Its very frustrating to deal with Carlisle homes evan though its advertising No.1 customer service; but its not. Form the sales to the site its very bad experience in our life. The worst person I ever met in my life is the Tulliallan estate sales officer, to attract you she will say lot of lie for the sales. Once you sign the contract she never answer your phone so please no one go to her. If you ask some changes for or some upgrade for they are not ready as well and Carlisle homes are the winners and clients are the losers. What ever you feel, frustrated, unhappy, upset and stressed its non of Carlisle homes business. Once you sign the contract you just have to dealt with it. Carlisle homes is purely business money minded people. I never recommend anyone for Carlisle homes, worst experience in my life dealing with Carlisle homes. Needs Fixing
Weather damage to the exterior of the house resulted in the paint peeling off from the balcony support bean and exposing the inferior wood. The wood is cracked, going with the grain, even though this property was built within 2 years ago. The warranty department expected me to find own local tradesman to fix the problem out of my own pocket, however this issue lies with the materials used whilst building the property.

Very disappointing.
Their workmanship guarantee is an absolute joke. The house was only painted with one coat of paint in many places instead of three and when it started coming off after the first year, they said it was our responsibility to fix it rather than acknowledge that we didn't get the work we paid for. Bent walls, fittings that break after a few months are just the beginning, broken tiles with water leaking into the roof on handover.

Off to a good start.

Workmanship and build quality was very poor, stay away from this builder
Extremely unhappy with the entire build process, It has been over a four months now since we move in to the home but issues are still there, not resolved yet. If anyone wants to build a better quality home, please stay away from this builder, don’t waste your time and money as CH use cheap labor and poor quality of work. SS was hopeless, he hasn't checked anything properly. Worst build process and terrible customer resolution
We started the process with Carlisle once we lost confidence in Henley who would not give us a fixed site start. Our Sales consultant from Wollert display centre has been fantastic throughout the process but it all went downhill since the start of the build. We were told that we were an express build job as our land was already titled. We were given only 2 nights to go through the tender document that was emailed to us but we were still happy that this was to start our build on time. Then one day i noticed a new SS name on the Carlisle Connect portal and sent an email to our CLE who advised that our SS had been changed as the previous one is on leave. We dreaded if the handover would have an impact on our build and it did. Slab pour was delayed by 1 week but i guess these things are normal and we had slab pour on 4th May. We were excited that our house was being built. Our frame started and that was the start of problems, 6 weeks later we were told that frame was complete and we should pay the invoice, i was told that our independent inspector should go within next week onsite. I get a call from our inspector on the morning from site and frame is not complete and carpenter is still working on site. Worst thing was that i had told the bank to pay invoice. 2 weeks on frame is still not complete....i called to complain and was told that I will be called back. I got a call from the SS's 1-up who tried to tell me that they are going to speed things up once the frame is complete (8 weeks on from frame start) & the delay was due to carpenter & his small team. Finally I get to meet the SS and his 1-up for onsite meeting to clear up things & I am promised that they are going to line up trades, make sure things are fast, have fired the frame-contractor for too many issues but i guess it was all talk to me. Furthermore i am told that the prescribed time to finish the job is 308 days when the entire selling point was that we take 6 months to finish the job. I raised objection to this as Carlisle Homes was building another double storey for our immediate neighbours which was now 4 weeks ahead of our house (they started ~1.5 weeks after us). I was told that each job is different. I was shocked to hear this as a house bigger than ours was being completed at far faster rate than ours. However the consolation was that the frame was considered to be finish and last remaining ~35 items will be done within 1 week during fix-up. Numerous things were discovered to be incomplete by our private inspector. Fast forward 3 weeks to now, dates given to me are not met, brickwork is still not finished when it was meant to finish last week. Fix-up carpenter was still working on site this week. I wish we have never cancelled with Henley and come over to Carlisle Homes as there is little we can do now as we are at mercy of Carlisle..... Beware of the positive things that are told as it is not all roses once you give them your money!2 comments

