Get new painters
Initial start was fantastic from colour selection to tender appointment, we apparently were one of the first to build the easy living range.
But then things changed, the most disappointing thing about the whole build was that we went through 3 builder supervisors and we never got to do a walk through till the final stage after I mentioned it to our 3rd supervisor which he then arranged one very quickly. Our painter was very slack and not very professional at all...walking through new carpet with boots on, leaving paint on tiles....to be hones...

Build Ok, Customer Service Poor
Build is ok. But customer service was poorest. I could write a novel on it but I would try to keep it short. Pardon me but the customer service I got was the best of the poorest in my life. And it's still continuing at the 3 month warranty. Actually the person who attended the 3 months' warranty is the one of the best in providing the poorest service. I couldn't stand his way of communication.
But I was not all Unlucky, I had a couple of good team members too. But when I say a couple then I mean it. If I build again with Carlisle Homes I would build only for their floor plans. But I wouldn't want to deal with the same those people even in my wildest dreams.

As from friend’s recommendation, we are building my 2nd house with Carlisle Homes (Mine 1st one was with another builder). We are experiencing not only excellent customer service but we also sense trustworthy feeling. CLE is very honest with an opinions, opens with suggestion and super responsive. We also feel there is huge margin of transparency while dealing with customers from the beginning to avoid nasty money and material related dramas. No “if” ,”but”,”oh”,”is it” ,”I am not sure of” usage while working on our project. We really admire ...house designs by taken care of “comfort” Factor. Very customer focus and goal driven work process system. "Pin point" Approach makes our vision very smooth.Really looking for a spectacular dream home. BUT once you moved in then have to chase people for silly minor issues. Great customer service team fail to support on building maintenance issues. Unreasonable long wanting periods to fulfill contracted job done will seems questionable and so frustrating. Cant believe suddenly super sufficient and efficient staff turn in to be hard to deal with. Your request keeps bounce back on false promise. Big building company acts irresponsible once they get final pay cheque from customer.

Had high expectations. But Ok builder.
Self funded and selected this builder through high recommendation by my uncle.
Customer service and support was good, however ran in to many issues with regards to procedures and delays and various other issues from the beginning.
On the inspection day house wasn't even cleaned and it's been over three weeks since then that I have not received my keys. Even last week there were some things to be done and few repairs. I cannot say I'm happy with this builder and supervision in general but then I have not yet tried other builders to compare. But for my next investment I am more inclined towards trying a different one.

My Carlisle experienced..
- Perfect for what we wanted. Rooms weren't too big nor too small for us and space were maximised.
- Finished within the specified contract build duration. The last 5 weeks prior to turnover had little to no activity pretty much everyday. They could have finished the house (my house is less than 20sq.) within 10-12 weeks. You need to give them at least 48 hours notice if you want to inspect any construction phase. I didn't get a chance to inspect one except the handover. Every time I ask...

The output is not a quality of a brand new home
The build time frame was impressive, a double story house for just 5 mons. But the overall quality is very poor in terms of paintings (walls and doors) and the door hole for the strike plate is terrible! We have move in but just settled this week. Hopefully we will not be able to experience major issue.
If you are after quality and acceptable finish outcome, this builder is not recommended.

Really good customer service, No problems until the end!
At the start of our build we had nothing bad to say about Carlisle. Excellent customer service and everything was going quickly and smoothly. It wasn't until nearly the end of our build that things started to go bad. Our laminate for our bathrooms were discontinued, which was fine (they replaced with similar), but 2 weeks later our laminate flooring was discontinued and we were asked to come in and pick out an alternative. They had changed the categories of flooring since we had picked ours out and our original pick was now a cat 2, so we were ...advised we could pick out a cat 2 floor which we selected. The girl went away to get the paperwork sorted to sign it, 1 hr later she came back and we were told we had to pick out a cat 1 instead otherwise the floor we just chose would cost us an extra $4k. We argued that just because they have changed their quality of cat 1 floor we would be penalised for having discontinued flooring, but they would not budge. The only other option was to get a refund from Carlisle and go elsewhere. We finally got the keys to our new house, except 1 day later the sewerage stopped working, the oven wasn't working, the electricians put the wrong transformer into our strip lighting which caused it to blow, our kitchen drawer won't close as they didn't allow for the oven powerpoint behind it and the final problem is our concrete slab wasn't anywhere near level for our flooring guys to come through and lay the flooring. All this happened within the space of a week of moving in, so between trying to go to work and be home for contractors it was a stressful and not a very happy start to our new home. The good thing about them is that as soon as we had a problem I would call our building supervisor and he would sent someone to fix or repair the problem, if they were urgent they would come the same day. Overall they were a good builder but just be careful when doing your inspection that you check every little detail and appliance is working.

