13 Year Young builder with no insight of building
Well i don't know where to start i did not wont to write this review but i thought to myself why shouldn't i. My advice to people who are building chose A company wisely if i could give this company and its doggy stuff -10 i would have. Love to have a chat with there CEO who maybe as bad as their hired CLE and SS. Still waiting for my things to be fixed and my house is beyond their display upgrades and the amount of stuff has been made i am surprised SS is bunch of liars. Anyways i make sure i will take them to court . Carlisle homes cannot build homes they only know how to build doggy homes.

Misleading Product Review Rating - 4.7 Star Review. Disappointed and Lesson Learned
Sales cycle of our home construction was excellent! A lot of numbers were misleading, site costs were pretty much standard in comparison with other builders. It took about year and half for our land to be titled. Post the land settlement is when the party started. Having spent so much time with colors selection, checking various plans and having our dream home being built (in our dreams!) cut to contract stage.
First bomb - Standard 30K (quoted during sales) plus 18K additional for site costs. We spent additional 1.7K with Metricon and Porter...

Were assigned one of the rudest CLE who didn't care when questioned about the site costs nor did her manager who asked us not to build with them. They knew that we would budge as we spent year and half running around ost of the Carlisle Display homes in Melbourne and were side tracked by "PRODUCT REVIEW FALSE RATING" (which mostly has reviews during pre-build or sales cycle). Calculating the additional rents and various other things, we thought we will go ahead with Carlisle, after all they pride themselves in Customer service and quality.. BIG MISTAKE! Building Process itself was smooth and due credit to our AMAZING Site Supervisor. He is ready to help and we are blessed we have someone whom we can talk about build issues and can be rest assured that he will go an extra mile to get that sorted. Settlement - We had the bank electronic transfer to settle the last dues and the STUPIDEST process that spoilt our move in date was that Carlisle wanted to see the money in their account for 48 hours before they settle. They would not give the keys to us the day they got money and in the account for 48 hours as they said the money can revert back to the bank(LOL). We had about 1 day to leave our rented home and come to new house with 2 kids and no help due to COVID Stage 4. They put us through a literal hell. Nothing could be planned before we moved (Concreting / screens / blinds) as we were on Stage 4 and no one would work if people are already living in the house. CLE Experience - I think Carlisle can invest on having chatbots instead of CLEs and saved some more money instead of people managing "Customer Relationship" as they will never do anything to help individual issues from customers. Its a standard process, robotic voice, not obsessed about customer experience as once you get our money just close the chapter and move on! Verdict & Lessons Learned - Please go ahead with reputed custom builders and not mass builders. May take time, may spend some extra money but you will get what you want and hopefully don't have to deal with robots.1 comment

Read more Whilst we can appreciate your frustrations with unexpected site costs, we would like to mention that our sales consultants are only providing you with a ‘quote’ as mentioned in your review below which is our standard process. Once we have been able to obtain your soil and survey reports this is where our engineers calculate your site costs. Here at Carlisle Homes we stand by the recommendations made by our engineers when determining what slab and foundations are required to ensure there are no structural issues to your home. As you are aware your CLE explained the settlement process to you in thorough detail, however it was taken upon yourselves to take advice from your bank and organise a different settlement process which unfortunately we could not accommodate on such short notice. Your CLE is correct in saying that here at Carlisle Homes we need any funds received by our clients to clear in an account for 48 hours, as within that time frame funds can be reversed by clients. We apologise if any inconvenience was caused to you and your family during the settlement phase of your journey, however this was outlined to yourself several times by our office. We are sorry to read that you feel our staff did not have your best interest in mind throughout your build, we can confirm that is certainly not the case and we look forward to assisting you throughout the warranty phase of your journey with us. Bullying started once you have signed the documents
Avoid Carlise Homes, 1. We paid our deposit of $2000 for a 47 square double story house , before we went to the color selections we were quoted around 470k and after we about to sign the contract the final price goes up to nearly 500 K . We don’t even select much upgrades from the colors appointments. For example , a basic timber looking front door we were told to spent $500 to upgrade but when the contract arrives it becomes to $1400. The final price is so misleading with the price quoted to you , BE PREPARED !

