Terrible Builder - GO ANYWHERE ELSE
Problems everywhere. No Warranty support.
Extremely poor build quality. Nothing like the display. They do everything they possibly can to avoid conducting any repairs. To the point it’s actually a joke. I will upload photos of their workmanship. They send inspectors out and they say “It’s ok, it’s within standards and tolerances”. Complete waste of time taking days of work to here responses like this to defective items that are clearly defective. It’s not even up for debate. Terrible experience building our dream house with Carlisle homes
We are having the worst experience building our dream home with Carlisle homes. This feels like the worst mistake of our life and we regret trusting Carlisle homes to build our dream house. We are building Montpelier 51 double storey , highly upgraded house in Harpley estate, Werribee for our living as it is our dream house and we have spent more than half a million dollars in constructing this house. is huge mess. The handover was pushed upon us but even after 2 weeks of handover, we are finding so many missing items, major defects which is causing us huge inconvenience and now need massive repairs like pulling out carpet for the second time. Worst building experience and rude warranty manager
Our nightmare started when we moved into our Bordeaux design home built by Carlisle Homes over 7 years ago.
From the first event after Carlisle Homes issued Occupancy permit assuring everything has been satisfactory to their standard. When we tested the spa the water poured right through ground floor as there was no pump attached to it. Later was advise the plumber forgotten to bring the pump but it was due for handover.

Never trust Carlisle Homes
The building process was very stressful, the building supervisor had no idea what the contractors doing, when I moved into my house few items were not functional like the mixer at the island bench and the alfresco sliding door is completely not functional and damaging the blinds and the only thing they say is (that what you paid for, it is the design we can’t do anything about it) even though I signed for the Affinity range which is supposed to be their top quality.
I regret the day I signed with them.

Disappointing from an Award winning Builder
We liked Carlisle's floor plans, they suited our family but friends that had built with Carlisle prior to us had issues and recommended us to hire a private building inspector. This was well worth the extra cost but we found Carlisle's building team and site supervisors quite hostile to us doing this. Carlisle were very reluctant to fix blatant defects and mistakes that did not meet minimum building practices. We were told by Carlisle's own building supervisor "if you want a quality build don't build through a volume builder". Aside from the ...Read more
large amount of defects at each stage of the build (which were picked up by our private building inspector) the final finish was very poor. On Settlement the house was presented in a dirty state and there was paint over spray on most of our kitchen cabinets and stacker doors (the painters didn't cover anything, including the caesarstone bench tops). We had professional painters come to inspect the paint work and they were astounded at how bad the painting was throughout the whole house. 15 months on we are still trying to fix the plaster and paint issues. We purchased a better quality carpet underlay from Carlisle for an additional cost only to find the carpet layers installing the cheap thin underlay and Carlisle back peddling when they were caught out. This is just one example of the numerous corners they tried to cut, at our financial expense. There were a couple of helpful staff in the head office and the Administrator that looks after the warranty side of the business was exceptional. She is a real asset to the company. The warranty department appear to want to fix the issues and do the right thing, they are helpful and courteous but the building department was in conflict with them as they don't want to fix anything that comes out of their budget notwithstanding the customer has paid for the build! There are a number of design faults with the house but when we tried to raise them with Carlisle to spare people in the future having the same issues they weren't interested, the same mistakes just keep getting made over and over. Poor work quality
Very expensive but still not good. It was my biggest mistake of life to choose Carlisle homes. I am in tears my house is nearly going to be finish but with that all of my excitement of new home is going to finish as well. Highly not recommended from bottom to top no one wants to listen. Better go with small builders at least you save the money as well they listen to you. On the top of everything less regret.

Worst customer service.
Before I sign a contract to build with them, the sales Consultant keep calling & emailing me. After sign no calling or let me know if there is cheaper promotion then what I first sign with them. There is a promotion at the moment that we make my cost to build with them a little bit cheaper. Even my liaise doesn't let me know about promotion. Have 2 relatives thinking of building Carlisle as well, they get news on new promotion. Not happy at all.

Great Service, Until You Pay
Customer service was great until the build started. Issues throughout with rushed stage completions. Once Carlisle receive the final cheque it's a mission to get things rectified, even if they're listed on the LOU. A disappointing and frustrating end to what was a promising journey. Post-build support, communication and organisation is terrible. Life definitely is not better with Carlisle Homes.

Terrible with building warranty issues after settlement!
We have to say that the building process was smooth and pleasant. However we are extremely disappointed with the warranty department on how they handle the building defects after settlement.
We had couple of defects after settlement. Downpipe was leaking, heating was not working, and the sewer drainage is blocked and overflowing. We reported to Carlisle Homes warranty department, took them a while to send out an officer to have a look on site. The downpipe and heating are fixed now, however sewer drainage is a nightmare.

