A good job!!
Very little problems with regards construction. Workmanship was good and the work required after key hand over has been prompt and professionally completed.
Management of the build was good with good communication throughout the process from the Dales team
Our construction manager and client relation officer were always quick to respond to our emails and phone calls.
The planning process was made easy with the help of the design team, giving good suggestions and tips.
Finally, a Dale's!
We have always wanted to build a DA home ever since walking through their displays and felt that their design and finishing just have that little extra over other builders. And when we saw the Stockholm design with much build-in space for storage and the large kitchen plus larder layout, we were sold.
A friend who also built with DAH recommended Lauren to us. Lauren is an experienced consultant and she can translate what we have in mind and articulated into detailed concepts and drawings. She was patient with us despite the numerous changes ...we have had to make. The only hiccup we had was the arrangement for the Telstra pit. Communcications kind of got lost due to the Chrissy shutdown period and client liaison change over. Construction began and we were assigned a client liaison and site supervisor. Our client liaison Melissa was a pleasure to work with. She is always on top of things and is prompt with her reply. Laura, our electrical consultant was knowledgeable and patient and helped us made some sound decisions in terms of lighting. We felt we were really taken care of and DAH trades know what they are doing. No build is perfect but our supervisor Peter made sure they were addressed before the sign-off. Our build was completed one month ahead of schedule. All in all, we were happy with the build. The beginning and the end were good. A bit of hit and miss in the middle. We would recommend DAH to our friends and families. This is our second build and finally, a Dale's.
A quality and stress-free build!
Great customer service from start to finish. Good quality build. Regular updates on the construction progress were provided by the client liasion at Dale Alcock. Any issues that arose were promptly rectified. From design stage to handover took only 10 months. Having built several times before we knew what to expect from a builder...Dale Alcock not only met but regularly exceeded our expectations!
If it goes wrong, they don't care.
We built a house with Dale Alcock and moved in last year and there have been multiple issues ever since we made the first payment. Poor quality of work by the tradesmen, Lack of care by the site supervisors who do their best to persuade you that a bad job is the best you'll get and the customer service staff are only punctual in contacting you when they want money. I had gotten adjusted to the fact that some of my door frames are crooked and dented and a host of other small problems that I will fix over time myself but when the 6 monthly mainte...nance came due and it took ages for someone to come and inspect (partly because the guy whose job it was had resigned/quit, they may as well install a revolving door with the staff turnover I have witnessed since starting the build). Before someone could inspect the minor repairs needed we had a really heavy rain over the course of a day and when I went to the garage I found that the box gutter for the parapet wall was leaking into the garage. I rang Dale Alcock and they sent out a roofer to inspect later that day. He said that the gutter wasn't big enough (this probably isn't true as it' a downpipe issue) and when I spoke to Dale Alcocks warranty repairs person I took ages to be told that the gutter and roof is OK and it's due to the high volume of rain we had experienced and all that water coming down the wall won't cause any damage anyway. Right. I pointed out to them that none of the other gutters leaked during the same rainfall and that the Australian Standard specifies that the gutter and down pipes must be able to withstand a 1 in 100 years rainfall event and there are charts and calculations to use and everything. I also pointed out that when I was having the soakwells installed the gentlemen doing the job noted that he didn't think there were enough down pipes at the front of the house. I checked the plans and found there was indeed a downpipe on the plans that had not been installed on the western side of the garage that could be contributing to the over loading of the 2 downpipes that empty the parapet wall gutter. I contacted Dale Alcock and they came out and had a look and said that the roofing plumbers have the leeway to leave off downpipes if they want to. I did some rough calculations (should have done better ones) and along with the reassurances of Dale Alcock's staff I accepted that it would be OK - they have warranty right? So I had the soakells and driveway installed (Dale Alcock wanted $4000 to install soakwells and don't do exposed aggregate concrete so I had a very good contractor install the soakwells for $2700 without causing me grief and they handled the heavy rain easily). The warranty department's response is this; "As for the soakwells, could you please confirm if these were installed by yourselves as your addenda and building contract states we are to connect all stormwaters to concrete spoon drains. Concrete spoon drains have been installed to comply with shire requirements and we will ensure that the downpipe is installed to connect with a concrete spoon drain."
Very happy with 6 month maintenance
I'm writing to say how pleased we were with the standard of workmanship carried out by the worker performing the 6 month maintenance on our new Dale Alcock home. He called ahead to let me know he'd be 10 minutes late which was definitely appreciated. He then meticulously repaired and repainted the cornice cracking and while waiting for it to dry serviced every one of the doors in our home, adjusting them so that they all closed perfectly. I am very pleased with the work ethic of this Dale Alcock employee, unfortunately I didn't catch his name. Thanks for your dedication. Emma
A Dream come true.