Worst experience!!!! Even after 1 year
We had really bad experience throughout the process from the day we paid deposits until after a year of building with them. We decided not to come here anymore but trouble somehow found its way in our situation. I would not talk about the past and make the situation worst. In the 3 months warranty period, we have point out many issues that needs rectification. Most of the issues were rectified on a minimum satisfaction. Read moreive with that issue and it’s way too late for rectification. During PCI, we told our SS and pointed out about the poorly installed windows. We were told that a person from A n L will attend and fix all the issues that was raised. He was a really nice person and told us that he managed to fix few issues and we should raise it in the three month warranty inspection as certain things have to be fixed with proper tools. Did that, and a guy from A&L arrived and put some kind of glue and said all is fixed. We told them, whenever its windy, the windows are giving an irritating rattling sound. He said it is normal in every house. We were not sure how true this statement was, but as I knew windows aren’t supposed to make noise most of the time when it’s windy. The rest of the windows that we upgraded and double glazed works ok but only those we didn’t upgrade. So, we decided to get double glazed and change the windows on our own expenses thinking it will be useless to call them and again they will put some glues and said it is all fixed. And, the window guy told us the windows were poorly installed and should not be giving any sound. This is another ongoing issues, whenever there's rain, we have to run around the house with dry clothes and stick it in every holes of the windows. It makes us frustrated after few complaints. The water keep flowing inside our house each time it rains. The windows wood frame has a bubbly look now because of water has been soaked for long time when we were away for holidays. And now during the rainy season and we are still waiting for a reply after two month contacting them. I am not satisfied with Carlisle Homes response and for providing poor windows installation to our house after we spend so much on affinity range. What's the purpose of advertising if we did not get the quality finish which are advertised most of the time in their website. And three/four months ago we have noticed water dripping from our roofs through our down-pipes. We were not aware of anything suspicious back than, was thinking it was water bleed from evaporation cooler. Our walls started to show green patchy look because the downpipes either poorly installed or damaged when installed. Finally, we received a water bills for almost AUD700 and was really shocked. Immediately, called the plumbers and they informed the leakage was not from evap but from hot water solar panel. Informed Carlisle and someone came to a replacement, since it was still under warranty. I inquired the cause and was told the valve was of a low quality and will be damaged after a year so. If Carlisle make us aware of them using poor quality products, we would have noticed the issues immediately and saved the AUD700 which we paid using our money.1 comment

Poor workmanship. Lots of stess and just a bad overall experience.
Workmanship was extremely poor. Quality way below par. Cant even get a front door/frame installed correctly, even after the second attempt. Poor tradesmen no one checks there work.
Our build was managed very poorly at times very rushed.
House was handed over without being cleaned properly there was urine on the toilet seats dust everywhere.
Customer service was great until we started building.
Still have issues that need to be fixed and the list is growing everyday.

We had our bench top replaced today as it had cracks in it and they have now damaged all the joinery under the stone and have installed the stone very poorly. I have photos of all the joinery prior to them doing the works. We also had floor tiles replaced last week due to defect tiles and the tiler damaged other tiles next to the ones he was changing and just left them and some of the tiles he changed is a slightly different shade of colour we had several boxes of tiles left over he could have found the best ones but that’s to much to ask for these days. The site supervisor, at some point was nowhere to be found (10+ days later I was told he was on leave), his manager was in theory replacing him ...yeah sure, good luck with that. His manager wasn't providing any updates and pretty much the whole building came to a stop for 3 weeks until the supervisor came back of leave; only a minimum number of things being done during that time.

Read more lie on almost any occasion and even promise to get things done for an agreed inspection date but to later found that you have paid your private inspector to go an inspect (as agreed!) something that it wasn't even done and at best poorly done The client liaison executive (CLE) was another one hard to contact character, ignoring not just calls but also emails. Not just that also ignoring private inspection reports and it wasn't until I insisted multiple time that they respond to my inspector's report that she would get back to me, sometimes taking 13 days to respond my private inspector's report At some point, tired of been ignored and mismanaged by the CLE I requested her by writing and phone call to talk to her manager and requested her his/her manager's contact details. She said she couldn't give me the contact details but she promised to let him/her know to contact me back. That never happened, tried reaching her a few more times and no luck. A few days later I got an email from her saying she was "assigned to a different role" and she wasn't my CLE anymore effective immediately (what a coincidence!). From that point onwards I'm still expecting his/her manager call... The site supervisor and his manager had promised and not delivered multiple times during the project, even prevent me to inspect the insulation (which I clearly requested to them and they agreed) by quickly covering it so I got no way to do so1 comment

Will not build with them again
Cannot fault the initial stage of getting all the plans and permits. Went easy and quick. Our house was handed over October 2017 and 7 months later we are still waiting for them to fix things. Advise: do not accept house until all things are fixed after your inspection. It takes ages for them to fix it.