We were told to cut the house 280mm smaller to meet the building regulations And what we did not know was the house actually becomes to 40.5 Sq from a 47 SQ house. But they are still charge you on the same price , would you pay 500K for a 40 Sq house? What I am trying to say here is when they are making some changes , they will not let you know the consequences, they are using misleading words such as “280 mm smaller” , when you think 280 mm is not a big deal , you are so wrong . When I am asking for to put this in writing , they are refused do so without any valid reasons. 4. I called their head office today and asking why the house reduced by 7 Sq and I have to still pay for the same amount of money, my CLE named M could not give me any valid reasons, I am speaking English as a second language, and when I am asking for clarifications , she get annoyed and hung up on me. 10 minutes later , they sent to me an email and saying my Job has been canceled due to “opposing expectation “ and my deposits will not be refund. Keep in mind , with Carlise , they think they are a big company not a small builder so they will not appreciate your business even if you will spend half million of dollars . Read more We understand that it can be frustrating when amounts allowed for in a sales quote for site cots are exceeded, however we will always stand by our engineers reports to ensure our structural guarantees for all clients home. Hence why at sales stage this is called a sales quote. As you are aware both your CLE and her team leader have had multiple conversations with you regarding the reduction to your home that is required due to building regulations, this detailed correspondence has been passed onto us and reviewed by our customer care team, so we are unsure as to why you have provided us comments stating that you were not aware of the full details involved in this reduction. We prepared quite a few scenarios as you know to help you fit your chosen home on your block which you then agreed to. In saying all of the above Carlisle Homes has made the decision to cancel your file as we do not tolerate any sort of abusive behavior towards our staff members which has been the case not only once by twice by yourself. Again, as you are aware one of our managers has explained to you our process and what our parameters are. Unfortunately you have not met this and have continued to provide our staff with unacceptable behavior therefore the decision has been made that we are not the builder for you. As per your signed initial deposit receipt, it does state that these deposits are non-refundable, therefore you will not be receiving a refund as these funds have been spent getting your job up to contract stage with us. Wished I had not gone with this Builder
They have basically taken advantage over this whole COVID pandemic by not allowing private inspectors to do their job. Even now that the restrictions are starting to ease and more people have been allowed to go back to worksites, they still would not allow private inspections. They are totally going against my right to have someone representing me do the inspections. If you really think your quality is good, what are you so afraid of then? It is not helpful that the CLE has been totally useless during this whole debacle. If I could rate a no star for Carlisle I would!

Beware Of Carlilsle Homes!! Exploiting during pandemic
We had terrible experience with CH. After paying deposit they talking contract terms & conditions to be met by customers and the same is not applicable to them. They forcing us to move to next stage, when we did not agree just cancelled job without any refund. We are dealing through DBDRV (Domestic Building Dispute Resolution Victoria) if any others in same boat where Carlisle Homes are unreasonable during Covid-19 pandemic I would suggest please approach DBDRV. Customer service is just terrible

I'd already purchased land and was committed to building a house before I approached Carlisle Homes. When I discussed quotes with Carlisle, the HomeBuilder grant did not exist. There were rumours of a grant, but nothing had been announced.
ALL of the volume builders were throwing up promotions left, right and centre to get customers signing up. The industry was in a slump thanks to Corona virus. Builder discounts were huge and inclusions were very competitive. It was a good opportunity for buyers.

I made clear to the consultant that I could only do so if the rumoured grant went ahead. No problem, if it didn't go ahead, I would continue with site start in 2021 without the additional discount. Then the HomeBuilder was announced. I was 0.3% over the $750k eligibility cap (once removing options). Just $2,550 over. I contacted the sales consultant, entirely expecting Carlisle Homes to be enthusiastic about helping me alter my build to gain eligibility for the grant. I asked to get a complete price list of options and further information on items that could be removed from the build to reduce the contract price. Everything I asked was met with distant reassurance at first... then it began going downhill.2 comments

