Water meter placed in Driveway!
Be warned! We had a shock when we found our water meter on our driveway, after a lengthy process contacting Carlisle, they have refused to accept responsibility, saying that if we wanted to move it, we had to contact South East Water.
South East Water want to charge us $2200 plus plumbing costs, Carlisle accept no responsibility saying that in the contract, they can select the location of the water meter. The information below shows that Carlisle have said they have consulted us in the process, which of course they haven't.
Totally unprofess...ional in the way that they have dealt with this, and I'm at a point of contacting our solicitor to get involved. You would presume that any location would be fine, except on the driveway or somewhere where it would interfere with the actual build. But they said that they didn't have time to consult, that they do it automatically to save time. Our CLE and SS have been amazing, no qualms with them. It's not their decision if they can or can't move a water meter. They both have been fantastic and easy to deal with. If you are considering building with Carlisle, make sure at the contract stage you iron out the position of the water meter to avoid having to pay huge amounts of money for the builder's mistake. Enclosed is a copy of the response from SE Water, showing where they have asked Carlisle if they have consulted with us... They of course did not.
Extremely disappointed and frustrated
I had the Concrete Slab Inspection scheduled today. I got a call from the Site Supervisor stating that the slab was already poured so inspection cannot happen. This was an absolute shock to me as multiple times I have made it clear that I want a private inspector during my build. As per SS, it was the concreter's fault that they did the slab pour before the inspection. I got really disappointed and angry. I felt it hard to believe that the concreter did the slab pour without Carlisle's permission. It appears tom me that Carlisle doesn't want pr...ivate inspections to happen so that Carlisle doesn't have to work on the defects identified during private inspections. Carlisle is ruining its reputation now. I am feeling like I made a mistake selecting Carlisle as my builder. I will not recommend anyone to build with Carlisle now.
Avoid at all cost.
Carlisle after making promises that they can't keep, during sales pitch are now even refusing me to hire a building inspector. My rights as a consumer are clearly being violated.
Carlisle is using stage 4 restrictions as an excuse not to have a private inspector, so that they can cover up their botched jobs.
I even have a email from department of jobs, precincts and regions, addressed to me, explicitly mentioning that I am allowed to have a private inspector.
Carlisle is still refusing me to hire a private inspector.
They have come up with their own set of rules to allow only certain inspections that they see fit.
When I got a call from one of the managers at Carlisle, they even warned me not to do a review online.

Refusing Independent Inspector Against Legal Rights
The initial stages before the signing of the contract were wonderful but the trouble started happening after the signing of the contract.
The CLE was lacking in communication even after consecutively(10+) asking about the progress of the permit plans to either be blissfully ignored or told on a couple of occasions progress would be told later on, which then weren't. We were also instructed to clear the land and remove the rubbish in preparation of site start over 6 weeks before commencement. Due to our mistake the land had to be re surveyed wh...ich was done ASAP, meanwhile the block was vacant for weeks awaiting potential litterers to dump rubbish when there was no need to clear the land so early, Carlisle did place temporary fencing after raising a co mplaint about the issue though which was the right action to take. The real trouble started when advising we would be using our own independent inspectors to review the quality of the build. We were told that due to stage-4 restrictions it wouldn't be possibly and upon request to pause construction we were informed we would lose $10,000 in incentives and have the build delayed by several months to make way for the home builder grant houses. Over the few weeks of getting information as to the restrictions stance we got information from Business Victoria and the HIA among other government bodies stipulating it is allowable. When we passed on these details we were told that their "interpretations" of the guidelines did not indicate it was allowable completely ignoring the evidence i had obtained. In the meantime the SS (the site supervisor was a really good guy) had notified us they had 'accidentally' allowed a framing stage inspection that had 14 items either non compliant, containing advisory notes, or not up to Australian Standard (which they do not follow by the way in the contract). The pre-pour slab inspection had 11 items of the same nature (non-compliant, advisory and Australian Standards) the response to issues raised with the pre-pour comprised of photos with absolutely no narration as to what was being shown and didn't address the issues as resolved. The issue of the denial of private inspectors goes against our rights within the Domestic Building Contracts Act 1995 - Section 19 and a clause in our contract and unfortunately the only option we have left is to pursue legal action.
Wished I had not gone with this Builder
They have basically taken advantage over this whole COVID pandemic by not allowing private inspectors to do their job. Even now that the restrictions are starting to ease and more people have been allowed to go back to worksites, they still would not allow private inspections. They are totally going against my right to have someone representing me do the inspections. If you really think your quality is good, what are you so afraid of then? It is not helpful that the CLE has been totally useless during this whole debacle. If I could rate a no star for Carlisle I would!
Proceed with caution! - independent women especially!
If you are considering going through the building process as a single and independent women, strongly reconsider choosing Carlisle Homes and look elsewhere. You will be patronized, bullied, and spoken down to constantly by supervisors and construction managers thinking they can bully you in to agreeing with them or accepting faulty items.
When you ask for doors to be replaced because they were exposed to significant water before they were sealed yet this is too much to ask, its a red flag. Then when you disagree with a conclusion on an issue to be told "you should have chosen a different builder" (and yes that is a quote), there is clearly no value for customers.
Beware. Avoid. Not Better Than any other builder out there.
Please be aware that Do not go ahead with construction with Carlisle Homes without Hiring a private Inspector. If you have not signed, i advise you look for some other builder or do your homework.
1. The site supervisor appointed to my home does not even know how to read simple site plan. I have pointed her plenty of things she missed in the plans. Please hire a private inspector to avoid this situation.
2. If you are happy with whatever service they provide, everything will be fine. The moment you start pointing out mistakes and asking quest...ions, the attitude of site supervisor changes. My supervisor literally challenged me that she will not rectify the mistakes and i can do whatever i want. How Unprofessional. Again, please hire a private building inspector. 3. The Inspection company appointed by carlisle homes is also involved in all this. I am pretty Sure that they do not even inspect the house before providing inspection report. My home was issued certificate of occupancy even before many things were completed, some were not even started yet. I can also see with my naked eye that most of the cabinet handles were out of alignment, but this inspection company passed everything. Please, do not go ahead without a private Inspector. 4. I have been trying to raise issues and have also sent a notice of dispute. But it has been many days and there is jot a single reply to my emails.
Horrendous Experience and terrible customer service for Affinity range house
I signed up with Carlisle Homes with sales person in May 2020 for Affinity range house Sorrento 43 Grand.
Went to my colours appointment on 16 June 2020.
Staff who helped me choose colours for the house was expert and she read the mind and helped. Till this time it was all good...
Electrical appointment staff was not aware of certain cables I wanted in my house but that was resolved as she contacted her outsourced electrical company and took onus to get me what I needed.
Real issue starts at tender stage... Tender was prepared after two weeks and was sent to me....

