Underwhelming from start to finish
Initial designer was great, very sensible advice, excellent communication.
Once I went into pre-start it all started falling over, pre-start consultant was a nice lady but had a useless system which meant I was being repeatedly asked for the same information over and over again. SHe also told me at one point I was one of 40 clients, basically means I get her attention on my job one hour a week if I'm lucky....they don't help you at all with colours or anything like that, which was not how I understood the process worked, I thought she was s...upposed to assist but she only got excited about my job if she thought she was getting me to upgrade something....I got so frustrated with the poor organisation I was forced to get an interior designer to help me, costing me more. Building commenced, supervisor seemed switched on and comms were good, but only by phone and only in the beginning. Forget emails, they just don't bother replying. I told them upfront I travel overseas a lot for work so would be relying on email comms a lot, they agreed at the time but I still wait 2wks+ for replies and only get them if I re-send insisting on a response. Supervisor kept promising me the final job would be great, but it's not, as of two weeks ago it is just not acceptable work. Paid my own independent building inspector do a report for me and there was a tile missing on the roof, but work done inside the roof that is apparently not to Australian standards. Never got a completion date as promised on their website, am still asking now 9 mths after commencing the reno, still have not been given one. My front door was left unlocked on TWO occasions over weekends, once with the front door key actually left in the door!!!!!!!!! Completely unacceptable as I was storing personal items in the house during the renovation.
Worst builder in perth
This is a sample of only two houses, but there seems to be a reoccurring theme. Shoddy workmanship, no care taken and no care given. My sister in law bought an established 1 year old Dale Alcock and we bought a 10 year old one. We have bought a real turkey as did she. In both houses the grouting has led to walls crumbling and needing extensive renovations and the plumbing is deplorable. Both houses have needed a plumber to fix an amazing amount of leaking pipes, taps and the like. The counter benches on both houses don't fit properly and the p...lumbing has also been wronly fitted in the kitchen and laundry. She is a lawyer and took great pains to have it checked out, but these things were cleverly hidden, going to Dale Alcock achieved nothing. We on the other hand bought this houses at auction and had to buy it as is but were not allowed to have it checked out. There were obvious signs of small problems, but everyday we find fairly big ones. We estimate in the region of around $20,000. This can all be traced back to really shoddy workmanship and products, neither house was cheap, hers around $600k and ours $850k, so they weren't first home buyers houses. So beware of this builder and thoroughly check your plumbing if you do build with them. Bad workmanship, bad products
Like a lot of the other people, I too was suckered in by their "reputation" and great sales reps. I had the most fantastic sales man and I can't thank him enough for how easy he made the whole starting process and genuinely cared about me, not just his commission.
But once it left his hands it was all progressively worse from there on. The pre-start was only ever thought of when convenient for them and does not cater for the fly in fly out worker. I was unable to make my appointment, and told them about this but was available a few days later,...
I would never recomend Dale Alcock as a home builder. Communion after the keys have been handed over is very poor, they rarely return calls and Im often made to feel I'm somehow responsible for the faults with the house

We signed with Dale Alcock home beginning of this year 2009, it took them 7 months to draw the final plans,we received it last week and it was back to Zero again because there were so many mistakes.We couldn't believe it.We had a very stressful time during our Prestart, the Lady who did our prestart was so not professional, she was so rude and I was almost in tears, the show room they have in Osborne Park is just a marketing tool. Be aware you are NOT getting most of the things that's on display there, and standard range was just on a piece o...f paper,not clear, they expected us to select our tap ware from that printout? Couldn't believe it. Very unprofessional. Prestart lady didn't have any idea about the prices and we felt like she didn't want us to select or ask the price for anything because it was too much work for her. She deliberately made some mistake thinking that we wouldnt notice and was going to charge us after the Prestart ( we were smarter than her).All I can hear after the prestart was " you need to let me know now, today, if you change your mind, we will charge $300 variation fee OKAYYY ( high pitch)" She would repeat that OKAYYYY after every single sentence, I could almost puke when I hear someone saying OK now. it was that bad the experience we had at our Prestart. Now everything done, waited 7 weeks to get our final plans since prestart, more than 17 mistakes, now to change those mistakes I think we as clients should charge them $300 for wasting our time. Does anyone know what's going to happen next? we just gave our final plans, signed variation sheet as well.Trying to get hold of someone from DA, but not no one is getting back to us for a week, can you imagine what we are going through, we just paid a surprise visit, ohhh u can not meet with the busy bees without an appointment, nope, not