Poor construction quality
Due to a tree on my nature strip Carlisle believes the cracking in my house has nothing to do with them even though the tree is noted on pre building plans and their supervisor admitted that more support piers should have been used and would have alleviated the problem,so much for warranties.

Whilst we expect not everything can always go to plan we have been very disappointed with the number a significant issues.
A lack of attention and construction supervision occurred during the build of this house. Resulting in the house build taking much longer to build than expected together, (almost 8 months), with a number of fundamental errors.
This means we have no confidence in the of quality build.
o Poor construction/ supervision resulting in additional cost and time to us.
Over 180 items identified for correction during the build.
o Customer inspection/handover process appalling, 5 failed attempts by Carlisle.

House building inclusion
inclusion floor tiles doesn't have much choice for choose and doesn't have tile size what we want.Upgrading them cost very high .Inclusion carpets, underlays doesn't seem like good quality. Downlights on big deal promotion picture shows different type and adding more downlights very costly. kitchen cabinetry doesn't have soft close drawers and doors as standard.I have built with someone else before their cabinetry all have soft close as standard. Doesn't have ceasarstone bent top for bathroom and powder room. This one we building for living and would like to have good quality. company like this would do better and fair price. Dissapointed
Worst Building Company Ever
Carlisle Homes has got to be the award winning pathetic, disgraceful, embarrassing, cheating, ignorant, lazy customer service I've ever seen or heard of.
I cannot begin to express how frustrated I am in choosing Carlisle Homes and will definitely not recommend your company to family and friends by no means! The level of communication has been nothing short of ridiculous. If anything, you should be PAYING ME to build with your company!
Where do I begin?
I attended the centre to choose our products. At the time I didn't know what the renderi...ng membrane was used for. I asked two consultants. Hand on heart I was told "have you had your colour appointment yet" to which I replied twice that "I came to get an idea so at least when I attended the colour selection appointment I'll have a better understanding of what I'm choosing." You'd assume that the consultants would take the opportunity to explain what I was asking. No! I was told twice "then don't worry about it, it'll be explained at the colour selection appointment." Well excuse me!!?! Was it too much to ask? Is this the customer service I'm paying for? But let's move on!!! Yea right!!!
Terrible Builder - GO ANYWHERE ELSE
Problems everywhere. No Warranty support.
Extremely poor build quality. Nothing like the display. They do everything they possibly can to avoid conducting any repairs. To the point it’s actually a joke. I will upload photos of their workmanship. They send inspectors out and they say “It’s ok, it’s within standards and tolerances”. Complete waste of time taking days of work to here responses like this to defective items that are clearly defective. It’s not even up for debate. Yet their report states that it’s ok, and it’s acceptable. NO ITS NO...
Worst building experience and rude warranty manager
Our nightmare started when we moved into our Bordeaux design home built by Carlisle Homes over 7 years ago.
From the first event after Carlisle Homes issued Occupancy permit assuring everything has been satisfactory to their standard. When we tested the spa the water poured right through ground floor as there was no pump attached to it. Later was advise the plumber forgotten to bring the pump but it was due for handover.
Second issue after cooking a meal turning the canopy fan on the smoke fills up the kitchen as it turns out there was no escap...
Never trust Carlisle Homes
The building process was very stressful, the building supervisor had no idea what the contractors doing, when I moved into my house few items were not functional like the mixer at the island bench and the alfresco sliding door is completely not functional and damaging the blinds and the only thing they say is (that what you paid for, it is the design we can’t do anything about it) even though I signed for the Affinity range which is supposed to be their top quality.
I regret the day I signed with them.
Disappointing from an Award winning Builder
We liked Carlisle's floor plans, they suited our family but friends that had built with Carlisle prior to us had issues and recommended us to hire a private building inspector. This was well worth the extra cost but we found Carlisle's building team and site supervisors quite hostile to us doing this. Carlisle were very reluctant to fix blatant defects and mistakes that did not meet minimum building practices. We were told by Carlisle's own building supervisor "if you want a quality build don't build through a volume builder". Aside from the ...large amount of defects at each stage of the build (which were picked up by our private building inspector) the final finish was very poor. On Settlement the house was presented in a dirty state and there was paint over spray on most of our kitchen cabinets and stacker doors (the painters didn't cover anything, including the caesarstone bench tops). We had professional painters come to inspect the paint work and they were astounded at how bad the painting was throughout the whole house. 15 months on we are still trying to fix the plaster and paint issues. We purchased a better quality carpet underlay from Carlisle for an additional cost only to find the carpet layers installing the cheap thin underlay and Carlisle back peddling when they were caught out. This is just one example of the numerous corners they tried to cut, at our financial expense. There were a couple of helpful staff in the head office and the Administrator that looks after the warranty side of the business was exceptional. She is a real asset to the company. The warranty department appear to want to fix the issues and do the right thing, they are helpful and courteous but the building department was in conflict with them as they don't want to fix anything that comes out of their budget notwithstanding the customer has paid for the build! There are a number of design faults with the house but when we tried to raise them with Carlisle to spare people in the future having the same issues they weren't interested, the same mistakes just keep getting made over and over. Overall, [name removed] and [name removed] from Warranty are great assets to the company but we would not want to build through Carlisle again.
Poor work quality
Very expensive but still not good. It was my biggest mistake of life to choose Carlisle homes. I am in tears my house is nearly going to be finish but with that all of my excitement of new home is going to finish as well. Highly not recommended from bottom to top no one wants to listen. Better go with small builders at least you save the money as well they listen to you. On the top of everything less regret.
Worst customer service.
Before I sign a contract to build with them, the sales Consultant keep calling & emailing me. After sign no calling or let me know if there is cheaper promotion then what I first sign with them. There is a promotion at the moment that we make my cost to build with them a little bit cheaper. Even my liaise doesn't let me know about promotion. Have 2 relatives thinking of building Carlisle as well, they get news on new promotion. Not happy at all.
Great Service, Until You Pay
Customer service was great until the build started. Issues throughout with rushed stage completions. Once Carlisle receive the final cheque it's a mission to get things rectified, even if they're listed on the LOU. A disappointing and frustrating end to what was a promising journey. Post-build support, communication and organisation is terrible. Life definitely is not better with Carlisle Homes.
Terrible with building warranty issues after settlement!
We have to say that the building process was smooth and pleasant. However we are extremely disappointed with the warranty department on how they handle the building defects after settlement.
We had couple of defects after settlement. Downpipe was leaking, heating was not working, and the sewer drainage is blocked and overflowing. We reported to Carlisle Homes warranty department, took them a while to send out an officer to have a look on site. The downpipe and heating are fixed now, however sewer drainage is a nightmare.