Great customer service but need to be more flexible with choices along the building stage, i.e son has eczema at tender stage went with carpet, a week later wanted to change to floorboard, staff said too late, they've already paid the carpet guy. Not sure if honestly paid yet or too hard to make a phone call to change over, for the benefit of the poor child with eczema. Also with the fridge, staff didn't advise of the cold water point for ice maker, plumber did ask Carlisle but they said no, so wall was plastered up. Staff at tender need to advise customers on wants and needs as a emphasis to fulfill 100% satisfaction. Project manager was great.

Some great work, needs some attention
My initial experience of Carlisle was extremely positive with the sales team at the Display. Once we had signed, their communication was very informative especially through the colour selection and contract signing stages. From this stage, we encountered a number of problems including a high turnover of Client Liaison Executives. Our final Client Liaison Executive was very helpful along with Senior Management when we encountered problems. Carlisle were very keen to assist when the problem was raised however we again encountered problems with our Building Supervisor. Overall, a quality product was delivered in a timely manner, howvever not a hassle free experience.
An Honest Review
Ok I have refrained from submitting a review until completion as I felt it would only be fair to judge the overall experience at the end.
So firstly the display homes. We looked at all that was on offer from the volume builders & I found Carlisles to be some the best. The overall finish & presentation not only from the building side but also the interior design team is a credit to the company.
Sales. [name removed] at Greenvale was superb. Never pushy, always honest & professional. We Made many alterations from the original quote & he nev...er lost patience with us. Spectra. A lot to choose from but the staff are a great help in guiding you through what can be overwhelming choice of options. Excellent. CLE [name removed], fantastic a big thank you for her professionalism quick responses & regular updates.
Great, up untill handover!
We built and moved in dec 2013.. Carlisle were fantastic up untill handover and early stages of fix ups... Shocking on a couple of notes, where we have the roof/shower (who knows, they dont) leaking and visable damage to paint etc (been out 3 times and they are still saying nothing is wrong), the floorboards bubbling to which they will not replace despite the fact we mop lightly with a bottlespray (the carlisle guy said yeh they are cheap and nasty that does happen), well thanks for the product advice after our purchase muppets!! And finally wi...thin the last 6 months ive had to replace 70% of downlight bulbs- surely they last longer than that!!?.. Do not go near their floorboard option! Good building process, reliable and quick Poor after product service and action
Settlement stage issue and feedback
Issue with settlement and handover of our home where we felt we should not have our new home handover before the issue is resolved first. Appliance was installed a few days after handover of our home but the installation was very poor and our home was left very messy..
My feedback to Carlisle Home Management is I Understand why Carlisle Homes wanted to install the appliances after handover so that they can transfer the risk back to the customer when it comes to appliances being stolen before handover, but this is done at the customer expense...and my case is an example what could go wrong. If this was to happen on the settlement day, I guess no customer will accept the condition that was left. Settlement and handover day should be when everything are installed and the house is cleaned and presentable so that our next step is just to move in and enjoy the wonderful home Carlisle had built for us, but even now after a few days I still have to sort this mess up and at the same time I have to take extra day off to accommodate all these. This is very frustrating and expensive as I have to take extra leave at work to fix up the mess, instead I should be using these leave for holiday to enjoy my new home. Why can’t all the appliances be installed on the same as the settlement day? Especially, the slimline power outlet. It should have been installed prior to settlement day. I have gone through the settlement day and I see no issue of it being done on the same day without any significant risk to us or the builder?? Inspect the house while the appliances are being installed, then pick up the key and come back to the house and everything is done… Throughout the whole process from base to fixing was very good only the settlement and handover stage was the last step that has lets us down. The last process is the most important because it’s the last impression customer will have with the builder and if it’s not good then all the good work done earlier will go down the drain. I hope Carlisle will take on this feedback
