Biggest investment excitement ruined!
We have had issues from start to now!
Trouble with consultant, trouble with roof, trouble with ongoing delays, trouble with moving downlights and a tv point to a new location. Being told yes you can to be told no you can’t the next day! This is the biggest investment of our lives and to be told no you can’t move lights / tv point because it’ll cause delays when we have already suffered so many delays what’s another one to add when it’s how we want OUR house to be!
It has been one of the worse experiences for us, it’s not enjoyable at all.
Would not recommend!
Still don’t get how you can make a decision on our house when we are the clients!

Render peeling off fence
We built with Dale Alcock Homes and had trouble from start to finish.
We been in the house just over 3 years and the front fence render is starting to peel off and discolour, you can see the outline of the bricks coming through the render.
Right from the beginning the fence has been to a poor standard, the wood slats were not painted properly with big sections with no paint at all we had to get them back 4 times and a visit from the supervisor for them to paint it properly and even then they had to touch up the render because they got the paint...

They [Content Removed] It Up
If you want a builder that over promises & under delivers at every stage of the building process, then choose Dale.
Staff will verbally confirm things with you to get the sale across the line, then completely miss IMPORTANT features on the final designs that are vital to the functionality of the building layout. Read moremultiple occasions. To add insult to injury they'll send you written accounts that contradict the verbal advice they have given in order to make things appear in their favour. You can pick up mistakes with their representatives at literally every in person meeting that you have, with quotes given by the staff and multiple promises that these features will be fixed / added to the next version of revised documents. Then they will completely drop the ball and never follow through with these verbal promises. On top of that they will remove entire items from your contract without informing you, and they fully expect you to pick up on these unauthorised changes along the way or they will throw all blame squarely back at you when these items are missed from your build.Thank you for your feedback. Read more prefer to blame us for not being able to accurately read and pick up problems in your detailed plans and drawings, although we had previously been assured by the sales rep that there was no need for us to do that as the plans were supposdely for your reference on how to build the residence. workmanship questioned-could have been excellent
overall the build was excellent with attention from all concerned particularly the building supervisor, unfortunately on a handover you dont climb all over the roof and assume things are done properly, 20 years later we are still experiencing water leaks, when contacted customer service we were told must be the installation of air conditioning system !

Bad experience with Dale Alcock
Hi. I am a foreigner. I chose Dale Alcock because they win a lot of award and we thought we will get a very good result from them even the price is expensive. But the Ending is the worst Ending. Here is why,
1. In the contract said Aircon suitable for the house. What we get is aircon system that only can be used for half the house, either bedrooms or living room. Dale Alcock said it is our fault that we did not ask the detail about the aircon since beginning.

Built a non-compliant roof with no collar ties
Bought a Dale Alcock home built in 2005 that was constructed in 2003 that I am now Selling.
The buyers building inspector discovered that the roof has zero collar ties and that the roof construction my home is not compliant with the building code.
It turns out that as I am not the original owner, Dale Alcock will not fix the roof that is non-complaint with the building code. If I were the original owner then they would because the house was built less than 24 years ago.

Not really. Your service team said I have to pay for it to be fixed... I don't see how that equates to "working through the issue" with me at all. Since then, I've have zero correspondence from dale alcock homes.

Poor workmanship
Lack of consitant professional site supervision during the build resulted in a number of issues during the build that were only picked up by hiring my own building inspector, items including but not limited to structural roof timbers missing and overall lack of quality workmanship, this has resulted in ongoing call outs and repairs which they have followed through with but is still disheartening.

Well managed project
Dale Alcock Developments were one of a number of builders that were consulted prior to requesting a tender for a nine unit residential development. From the outset all DAD's staff were very accommodating from initial discussions, quoting, pre-start nothing was too much trouble.
During the build process both the Site Manager and Project Manager were available to discuss any aspect of the project, whether over the phone, by email or on site. The project was well managed with a clean and organised site and trades that appeared happy to be involved...

We won't choose Dale again
Firstly, when we built our house I probably would have written a review much like the others here - a review where you feel really happy with a brand new house and you are about to move in or just moved in. However that type of review tells other very little except that the sales process went well. Read more engineer and the building supervisor came as a group to inspect my house. I showed them cracks from the front of my house to the rear (many rooms had cracks). I showed them wall cracks on the inside walls and the outside walls and a crack in our kids bathroom floor. At the time I didn't show them the large long crack on my ensuite floor. Many floor tiles have very big cracks. It wouldn't have mattered though. These three experts (not one but three) offered no logical reason (just theoretical reasons - see below) why my house had so many cracks. They were hoping to deflect the blame for the cracks on "it is your soak wells that probably caused it", but this was easily dismissed much to their surprise. I asked for a follow up letter about our meeting but suspect the following line in their follow up letter was copied from a building manual. "we informed you the most common contributor of cracking is due to settlement of surrounding soils, thermal conditions and the performance of dissimilar material. " How any of that general statement relates to my house who knows. For example the surrounding soils were well and truly settled when I built. Custom Build, some bumps in the road, now a brick wall
During the sales process we made a lot of changes to get the design exactly how we wanted and this was well received by the sales team.
We had a final negotiation during the signing of the contract and this is where we hit the first bump as we worked through this issue with the sales team but as they had handed us over we needed to explain all the issues again to the next team.

Not worth the price
We have been in our house for less than 24 months and have been having problems after problems. I have really restrained from writing a review but since another thing going wrong I just had to now. First was windows (one that i paid extra 5k for), then aircon which also was an "upgrade", then also toilet smells which was a result of poor workmanship, then crappy front door lock, now burst pipe which has resulted in flooded room and wall cavity, it has also damaged my furniture which i doubt dales would pay for. Fantastic service and great quality build
Overall we are very satisfied with the entire process. Dale Alcock has built a lovely quality home which we absolutely love. The price estimated at the beginning and end was exact and nothing went over budget during the process. The materials used were good quality and no shortcuts were made during the whole process, trust me I was keeping a close eye during the whole build process.

Vince our site manager was great, he was thorough, knowledgeable and helpful when ever we had questions about anything. Tania our client relations officer was super helpful, when ever I had questions she called and replied back straight away. If there was a problem with something then we were notified and talked about options. In the end we had to have our sales consultant Rachael step in and take over to answer things and get things done because people in the business were not explaining things right to us, giving wrong pricing, not including things we asked for, not taking things out we wanted and old incorrect plans were being handed around adding to the confusion. I built my home in 2009 and still live in it. One of the rear rooms has bad cracking in the cornice and wall above the window and the window frame is hard to open and close to the point where the frame is not square and the glass has 'moved'.