In regards to your comments regarding not allowing private inspectors onsite, please be aware that the direction that was provided to you was dependent on what stages the restrictions Melbourne were at and information we had on hand at the time. We also would like to point out that we are not afraid nor say no to any of our clients choosing to provide their own building surveyor outside of our appointed surveyor, but in saying this we do have very strict rules and regulations that are place which we stand by, to make sure that the clients build still runs smoothly. Proceed with caution! - independent women especially!
If you are considering going through the building process as a single and independent women, strongly reconsider choosing Carlisle Homes and look elsewhere. You will be patronized, bullied, and spoken down to constantly by supervisors and construction managers thinking they can bully you in to agreeing with them or accepting faulty items.
When you ask for doors to be replaced because they were exposed to significant water before they were sealed yet this is too much to ask, its a red flag. Then when you disagree with a conclusion on an issue to be told "you should have chosen a different builder" (and yes that is a quote), there is clearly no value for customers.

Month after handover and still waiting for appliances
We got the keys of our dream house last month and here is our experience. Sorry for more pain points than the positive ones but this our experience with Carlisle
All the good things,
1) Build time: 5 months and one week for a double story house
2) CLE is excellent with weekly updates
3) Had three different Supervisor's and our last one, [name removed] is just excellent and the rating of 2 is just because of him
4) Colour selection choices are great. No other builder has half the number of choices you get from Carlisle standard inclusion range
5) Wide range of Facade choices and almost nothing to pay for Balcony

Please be aware that Do not go ahead with construction with Carlisle Homes without Hiring a private Inspector. If you have not signed, i advise you look for some other builder or do your homework.
1. The site supervisor appointed to my home does not even know how to read simple site plan. I have pointed her plenty of things she missed in the plans. Please hire a private inspector to avoid this situation.

False Commitments just to secure 2000$ deposit! Fraud!
Complete False commitments and false statements just to Secure deposit 2000$. Once after it's paid, you will get different version of statements from CLE and screw your dream home. They shouldn't tell all false n wrong things just to get 2000$. I hope issue resolution team can involve and get the refund back and spoiled my 1 month time due to their false promises. Never recommend any friends at this stage and know couple of other people where got fooled by taking 2000$ and introducing all problems later and not refunding it with their false commitments. Building Ombudsmen should block all misleading advertisements just to secure deposit.

Waste of time
It’s taken us almost a year to finally choose between two floor plans that we liked, one with Carlisle homes and the other one with Boutique homes. We than paid the deposit thinking we’ve made the right decision building with Carlisle homes and It all went downhill after our colour selection, probably the most disorganised show room we’ve been too, we’ve been to quite a few as this is our second build. Colour selection was so rushed towards the end which was a big disappointment to the point we missed going through a few items, one of them was toilet selection and when I called back our design consultant she had assumed we would go for standard so didn’t bother going through them with us. Things where all over the place and felt like our interior designer gave us no options we just choose the same floor tile for wet areas for splashbacks and wall tiles. I think the word (NO) was the answer to most of the things we wanted. Most of the simple things that other builders do, Carlisle don’t do for example herringbone feature wall tiles or splashbacks, feature tile in shower niches, single front door and two side lights instead of a double door, we couldn’t even change the colour of the front door because Carlisle homes don’t do the colour black, Kitchen island bench we couldn’t have it the way we wanted it even though they have it done in their display homes, external light points on each side of the garage again they had it in there display home, moving the fridge inside a pantry and the list goes on. After sacrificing so much we get told at tender that our timber looking tiles will be laid straight instead of brick bond and luckily we asked. I will let you visualise this 600x148mm timber tiles laid next each other (ridicules) not sure why they have it in their show room when they can’t lay it the correct way. Our so patient tender consultant [name removed] went back and forth with management but unfortunately they can’t do anything about it and they can only offer us credit for flooring to do post handover which won’t even cover the labour cost, plus I wouldn’t do flooring post handover for warranty purposes and specially when two of our friends that have build with Carlisle homes both had plumbing issues and had to rip out the flooring and after reading some reviews a lot of the issues are mostly plumbing issues. Totally disappointed and totally a waste of time. Now looking all over again for another builder!2 comments