The whole project was well managed, completion...(.on budget, no delays, quality finish) Loved the display areas Bathroom, Kitchen, Flooring, Tiles, lighting, electrical etc in the admin building... took the worry out of building one stop shop,.. sat back and enjoyed, We will be using them again on our next project.....Special thanks to all the team members who made our dream come true.
Best house on the street!
Having explored a dozen different builders to build my custom house design I decided to sign with Dale Alcock based on reputation, quality and value. I can honestly say it's definitely not a decision I have regretted. I have been guided each step of the way from sales (Martin) to prestart (Michelle/Laura) through to construction with Kara (Client Liaison) and Bob (Site Manager).
Others have mentioned their building experience to be stressful but building with Dale Alcock is anything but stressful. I have found them to be extremely flexible...and adaptable, qualities that are not usually attributed to a project builder. Any issues or hiccups that arose during construction were dealt with promptly, without resistance or question. I have been impressed with the constant communication and updates from the entire team, particularly Kara during construction. I would happily recommend Dale Alcock at this stage of my journey (key handover). The process so far has filled me with confidence that Dale's post construction team will be just as efficient and commendable. Thank you for making my home a reality!
Our Family Home
We are very pleased with our new house and we are enjoying it immensely. Once we got through the hiccups of dealing with the local shire the build was pretty straight forward. Thanks to all the prep work the team helped us with, prior to building, we only had one variation which was a big financial relief. We did unfortunately experienced one disappointment during the build, and this was handled well by the appropriate staff, and a comprised was met. Overall, for a couple who have never wanted to build the experience was a great learning curve and we are very grateful of the wonderful result that is our family home.
Good end result
We chose to build we Dale Alcock because they had the home design we were looking for, to suit our large corner block. The sales team (Andy & Liz) put a lot of effort in upfront in working with us to tweak the design with changes we wanted. They were knowledgeable, with years of building and construction experience, and they were able to offer meaningful advice. Overall we are happy with the build outcomes and comfortable with the level of ongoing support, should any issues arise.
From going into the show rooms and speaking to James Jeffery on the design we wanted, he listened and made it really easy for us. He got the plot of land at Catalina which would suit our design.
We was then put forward to Resolve Finances, at Dale Alcock's head office who I have to say were an absolute waste of time. The lady in question didn't help us at all.
From the built, the first wall had to come down, but was rectified straight away. We didn't have any issues from that day. The whole process was easy with no stress. The site manager Danny was great.
I wouldn't hesitate to build again with Dale Alcock.
The Eden by Dale Alcock
From the very beginning the staff at Dale Alcock did all they could to accommodate my needs. The design was altered to incorporate exactly what I needed with refreshing and sensible suggestions on what would work and why. The pre start phase was helpful with great advice on colour selections. My client liaison was amazing at her job and nothing was ever too hard and there may have been a couple of occasions when things got pretty hard. The build was supervised by a well organised and approachable manager which was refreshing after two previ...ous builds, one of which was a very different story. The quality of the build goes without saying and despite being frustrated at the beginning with what appeared to be slow brick work in reality the workmanship should not be compromised for time and I am happy with the end product. Minor fix-ups that were required were done without any issue and would have no reservations about recommending Dale Alcock to anyone.
Great Builder and Awesome Staff!!
We were happy with the workmanship. We had a few minor issues which were rectified Immediately. The supervisor was very helpful and the staff in the office were nothing short of amazing. Client Liaison officer, Shellee is a credit to your organisation.
We had 2 builds going at the same stage, two different builders and Dale Alcock was the stress free build.
Will definitely build with them again
It's been hard for me to decide how to rate DAH. I've alternated from very frustrated to very happy. I suppose the building process has been a rollercoaster ride. In the end we're mostly happy with our house but too many small issues along the way have put me off ever recommending or using them again.
DAH uses a client liaison system and we hated it. We weren't allowed direct access to our builder and had to communicate through a client liaison in the office. She lacked the technical knowledge to understand some of my queries or concerns. ...It was frustrating waiting for her to get the answers from the builder. It would have been so much easier to call him directly. There was a frustrating delay of 10 weeks waiting for bricklayers, which I did not expect from such a large company. A number of items weren't fixed by the time we moved in. Getting them fixed was very frustrating and took several months. Then we had issues again with the 6 month maintenance works. We've had works re-done 3 times and we're still negotiating a fourth visit for re-works many months later. We had five variations and they get three of them wrong. You'd want to keep a sharp eye on the variations. But overall the build went smoothly and, apart from a couple of really poor jobs, the quality is mostly good. The sales team were excellent and the few times we actually met our builder he was friendly and easy to work with.
