Good with the build process
From the colour selection to almost completing the build, working with Carlisle has been a quick process. Communicating with the team has been efficient. Due to the lockdown restrictions, we were a bit concerned about delays and other problems that may come with it however Carlisle has done an excellent job and so far keeping up with the time line.
The build so far is going well. Our site supervisor has been amazing

Good Experience with Carlisle Homes
We chose Carlisle Homes to build our first home and the experience has been great so far. We are nearing the end of construction and everything has been managed pretty well. We are always informed about things going on and hoping the build quality of the house is as good as the staff.

We had a few challenges over the time but our Sales consultant, CLE and SS have worked with us throughout this to resolve the issues. The color consultant was amazing, she genuinely wanted to make the selection process perfect for us.

Third home with Carlisle
Building third home with Carlisle in less than 2 years; First two homes 5star however had to give 4 star this time.
Frame stage invoice has generated however still site supervisor hasn't bother to contact. Site start was delayed more than week as there were few bricks ( possibly 10) that big excavator could not move. hoping this will not be end of Carlisle from our side as our last two home with them were amazing. finger Crossed

SPECTRA Color Selection Appointment
Pre-construction - Overall it was Good.
SPECTRA - Color selection portal gave me good Idea before I come to final selection, which made my life bit easier.
[Name Removed] - Who has provided good Service during color selection and she addressed most of my concerns
to reduced 5-7% Final cost variation from the estimated cost, otherwise I wouldn't have progressed further to build the house.
First home build
We decided to build our first home with Carlisle homes as they had a wide range of floor plans and great affordable facades. Carlisle team have been very helpful and responsive during the entire process of the build. Even under lockdown conditions, Carlisle team ensured to stick to their timeline and delivery of our new home. [Name Removed] was very helpful during our colour selection appointment. [Name Removed] gave us very good suggestions and guided us about the colour selections. Our CLE [Name Removed] has been very helpful and gave us an...update on every stage of the build. Our building supervisor [Name Removed] was also very supportive and answered to all our questions and gave us weekly updates throughout the building process. Although it's very expensive to upgrade anything with Carlisle and their electrical package is a bit pricey, overall satisfied with the home and service provided.

So far so good, I'm glad that Carlisle homes were able to help us make the changes we needed them to make. The builders are great and very committed to building our vision for our dream home. The final cost is almost agreed to the estimated cost and we can not wait to see the finished product.

My husband and l had great experience specially when we were choosing our colours for our home they where very helpful with helping us to choose the right colours. Our supervisor is friendly and made sure to keep us updated with what is happening and the process of the build. Removed] was very pleasant anything we weren’t happy with he has got it fixed for us.