Read more We understand that it is frustrating that we are unable to provide you with the particular installation method of a product available in our showroom, however here at Carlisle Homes we will not risk the quality or safety of our homes with installing a product in a way that can potentially cause safety and warranty issues onsite. As per your discussion with our customer care manager, installing your selected floor tiles in a 'staggered' pattern creates additional points of contact with another tile and can cause a 'lipping' effect which becomes a tripping hazard within your home, which as stated earlier Carlisle Homes will not take this risk. Raf, we appreciate when building your dream home you want to achieve your own particular style throughout, however being that we are a volume builder rather than a custom builder we are going to have some limitations, we do apologise if our standards do not meet your expectations. All porcelain tiles need to be laid down on a levelled surface and that they cannot imagine this particular tile laid any other way to what I have requested. BEWARE OF CARLISLE HOMES
Engaging Carlisle homes as our builder is the biggest mistake we have done in our life. Build experience with Carlisle Homes made me think am I living in Australia or a third world country. Carlisle homes primary focus is to get you trapped in their building contract with their great deceiving skills and once you are trapped they don't care about quality service as promised.

Dodgy warranty commitment during sales

And I still believe Carlisle makes good and quality homes.
However their Warranty process as a whole is very dishonest and not transparent at all.

Horrible Customer Service + Bad Quality Home
We've had our home for over 2 years now, so I can testify as to how the house stands long-term.
These are just a few of the issues that arose during and after construction:
* The cooling system would just not work - if we switched it on from the mainboard, the electricity would go out.
* We had the kitchen island ordered in white marble - came in black marble
* Plumbing was horrible - toilets would bubble very loudly in the middle of the night or during storms as though there was negative pressure

The truth is that you were planning to make us wait for at least a month before even coming to investigate an issue as scary as a crack in the house. Just to be clear; you talked to me after you came to my house about this review. The truth is that if I hadn't written this review, you would've never even come that day. I agreed to take down this review if things were sorted, but they still haven't been sorted, all while you replied to my review saying you organised this and resolved that, and suggesting that I lied in my review. I'm replying to reveal the truth. I will take down the review if you professionally get the issues in my home sorted, but I'm not gonna wait and let you suggest that I am a liar. Hi, I get my house built by Carlisle homes and handed over in April 2020 in atherston. My manager was [name removed]. I had a horrible experience while building my house with Carlisle homes.
In April, when there was a stage 3 lockdown, I travelled from oversea and was in compulsory quartine for 14 days. I was forced to come to have handover. I explained my situation as this was first wave of Corona virus but the Carlisle homes didnt bother about that.

Terrible customer service. Garage wall not built as per contract.
My house was built by Carlisle Homes and handed over to me on January second week 2020. As per the building contract, the garage wall should be on the boundary however it was built about 7 cm inside the boundary. We found this defect when we erect the fence and we explained this issue to our supervisor on site by showing the gap between garage wall and the boundary during the second week of January 2020 but no proper response from him. Also I sent an email to Client Executive and Supervisor on January 21st and February 18th 2020 but no response...
Read more from them. Later during May third week of 2020, when I have 90 days warranty inspection, I showed this matter to warranty inspector but he said this issue was not within his limit. Then finally I sent a strong email to Client Executive to send the Supervisor and Construction Manager to check this issue on site. But initially Client Executive refused to take this matter and later she realised the seriousness of this issue and agreed to send them. Towards end of May third week 2020, Supervisor and Construction Manager visited the site and had a discussion with me. I showed them the defect and I maintain that the garage wall is not lying on the boundary as shown on the contract drawings and I want Carlisle Holmes should document the current position on the building contract. During this visit Construction manager checked the size of the land and garage wall position by using his measurement tape. Then finally an email came from Client Executive outlining that “what action you would like Carlisle Homes to take regarding the location of your home”. I replied her to know what Carlisle’s position on this matter is. Then I got an email from Construction Manager outlining that “As discussed earlier today in relation to your boundary position, can you please confirm that what you are after from Carlisle Homes is that the position of your garage wall is clarified and updated on your plans so that if in the future you were to on sell the home the position is documented.” So I proposed Carlisle Home’s for few remedies including investigation, re-establishment survey for finding exact position of garage wall and update all document including building contract, local council, developer approval and other places with correct position of the garage wall. However I got a replay from Client Executive that “You will need arrange a re-establishment survey for your property to determine if an error has been made”. Here my question is if there is no error then why Construction Manager agreed to update the contract? Why I need to arrange re-establishment survey for Carlisle’s mistake?1 comment

