Good home but poor customer service post-build
We were pretty happy during the build and the quality mostly. Our site supervisor was very good with communication and updates. Some things were done better than others but overall the house came up well. However, post-build the warranty team have been very poor in resolving defaults. Kept telling us a they will have someone contact us "ASAP" but we wouldn't hear anything for 3-4 weeks, and this was for a "priority job" that was water damage. They would also not respond to several follow up calls. For a company that prides themselves on winning customer service awards, it is very disappointing.

Sneaky builders
If you are new to building homes be ready to be taken for a ride. Sales are helpful and so is the color department. The real headache starts with the CLE when they try to up the contract price by charging for basic changes. Want to raise window heights? Charge of $2400! What to move the dishwasher to the pantry? That’s another $330. We are paying a cool $4000 extra for these changes which other builders do for free.

Because of this we are missing out on having an extended alfresco as we needed to go to developer for approval and wanted to push forward our contract signing. They instantly came back with threats that they would take away our discounts. Bullies. Now I’m sure your thinking “hey buddy you should have done this sooner!” We tried to at sales stage but the sales consultant said no no don’t do it now you have all this time up to tender to make any changes you want. We have had other people’s documents forwarded to us with their full details which is a serious breach of information as I would not want my information shared with anyone else. The electrical plans were a total nightmare to deal with because our CLE refused to give us time so we could discuss the corrections. In its place we had to email her with drawings of where we want everything. We stayed up to 3 in morning on multiple occasions so plans got corrected and the CLE STILL got the drawings wrong. I mean how many times do you need to tell someone to not put the power point next to the sink. The CLE doesn’t not know what is included in our standard electrical plan and kept charging us incorrectly. After tender we asked some items to be deleted from our contract but they were purposely left on to keep the contract price high so the 5% we paid was more than what our final price on contract would be.1 comment

Experience not as expected, Over Promises shall be avoided at all cost

I got in contact with Carlisle in July last year to build on my land. Process was smooth then with the Sales consultant and surprisingly Carlisle plans offered some degree of customisation (here is the twist) which we were happy with. Sales Consultant did all the promises for customisations we were looking for. Fast forward to Colors appointment this year (which as an appointment was smooth) we were told that the necessary customistions that we signed up for with the Sales Consultant are not possible. ...Read more
I kept chasing Sales Consultant and back office post Colors while Sales Consultant kept talking in circles and asked me to wait till the final contract is issued. (This whole chasing involved frustration of trying to chase Sales Consultant who was avoiding my calls and text messages). In the final Contract back office apologised but made it clear that they cannot go ahead with the specified customisations. Secondly, another issue which I have recently found is a price variation in what was offered in Colors and what is mentioned in the final contract. Still going back and froth with one final customisation where cost is not consistent with what was told in the Colors appointment. Now I am told that the price in Colors is just an indication while the final contract can have different prices (why would you trust the Colors prices for your contract then?). I see a disconnect in communication and consistency in pricing between the Sales Consultant, Colors team and final design team where promises are made to get the sale and not fulfilled, prices not consistent between Colors and Design team which you do not expect from the name as big as Carlisle. Would highly advice everyone to read the contract thoroughly and carefully before signing as you may expect inconsistencies in it. Could be better.
Transparency during selections and contracts are all good. The promises does not translate to work site. Very rough handling of materials, unnecessary damages which required fixing. Ask for money and signing before completion of work. Clown at warranty department are useless not willing to fix their own workmanship faults. When they do the same faults will reappear. Honesty is required on the ground.

Great sales and color selection but high site costs
We had a great sales and color selection experience. We found that the extension costs were high at carslile than other builders. We already had a budget of 45K for our site cost. The color selection was a breeze and the color consultant helped us in the color selection and was a food experience. The inclusions already had a good collection and so selection was easy as we did not need many upgrades. But the shock was at contract stage when the site cost shot up to 65k. We had a site cost with other builder for 20K, so we couldn't go with Carslile.