even hi or hello without an appointment. They made a lot of mistakes in the drawings and even cost of the item, which I found in the contract because I asked for the breakdown of the cost. As a first home builder, I expected the builder my husband and I chose to work with us instead of us having to watch our backs all the time. In this case, instead of Dale Alcock assisting us, we felt like we were in an adversarial relationship, having to constantly battle with dodgy staff and watch them like a hawk to ensure we're not cheated before and during construction. The staff behaved like we owed them money whenever we asked for clarifications and explanations (which were never forthcoming until we lodged numerous complaints), and over...all it was a supremely unpleasant and stressful experience. We signed away 30 years of our lives and got this crap. I regret that I didn't give much weight to the negative things I've heard about Dale Alcock before, and after this harrowing experience, will never build with them again. This is the 1st time I built house. Choose DA because they claim to reputable and always deliver their word and promise. Yes they do before you sign the contract but once you sign things changed. They treat you like as if you owe them. No one bother to reply your email and dont even answer your phone calls. No courtesy at all. What is going on in their company ?
Service and professinalism
Dale Alcock SW was recommended to us by a friend, so we after going from company to company we settled on Dale building our first new home. The salesman was really good at his job, gave us some valuable tips and even saved us from spending more than we could really afford.
The build went on as well as a build goes i think, I assume this because we were never contacted during this time. My family and i would drive by every so often and check on the progress being made that would slowly shape what is now our home.

Referring entry to this forum by Dale Alcock, I can assure this IS a genuine review. We had no issues from sign up to Hand Over; faults after handover are another matter. Our vanities were not built to plan and we have water damage on our cupboard doors. Dale's Remedy: Replace the cupboard door which just prolongs the inevitable. The vanities in their current display homes & a neighbouring DA home are built correctly. There is too much excessive plaster cracking for our liking, DA response: Building settlement, yet the neighbouring DA house has...Zero cracking. Our house was built in the 'brick crisis' of 2005 & we believe they may have contributed to the plaster cracking due to the bricks not being cured. They supplied a substandard Rheem LoLine HWS which has failed miserably (Look that one up on this site!). DA & Rheem’s response: Hard Water. Essentially DA has just fobbed us off with a letter and some more cupboard doors. Consumer Affairs is our next step... I built my first home with West Australian Building Centre (BGC) had heaps of problems with the build, main thing being the pad was laid in wrong spot and them wanting me to sign a variation saying that it was my responsibility. After sorting this out house was built. Dale Alcock homes was very different in this aspect. The Pre-start went very smooth and the build was done in a little over 6 months, 5 years ago during the boom, which I thought was exceptional. Had raised ceilings through the living and garage, solar rheem hotwater system, whic...h when booster runs is so noisy can be heard through all the living areas. Both DA and rheem say this is normal (yep whatever you reckon). Had so much cracking in walls and where cornices join the walls. Waited ages for any response from DA. They blamed the maintenance girl who was apparently hiding jobs and she was subsequently removed from the employ of DA. Anyway they did the usual fixes, but soon after all cracks reappeared, including cracking of tiles around bath. The worst crack is in the NE of the games room. It runs around from the north wall to the east wall. And it opens up at least 2-3mm in very hot weather. DA had one crack (pardon the pun) at fixing it. The tradie was good, he said" if it cracks again let us know and we'll pin it" Well it cracked again but DA maintenance girl said it wasn't their responsibility. Also during the initial inspection I had to deal with the maintenance supervisor who was the most condescending arrogant [censored word removed] around (Early mid twenties. Not having ago at GEN Y, but what experience did he have). He was making all excuses like the retaining wall to the side of the house was responsible for all the cracking, or maybe the house next door, or the paving blah blah, obviously he had been well coached in the art of bull-dust. The small entry verandah ceiling kept lifting in strong winds. They didn't belive me and nothing was done. That was until it collapsed on the ground leaving the front of our house open to any burglar to climb in the roof space and in through the manhole. All in all the house is not too bad but sick of patching up moving cornices and cracking walls. After 5 years this should have stopped with the ground settling. I can only hope. We chose DA because of the issues we experienced with BGC. At least the BGC house which was built in the Somerley estate in Clarkson after 7 years did not have one crack in the walls and no other maintenance issues. What really made us laugh was after your poor maintenance someone from your office called us to see if we needed another house built by your company. We are currently looking at building an investment property, but I can assure you it won't be built by Dale Alcock. Don't trust them- if you have a problem with your home they will lie to you mess you, and palm you off.