We don’t even have a response from Carlisle on the inspection reports from their independent 3rd party agency •No formal report from Carlisle on the action taken on private inspection defects for each build stage. •Multiple follow ups to fix defects identified during handover. •No real customer service after handover – Handover defects were moved to Post warranty inspection. There was no hot water service installed until 3 weeks after we moved in. Even now after 6 month there is no update on the overall defect status and when all defects will be fixed. •There have been instances when their Contractors showed up on the door for fixes with no prior heads up or arrival notification. It feels that I have signed my building contract with some bunch of local contractors who are always struggling with time and therefore can’t provide any commitment on the completion. I thought of providing CLE this visibility of above issues multiple times but very rarely anything has been done about it. The requests to escalate matters and provide relevant escalation contact regarding construction, handover and warranty are always responded with an apology email with no further action plan or escalation contact.1 comment

Really poor resolution of issues
Our experience with Carlisle has been horrible. This is because we still have outstanding issues, they are being dealt with really poorly and there seems no end in sight.
Our home is supposed to be our dream home. It is our third build and we would never consider building with Carlisle again. This is due to the experience we have had, not the house itself, other defects and poor workmanship still outstanding. Our pre construction experience with Carlisle was absolutely outstanding. If our review was based on that alone they would get 5 stars without a doubt. A very large number of the reviews on this site are written prior to construction. That is why you are enticed to review by 1 in 3 chances to win etc prior to construction commencing. Our construction started with issues right from the moment our slab was poured. We were promised photos of defects picked up in our independent inspection being rectified but still to this date we never received and were told they were ‘lost’. Our first site supervisor was really poor. So many problems occured such as walls in wrong spot, incorrect garage roof installed, incorrect tiles installed, incorrect cupboard drawer fronts installed, really poor workmanship on tiles, trades smoking in our house even after painting, upgraded sound insulation not installed etc. This is only a sample, the list goes on and on. Beware! Brickwork disaster! Broken promises and lies
In the very week we were supposed to handover final payment, we discovered that our house had been sprayed with 'mortarmend.' The brickwork looked worse than any we have ever seen- lots of mortar missing, mismatched mortar plugging the bigger blowouts and a very eroded irregular finish on the mortar lines. Nightmare
Dealing with carlisle is kind of nightmare. Have been chasing them since settlement which is more than 8 months to fix grout still no luck. Moreover, provided faulty cooling system which didn't work in 40 degrees hasn't been replaced yet. Warranty department is good for nothing. Always give false hope and try to escape from their responsibility but no action has been taken so far. If i build my next house, definitely Carlisle would be my last choice.

Construction was very poor, when I signed the contract, I was in another world very happy, but after that whole thing make me sad and cry. The construction work was very poor, my garage is leaking from last 2 months but not fix yet . Always call but hardly get reply. Paint job is very bad, paint marks on everywhere, even on my caesarstone bench top. 45+ days construction delays to finish the house. They left broken roof tiles whole time of construction, it was leaking all the time and fixed at last, please don't look no1 builder for customer service, look for no 1 builder for their work.

Another over promised, under delivered builder – Worst building experience ever
We’ve built Granada 41 with Carlisle Homes (CH) and since the beginning they gave us nothing but headaches. We moved to our new home in June 2017 and still (todays date: 18/01/2018) we are arguing with CH management to get things fixed. No need to explain, CH has very poor customer service – even from the management level, full of mistakes (mostly to benefit CH) and won’t even follow correct Australian building codes.

This review is only to show the depth of poor customer service, Level of inexperienced staff /contractors, errors, questionable methods and practices followed by CH (non- VBA approved), hidden clauses on the contracts etc. I do have a full list of issues that we had to go through, but only noting a few here so the readers can get the taste of Carlisle Homes. Please don’t get fooled by CHs fancy advertising campaigns or the advanced marketing strategies, in our experience CH has no interest in their clients or the build as soon as they get the final payment. 1. Our site supervisor did not like the idea of us using independent inspectors to inspect the build. We had to follow up item by item on the independent inspector’s report to get them fixed, we had to spend money on re inspections as CH delayed fixing the items before the inspection date and this happened a number of times – Our private inspector found more than 15 issues on average (6 separate independent inspections) after CH inspector signing off the respective build stage. 2. Contract document preparation delayed minimizing the time we get to read it before the contract signing appointment – we were told, if we needed more time to go through the document it can be done, but consequently the site start will get delayed.5 comments

