Cracks in walls, cornices and ceiling.
We built with dale Alcock just over 5 years ago and a number of cracks open up in all area a short time there were fixed at the 6 mth but what was the point as the all have reopened and gotten worse plus most of the stuff the inspector pointed were determined not important by the guys doing the repair so ignored.
Now we have crack in most door frame surrounds, hallway ceiling and areas of cornines when I call and asked if they were covered by any warranty as they were all original repaired I was told no as they were part of general wear not to sure how I am wearing the ceiling and wall but what we’ve excuse you can come up with I guess.
Not happy with customer services at all
Lack of consitant professional site supervision during the build resulted in a number of issues during the build that were only picked up by hiring my own building inspector, items including but not limited to structural roof timbers missing and overall lack of quality workmanship, this has resulted in ongoing call outs and repairs which they have followed through with but is still disheartening.
Custom Build, some bumps in the road, now a brick wall
During the sales process we made a lot of changes to get the design exactly how we wanted and this was well received by the sales team.
We had a final negotiation during the signing of the contract and this is where we hit the first bump as we worked through this issue with the sales team but as they had handed us over we needed to explain all the issues again to the next team.

Meh... Building is just like any other... But Expensive!
Building as a whole is never simple, so do come to expect that if you care for the house you are building; it comes with a price and frustrating experience.
Yes, Dale Alcock Home (DAH) will provide you with high quality items and great customer service during your build. But this comes with a price... The finishes and quality of house build is great and I am thankful for this along with the assistance and on demand support provided by the Client Liaison Officers. They were able to fix things along the way as they were detected and reassure ...me with their ongoing support throughout the build. The planning team was horrible, I found over twenty mistakes on the initial plan that did not reflect anything that I had previously requested and when confronting I was verbally threatened not to find anymore mistakes. Upon raising this incident with DAH I was immediately requested to cease communication with this team member and given another. Once the build is done and the final cheque is handed over things start going down hill. The painting was deplorable. If I had not been present and checking up on the build and placing things in writing it could have been a whole lot worse and much more timely. I went through three build supervisors, and continue to face problems with the paint work getting rectified this day. There is no thorough commitment to after sales service and handling with promises of people to arrange dates well in advanced so they work with both of our schedules—but nothing ever happens. Highly recommend if you do chose to go with DAH, you be thorough like any other builder. It was not as fun as it should have been after the Pre-Start experience and the quality of finishes is reflected through the cost associated with your build. They have tried to uphold their image of being on of WA's premier builders, but it isn't truly reflected once it's all done and dusted.

My experience with Dale Alcock started off pretty well but a few hiccups made it an unpleasant one. While some areas of my Dales experience could have been better, I must commend their dispute resolution process. After an escalation I saw what contributes to Dales good reputation, I saw genuine care from the higher ups and reached a resolution within 24 hours so now I guess time will tell. I cannot comment on the build as I didn't get that far but Dales is still one of my preferred builders and have a reputation for build quality.
Build was fantastic. Presales and subdivision were not.
First the good and the great. Our customer relations officer ([name removed]) was perfect - 10/10! She always got back to us promptly with updates and responses to questions, and could not have done a better job. Even now at the end of the build and we have a few small issues, she is still very quick with responses and more importantly resolutions to the problems. Our onsite manager also did a really good job. He was always very friendly and personable, always polite, and whenever we picked up issues and reported them to [name removed], he alwa...ys took care of the problems promptly. We felt that there were a few things that should have been picked up before we did, but no real complaints. The building part of this journey was great. The poor unfortunately started at sales. We felt that we were told things to help us sign on the dotted line, but those things weren't followed through - for example, promising that they would get the wine cellar design right and make sure that it was done correctly, to then saying (after deposit) that we should get wine cabinets and people don't get wine cellars with our type of house, or it was up to us to work out how to manage it because they didn't know about cellars. Or telling us that all of the tradespeople are employees of DA and not contractors, so any issues would be easier to fix, to us then finding out during the build that most of the tradies are contractors (didn't cause a problem, but we didn't appreciate the continued misinformation). The same person went on to confuse the subdivision process (saying to me initially that DA would take care of all of it, to then letting me know 6 months later that I was supposed to be doing it). The problems continued when this person was communicating things from the Water Corp or Western Power that ended up being incorrect and wasting more of our time. I finally took to communicating directly with the Water Corp/Western Power etc., which cleared those issues. I was ready at that time, after months of chasing my tail, to move to a different building company. Once this person was taken off our project (it took me a while to work out where the issues were coming from), everything went very smoothly. The team involved from the start of the actual build did an amazing job of turning our poor initial experience in to a very positive one and were are very grateful to them. We are also impressed that we were invited to review DA, when they knew that we had some problems, which shows that they are interested in improving whatever they can.

