Lack of consitant professional site supervision during the build resulted in a number of issues during the build that were only picked up by hiring my own building inspector, items including but not limited to structural roof timbers missing and overall lack of quality workmanship, this has resulted in ongoing call outs and repairs which they have followed through with but is still disheartening.
Custom Build, some bumps in the road, now a brick wall
During the sales process we made a lot of changes to get the design exactly how we wanted and this was well received by the sales team.
We had a final negotiation during the signing of the contract and this is where we hit the first bump as we worked through this issue with the sales team but as they had handed us over we needed to explain all the issues again to the next team.

Meh... Building is just like any other... But Expensive!
Building as a whole is never simple, so do come to expect that if you care for the house you are building; it comes with a price and frustrating experience.
Yes, Dale Alcock Home (DAH) will provide you with high quality items and great customer service during your build. But this comes with a price... The finishes and quality of house build is great and I am thankful for this along with the assistance and on demand support provided by the Client Liaison Officers. They were able to fix things along the way as they were detected and reassure ...me with their ongoing support throughout the build. The planning team was horrible, I found over twenty mistakes on the initial plan that did not reflect anything that I had previously requested and when confronting I was verbally threatened not to find anymore mistakes. Upon raising this incident with DAH I was immediately requested to cease communication with this team member and given another. Once the build is done and the final cheque is handed over things start going down hill. The painting was deplorable. If I had not been present and checking up on the build and placing things in writing it could have been a whole lot worse and much more timely. I went through three build supervisors, and continue to face problems with the paint work getting rectified this day. There is no thorough commitment to after sales service and handling with promises of people to arrange dates well in advanced so they work with both of our schedules—but nothing ever happens. Highly recommend if you do chose to go with DAH, you be thorough like any other builder. It was not as fun as it should have been after the Pre-Start experience and the quality of finishes is reflected through the cost associated with your build. They have tried to uphold their image of being on of WA's premier builders, but it isn't truly reflected once it's all done and dusted.
It's been hard for me to decide how to rate DAH. I've alternated from very frustrated to very happy. I suppose the building process has been a rollercoaster ride. In the end we're mostly happy with our house but too many small issues along the way have put me off ever recommending or using them again.
DAH uses a client liaison system and we hated it. We weren't allowed direct access to our builder and had to communicate through a client liaison in the office. She lacked the technical knowledge to understand some of my queries or concerns. ...It was frustrating waiting for her to get the answers from the builder. It would have been so much easier to call him directly. There was a frustrating delay of 10 weeks waiting for bricklayers, which I did not expect from such a large company. A number of items weren't fixed by the time we moved in. Getting them fixed was very frustrating and took several months. Then we had issues again with the 6 month maintenance works. We've had works re-done 3 times and we're still negotiating a fourth visit for re-works many months later. We had five variations and they get three of them wrong. You'd want to keep a sharp eye on the variations. But overall the build went smoothly and, apart from a couple of really poor jobs, the quality is mostly good. The sales team were excellent and the few times we actually met our builder he was friendly and easy to work with.
High quality build but inflexible, poor communication & stressful
Everything started well but went through a roller-coaster ride of success and failure. The process of designing the home was bizarre. Remove a wall and it'll cost you extra for beams and supports, re-install the same wall and it'll cost you extra for bricks and labour. The whole process seemed geared to add costs regardless of adjustment.
Once the contract was signed we went from receiving email responses the same day, to once a week; usually on a Friday afternoon. This dragged the design of home out by 2 months (I wish I was joking). T...he home theater was of special concern for us since our family enjoys multimedia entertainment, but alas they refused to install conduits for speaker wire because "It's confusing", but are happy to install conduits for network cable. They forced me to use Intelligent Homes (their sub contractor for all things not network cable related) Who refused to install conduits for speaker wire unless I purchased a NBN package. Our area is not NBN enabled so after a lot of arguing we ended up with a NBN package we cannot use just to get surround sound speaker conduits installed. Felt like maybe I was the first in Perth to build a home theater through DAH!! Please note that we were discussing with the sales staff the home theater surround sound conduits from the very beginning and at no point did anyone mention that they did not 'do' conduits for speaker wire; until literally the day after we signed the contract. After the usual set of delays with brickies and stuff; which really does not bother me since it's just part of building. The site supervisor was changed; this occurred during the recent set of lay-offs that Dale Alcock did. Unfortunately I got really unlucky and ended up with a fellow who had the poorest communication I've even seen in a supervisory role, (and I've worked for the mines, which is really saying something!) I stopped communicating with the site supervisor when I discovered that he will tell you ANYTHING you want to hear, and then proceed to do the opposite. He also deliberately miss-lead the client liaison officer on multiple occasions causing a series of hilarious failures. This ultimately lead to the building manager getting involved, the site supervisor told me over the phone that he got his tushi kicked by the boss, and now he's going to take it out on me. *awesome customer relations right here*
Disappointed with the quality of work and trades use
Had a Bad experience from start to finish. Poor quality of work from trades. Took my keys at hand ova on the promise that by the following week the items would be fixed that were noted down and discussed a number of times beforehand. It has now been 3 weeks and still no items have been fixed.Would not build with Dale Alcock again or recommend to anyone to.