Building Double Story - Not Going well so far
Sales process went okay. No demonstration of house by Sales consultant. Overprice custom changes offered by Carlisle while other builder offer discounts. Communication is another challenge between sales and next stage - contract finalizing with colour selection. Contract signing/PCV just taking too long; too much back and forth due to wrong pricing by CLEs and estimation team is either not understanding the request or errors during calculation. Can't believe it!

Sales consultants: Reckless and lazy.
Agree that there will be human mistakes everywhere in any profession, but I would expect Carlisle to manage not to happen those as they are one of the experienced builders in the industry.

Site Supervisor: Rude/ THE BOSSY the one who was in charge of my house construction was horrible, not customer friendly. Irrespective of any other instances, I was expecting the Site supervisor to be polite and good with the customers at the time of handover and explain all important things. Good salesman and KDR client liaison management - let down by sloppy build finish
There were a couple of common issues with the build that other reviewers of other builders have had that we also went through that were inconvenient, but what I cannot accept from a 600k+ build is such a sloppy finish. We have now been in a year and I am still finding the paint overruns, imperfections, tile glue residue etc that are the signs of sloppy workmanship. I had a catalogue of things that I picked up on our final inspection and in the first few weeks we were in prior to our warranty inspection that included most of these, that were dismissed as being 'within tolerence' or 'minor' when the warranty inspection was carried out. Minor to Carlise perhaps, but this was a 600k+ build. Carlise did try and rectify some of them but in the end there are simply too many of them for anyone to claim that this is just part of the building/warranty process. If I had an entry level house I might have been more tolerent. The poor relative who referred us to Carlise didn't know where to look when he first came over and we showed him the lack of a quality finish. Fortunately two other people I knew who were looking for a KDR builder have ruled out Carlise after seeing our place and from hearing of our experience with the flooring (that's another story). Would have hated to refer them to Carlisle and have them have the same thing happen. Maybe we were unlucky getting some average tradies, unlucky in choosing a timber that was different in colour once laid than that from the showroom sample (even after looking at the sample outside in natural light) and unlucky that no one senior at Carlise bothered to reply to me emails and sent out the same people who we had issues with to try and rectify those issues. Bottom line is I would not use Carlise again or recommend them to anyone I know - even for a reward. I wonder if I am still eligible for their $100 gift for placing a review on this site?1 comment

It was very exciting during the initial process but we are really very disappointed as how come site cost can be over 40k. Before the final signing of the contract we been advised it will be an M class slab but as soon as we change our mind and ordered a variable site cost , its included as H class slab and come over 40k site cost. No one will go to a builder if they know their site cost is over 30k.
I did previously build with Metricon Builders and the site cost was only 15k. How in the world it is over 40k!!
Anyway, I had to sign the contract as we spent so much time and not in a position to change it. But Good Luck to Carlisle homes with that amount site cost charging to its clients???

Sub Standard Customer Service After Construction
We just completed our Beveridge build. The admin process was smooth and there was a lot of transparency. When construction started the communication became lesser and there was lack of transparency with the construction team until we lost trust in them. Our handover and settlement process was not as smooth and exciting as we expected. A few defects identified at PCI were not fixed by settlement day but they kept pushing us to settle. Excellent customer service not so excellent quality finish
1 month after moving into our Hudson 20 home and not happy at all. Cracks in walls plaster and tiles appeared after 1-2 weeks of living in the new home. Overall the finished build looked rushed, slack paint job, render, window caulking, silicon not cleaned off tiles, vanities, shelves, stone bench tops. I pointed this out during both final walk through and handover but nothing was done and I was told to wait until 3 month warranty inspection as all issues would be fixed at once. Also, single power point in laundry instead of double one that is in plans. Contacted the site supervisor who told us to wait for the 3 month warranty inspections to fix anything so waiting to hopefully get issues sorted out. Very disappointed at this stage.