We had a problem with our paint/plaster. Paint not adhering to the walls and plaster to soft. I can dig out chunks of plaster and paint in some areas in my "new" home.
We made them aware of the problem over a year ago.
We were first told it was a paint problem then a white set problem the a paint and white set problem then just a white set and then a paint problem.Many tests and samples were taking and sent of for testing so I have big chunks of plaster missing and paint peeling of my walls.

What a pain to deal with !!!!. We had a supervisor change half way through the job. The construction manager, has never been on the tools, and is simply a glorified Project manager who would be better suited in my opinion to sell second hand cars.
The job was scheduled over winter and insufficient rain protection (tarps) was installed. As such the entire house flooded, an additional ceiling (not part of renovation) was soaked and cost us another 4.5k to have fixed. They refused to accept any responsibility (start of a common pattern). We sti...ll have a water damaged ceiling which they refused to replace, only restrap. The new ceiling that was installed had more waves in it than the beach on a windy day. We were told they would sand out ! After arguing for 4 weeks, they finally replaced. The new carport eves sloped towards the house and they claimed it would cause no problems, until they witnessed water running into the window frame. The shower hob had cracked tiles, which they refused to replace as they claimed the shower screen would cover and no one would ever know. Again after many heated discussions, they replaced. They claim to be concerned about safety, they are for their own staff, just not for us(the customer) while we lived there. We had live wires in puddles of water and hanging from ceiling joists. The accounts department don’t know the difference between a credit or a debit, and after issuing a "final statement", released they made an mistake in one of the very first variation. They offered no apology, no discount for the error and expected us to magically come up with the extra thousands of dollars immediately.
Happy to sell you your dreamhouse but they don't want to build it
They start out really well. The Sales Reps will tell you anything to get you to sign. Then you get hit with pre-start and the gloss starts to come off - "You can't have that" " You can't do that" - Why not if I'm willing to pay?
Then the build - no apparent plan or schedule for tradies, just a succession of random acts that is making me wonder if my build will ever finish. The Site Super who is like a ghost, never on site and obviously doesn't have any idea of what is going on but speaks to you like your a complete fool.
Build quality best described as mediocre, unfortunately for a premium price.
Cost, build quality, communication, planning
From beginning to end it has been the most stressful and awful experience of our lives! The final quality is below poor, we are so disappointed in what should have been an exciting time. We have been in our house for 3 months and we still have doors that don't work, tiles that are chipped, both ensuite and bathroom showers leak, windows that are not straight, walls that lean, heaps of chips in the wood doors, not one door handle is straight, we have 5 sets of french doors and not one set of handles is level. They fixed broken tiles in the laund...ry with the ensuite tiles so it's two toned, hot water system is not working properly, roof tin is loose, cracks in bricks and mortar falling out - that's just the short list. We have the crappiest house and wish we could just get rid of it. DON'T ever build with this company,the cheap homebuyers house over the road is much better quality, save money and build with them instead! Email after email is answer with 'I'll pass that on' and thats the last we hear, trying to get anything fixed after you've paid, is like pulling teeth. There is no care taken with anything, they built us a rubbish house, our house of dreams is now a house of tears. Please don't ever consider building with this poor company!
They made the building process so easy
I decided to build with Dale Alcock Homes after visiting the display house out in Champion Lakes. It was the moment that I walked into the house and I knew that I wanted to build it. Problem was, was that it was out of my budget. [name removed] the Sales Rep was excellent to deal with and made all the necessary changes to the house to get it within my budget
The actual build process was great. I was building this on my own and was a bit daunted by all.(and a bit scared there are so many horror stories out there about building) However my fears were ill founded I had no horror stories to tell
I loved every minute of the process and I love it even more that I am living the dream as they say!!!
