Attention all new home builders or customers.
My name is Teena singh, today I am writing this with tears in my eyes, it’s a request please read the whole story, I am currently building my new home with Carlisle, I got attracted to Carlisle because of an awesome sales agent [Name Removed], she is absolutely awesome, after that my file was handed over to [Name Removed], CIL I had my colour appointment in October, can’t even explain how bad it was they gave me 3 hours to decide my double storey home upgrades wow great, I decided to leave Carlise, ...
Carlisle Home - Bad and Poor experience
Every company has good and bad people and CH is no exception. There are some people in this company who are undoing all the good work done by others and dragging the rest company down that it makes look whole company bad. When we decided to build with Carlisle Homes, I met our Sales consultant in [Name Removed] who has been absolutely fantastic and helpful throughout the whole journey so far. We really liked his service and any queries or questions were answered promptly. Then our File went to Head Office and things started to go downhill.
In...cident 1: The original assigned CLE was just absolutely NO, NO NO for any queries and any general question asked was just simply told to find out on Colors appt. There was just so much hesitation and laziness to give out any information that I finally rang the office to find out the info and spoke to her manager who was helpful and promised to send the info which she did promptly. Next thing I get a call from my CLE yelling and shouting on other end of phone asking why I have gone to her manager and should have called her instead. She was very rude, poor customer service as I explained her about our poor experience with her so far. Apologies were made by her manager and a new CLE was assigned who has been great, no issues and really helpful and genuine customer service attitude as the way it should be. Incident 2: After being told the first one incident was just a once off, we were ready for our Colors appointment. Color appointment girls were nice, assisted us with choosing all the colors and we greatly appreciated their help. Next came the electrical as this was my domain as we were really excited and looking forward to that however the electrical consultant was so rude, unhelpful, really pushy and lacking basic customer service skills. At times she has just rolling her eyes, smirking with the girl sitting next pod in front of us when we ask her any question. It got so bad talking to her to the point that we wanted to just WALK OFF from the rest of the appointment. However considering we still have to take the time off from work and come back, we decided to go thru anyway. After coming back I advised CH about the elec Appointment feedback and requested a review/rebook just the elec appointment. CH didn't even bothered to offer a quick phone or zoom or webex review as should have at least done that and followed up on our poor elec appointment experience. Later we were told management has decided not to do that since the rest of appointment has been completed anyway. Every appointment later on at spectra we told all staff about the elec appointment stuff up and poor service but no one cared to do anything. This is my BIGGEST disappointment with CH management that rather than calling back to apologize and rectify the issue even after being told multiple times, No action has been taken till date. Incident 3: This is the last incident which really tipped over my patience and hence the reason for writing the review. We did 2 color browsing appointments at Spectra and were handed the information brochures by consultants. On one of the booklets - see pic - one of the double power point says $60 and yet CH wants to charge us $68. When we pointed out to the fact for incorrect pricing we were told that there were old booklets and pricing couldn't be honored. Seriously ????
Colour appointment with [Name Removed]
We had good experience with our colour consultant with good communication and very helpful while selection, All the concerns I asked, colour consultant answered after discussing with fellow consultants and cleared our concerns , however we were slightly disappointed with time being spent on the discussion, I felt we could have utilised that time on colour selection , except that overall we had Good and friendly experience with colour consultant.
Water meter placed in Driveway!
Be warned! We had a shock when we found our water meter on our driveway, after a lengthy process contacting Carlisle, they have refused to accept responsibility, saying that if we wanted to move it, we had to contact South East Water.
South East Water want to charge us $2200 plus plumbing costs, Carlisle accept no responsibility saying that in the contract, they can select the location of the water meter. The information below shows that Carlisle have said they have consulted us in the process, which of course they haven't.
Totally unprofess...ional in the way that they have dealt with this, and I'm at a point of contacting our solicitor to get involved. You would presume that any location would be fine, except on the driveway or somewhere where it would interfere with the actual build. But they said that they didn't have time to consult, that they do it automatically to save time. Our CLE and SS have been amazing, no qualms with them. It's not their decision if they can or can't move a water meter. They both have been fantastic and easy to deal with. If you are considering building with Carlisle, make sure at the contract stage you iron out the position of the water meter to avoid having to pay huge amounts of money for the builder's mistake. Enclosed is a copy of the response from SE Water, showing where they have asked Carlisle if they have consulted with us... They of course did not.

Great sales team who are very responsive, but CLEs are very unapproachable
We are yet to start the build, so far we only went through the sales process where the salesperson [Name Removed] was good (expected if you are selling half a million home) but that's where it ended. My CLE is not available by phone or email which is frustrating. The color selection at spectra felt it was rushed
Forgoing our $2000 deposit to avoid building with Carlisle.