Could do better
We were on the verge of pull out from Carlisle homes due to disappointment from colour selection consultant and Client Liaison Executive allocated to us on first place, during colour selection, she rushed us through all sections and didn't give us enough time to make confident decisions. Furthermore she entirely skipped couple of sections to go through and were not seems to bother about showing full range of products. Disappointed
I initially gave Carlisle 5 stars but now I have to change it to 2 after everything that is happening at the moment. The house was completed quickly which was great and we were really happy only to be very disappointed later. I was without a kitchen sink for over 2 months. They had painters come in again because the initial painters did such a bad job. The new painter didnt complete his job and left without saying anything. He left paint marks on the floor and the color he painted the ceiling is not the same as the original color. Contacted Carlisle with images and someone was suppose to call back, no contact until today. Im tired of having to follow up with everything every week and waiting for call backs that I never get.

Worst Building Experience - Not Happy At All.
Would have given only 1 star (or no star if there is an option) if I would have submitted this review immediately after completion of the building. 2 Stars due to good customer service by office staff at the time of construction and after sales service too.

Looking at the way construction was going I decided to hire an external building inspector at the last stage of construction and I'm glad I did. I wish I would have had him from stage 1. Most of the issues were rectified, some were not and I had to comprise on a few as it may damage something else while they fix the real issue. 2nd site supervisor took over from him. He did his best to fix the issues but could not make me any happier. He had his issues too. Getting hold of him was a challenge and things would never go as planned/scheduled. Looking at very simple defects/issues around the house, at times, I felt the tradies/contractors Carlisle is using have little/no building experience. I wonder if they are using apprentices?? On one of the stage inspections I found that 2 walls in my house had holes in them as if someone kicked the walls in anger. Made me furious when I saw this but couldn't do much about it. After 3-6 months of moving in the house I completed landscaping, concreting, driveway etc. Carlisle's warranty inspector pointed out issues, He said things were off by 2-5 mm and not allowed as per building code and would not give me 25 year house warranty and I'm living in a house where couple of things are off by more than 5mm (pointed out by an external building inspector) and are not allowed as per building code and they(Carlisle) would do nothing about it. Can't expect much
Our experience with Carlisle was okay. the sales stage was great as you would expect.
Color selection was okay although we felt a bit rushed and not helpful at all. Our CLE(client liaison executive) was not really helpful she just did the bare minimum. Our house turned out okay but there was glaring issues such as slanted walls not straight-more issues below.
Our brick mortar was very inconsistent some were thin and some were thick.

Very disappointing build
Unfortunately we did not have a great experience building with Carlisle Homes. Everything seemed great during the purchasing and colour selection phase but it went downhill from there. Our site supervisor was not very good at managing the trades and following up on unfinished work and he was highly lacking in communication skills. the issues should have been brought up earlier with the build team and were then requested to provide evidence that the issue was in fact from early on and not something we did after moving in. Our first warranty inspector on the surface did a good job however when we started going through his report in detail a majority of important fixes had been left off. We were then issued another warranty inspector and had to start from scratch all over again. (It is here I will say my rating for Carlisle would be -1) [Name Removed] our new inspector was thorough and very straight down the line. Along with [Names Removed] I feel that they tried everything in their power to get things done. They were great with communication and were doing their best. ( with these two people I’d give the company a 4 rating, but have remove 1 star due to length of fixes giving overall 2 stars). Unfortunately even with these two doing their best for us the process to get things fixed still took over 1 year which is unacceptable. To be honest we are still not 100% happy with some of the finishes from the build. Recently we have had some small problems with plumbing which [Name Removed] (our new warranty admin) and [Name Removed] have been very prompt in attending to. Overall I would not recommend to build with Carlisle Homes, maybe it was pure bad luck on site supervisor and the trades available, I don’t know, but not a good experience at all.1 comment

longer than expected
At the beginning it was all professional and i was told that the place will be ready with in 3-4 months, but it actuality took 7 months. wrong tiles were put on they had to take them off and put correct ones, construction started on the 29th of august and completed on 22nd of march.
still waiting for the gas meter to to be installed and we moved in a week ago.
i wanted a quick built which did not happen and have already told 2 of friends to try different builder and not to go ahead with Carlisle.