Good service, efficiency and time management
This was our first build and the staff made everything very clear and precise. Good communication from start to finish and always got back to us very quickly. The "product select" centre was extremely helpful and saved a lot of time and effort. Nena, Tarah and Andrew were our go to people and we would gladly work with them again.
Right from the start we were quite clear in our minds that we wanted to build a quality home that also made a lifestyle statement and Dale Alcock has helped us in achieving our dream come true. We are happy that the house does display high end quality. The building of the property was well managed to our satisfaction.
The customer service and support offered by the entire liaison team was excellent, especially from Jessie Bond who was spot on with her responses, we are truly impressed by her service. However, we feel the supervisors can impro...
A pleasant building experience
We had a very pleasant and easy building process with Dale Alcock. They were able to source our preferred block of land, and then finish our build ahead of schedule. It was our first new build and after comparing experiences with friends, we are very happy we chose Dale Alcock. Yes, they may be more expensive than others, but you get a good quality house with most inclusions. Unfortunately some upgrades costs were more than we were expecting, so some sacrifices had to be made, but the standard inclusions were more than satisfactory.
We are coming up to our six month maintenance service, and are happy to say our list is very short. If we ever build again, we would seriously consider going with Dale Alcock for a second time.
The plaster is appalling and dale alcock does nothing about it!
Customer service during pre sales was great, they told us how reliable and trustworthy Dale Alcock was and what a great reputation they had and after building our first house with a budget builder and not getting the best result we decided to pay the extra money ( which was a lot for us! ) and go with someone reliable.
During the build everything seemed to go well, communication was quite good and they were willing to fix mistakes quite promptly.
When it came time for handover, again all seemed ok and they fixed the majority of things with ...
Would do it again
Customer service was fantastic from the beginning to the end especially any dealings with the office, few things still to be sorted which the office are on top on but the trades can be/ are being a bit unreliable. Quality of the home and overall finishes and workmanship would be a 8/10. Really happy with the house and the experience we had with Dales, this was our second build and it was a massive difference to our first builder. Would definitely use them again if we where to build again.
The good and The ugly
It is now 12 weeks since our first key handover. The overall built quality is considered good. During the course of construction, we had ups and downs right from sales to now. We had decided to build with Dale Alcock because we perceive we are able to rely on their reputation of quality. Right before on the key handover date, we realise a couple of more serious things had gone wrong. One of this was resolved extremely well, though it had to go all the way to the executive manager, general and the regional manager coming to meet us on site. The ...other one, where our house is now sitting lower than the surrounding houses causing a gap of about 250mm underneath the fence. Resolution for this considered acceptable with the installation of plinths. During this 12 week period, communication with the liaison office can be atrocious at times. We cannot help but feel that the liaison office is just trying to push away responsibilities. Before the plinth installation to our fence, we were told that our developer had installed them, when in fact we had instructed the fencing company to do so. Somehow, one section of our paving appears to be problematic and when rectification was not done right, we were told that we are responsible to have it fixed. Paving rectification was done earlier today, but yellow sand has been used instead of white sand for the rectified area, and there is minimal or no sand in between the pavers. One bedroom door is now rubbing against the door frame and we are advised to add to our 6 month warranty list for rectification. My question posed to the liaison office is who will be responsible for further damage done if we wait. We will keep you posted on future developments.
Lovely Home eventually!
My experience with Dale Alcock was mixed from the sales rep promising the world - and they were very responsive but once signed on the dotted line I waited ages for the prestart while house and land packages were given priority.
The showroom made choices easy as you can choose as you go in the prestart meeting - good that they have someone to help you avoid the not so obvious pitfalls.
Communication excellent all through the building process with their Client Liaison person being very responsive always getting back very quickly to any que...ry - this made the process as stress free as possible. Some problems during the actual build with a delay in brickwork and then roofing and maybe just too many houses being built at the same time but frustrating none the less. My site manager also changed during the build and this added to the stress levels and frustration as things that should have been done were not. The date given for handover was never going to happen with bathroom tiling still to be finished and a custom built window not installed (not even measured at that time). Key handover - this is where I found the most problems - the follow up needed to get into my home within the given time limit given and the poor communications at this time. Having said this the site manager was helpful and worked with me in other areas to finish the house. I was happy with the fact that they don't just hand you the keys but support you with any work follow ups. To summarise mostly good overall but some areas could be improved.