After what appeared to be a positive sales experience, we quickly found that the many things promised to us during the signing with Carlisle were actually not available with this builder. One thing we stipulated was that our floors were to be laid under our very expensive island waterfall bench to avoid wooden quad being used around the stone end panels. This was assured to us by our sales representative who also agreed that this was more aesthetically appealing and something that would be easily arranged during our colour appointment. During t...he colour appointment we had a very rude consultant who informed us that under no circumstances would they accommodate this request. We asked if we could do the floors after hand over and have the skirting boards left off as I know other builders offer this to which she stated it could not and would not be done. There was no flexibility or compromise even on little things such as a different stain for our timber windows (they only offered a dark stain and we wanted a more natural colour stain given we were upgrading to wooden windows), again we asked if we could do this after handover and were refused. A lovely sales manager did get involved and offered to rectify some of the issues however the lack of transparency and issues that arose so soon into our build left us with no faith in them to continue on. The standard inclusions at the colour selection are also very disappointing! Allow $100,000 for upgrades! We also had fisher paykel appliances on the front page of our quote which was listed as a free promotion however were told this was a “misleading typo” and they would not honour it. Overall Carlisle appeared to promise us things that were not unreasonable in order to get us to sign and once signed we soon learnt how inflexible and rigid they were. Would not recommend them to anyone. It’s $2000 well spent to avoid this builder.
Shown T- Range inclusions instead of Affinity
Issues with pre-post especially as colour appointment, not getting offered what was promised in a sales appointment. Raised the issue with CLE and Sales consultant after colours appointment where they accepted the fault and I need to bend the way to sort this out in next colour appointment. Not very good experience
First Home Building Experience with Carlisle Homes
We started our process with Carlisle after visiting a few other reputed builders. The reason for the move was the floor plan & facades and the reasonable base price. However, I wish I would have selected the other builders. The start of the journey was perfect. However, being the first homeowner, we came to reality after paying the initial deposit. The level of transparency and commitment during the sales stage was not kept. Due to mismanagement & miscommunication between our previous CLE and Sales Consultant, we are now going through financial...hardship (delayed the building process, unnecessarily paying the EMI for titled land). When I complained about the delaying the process, there was no response from CLE. Instead of accepting the mistake and rectifying it, they started playing the blame game with each other (and I suffered for someone's mistake). I thought I would give a 2 stars rating. However, the way my current CLE is responding, I increased my rating to 3 stars. I hope I can update my review after construction. Rating Breakup (explanation is given below): 1) Sales stage: 0 stars 2) Colours appointment (online spectra via MS Teams & mobile call): 4 stars Our colour consultant did a great job to help us find the right combination. Also, there was no push for an upgrade for any items (which I was suspecting) 3) Tender Appointment (mobile call): 3 stars The appointment went well with the consultant. However, we were surprised due to the cost associated with many unknown items. Most of the items were related to site cost (which happened because of our sales consultant mis-commitment).
My partner and I are building out first home with Carlisle Homes - Easy living. Personally I would never do it again. I wish we were told before paying the deposit that we had to pick from colour schemes and that there is not much choice, we have basically upgraded everything and probably could of built with T-Range in the end. Also the whole process is so rushed it is ridiculous. Especially during Covid-19 you would think there would be some changes considering we couldn’t go out and properly look at samples. Also our land doesn’t title for an...other 6-7 months (again I wish we were told prior to paying our deposit that the process is so quick and rushed). On top of that the colour selection email that is sent is absolute rubbish, the colours look nothing like they do in person, you cannot spot any differences between the stone because the pictures are not clear at all and not all options are sent to you. Our “colour appointment” was rushed, we also dealt with someone who made several mistakes and did not know the colour boards correctly. We also left our appointment and had to return because we realised a lot of things were missed. Our draft contract then came back with a list of mistakes. As first home buyers the process so far has been overwhelming as I would imagine. But we haven’t been able to feel confident or overly excited. Our “sales support/colour appointment person” has been so incompetent and rude it has made us want to pull the plug on the whole process several times. Our sales consultant to begin with that helped us with the quote was amazing! I just feel like we weren’t told a lot of information and were sucked in very easy as this is our first time ever building a home. “Easy living” hasn’t felt so “easy” as of yet.
Checking legal rights for protest at front of sales office and involve media.
In your all email u r saying that your management were dealt with me in length, can u pls explain only one point what they have dealt except a wastage of time intentionally.
You booked my color appointment after one month after sign sales quote i received my tender doc almost after 2 months to sales quote i addressed my all issues in first appointment they said they are chasing sales rep which is sitting in aurura display.

First home buyer: Macquarie 22
My partner and I are first home buyers so the whole process was new and exciting for us. We are building the Macquarie 22.
The sales process was extremely good. Our Sales consultant was eager to help and walked us through each step of the process. We even asked some dumb questions and he was extremely accomodating and answered them all. Sales I would give 10/10.
Sales was a pleasant experience but the Sales support left something to be desired for. Admittedly, our Sales support was friendly and confessed we were her favourite customers (rem...ember this for later). We were rushed through our colour appointment jumping from room to room in no coherent manner. There was a number of mistakes made where the Sales support assumed we wanted something but didn’t ask us. That was frustrating. After 3 electrical plans and quote revisions we finally had a contract we were happy to sign. Then during our signing we spoke at length about our experience. She was apologetic and stated she was new to the roles. If she told us that she was new we would of been a lot more forgiving and patient. We can confidently say we weren’t her favourite by the end of it. Overall, we have designed and set up a house we love and are excited to begin building. Even with our difficulties Carlise did eventually resolve our issues and turned it into a positive one Tip: if you’re new just tell set that expectation at the beginning of the the consult so we aren’t to hard.
