, cost on myself and no guarantee. I refused. They refused to admit their mistake and refund the deposit. Building regulation, double story, minimal set back to neighbor north face window can’t be 1.8 only. This should be noticed at sale stage not the day right before the tender appointment. So unprofessional.
Disappointed with Easy living contract
The team was enthusiastic until the point of sale with a deposit. Contradictions between contract sales tender and building contract. When asked to amend, Carlisle refused to amend. Being a big company, they do not care about customers and do not need your business. Loss of $2000 deposit. Lack of ethics in business operation. Very disappointed.
Recently built a house with Carlisle homes. We (wife and myself) had too many issues with the house.
At pre-final inspection, we have noticed a few defects and issues with the house. The supervisor ensured us that he will get those issues rectified prior to our settlement. However none of the defects were fixed. The house was exactly in same condition as we have inspected earlier.
During the final inspection, the site supervisor told us that he can’t have his tradies come in to fix minor issues in the house. We have to wait for the warranty...team to do their checks after 90 days of settlement. The issues which we have mentioned are before the settlement, and should have been rectified before handing over the house. As the warranty team should come into play if we have any issues post settlement. It seems like we were rushed to do our settlement. After settlement when we booked for the appliances, again site supervisor confirmed the installation date. But he changed the date to another day without even discussing or mentioning it to me. Anyways the appliances delivered on the new confirmed date. When it comes to installation, we realised that they have delivered a wrong cooktop. So the cooktop could not be commissioned on the same day. Had to wait another day for the right cooktop to be delivered. Again there was no communication, acknowledgement or confirmation from the site supervisor.
The most worse Builder among the others in the field
- Meet the time frame as my house was build earlier than what was mentioned on the contract.
- The company is not trust worthy as following happened to me.
1- The tile I chose for my master bedroom which was tile from Cat 8 was installed with a Cat 1 tile.
2- I was told without any further explanation that the ceiling height for my property would be 2590mm, but at the end my ceiling height is 2530mm.
3- The cook top I chose from Carlisle showroom was replaced with another one which never existed in Carlisle's showroom and on the day of cook to...
Built a new double stories house with leaking toilet and they refused to fix it. If your plumber do they good job at the first place this shouldnt happened. I had my insurance to replace all the timber floor, i sent all the full report what causing it but yet Carlisle still refused to fix the leaking toilet because they reckon not under warranty. Now I'm going to VCAT for this matters.
Appalling after service
The build process was okay, in the end we are happy we have our home. However the warranty service afterward has been nothing short of appalling. We chose our home colour from the display at Highgrove Estate, our home was rendered not matching the colour we requested, even though Carlisle continue to say it matches, they continue to pee down our legs and tell us it’s raining. our heating unit sounds like have a helicopter above our house but apparently is “normal running noise” we’ve lived in rentals with quieter units than this. Constantly being told management will be in contact only for nothing to happen. If you want a stress free life after your build. Your dreaming

I had so many issues during my build.
During PCI, they presented a horrible tiles in the ensuite. Floorings were not aligned & trip hazard. Terrible roof flashing; theater room window with 10 mm gap, bricks issues etc.
Minutes after hand over, light switch not turning on. 22 days after hand over, water leak from the roof.
It’s frustrating and terrible experience building with Carlisle.

We've had a fantastic experience so far. Our sales consultant went above and beyond what we expected. We went through quite a few different blocks of land due to suitability and she assisted us with every one and responded to all our emails and questions promptly.