I built my first home with Dale Alcock some 12 years ago. I was so impressed that I recommended friends to build with them, and built my second home with them. This one I am not so impressed with. And the friends I referred have mixed opinions. One would never use Dale Alcock again as their house has cracks everywhere. Dale Alcock prides himself on using quality appliances. This is not the case. After 2 years- taps had to be replaced in the ensuite. I paid to have the builder put in the down lights, which are extremely poor/cheap quality....They have slowly needed replacing one by one. Have tried replacing bulbs but on each occasion has been the actual downlight. The tap in the kitchen split in half and I needed to have replaced. The cornices have cracks through them, not just underneath, along with several cracks through the walls and ceilings. Then to top it all one of the doors to the alfresco would not open. The only way to open is to put a screw driver underneath and lift the door. On opening the door the whole door frame drops. I rang the service centre and a gentleman came out and proceeded to tell me it wasn't structural and the windows/doors were added as an after thought and not part of the initial build. This was part of the home I built and part of the plan so to say this and say I could get a handyman out to fix just blew me away. I paid good money for this house and am constantly having to replace things. Needless to say I will build again one day and it certainly won't be with DAH. I'll build with a cheaper builder then I won't mind replacing things.
Dale Alcock know how to design but actual building a home is not of high standard
I had refrained from posting a review until our build was complete and maintenance was near completion to allow us to fully review Dale Alcock.

Good Process, Not the best result
From Design through to hand over it was a great process, well organised and great customer service,
Once the build was finished our bathroom tiles had to be chipped up as they had lips and sharp edges due to the porcelain tiles being laid wrong,
Our roof hasn't stopped leaking which has caused a part of our ceiling in one our bathrooms needing replacement, the roof is still leaking after attempted repairs were made by the Dales maintenance team.
Overall not a bad builder but for the price they charge compared to other builders everything should be smooth sailing and be finished without defects.
Average builder, very slow to fix
Sales consultant who we had used previously with another family member was helpful, however once building had started and issues arose, he wouldn't reply or acknowledge emails.
Prestart went well. We made many changes and these were quickly priced and adjusted with plans amended accordingly.
As with most builders you deal with a Client Liaison in the office. Whilst polite on the phone, she would never actually respond to queries. After speaking to our supervisor it appeared that often our messages were not even passed on. Due to these c...ommunication problems issues compounded and became harder and harder to fix. Our supervisor was good and offered plenty of advice, however despite this many issues still occurred and were not rectified. Handover was in December 2014 and now in 2016 we still have outstanding items that have not been fixed. Further to this fixtures and fittings seems to break on a weekly basis raising questions on quality and workmanship. I must commend the ceiling solutions workers that came for maintenance - despite doing very dusty work the house was left in better shape when they left than it was before. Items that were identified at our PCI took approximately 12 months to fix, despite assurances they would be fixed before handover. When you try raise these issues with their maintenance section they plead ignorance and tell you that you had previously been dealing with the construction side. I don't care what section it is - I paid one builder being Dale Alcock so stop passing the blame. If you want to pass the client through to different departments along the way, you need to ensure there is continuity of information. We have built multiple homes before, for both investment and personal residence purposes. This build was average but with some better customer service and more timely approach in fixing issues it could have been much better. Hopefully we can get our issues fixed shortly and nothing else breaks so we don't have to deal with the builder anymore.

Bad After Care Service
The design was fantastic and the pre-start office was very well-equipped with a good selection to choose from. Unfortunately there were problems which occurred during the build because I didn't have access to the building supervisor to discuss issues with, only a girl sitting in an office who had no experience with building. I had to speak to her and she would liaise with the supervisor.
After handover there have been issues with maintenance especially the underground pipes. We have discovered multiple holes in the drains that were just cover...