Extremely disappointed and frustrated
I had the Concrete Slab Inspection scheduled today. I got a call from the Site Supervisor stating that the slab was already poured so inspection cannot happen. This was an absolute shock to me as multiple times I have made it clear that I want a private inspector during my build. As per SS, it was the concreter's fault that they did the slab pour before the inspection. I got really disappointed and angry. I felt it hard to believe that the concreter did the slab pour without Carlisle's permission. It appears tom me that Carlisle doesn't want pr...ivate inspections to happen so that Carlisle doesn't have to work on the defects identified during private inspections. Carlisle is ruining its reputation now. I am feeling like I made a mistake selecting Carlisle as my builder. I will not recommend anyone to build with Carlisle now.
Avoid at all cost.
Carlisle after making promises that they can't keep, during sales pitch are now even refusing me to hire a building inspector. My rights as a consumer are clearly being violated.
Carlisle is using stage 4 restrictions as an excuse not to have a private inspector, so that they can cover up their botched jobs.
I even have a email from department of jobs, precincts and regions, addressed to me, explicitly mentioning that I am allowed to have a private inspector.
Carlisle is still refusing me to hire a private inspector.
They have come up with their own set of rules to allow only certain inspections that they see fit.
When I got a call from one of the managers at Carlisle, they even warned me not to do a review online.
I have been requested by Carlisle Homes to submit a review. I have just recently signed my pre-contract with Carlisle Easy living. Honestly I am only doing this review because they're offering a $100 voucher upon completion of this review. Overall the experience so far with the sales team have been neutral, they are responsive to your emails and calls. With the COVID-19 stage restrictions and government grants on offer, make sure they understand your situation and needs, you will be pressured to sign things quickly and they'll whisper sweet promises in your ear to get you over the line.
Pre construction - Check your drawings 100 times before signing!!!
Things were going well until contract signing. Although a detailed list of mistakes in the drawings was prepared, they have been ignored in the 1st, 2nd & 3rd developer approvals. I had to give-up last time as I lost more than 3 months. When I requested for the last DA, a document with an olds date stamp was provided. No proper DA docs has been provided yet. (If the first DA application has been submitted after correcting the mistakes which I have pointed out, I would not have been caught in the additional 30 day delay)
Also, I took time to giv...
Questions & Answers
I am building a house with carlisle in Affinity range. Got the brivis ducted heating inclusive in my plan. Will the thermostat controller for heating be changed to network controller like "Nest". If so what should be the procedure pls. Thanks.
They did tell us there was an option to upgrade the controller with wifi kit ( for my memory around $700), which means you could use app to control the heating and cooling remotely.
Congratulations Josan. and thank you for choosing Carlisle to build your brand new home.
What a great question but a little tough for us to answer here. It all depends on what house you have chosen and promotion you have signed up for.
We would like to advise you further so if you could contact us at email@example.com we can assist you further.
I would like to get more details about the current "5% Builder Deposit" promotion. On Carlisle's website and initial quote it doesn't mention the complete promotion details. On the top of it when I asked the sales consultant multiple times I was advised of something completely different every single time.
1. Let's say if the quote total or final contract amount is 250K and I make $2k initial deposit. The 5% of 250k is $12500. Now $12500-$2000(initial deposit)=$10500.
$250K-$10500=$239500 Does it mean that I've to pay $239500 for the house?
2. The amount which is required at base stage, Is it the remaining 5% of 250K or 239500?
I'm waiting for your response.
Thank you for your question.
As per our Easy Living contracts, a variation will be raised at contract signing as a credit for the balance of the 5% deposit based off your base house price.
If you could please contact us directly at firstname.lastname@example.org so we can look further into your particular job that would be appreciated.
Can you answer it here, so others know too?????
I am considering the Sheraton Deluxe design, one thing i noticed is all WIR are through Ensuite bathroom. Anyone here built this design? Did it cause any inconvenience? Would you recommend to add additional door to the WIR and additional exhaust? Is there any option to change floorplan to be able to access WIRs for the bedrooms directly/ seperate instead of going through the bathroom?
I'm building the Vaucluse and I added sliding doors to the WIR's so it can be added if you want. You just have to pay extra
Thank you Raymond. The vaucluse deluxe has separate entry for bathroom and WIR for the ensuits. However Sheraton deluxe has the WIR designed such that it can be only accessible through the bathroom. I am interested to know if that causes any inconvenience e.g. does clothes or belongings become mouldy due to the steam from bathroom after shower or any other problem from the usage of the bathroom and toilet. Has anyone faced problem who built this design and what is recommended? Would there be any option by Carlisle Team to change the floorplan so access to WIR can be separate? Thanks again.
A lot of their designs have the main bedroom next to ensuite as well but I'm guessing it shouldn't be an issue as long as there is good ventilation in bathroom (and there is exhaust above shower and steam should go straight to ceiling). But for peace of mind though best to ask them that question.