End up with disappointment
Building with Dale Alcock was not a good experience . I had several problems while building and after building .The main problem i had with white plaster coating on walls . I hire a painter before key hand over that time he didn't see the walls from inside . On work day when he come with his paints and labour before starting work he start winging about builders work that its not good rough walls. I thought he wants more money . I rejected him ,then i showed this work to other painters all said same thing its below average work then i gave t...his work to Perth's one of the best painter .It cost me $1000 more and causes delays and i payed more rent where i was renting . In between the work while sanding the walls the white plaster start felling like powder because it was so soft and painter said he cant do patching every inch because of dents and odd surfaces they are on every inch . He asked to me to call builder to come and look their work . I called builder and wrote email and their reply was "ask your painter to follow their standard procedures patch and sand the walls" everyone knows what's painting procedures, i had problem that's why im calling. I didn't want more delays because i already once extended my lease ,any how painter finished their work and did maximum what he could . After one month i found pest problem in my garage i called them hardly someone come from office to look the work . He was a rude guy , just giving his readymade excuses then i showed him the paint work on walls and explained the whole story . He put all blame on painter that painter didn't do his job properly and said all other painters were also grumpy who said its below average work. Then i questioned him, mate.. when i had this problem i called and wrote to office still no one come to look at it if my painter would be grumpy he wouldn't say call your builder to look their work. After this he had no answer and said ill see, ill see and promise me to call in two days its now one month no one called. Now every weekend i repair those dents and rough surfaces on walls and feel guilt on my attitude on first painter whom i sent home, and now more on ceilings their joints start coming up in stripe shapes . I don't think they would bother rather giving their telephonic predictions . I wont build with them again and wont recommend to my mates to build with them . They just expensive builder with average work.

Went with Dale Alcock because of the perceived "reputation" and to be fair he (Dale Alcock) was prepared to meet with us face to face and was very pleasant and charming.
I was disappointed that they stooped to same dodgy misleading sales practices as others.
Site costs were provisional "because we can't possibly estimate" yet once we signed the contract the contractor was immediately able to submit a detailed costing (twice what had been allowed.)

After hearing of Dales reputation and after visiting their showroom we were excited to build our first home with them but 3yrs on we are very disappointed ! As I'm writing this my husband is patching cracks in our walls , we had issues with plumbing in the toilets and the most disappointing issue was our ensuite shower leaking which has caused extensive water damage to the surrounding walls, only to be told by Dale Alcock that it was caused by failing silicone which they only give a 12mth warranty for so therefore it is our responsibility and cost to fix. Oh but they did give us the name of a company who could reseal the shower for us !!!!! What a joke, you don't expect this from a 3yr old house.
Disapointing and frustrating journey to our build.
Our foundations and slab are down. And the wait begins...... queried where our building materials were to be told there is a "brick shortage" although everyone around us building did not seem to have a problem. The materials finally arrive and no building commences.... once queried we are told they do not have a bricklayer for our build. Is there no forward planning? ( Now told they have one to start in ten days.) This is a very scary start as we went with DAH as we thought them to be reliable and they were far from cheap! We don't expect th...is lack of professionalism and there poor planning and time management costs us money as we would need to rent for longer. After reading many other reviews the quality issues are no also a big concern for us. NO LONGER EXCITED.