Sales process was easy and friendly. Then it becomes hard work.
With any build you expect you will need to be across everything to ensure it is right, but error after error with our build now and having to constantly be triple checking is exhausting because no one can do their job accurately or with care.

Update after one year - not good
We recently signed the contract for an Easy Living house and our experience has been quite good so far. We were going to build a T-Range house with Carlisle Homes but later found out about Easy Living, which was cheaper and a better option for us as first home buyers. They were flexible and allowed us to change without any difficulties. The sales consultant, sales support and the CLE were very professional and responsive. They were willing to go the extra mile to give what we want, for example, they allowed us to upgrade our WC to a powder room...though they no longer allow such changes. The colour selection was very easy because Easy Living display houses use the colour templates that were offered to us, so we know what we get. Update: 1 year after the hand over To out it bluntly our initial good impression diminished when the construction started. The most pressing problem was there was no quality control from Carlisle's end. They just take their trades-persons' word and move on. What's the point of paying extra to Carlisle, one might as well go for a smaller builder for a cheaper price. At least you'll be able to buy better materials and upgrades with that money. 1. Carlisle told that their site supervisor will give updates every week. In reality he did not even call for two or three weeks sometimes. He did not even reply to our phone calls. Whenever we email their office, the guy tells that he called but we didn't answer. We had no missed calls nor any messages. 2. At one point bricklayers put a wall where there should be a window. Carlisle's site supervisor had no idea that it happened. Luckily we saw it and sent a strongly worded email to get it fixed. Carlisle Homes replied saying they covered the window with bricks to stop weather elements coming into the house (even he doors were not installed at that time, yet they went to the length of walling off a window... LOL). They did fix the problem eventually though.
My cooling system stopped working so I called up Carlisle homes and explained that the control pad was coming up with an error. They said call Brivs the unit is faulty. Brivs came out and said the unit wasn't installed properly and that there is nothing wrong with it. (so they charged me a service fee). I have been waiting over 6 months for my reimbursement and every time I email them its one thing after another and still hasn't been resolved.
June 3rd 2019 Update: Carrying out works with out my permission
A year and a half after moving into ...our home we noticed moisture coming up through the bricks from the ground, mortar cracks above my windows and the a/j joint had almost closed completely. I contacted Carlisle homes and they came and had a look then sent a plumber out and found out there was a hole in my storm water pipe which had now been leaking for a year and a half. Without my permission they cut my concrete dug down to fix the pipe put a 400x400mm ugly grate drain in and left a mess which I had to clean.
A Rocky Start
We started our dealings with Carlisle in April 2016. We were excited loved the house design we selected our Sales person was lovely. There were a few hiccups at the beginning with departments not communicating between one another now that has been resolved we are very happy!
We are also lucky to have a very helpful CLE who always answers our questions promptly and guided us through the early stages.
We are excited to see the progress of our build stage and can't wait to move into our new house.
December 7th 2019 Update: Very Very Disappoint...ing! Unfortunately we had a stressful build with Carlisle Homes. We have been in our house for 2 Years in Sept 19 and there have been things that still haven't been fixed and Carlisle basically ask us to seek legal advice to sort this out as they have attempted to fix it 3 times and still isn't fixed. The workmanship and qualities of finishing in our build are very poor, the painting, the upstairs floor squeaky and I know Carlisle have better finishing as I saw this in the display homes and also in friends who have built with Carlisle. This build has been emotionally exhausting and caused me to have a break down. This is due to the lack of empathy and care that the staff have for their customers (the ones I had dealt with anyway). The salesperson and the CLE were helpful, the site supervisor was not helpful and rude and when I asked about adding things during the build even if I had to pay a variation he said NO! There were things I wanted to add but I wasn't able to but friends of ours were. The main disappointment that I trusted what the SS said in regards to getting works fixed during warranty and when it came to warranty we were told some things couldn't be done. In the end not all works were completed we have a crooked wall in the entry which is visable and we were told that this damage is not structural(not sure how correct this is?). I would never recommend anyone build with Carlisle after what we sent through.
Questions & Answers
It has been 6 months since we moved into our house and we still have outstanding issues from the water leak we had in our kitchen. Since the beginning of the year, Carlisle Homes had forgotten about their responsibility to check progress on these issues. We were out of kitchen for over 3 weeks from Nov-Dec 2020 and they didn’t reimbursed the whole meal allowance that was promised. Now the Construction Manager and his Manager is denying the conversation we had about it. Also not getting any updates on what they will do next and when they are planning to fix all other outstanding issues. Can someone please direct me on how to deal with these liars? Is there anyone here with the same experience as we did? Thanks

What happens when you pay the $2000 deposit and then Carlisle decide they cannot build upon that block of land? If they’re pulling out of the contract surely it’s illegal to keep the $2000.