All your feedback has been taken on board and we aim to improve our service, and your experience, moving forward . We understand your main concerns are in regards to scratches on the glass panels of your entertainer door and scratches to your overhead Kitchen cupboard. When you completed your onsite Practical Completion Inspection and onsite settlement appointment, your Site Supervisor completed a checklist with you. The checklist has been initialed and signed by yourself and your partner, confirming you have both inspected and approved all windows/doors, with no mention of scratches on the entertainer door panels. We have also reviewed your independent inspector’s report provided, which does not indicated/mention any scratches to the glass of the entertainer door panels or overhead Kitchen cupboards. At the time of settlement, it was not brought to the Construction Mangers attention that these items were needing repair. Unfortunately, this does mean no further action can be taken to these particular items. You are correct in saying that there are still some outstanding items with your home, however gaining access to your home has proven difficult as you have refused our trades entry. As you have requested to contact our trades directly, we have no other option than to leave access arrangements with you for these final warranty items to be addressed. Update after one year - not good
We recently signed the contract for an Easy Living house and our experience has been quite good so far. We were going to build a T-Range house with Carlisle Homes but later found out about Easy Living, which was cheaper and a better option for us as first home buyers. They were flexible and allowed us to change without any difficulties. The sales consultant, sales support and the CLE were very professional and responsive. They were willing to go the extra mile to give what we want, for example, they allowed us to upgrade our WC to a powder room...
Read more though they no longer allow such changes. The colour selection was very easy because Easy Living display houses use the colour templates that were offered to us, so we know what we get. Update: 1 year after the hand over To out it bluntly our initial good impression diminished when the construction started. The most pressing problem was there was no quality control from Carlisle's end. They just take their trades-persons' word and move on. What's the point of paying extra to Carlisle, one might as well go for a smaller builder for a cheaper price. At least you'll be able to buy better materials and upgrades with that money. 1. Carlisle told that their site supervisor will give updates every week. In reality he did not even call for two or three weeks sometimes. He did not even reply to our phone calls. Whenever we email their office, the guy tells that he called but we didn't answer. We had no missed calls nor any messages. 2. At one point bricklayers put a wall where there should be a window. Carlisle's site supervisor had no idea that it happened. Luckily we saw it and sent a strongly worded email to get it fixed. Carlisle Homes replied saying they covered the window with bricks to stop weather elements coming into the house (even he doors were not installed at that time, yet they went to the length of walling off a window... LOL). They did fix the problem eventually though.1 comment

Q.1 Does the 2,000 $ deposit is included as part of my final build quote. For example, if my build quote is 450k then does that mean I have to bear the remaining 448K. ( 450-2 ). ?
Q.2 Do I get an Invoice of 2,000 $ deposit paid at booking? Can I include the same in my loan amount?
Q.3 As per any legal contact/policy we get a cooling-off period for any contract/purchase of service/product similarly if we had to back out within a cooling-off period do we get our 2,000$ refund?
Q.4 What if I don't want specific appliances provided by the developer and I want to add my own choice? does the developer allow to add back the credits for any other upgrade and does the developer charge any fitting/installation charges for the replacement?

Q1. That's right. You'd be paying just the balance.
Q2. You'll get an invoice for the same. It's a proper invoice.
Q3. I don't think you'll get a refund, as per my knowledge, it's part of sale. But you can definitely ask your sales consultant before paying this 2000k. They're very transparent and easy to talk to....
Q4. I'm not sure about this, as I'm going with the builders choice. You could ask the sales team....Like I said, you can ask them anything related to the house build and only if you are happy with you can pay them the deposit. I have dealt with many builders, and Carlisle homes, sales team are very patient and transparent....Good luck with choosing the builder....

Thank you for your question.
Your initial $2000 deposit does get deducted from your overall contract price. When you sign your HIA building contract you are required to then pay the remainder of the 5% deposit, this is the invoice that your initial $2000 deposit would come off. You will also receive a receipt of confirmation that this deposit has been paid.
The HIA contract does have a three day cooling off period, and the contract is always subject to finance. In the event that you decide to cool off or are not able to obtain finance then you would not be eligible for a refund of your initial $2000 deposit. The reason for this is that the build must always receive payment of the works that have been carried out on the file.
Carlisle Homes has a large variety of appliances to choose from, so you don't have to go with the appliances that come standard to our home designs or part of any promotion. We do not let our clients source their own appliances and have them fitted after handover. However we build for many clients who have requested particular appliances which we have been able to provide.