Got there in the end
The customer service team prior to the build were great. Colour selections and contracts etc. went smoothly. We have built before and understand that building is a long process and general errors are made. However this build encountered countless issues which were often only rectified with weeks of me following them up and often a lack of communication from Carlisle (site foreman and construction manager). erefore being absolutely trashed (some areas were replaced after countless phone calls and emails), tiling which was so bad that walls were torn down and redone, crushed storm water pipes, the slab was measured and laid incorrectly resulting in an added section at the front door which was messy and lower than the original slab, and cement in our toilet sewer pipe. This issue with the toilet had to be rectified after we moved in and took a week of jackhammering through the tiles and slab, and new concreting being poured in. A positive was that Carlisle were apologetic and provided a Bunnings gift card as compensation. Unfortunately more than 12 months after this issue we had problems with the toilet again which proved to be cement still in the pipe which wasn’t properly removed the first time. I had to pay my own plumber bills and communicate for weeks with management to be reimbursed which finally happened. As for warranty issues recently (loose tiling etc.) Carlisle were very good with addressing these issues and having them repaired quickly. Overall, our building experience was a stressful and disappointing one. Having a more capable site foreman could’ve made a difference as we have had other friends and family who have had a positive experience building with Carlisle. We got there in the end...1 comment

Dependable and reliable process
I am still in building process and so far my experience with Carlisle has been satisfactory. Processes are well clear and well sorted. They have good amount of on-line tools that help in making decisions while building. Base house packages, though on higher side compared to other builders, are well sorted and lot of day to day things are included in the price. On the contrary, I felt, upgrades are limited and pricey. To summaries, it's been good experience with them.

dover. UPDATE All the shebang ended with pre-sales and contract signing. My experience has been that building with Carlisle is that it is "genuinely oversold customer experience" with less focus on workmanship. Not any complaint with quality of material used in house but, really, if people they hire are not going to do a good job with the material then end result is going to be unsatisfactory. There are comparable construction jobs in my neighborhood where I see that the local & smaller builder have been able to deliver similar or better end product. So the value proposition that comes with Carlisle turn out to be on expensive side. FYI..all my experience is based on months pre and, mainly, post COVID-19; not saying all of us knew how to navigate these times but rather Carlisle could have done a far better job.2 comments

FYI..my built has recently concluded and have been in touch with my client liaison office through out construction process regarding this matter. However she hasn't been able to successfully help me. Now I know, 100 AUD is not much but it is what we agreed. I am sure Carlisle would not have accepted payment for final invoice if amount was short by 100 AUD. How much need deposit for house and package?

We built in the Easy Living range and paid 2k deposit for the build. The land deposit will depend on your developer.

Hi
we bought our house which was 8 months old built by Carlisle homes. After 1 year, cracks start to emerge. Carlisle homes fixed few cracks initially. After few months, new cracks start to merge and today its nearly after 1.5 years those cracks are getting bigger and worse. They give 7 year structural warranty so the inspector took 1 year to take level samples on every corner of the house and asked me to do concrete around the house ( which is ended up doing it ) and gave me list of things to be done outside the house to stop the movement. It looks like the inspector does not want to do fix the cracks and is making issues on the landscaping and other things and refuse to fix the cracks until the issues are not fixed by me. I have already spend $11,000 fixing the issues that they ask me. But still not he refuse to do the job.

Is it true that the owner has to wait outside while the 3 three months inspection after moving in is done. Why I ask is the easing of Covid Restrictions is now allowed not tightens. This is just a one to one inspection with masks on...

Thank you for your question.
Although there have been some easing of restrictions to remain compliant with the current restrictions enforced by the Victorian Government the inspection can only be conducted if all occupants remain outside of the home during the inspection (garage, alfresco, backyard)
Any discussions on the day regarding the inspection must take place outside the home adhering to COVID social distancing guidelines.
In addition to the above a face mask must be worn when greeting the Warranty Inspector at the door.
We can confirm that this is not how we would usually conduct our warranty inspections, however we do have to obey the restrictions that are still in place.