Referring entry to this forum by Dale Alcock, I can assure this IS a genuine review. We had no issues from sign up to Hand Over; faults after handover are another matter. Our vanities were not built to plan and we have water damage on our cupboard doors. Dale's Remedy: Replace the cupboard door which just prolongs the inevitable. The vanities in their current display homes & a neighbouring DA home are built correctly. There is too much excessive plaster cracking for our liking, DA response: Building settlement, yet the neighbouring DA house has...Zero cracking. Our house was built in the 'brick crisis' of 2005 & we believe they may have contributed to the plaster cracking due to the bricks not being cured. They supplied a substandard Rheem LoLine HWS which has failed miserably (Look that one up on this site!). DA & Rheem’s response: Hard Water. Essentially DA has just fobbed us off with a letter and some more cupboard doors. Consumer Affairs is our next step... I built my first home with West Australian Building Centre (BGC) had heaps of problems with the build, main thing being the pad was laid in wrong spot and them wanting me to sign a variation saying that it was my responsibility. After sorting this out house was built. Dale Alcock homes was very different in this aspect. The Pre-start went very smooth and the build was done in a little over 6 months, 5 years ago during the boom, which I thought was exceptional. Had raised ceilings through the living and garage, solar rheem hotwater system, whic...h when booster runs is so noisy can be heard through all the living areas. Both DA and rheem say this is normal (yep whatever you reckon). Had so much cracking in walls and where cornices join the walls. Waited ages for any response from DA. They blamed the maintenance girl who was apparently hiding jobs and she was subsequently removed from the employ of DA. Anyway they did the usual fixes, but soon after all cracks reappeared, including cracking of tiles around bath. The worst crack is in the NE of the games room. It runs around from the north wall to the east wall. And it opens up at least 2-3mm in very hot weather. DA had one crack (pardon the pun) at fixing it. The tradie was good, he said" if it cracks again let us know and we'll pin it" Well it cracked again but DA maintenance girl said it wasn't their responsibility. Also during the initial inspection I had to deal with the maintenance supervisor who was the most condescending arrogant [censored word removed] around (Early mid twenties. Not having ago at GEN Y, but what experience did he have). He was making all excuses like the retaining wall to the side of the house was responsible for all the cracking, or maybe the house next door, or the paving blah blah, obviously he had been well coached in the art of bull-dust. The small entry verandah ceiling kept lifting in strong winds. They didn't belive me and nothing was done. That was until it collapsed on the ground leaving the front of our house open to any burglar to climb in the roof space and in through the manhole. All in all the house is not too bad but sick of patching up moving cornices and cracking walls. After 5 years this should have stopped with the ground settling. I can only hope. We chose DA because of the issues we experienced with BGC. At least the BGC house which was built in the Somerley estate in Clarkson after 7 years did not have one crack in the walls and no other maintenance issues. What really made us laugh was after your poor maintenance someone from your office called us to see if we needed another house built by your company. We are currently looking at building an investment property, but I can assure you it won't be built by Dale Alcock. Just think the few $$$'s you saved on maintaining our house you will lose many times over when we look for another builder. Time of build and prestart After build service and product quality
Whereto start. The shoddy brickwork, the windows larger than expected, the fridge recess smaller than required, a water pipe positioned in the base of a wall, the wall built over and around it and the pipe then 'bent' to do the job it was meant to, little mortar in the bricks, RSJs holding the tiled roof up but balanced on 3 or 4 wood off cuts- not changed despite our Independent Building Inspector telling them it was 'bad practice'-no ABS found for that??? The guys drinking beer on the job, dry walling ripped open to amend placement of plumbin...g, filled in with cement/mortar and smoothed by hand not trowels and re-filled to the depth of the drywalling. Being told plasticwastes are standard in our house which is supposed to have 'de luxe' fittings and much much more. We have had it up to our eyes The fact they would build to our plan. The rep was excellent.The staff have been courteous. Some of the Tradies have been excellent. Being told what we could have in OUR dream home.We are paying nearly $500,000 for our home and are "not allowed" to have OUR choice.The cabinetmaker won't do ..., the tiler won't lay....Going through a 3rd party at Pre-start.Being charged over the odds for tapware, and no doubt many other things.And being treated like children. There are ongoing issues, we haven't had handover yet.

The finish on our house has been let down by poor workmanship by the plasterers,painter and the door fitter who also did the skirting boards was diabolical. We are still waiting for our exhaust ducting to be fitted to our rangehood and 2 toilets and are still not happy with finishes of doors and skirting after moving in 5 months ago.Not sure if we would recommend to others but unfortunately may be one of the better project builders. What does this say about the state of the building industry in W.A. if you have to settle for substandard quality...for probably the biggest amount of money you will ever spend. May be easier to swollow if the company owners (Dale Alcock) lost a little of the ego trip and were a bit more honest about what they can deliver and charge accordingly. No one can help feeling ripped off when you pay inflated prices and get well below that in workmanship standards. Good choice of house designs. Our build was very quick which is always important when you are paying rent at the same time but then again we did have a 7 month build guarentee. Our sales person was incompetent and misinformed us about things we could do for 6 months, he lied and got caught out but failed to appologise or even acknowledge what had happened. We were then informed at prestart that certain changes should have already been done with our sales person and it was too late. Our build has not been too stressful but we were at the site nearly every day to check for mistakes so they could be rectified immediately but communication was poor from our superviser, which made our final weeks and move extremely stressful.
We like others were recommended Dale Alcock but we cannot say the same. We still like the design and the fact that we could make the changes we made. We are already over the house before we have moved in all due to staff not listening making the whole process hard work.

We are just completing our build and from the begining of our build we had concerns regarding one wall and have asked to see senior people regarding this wall. With no avail. We now have to decide if the wall is good enough for us to sign for the house. This combined with other nore ninor details have made the build something we would not want to repeat and not receommend to anyone else.

Finished the house in october 2020. And lots of cracks, scratches, and other defect thing. And until now I ask for you to come and visit onsite and see it for yourself. But until now nobody dare to come and talk and fix the defects? Is this how Dale Alcock who won alot of award treat their customers?
The contract said to provide Aircon to suit the size of the house. What we get is aircon system that only can be used for half the house, either bedrooms or living room. Dale Alcock said it is our fault that we did not ask the detail about the aircon since beginning. Any opinion regarding this issues? I hope others will not get tricked by this tricky contract!
Just had a phone call with Jeremy. He said that for Delano house, Dale Alcock supplies aircon only half of the required capacity for the whole house to all their customers. That is their standard.
I wonder is that true? Or Am I the only one who got tricked by the contract that says Dale Alcock will supply aircon that suit the house but what they mean is only half the house capacity?