Started well...then the wheels fall off
Sales process was easy and friendly. Then it becomes hard work.
With any build you expect you will need to be across everything to ensure it is right, but error after error with our build now and having to constantly be triple checking is exhausting because no one can do their job accurately or with care.
Selections we made weren't noted on the documents and thus incorrect, items missed all together from being built. The build has been quick which is good but communication is little to none and leaves you feeling uneasy about errors being rec...Read more

Poor workmanship and Delays with excuses
This is an honest review to help those who are potentially looking at building and this will help make an informed decision. This is my case and may or may not be the case with you or your area.
For me, Building with Carlisle seemed to be a decision I regret on.
Rather than putting lots of stories I will put a score on each category.
Initial Display visit- 9/10
Sales Discussion with consultant till initial deposit- 8/10 (Hooks you)
After initial deposit and tender- 6/10 (few fibs were along the way)
Colours – 9/10
Obviously, they want to increase value of the sales so they sell upgrades and had good options/selections. Colours consultant was great and had good colour matching knowledge. Electrical consultant a bit pushy.

Be Very Vigilant Pre and Post Contract Signing
To date we have had to endure 23 documented errors from Carlisle Homes from the start and we have only just got to the start of the frame stage. It seems to be a common excuse used by staff at Carlisle Homes that its just human error and that's most concerning and frustrating. Close to every deadline or time frame provided to date has been missed!.
Our Contract Tender was delivered at 4:10pm the day before our 8:30am contract signing appointment. It was filled with errors as the selection from the colour appointment was not carried over into...Read more

This is after spending time and effort with our CLE trying to rectify it which was the most painful exercise as she would either fail to read or comprehend the emails and miss various items. She always seemed like she was under pressure and lack of time - not responding in a reasonable timeframe continuously making mistakes on variations which had to be generated because they didn't get it correct the first several times. I spoke to the Northern Ops Manager and advised him of the lack of time from receiving the contract and contract signing appointment but he encouraged us to come in anyway and I was clear that we won't be signing it on the day. After meeting with our CLE we advised that we would like to take the contract home which will allow us to go through it in detail and come back to sign it - her comment was please don't come in if you are not going to sign the contract! We have a new CLE now. We are just at the framing stage now and I noticed the delivery for the windows and door from A&L and they are incorrect from the ones that are documented in the colour selection and contract. We have built with two well known builders in the past and this is the worst experience so far that we have experienced - Carlisle Homes internal process lacks continuity and is riddled with errors. You have to be very careful pre signing contracts with Carlisle Homes as you might believe that you have selected everything but it might very well not transit to your contract/colour selection document. We had to even get our so called final document changed 3 times as it still had mistakes from Carlisle Homes! We had to painfully go through and fix some of the items 3-4 times in order to get it right. Cleary this sort of deficiency has resulted in Carlisle Homes review status drop and currently there are other builders that are sitting higher in customer review. We really hope that things will improve going forward with the rest of the build and I will keep posting reviews after each stage. We really hope that towards the completion of the project we will be able to provide Carlisle Homes with a 5 star review but this far highly unlikely. Its very frustrating to deal with Carlisle homes evan though its advertising No.1 customer service; but its not. Form the sales to the site its very bad experience in our life. Needs Fixing
Weather damage to the exterior of the house resulted in the paint peeling off from the balcony support bean and exposing the inferior wood. The wood is cracked, going with the grain, even though this property was built within 2 years ago. The warranty department expected me to find own local tradesman to fix the problem out of my own pocket, however this issue lies with the materials used whilst building the property.

Very disappointing.
Their workmanship guarantee is an absolute joke. The house was only painted with one coat of paint in many places instead of three and when it started coming off after the first year, they said it was our responsibility to fix it rather than acknowledge that we didn't get the work we paid for. Bent walls, fittings that break after a few months are just the beginning, broken tiles with water leaking into the roof on handover.