Extremely disappointed and frustrated
I had the Concrete Slab Inspection scheduled today. I got a call from the Site Supervisor stating that the slab was already poured so inspection cannot happen. This was an absolute shock to me as multiple times I have made it clear that I want a private inspector during my build. As per SS, it was the concreter's fault that they did the slab pour before the inspection. I got really disappointed and angry. I felt it hard to believe that the concreter did the slab pour without Carlisle's permission. It appears tom me that Carlisle doesn't want pr...ivate inspections to happen so that Carlisle doesn't have to work on the defects identified during private inspections. Carlisle is ruining its reputation now. I am feeling like I made a mistake selecting Carlisle as my builder. I will not recommend anyone to build with Carlisle now.
Avoid at all cost.
Carlisle after making promises that they can't keep, during sales pitch are now even refusing me to hire a building inspector. My rights as a consumer are clearly being violated.
Carlisle is using stage 4 restrictions as an excuse not to have a private inspector, so that they can cover up their botched jobs.
I even have a email from department of jobs, precincts and regions, addressed to me, explicitly mentioning that I am allowed to have a private inspector.
Carlisle is still refusing me to hire a private inspector.
They have come up with their own set of rules to allow only certain inspections that they see fit.
When I got a call from one of the managers at Carlisle, they even warned me not to do a review online.
Refusing Independent Inspector Against Legal Rights
The initial stages before the signing of the contract were wonderful but the trouble started happening after the signing of the contract.
The CLE was lacking in communication even after consecutively(10+) asking about the progress of the permit plans to either be blissfully ignored or told on a couple of occasions progress would be told later on, which then weren't. We were also instructed to clear the land and remove the rubbish in preparation of site start over 6 weeks before commencement. Due to our mistake the land had to be re surveyed wh...ich was done ASAP, meanwhile the block was vacant for weeks awaiting potential litterers to dump rubbish when there was no need to clear the land so early, Carlisle did place temporary fencing after raising a co mplaint about the issue though which was the right action to take. The real trouble started when advising we would be using our own independent inspectors to review the quality of the build. We were told that due to stage-4 restrictions it wouldn't be possibly and upon request to pause construction we were informed we would lose $10,000 in incentives and have the build delayed by several months to make way for the home builder grant houses. Over the few weeks of getting information as to the restrictions stance we got information from Business Victoria and the HIA among other government bodies stipulating it is allowable. When we passed on these details we were told that their "interpretations" of the guidelines did not indicate it was allowable completely ignoring the evidence i had obtained. In the meantime the SS (the site supervisor was a really good guy) had notified us they had 'accidentally' allowed a framing stage inspection that had 14 items either non compliant, containing advisory notes, or not up to Australian Standard (which they do not follow by the way in the contract). The pre-pour slab inspection had 11 items of the same nature (non-compliant, advisory and Australian Standards) the response to issues raised with the pre-pour comprised of photos with absolutely no narration as to what was being shown and didn't address the issues as resolved. The issue of the denial of private inspectors goes against our rights within the Domestic Building Contracts Act 1995 - Section 19 and a clause in our contract and unfortunately the only option we have left is to pursue legal action.

Finally Fantastic Journey has begun- awesome service
Our house Slab has poured and frame work has started. Our Site supervisor is fantastic and providing us updates on weekly basis and explains & answers any questions we have, what a great start, lucky to have such a supportive site supervisor. We did have issues with our CLE for not replying email or responding to voice messages left on phone about the progress status, and also double charging for the same item mistakenly. We have explained in the email about the mistake of double charging, however amount was not that high, still significant for...us. Finally, we have received response and phone call at the same time, I was amazed and fascinated with humble deep sorry in email and accepting the mistake and correcting in variation. This is what it shows, how amazing she is and care for the customer as not many people accept mistake. We all work from home and mistake bound to happen and delay is bound to happen as they are extremely busy with a lot people signing up due to promotions. Despite her busy time, I keep receiving reply and updates on timely manner now. This is very big thank you shoutout from me to our amazing and awesome CLE. Wished I had not gone with this Builder
They have basically taken advantage over this whole COVID pandemic by not allowing private inspectors to do their job. Even now that the restrictions are starting to ease and more people have been allowed to go back to worksites, they still would not allow private inspections. They are totally going against my right to have someone representing me do the inspections. If you really think your quality is good, what are you so afraid of then? It is not helpful that the CLE has been totally useless during this whole debacle. If I could rate a no star for Carlisle I would!

I really like your Sheraton Deluxe design from the Affinity range, but can i please know why we cant opt for cornerless bifold door in the alfresco when we are willing to pay the extra cost? We were told that only Canterbury 43FF comes with cornerless option.
This could be a deal breaker for us as its one of the preferences we have. None of the other builders have have said no to that option , including Henley, Metricon and Orbit, but we truly love this floorplan and highly appreciate if we can add the cornerless variation. Please help!

Unfortunately we are not able to provide the corner bifold door option to this selected house type as there would not be enough support to the upper floor level.
The reason we are only able to provide this option to a Canterbury 43FF is because the Alfresco is not supporting an upper level.
We appreciate that this is important to you and your needs in a floorplan, however unfortunately this is not something that Carlisle Homes can accommodate.

1. Is Carlisle part of sustainability victoria. Currently, I can see only Metricon and SJD homes in it
2. Do you have any zero net carbon home display house in VIC.
3. To check the quality of your houses, do you provide a blower test and Thermography test

Thanks for the response. National construction code is changing in 2022 and will require the builders to raise the thermal performance of homes to a 7 -star NatHERS rating. I guess you will have to raise the building quality by then.
