Continued lack of cooperation
Your reponse is inadequate as the on site building manager is not a qualified Tech and cannot resolve this problem. I have attached the email exchange that commenced December 2020
Challenge Strata Management refusal for me to have NBN in spite of a BCCM conciliation agreement
In spite of a conciliation agreement by the BCCM Challenge Strata Management have place extra conditions on me to make it more difficult for me to allow NBN to connect me in my owned apartment.
Fast to respond
I had an issue that was not resolved and management were quick to positively respond. The management team led by Stephanie were polite and friendly and were quite helpful in sorting out issues.
When inquiring about an issue with an invoice Tracey O’Shea's response was very helpful and efficient in a timely manner. Tracey identified the issue and provide correct information to solve my concerns
Sarah The Great Accounts Lady
I have found Sarah very helpful, informative and willing to be patient with sorting out any issues. Keep up the excellent work Sarah and look forward to working with you in the year ahead.
Even if you deal with 1 person, an experienced team is collectively getting the job done, educating, meeting timeframes, problem solving, ensuring compliancy, & still time to be courteous. Thanks, CSM.
Tracey O'Shea as been a pleasure to work with, she is punctual with her emails plus she replies to any questions I may have in a timely manner. Thank you Tracey for making my experience such a pleasure!
Good service from Accounts Payable at Challenge Strata
As Treasurer of my Body Corporate Committee, I am more than happy with the service provided by Sarah, who is my contact in the Accounts Payable section at Challenge Strata Management.
Serious concerns regarding management of body corporate by Challenge Strata Management
I have grave concerns regarding the management of our body corporate. They have neglected to follow up on an asbestos report, have inadvertently advised our insurer that we have a tile roof when it is an asbestos roof - yet deny this. Now we have an excess of $10,000 as a result of this non-disclosure. They have taken out 2 insurance policies on our property and this was not noticed by them. This was detected by committee and we are still awaiting a refund of to our body coporate of ~$4,000 months later. They have also charged repair work f...rom another body corporate against our bank account. Again this was picked up by us and not them. They are not taking any of the above items seriously and their General Manager is failing to step up and rectify this mess despite being cc'd on numerous emails.
Kyla Smith at Challenge Strata
The Body Corporate (BC) that I am a member of manages 60+ ground level units. The BC had a $160k project to replace fences approved but the project had stalled due to the complexity and the fact that fences were required for the shared property, common property and private property abutting the complex. Determining how to apportion costs, gain owners approval and seeking concurrence from owners of the properties abutting the complex were issues the BC was having difficulty with.
Challenge provided a lot of information but no recommendations...
Kyla Smith & Challenge Strata
I couldn't agree more with the review by len on 21st June 2018. I will go one step further and advise that Kyla Smith should be in jail for fraud and never be allowed to work in the strata industry ever again. As len wrote, Challenge Strata are unreliable, unprofessional, ignorant, manipulative, irresponsible and I'll add downright dishonest. When informed of the fraud committed by Kyla Smith with evidence provided, Challenge Strata refused to take any action.
In my experience this would have to be the worst body corporate management company that I have come across. They are unreliable, unprofessional, ignorant, manipulative and irresponsible people..
After many years of professional service from Challenge Strata Management in handling the Body Corporate Affairs of the community that I live in I did not not hesitate to recommend their services to the committee of Meerawa Close a community where I have 3 investment properties.
What has happened to this company??
I am of the understanding that Challenge Strata Management has recently been taken over and restructured and that competent professional staff like [name removed] and [name removed] no longer work here.
In less than 12 month...s of Challenge Strata Management taking the contract to manage the affairs of Meerawa Close we have had at least 5 different people supposedly handling our affairs and each had to be chased up on unanswered questions and emails! The final straw came when my husband asked if I had read the email from Challenge about our impending committee meeting next week to which I replied "what email".
Terrible company to deal with. Does not respond to messages or emails to a simple query regarding the repairs to common property for the estate. They lack the customer service capability or skills to be effective at their jobs. Will be lobbying the committee to remove Challenge Strata Management as soon possible and moving to a more competent company that actually values their clients.
To correct a typo to my previously sent review - Extremely lacking body corporate knowledge and C.S.
In my opinion, this company should not be in the body corporate business. They give incorrect information regarding owner's rules for body corporate issues to both the onsite manager (who they organise and recommend to the committee to take on that job), and to the property owner. They ignore owner's emails and are very arrogant. I have no confidence in them and the way they advise the body corporate committee members on decisions at all. I have had to go to the Commission of Body Corporate and Community Management of QLD to seek advice and...take action for numerous bad decisions that have been made for my situations. I have won but would have been in the dark and accepted the nonsense fed to me if I had not gotten sound and correct advice from the commission folks and taken the action that I did. I never received any apologies for all my anguish. They do not know or care about the rules. They do not answer your emails when I have sent them proof that they are mistaken. They have an 'us against them' attitude. They have a lot to answer for in regards to people's stress levels when all the people are endeavouring to do is to leave a peaceful existence in their owned home within a complex subject to rules. They do not own the property nor do the onsite managers who answer to them and the body corporate committee. The power and respect needs to be put in its correct place i.e. with the owner and the rules that protect them and their property and common property. 3rd last sentence has a typo - It should read - They have a lot to answer for in regards to people's stress levels when all the people are endeavouring to do is to live a peaceful existence in their owned home within a complex subject to rules.
Rude and incompetent
We have owned an apartment in a Gold Coast complex for 2 years and our Strata committee have had nothing but problems in dealing with these people. They refuse to have any conversation with owners who are not on the committee even if the enquiry is a simple one. They seem to overlook the fact that the owners are paying their fees!! As a committee member I have found that they make numerous errors in compiling accounts and budgets and only send out notices of meetings at the last possible moment. A lot of the problem seems to be that the highest qualification held by any of their senior staff is a Cert IV. None of them seem to have passed "Good manners 101"
Not good enough and we are looking to have them removed.
Poor service and just a bit arrogant
We have just bought a property on the Gold Coast and I have had incredible difficulty in dealing with these people. As a new owner in the complex, and with considerable real estate experience I might say, I have found these people to be most unresponsive. Calls are never returned, emails are not answered and follow up calls are fobbed off. What they do seem to be expert at is charging fees for every single bit of paper that is asked for. As a new owner I asked for some very basic information. After one week of getting the run around with emails...and a phone calls I was told that I would have to pay a fee and I would have to come to their office to examine the records. Arrogant and incompetent. Looks like my stay in this complex is going to be very interesting!
Above average for the Gold Coast
I'm on our owners' committee and have found Challenge Strata to be fine. We haven't had any problems and in reality, this type of consistent service is well above what I normally find from small businesses on the Gold Coast. Sometimes I've found that staff can be a little short on the phone but we've had no problems in meetings and are happy with the service provided.
Things get done on time. Good assistance when required.
Sometimes phone manner can be a bit abrupt.
Needs a Makeover
These people need to take a good hard look at themselves! They can be very rude, uncooperative & lack the professional approach necessary to run an efficient operation.Their initial promises of timeliness in responding to correspondence, responsibility & transparency are sadly lacking.Their attitude to their clients is not of the standard that one would expect of a Body Corporate Manager & I suggest others looking for such a Manager should look elsewhere.
Rude, arrogant, inefficient in a number of respects, poor customer relations generally
They are rude and will not return your emails or calls. I have had nothing but trouble with this rude bunch of people. I highly recommend staying clear of this terrible company. When you call they are either to busy to talk with you or when you are worthy of their time they treat you like scum. stay clear.
Rude people with no respect for anyone.