Not satisfied at all by the window provided by Carlisle Homes!
We have our house built by Carlis, all windows dimension marked on the design drawing matched but the kitchen fix window!
The fixed window marked size 548 x 1890mm but the measurement is 514 x 1810mm.
The current sized windows is not what we contracted, very strange!
We pay for the contracted size but got another standard size window, why?
What is the root for this size difference?
Great build, terrible after completion assistance
Good sales service and prompt building works. However, don't try to change anything along the way as they just find this too hard. Also once the final payment was made and the keys handed over the trouble started. We have multiple minor and some major faults. These took months to sort out and many many no shows from contractors to finally fix. Our final issue is a leaking house. They state storm damage, although no damage to the exterior just a huge water infiltration to the point of pouring through garage ceiling in a downpour. Insuranc...e company funded a report outlining the shortfall in down pipes to the property in November 2011, now Feb 2012 and still no solution. We know of 5 other people who built the same house, similar location and same size - all have had leaking roof issues in the garage, one even had the same damage in the very same down pour. All others fixed except ours. We were the only forced to take to insurance company. Insurance will fix damage, but no longer insure for any future damage until the cause is fixed. We now have a brand new home half insured and a leaking garage roof. Issue is the "spreader" over garage from top roof to garage roof then too much water for down pipes on garage to cope with. Simple fix install a 3rd down pipe on that side of upper level & realign high points to gutters to reduce the excess flow to garage roof. But no way will they accept that this is a problem even with proof from independent builder. Point to make is that new builds now have the 3rd down pipe exactly where we need one! Be careful and be aware. Push the point before you sign. Get an independent builder to check plans etc. Be safe and not sorry like we are. As mentioned above, we were going to cancel just prior to Tender, and found our Customer Liason worker quite rude. She was trying to keep part of our refundable deposit any which way possible! But we ended up going though with the building in the end, with the help of our fantastic and ever so helpful sales person. Tender was a bit of a drama - nothing was prepared. THere was no reason the Tender doc shouldn't have been ready, as we have requested very few upgrades/changes and have stuck with the original house plan. Head Office staff just...didn't get the doc done in time! Fortunately, our helpful sales person picked up the pieces. We are just about to sign the contract and after reading so many negative reviews I am now so so worried. Don't know what to do? Part of me is hoping we just won't be so unlucky, but then the other half of me tells myself not to be so niave. Afterall, there's not just a few negative reviews... there's heaps! So far everything is ok, but it's only early days. If we do go ahead with it, I'll keep you posted on the outcome. Love the open-plan design. Display homes are beautiful. Value for money - you seem to get more for your money with Carlisle than with some of the other builders we looked at. We have a fantastic sales person who always has time for our questions and concerns. Although our salesperson is fantastic, haven't found staff at Head Office so good, especially at Colour Selection appointment. Also, site fees seem bit high considering our land is so flat! :-( Found Customer LIason Worker at H/O a bit rude and abrupt when we were considering cancelling at one point - and this was prior to Tender!
The house will be great if nothing happens some time down the track. Defects would not be repaired if they do not exceed the measurement thresholds detailed in Carlisle's contract specs which would have otherwise been repaired by the builder under the standard codes of building victoria. Bet on what you can afford to lose!

How much need deposit for house and package?
We built in the Easy Living range and paid 2k deposit for the build. The land deposit will depend on your developer.

All clients are required to pay a $2000 non refundable deposit when depositing to build with Carlisle Homes.
Once you have gone through the pre-site phase and move to the contract stage you will then be required to pay the remainder of your 5% deposit.