Builder’s Warranty, we warrant the durability of external acrylic paint for 3 years and as your home was completed more than 3 years ago, our Warranty Manager had informed you that the post could not be repainted under Carlisle's warranty. In order to assist you, we have spoken to Dulux to see whether a claim could be made against their own Warranty for their Weathershield product. Workmanship and build quality was very poor, stay away from this builder
Extremely unhappy with the entire build process, It has been over a four months now since we move in to the home but issues are still there, not resolved yet. If anyone wants to build a better quality home, please stay away from this builder, don’t waste your time and money as CH use cheap labor and poor quality of work. SS was hopeless, he hasn't checked anything properly. Worst build process and terrible customer resolution
We started the process with Carlisle once we lost confidence in Henley who would not give us a fixed site start. Our Sales consultant from Wollert display centre has been fantastic throughout the process but it all went downhill since the start of the build. We were told that we were an express build job as our land was already titled. We were given only 2 nights to go through the tender document that was emailed to us but we were still happy that this was to start our build on time. Then one day i noticed a new SS name on the Carlisle Connect portal and sent an email to our CLE who advised that our SS had been changed as the previous one is on leave. We dreaded if the handover would have an impact on our build and it did. Slab pour was delayed by 1 week but i guess these things are normal and we had slab pour on 4th May. We were excited that our house was being built. Our frame started and that was the start of problems, 6 weeks later we were told that frame was complete and we should pay the invoice, i was told that our independent inspector should go within next week onsite. I get a call from our inspector on the morning from site and frame is not complete and carpenter is still working on site. Worst thing was that i had told the bank to pay invoice. 2 weeks on frame is still not complete....i called to complain and was told that I will be called back. I got a call from the SS's 1-up who tried to tell me that they are going to speed things up once the frame is complete (8 weeks on from frame start) & the delay was due to carpenter & his small team. Finally I get to meet the SS and his 1-up for onsite meeting to clear up things & I am promised that they are going to line up trades, make sure things are fast, have fired the frame-contractor for too many issues but i guess it was all talk to me. Furthermore i am told that the prescribed time to finish the job is 308 days when the entire selling point was that we take 6 months to finish the job. I raised objection to this as Carlisle Homes was building another double storey for our immediate neighbours which was now 4 weeks ahead of our house (they started ~1.5 weeks after us). I was told that each job is different. I was shocked to hear this as a house bigger than ours was being completed at far faster rate than ours. However the consolation was that the frame was considered to be finish and last remaining ~35 items will be done within 1 week during fix-up. Numerous things were discovered to be incomplete by our private inspector. Fast forward 3 weeks to now, dates given to me are not met, brickwork is still not finished when it was meant to finish last week. Fix-up carpenter was still working on site this week. I wish we have never cancelled with Henley and come over to Carlisle Homes as there is little we can do now as we are at mercy of Carlisle..... Beware of the positive things that are told as it is not all roses once you give them your money!2 comments

Worst experience!!!! Even after 1 year
We had really bad experience throughout the process from the day we paid deposits until after a year of building with them. We decided not to come here anymore but trouble somehow found its way in our situation. I would not talk about the past and make the situation worst. ive with that issue and it’s way too late for rectification. During PCI, we told our SS and pointed out about the poorly installed windows. We were told that a person from A n L will attend and fix all the issues that was raised. He was a really nice person and told us that he managed to fix few issues and we should raise it in the three month warranty inspection as certain things have to be fixed with proper tools. Did that, and a guy from A&L arrived and put some kind of glue and said all is fixed. We told them, whenever its windy, the windows are giving an irritating rattling sound. He said it is normal in every house. We were not sure how true this statement was, but as I knew windows aren’t supposed to make noise most of the time when it’s windy. The rest of the windows that we upgraded and double glazed works ok but only those we didn’t upgrade. So, we decided to get double glazed and change the windows on our own expenses thinking it will be useless to call them and again they will put some glues and said it is all fixed. And, the window guy told us the windows were poorly installed and should not be giving any sound. This is another ongoing issues, whenever there's rain, we have to run around the house with dry clothes and stick it in every holes of the windows. It makes us frustrated after few complaints. The water keep flowing inside our house each time it rains. The windows wood frame has a bubbly look now because of water has been soaked for long time when we were away for holidays. And now during the rainy season and we are still waiting for a reply after two month contacting them. I am not satisfied with Carlisle Homes response and for providing poor windows installation to our house after we spend so much on affinity range. What's the purpose of advertising if we did not get the quality finish which are advertised most of the time in their website. And three/four months ago we have noticed water dripping from our roofs through our down-pipes. We were not aware of anything suspicious back than, was thinking it was water bleed from evaporation cooler. Our walls started to show green patchy look because the downpipes either poorly installed or damaged when installed. Finally, we received a water bills for almost AUD700 and was really shocked. Immediately, called the plumbers and they informed the leakage was not from evap but from hot water solar panel. Informed Carlisle and someone came to a replacement, since it was still under warranty. I inquired the cause and was told the valve was of a low quality and will be damaged after a year so. If Carlisle make us aware of them using poor quality products, we would have noticed the issues immediately and saved the AUD700 which we paid using our money.1 comment

Poor workmanship. Lots of stess and just a bad overall experience.
Workmanship was extremely poor. Quality way below par. Cant even get a front door/frame installed correctly, even after the second attempt. Poor tradesmen no one checks there work.
Our build was managed very poorly at times very rushed.
House was handed over without being cleaned properly there was urine on the toilet seats dust everywhere.
Customer service was great until we started building.
Still have issues that need to be fixed and the list is growing everyday.

2018 and this rubbish is still going on. We had our bench top replaced today as it had cracks in it and they have now damaged all the joinery under the stone and have installed the stone very poorly. I have photos of all the joinery prior to them doing the works. We also had floor tiles replaced last week due to defect tiles and the tiler damaged other tiles next to the ones he was changing and just left them and some of the tiles he changed is a slightly different shade of colour we had several boxes of tiles left over he could have found the best ones but that’s to much to ask for these days. How much need deposit for house and package?

We built in the Easy Living range and paid 2k deposit for the build. The land deposit will depend on your developer.

All clients are required to pay a $2000 non refundable deposit when depositing to build with Carlisle Homes.
Once you have gone through the pre-site phase and move to the contract stage you will then be required to pay the remainder of your 5% deposit.