High quality build but inflexible, poor communication & stressful
Everything started well but went through a roller-coaster ride of success and failure. The process of designing the home was bizarre. Remove a wall and it'll cost you extra for beams and supports, re-install the same wall and it'll cost you extra for bricks and labour. The whole process seemed geared to add costs regardless of adjustment.
Once the contract was signed we went from receiving email responses the same day, to once a week; usually on a Friday afternoon. This dragged the design of home out by 2 months (I wish I was joking). T...he home theater was of special concern for us since our family enjoys multimedia entertainment, but alas they refused to install conduits for speaker wire because "It's confusing", but are happy to install conduits for network cable. They forced me to use Intelligent Homes (their sub contractor for all things not network cable related) Who refused to install conduits for speaker wire unless I purchased a NBN package. Our area is not NBN enabled so after a lot of arguing we ended up with a NBN package we cannot use just to get surround sound speaker conduits installed. Felt like maybe I was the first in Perth to build a home theater through DAH!! Please note that we were discussing with the sales staff the home theater surround sound conduits from the very beginning and at no point did anyone mention that they did not 'do' conduits for speaker wire; until literally the day after we signed the contract. After the usual set of delays with brickies and stuff; which really does not bother me since it's just part of building. The site supervisor was changed; this occurred during the recent set of lay-offs that Dale Alcock did. Unfortunately I got really unlucky and ended up with a fellow who had the poorest communication I've even seen in a supervisory role, (and I've worked for the mines, which is really saying something!) I stopped communicating with the site supervisor when I discovered that he will tell you ANYTHING you want to hear, and then proceed to do the opposite. He also deliberately miss-lead the client liaison officer on multiple occasions causing a series of hilarious failures. This ultimately lead to the building manager getting involved, the site supervisor told me over the phone that he got his tushi kicked by the boss, and now he's going to take it out on me. *awesome customer relations right here*
The building experience with Dale Alcock
Overall very happy with the design, plans, consultants and included fittings. However, I was mildly disappointed with the sales consultant. He was new to Dale Alcock and he did not submit the development approval application together with building permit application. Then it delayed the process.
Our pre-start officer and building supervisor both were excellent. Both were knowledgeable, helpful, and efficient in responding to queries and gave some much-needed advice when it came to making decisions.
Construction of my home took about 7 months....
We will build with them again
Our Job Contract No. was 27410, Site Manager Allan Teeuwissen and Client Liaison Jessica Clayton.
We chose Dale Alcock because of their reputation and we have not been disappointed. We went to a lot of display homes in the process of building our home and finally met a sales representative from Dale Alcock. He took us through the process, no rush to sign the contracts until we were set. We have been living in the house for six months and now the perfect time to do a review.
The build process happened on time, what we loved most was the con...stant communication and updates on where our process was, what was next. No surprises and no major issues. We had three meetings with [name removed], our site supervisor. This being our first house, he was patient with us, took us through the process of building and answered all the questions we had. [name removed], our client supervisor, was awesome. She was always there when we had questions. A long the way we had independent inspections - any minor issues picked up were sorted out as immediately.
The building experience
My sales consultant and pre-start officer were both excellent. Both were knowledgeable, helpful, efficient in responding to queries and gave some much-needed advice when it came to making decisions.
Construction of my home took about 7 months (during summer). The construction process ran reasonably smoothly and in general the quality of the work done was quite high. Construction was quite quick during the initial phases of the build and then became slower after lock-up.
The most stressful part of the building process was the high amount o...f theft that occurred on my site, as I was building in a new estate, although this is largely out of the control of the builder. If I was to offer any constructive feedback it would be to increase the personal communication during construction, and to ensure that the information being given to the client is accurate. Sometimes I would receive an update on the house's progression which wouldn't quite line up with what I was seeing on-site. A testament to Dale Alcock Homes is that I have received a number of compliments on my house and the quality of the workmanship. Looking forward to many happy years in my new house.
Our new home
Overall we have had a good experience building with Dale Alcock homes.
We had a rocky start during presales, with our sales consultant leaving the company right after we signed up. When some issues arose shortly after signup, the stand in sales consultant was very unprofessional in regards to discrepencies between quote, design and contract.
From prestart onwards, our experiences were much better. Dale alcock central is a great resource for getting prepared for the prestart process and our prestart consultant was very helpful. We did have...a problem with a poorly designed kitchen cupboard layout which we had to redesign ourselves to make things functional. But other than the process was smooth. Construction was a dream. Our client liaison and site manager were both very helpful and managed the build process well. From the time brickies hit site until we got our keys, we never experienced any significant delays and progress was consistent. Even over the Christmas break there was still work being done. Any problems that arose during construction were minor and were fixed without any fuss. We would recommend Dale Alcock homes to people considering building in the future.