Terrible experience building our dream house with Carlisle homes
We are having the worst experience building our dream home with Carlisle homes. This feels like the worst mistake of our life and we regret trusting Carlisle homes to build our dream house. We are building Montpelier 51 double storey , highly upgraded house in Harpley estate, Werribee for our living as it is our dream house and we have spent more than half a million dollars in constructing this house. I am building a house with carlisle in Affinity range. Got the brivis ducted heating inclusive in my plan. Will the thermostat controller for heating be changed to network controller like "Nest". If so what should be the procedure pls. Thanks.
They did tell us there was an option to upgrade the controller with wifi kit ( for my memory around $700), which means you could use app to control the heating and cooling remotely.

I would like to get more details about the current "5% Builder Deposit" promotion. On Carlisle's website and initial quote it doesn't mention the complete promotion details. On the top of it when I asked the sales consultant multiple times I was advised of something completely different every single time.
1. Let's say if the quote total or final contract amount is 250K and I make $2k initial deposit. The 5% of 250k is $12500. Now $12500-$2000(initial deposit)=$10500.
$250K-$10500=$239500 Does it mean that I've to pay $239500 for the house?
2. The amount which is required at base stage, Is it the remaining 5% of 250K or 239500?

As per our Easy Living contracts, a variation will be raised at contract signing as a credit for the balance of the 5% deposit based off your base house price.

I am considering the Sheraton Deluxe design, one thing i noticed is all WIR are through Ensuite bathroom. Anyone here built this design? Did it cause any inconvenience? Would you recommend to add additional door to the WIR and additional exhaust? Is there any option to change floorplan to be able to access WIRs for the bedrooms directly/ seperate instead of going through the bathroom?
I'm building the Vaucluse and I added sliding doors to the WIR's so it can be added if you want. You just have to pay extra
Thank you Raymond. The vaucluse deluxe has separate entry for bathroom and WIR for the ensuits. However Sheraton deluxe has the WIR designed such that it can be only accessible through the bathroom. I am interested to know if that causes any inconvenience e.g. does clothes or belongings become mouldy due to the steam from bathroom after shower or any other problem from the usage of the bathroom and toilet. Has anyone faced problem who built this design and what is recommended? Would there be any option by Carlisle Team to change the floorplan so access to WIR can be separate? Thanks again.
A lot of their designs have the main bedroom next to ensuite as well but I'm guessing it shouldn't be an issue as long as there is good ventilation in bathroom (and there is exhaust above shower and steam should go straight to ceiling). But for peace of mind though best to ask them that question.