Customer service was a+ always received a response to calls, emails, questions quickly & responses were helpful.
We used a building inspector throughout the build, which I would highly recommend, as their are always issues with trades work along the way (build manager will have numerous other houses to look after). When we complained about issue, repairs were made almost perfectly. It's been hard for me to decide how to rate DAH. I've alternated from very frustrated to very happy. I suppose the building process has been a rollercoaster ride. In the end we're mostly happy with our house but too many small issues along the way have put me off ever recommending or using them again.
DAH uses a client liaison system and we hated it. We weren't allowed direct access to our builder and had to communicate through a client liaison in the office. She lacked the technical knowledge to understand some of my queries or concerns. ...It was frustrating waiting for her to get the answers from the builder. It would have been so much easier to call him directly. There was a frustrating delay of 10 weeks waiting for bricklayers, which I did not expect from such a large company. A number of items weren't fixed by the time we moved in. Getting them fixed was very frustrating and took several months. Then we had issues again with the 6 month maintenance works. We've had works re-done 3 times and we're still negotiating a fourth visit for re-works many months later. We had five variations and they get three of them wrong. You'd want to keep a sharp eye on the variations. But overall the build went smoothly and, apart from a couple of really poor jobs, the quality is mostly good. The sales team were excellent and the few times we actually met our builder he was friendly and easy to work with.

High quality build but inflexible, poor communication & stressful
Everything started well but went through a roller-coaster ride of success and failure. The process of designing the home was bizarre. Remove a wall and it'll cost you extra for beams and supports, re-install the same wall and it'll cost you extra for bricks and labour. The whole process seemed geared to add costs regardless of adjustment.
Once the contract was signed we went from receiving email responses the same day, to once a week; usually on a Friday afternoon. This dragged the design of home out by 2 months (I wish I was joking). T...he home theater was of special concern for us since our family enjoys multimedia entertainment, but alas they refused to install conduits for speaker wire because "It's confusing", but are happy to install conduits for network cable. They forced me to use Intelligent Homes (their sub contractor for all things not network cable related) Who refused to install conduits for speaker wire unless I purchased a NBN package. Our area is not NBN enabled so after a lot of arguing we ended up with a NBN package we cannot use just to get surround sound speaker conduits installed. Felt like maybe I was the first in Perth to build a home theater through DAH!! Please note that we were discussing with the sales staff the home theater surround sound conduits from the very beginning and at no point did anyone mention that they did not 'do' conduits for speaker wire; until literally the day after we signed the contract. After the usual set of delays with brickies and stuff; which really does not bother me since it's just part of building. The site supervisor was changed; this occurred during the recent set of lay-offs that Dale Alcock did. Unfortunately I got really unlucky and ended up with a fellow who had the poorest communication I've even seen in a supervisory role, (and I've worked for the mines, which is really saying something!) I stopped communicating with the site supervisor when I discovered that he will tell you ANYTHING you want to hear, and then proceed to do the opposite. He also deliberately miss-lead the client liaison officer on multiple occasions causing a series of hilarious failures. This ultimately lead to the building manager getting involved, the site supervisor told me over the phone that he got his tushi kicked by the boss, and now he's going to take it out on me. *awesome customer relations right here*
First Building Experience
Pre-sales was fantastic, the consultant is very knowledgeable, patient and assist a lot with the house design. Workmanship and build quality is ok but I am expecting a lot more from Dale Alcock.
Overall experience was good except for few things that can be improve:
- I had 3 client liaison throughout the building process and everyone seems to handle things differently
- Some rubbish on the site which haven't been clean
- Electrical plans could be a lot better. Consultant wasn't too knowledgeable in this area and end up with a lot of switches in inconvenience place. I end up have to spend thousands to redesigned the whole plan.

Finished the house in october 2020. And lots of cracks, scratches, and other defect thing. And until now I ask for you to come and visit onsite and see it for yourself. But until now nobody dare to come and talk and fix the defects? Is this how Dale Alcock who won alot of award treat their customers?
The contract said to provide Aircon to suit the size of the house. What we get is aircon system that only can be used for half the house, either bedrooms or living room. Dale Alcock said it is our fault that we did not ask the detail about the aircon since beginning. Any opinion regarding this issues? I hope others will not get tricked by this tricky contract!
Just had a phone call with Jeremy. He said that for Delano house, Dale Alcock supplies aircon only half of the required capacity for the whole house to all their customers. That is their standard.
I wonder is that true? Or Am I the only one who got tricked by the contract that says Dale Alcock will supply aircon that suit the house but what they mean is only half the house capacity?