Your contractor that you have engaged to construct your fence has provided you with information that your Garage has been built 70mm in from the boundary from your neighbouring properties establishment survey pegs which was completed onsite after the completion of your home. A stressful and painful experience, they ruined our dream and home!!!
I didn't want to do this here but ended up like this because of my building experience.
Had gone through stressful build especially the last stage. We felt like Carlisle rushed us for Monthly target.

Worst experience
Worst experience when dealing with the Carlisle homes team regarding the structural repairs. My house is only 1.5 years old. Costing me over $5000 from my own pocket and Carlisle home will not cover the cost. The support post-handover is worst and very unprofessional. Building a house with a builder need to have future support. Always excuses so that they don't cover the cost " At the time of handover there was no cracks or defects"'

I would never recommend Carlisle Homes to anyone to build with them. My concern is that anything can happen between the 18th of May 2018- mid of June 2018 that have caused the damage to the pipe cracks and drainage connector damage of the house. There were no reports at that time (mid-June 2018) that all drainage or connection was in good condition. Also, no one will know if there are any issues of any damaged pipes, drainage junctions crack at Handover.There are 4 different locations of drainage pipes or junctions cracks at this stage and Carlisle refused to cover all the costs.

Color Appointment & Carlisle Homes - Worst Experience
The appointment was rushed especially when we did not get a browse appointment due to covid. No tour was provided on the appointment day too and we did not even look at what all was available at Spectra. We were not shown the options in most cases, and were just shown standard options to choose from. I was looking at options myself and constantly being reminded by the color consultant that we dont have much time and have to cover a lot of things. Worst part was when me and my wife were discussing on which one to select and I was getting inclined on a specific thing, color consultant was noting it down as finalised listening to our conversation, I did not even say it to her. Also felt the prices were different for few items, sales told me different price for timber doors compared to what the prices were at Spectra. We had high expectations from the spectra appointment which turned out to be a big disappointment. I had made a change before the color appt., called sales who asked me to inform the color consultant and they will look after it. When I informed it to color consultant, she says this should have been done before the color appt., I said I was informed by sales to talk at color. Talking about Sales: In the start the sales consultant would not even reply to my calls on the same day, first he calls me next day and says he was speaking to family on the way back home hence did not return the call same day. one time I went to the office because he was not answering calls and saw him coming from the supermarket, he says he was about to call me. After these 2 instances i told him several times it is so difficult to get in touch with him, it got better after that. Sales consultant got better later on, may be he realised we are serious about building but the color appointment was shocking. Another worst part - sales is closed thursday & friday and headoffice is closed sat & sun, so pretty much if we were to make any changes we only have 3 days in a week. I have dealt with other reputed builders, top tier volume builders and they get things done all 5days. I visited other Carlisle display homes to have a look at different options, none of the consultants would give any little info about the house (example - i asked what category carpet is in the xxx display home, other sales consultant says in a rude manner, you need to talk to your assigned sales consultant - this happened at Cranbourne display, Wyndham Vale display - terrible/rude behaviour by the sales consultants). I thought Carlisle is one of the best but turned out to be the worst experience, would not recommend anyone. Thinking of cancelling the contract and losing the deposit.1 comment

We never want our clients to feel rushed during their spectra appointment and can understand the impacts that not having a browse can have during the day, so if you do change your mind please let us know. We can confirm that our Spectra show room is open 7 days a week and that if you need to make any changes we just require you to make an appointment as we currently have different working conditions in place that are aligned with the government restrictions due to COVID-19. We built in the Easy Living range and paid 2k deposit for the build. The land deposit will depend on your developer.

All clients are required to pay a $2000 non refundable deposit when depositing to build with Carlisle Homes.
Once you have gone through the pre-site phase and move to the contract stage you will then be required to pay the remainder of your 5% deposit.