The communication and service
Whereto start. The shoddy brickwork, the windows larger than expected, the fridge recess smaller than required, a water pipe positioned in the base of a wall, the wall built over and around it and the pipe then 'bent' to do the job it was meant to, little mortar in the bricks, RSJs holding the tiled roof up but balanced on 3 or 4 wood off cuts- not changed despite our Independent Building Inspector telling them it was 'bad practice'-no ABS found for that??? The guys drinking beer on the job, dry walling ripped open to amend placement of plumbin...g, filled in with cement/mortar and smoothed by hand not trowels and re-filled to the depth of the drywalling. Being told plasticwastes are standard in our house which is supposed to have 'de luxe' fittings and much much more. We have had it up to our eyes The fact they would build to our plan. The rep was excellent.The staff have been courteous. Some of the Tradies have been excellent. Being told what we could have in OUR dream home.We are paying nearly $500,000 for our home and are "not allowed" to have OUR choice.The cabinetmaker won't do ..., the tiler won't lay....Going through a 3rd party at Pre-start.Being charged over the odds for tapware, and no doubt many other things.And being treated like children. There are ongoing issues, we haven't had handover yet.
I wouldn't recommend them to my worst enemy. I write letters that don't get replied to and no one in the office seems to care.
Can't say anything good
The Sales man said yes to everything and then everything was found to be lies. The house is half built it's taken 8 and half months to get to this stage.
The finish on our house has been let down by poor workmanship by the plasterers,painter and the door fitter who also did the skirting boards was diabolical. We are still waiting for our exhaust ducting to be fitted to our rangehood and 2 toilets and are still not happy with finishes of doors and skirting after moving in 5 months ago.Not sure if we would recommend to others but unfortunately may be one of the better project builders. What does this say about the state of the building industry in W.A. if you have to settle for substandard quality...for probably the biggest amount of money you will ever spend. May be easier to swollow if the company owners (Dale Alcock) lost a little of the ego trip and were a bit more honest about what they can deliver and charge accordingly. No one can help feeling ripped off when you pay inflated prices and get well below that in workmanship standards. Good choice of house designs. Our build was very quick which is always important when you are paying rent at the same time but then again we did have a 7 month build guarentee. Our sales person was incompetent and misinformed us about things we could do for 6 months, he lied and got caught out but failed to appologise or even acknowledge what had happened. We were then informed at prestart that certain changes should have already been done with our sales person and it was too late. Our build has not been too stressful but we were at the site nearly every day to check for mistakes so they could be rectified immediately but communication was poor from our superviser, which made our final weeks and move extremely stressful.
We like others were recommended Dale Alcock but we cannot say the same. We still like the design and the fact that we could make the changes we made. We are already over the house before we have moved in all due to staff not listening making the whole process hard work.

We are just completing our build and from the begining of our build we had concerns regarding one wall and have asked to see senior people regarding this wall. With no avail. We now have to decide if the wall is good enough for us to sign for the house. This combined with other nore ninor details have made the build something we would not want to repeat and not receommend to anyone else.
Rude salesperson, only cared about getting our money before even wanting to help a first home buyer in the market.
Nice display homes, really sold me into building
The salesperson at the display home was busy so we couldn't make initial enquiries there, so I put an enquiry on their website. I get a phone call from their salesperson, and his first questions are what my price range is, and have I got finance. No, but I saw a broker a yera ago and they said I can borrow $390k.
the sales person tells me, "well I think you should see a broker and then get back to me. I'll get my broker to call you".
His finance guy NEVER called. the salesperson then contacted me much much later and asked if his broker spoke to us about finance. ha- too late!
We would not recommend Dale Alcock homes in the future. They managed to turn what was supposed to be our dream into a nightmare. For this reason we chose not to pursue the project with Dales. We paid our initial deposit and attended pre-start to find that our total price for the job was almost as much as the house itself to build. DODGEY! When we asked them to give us a breakdown of cost and credits where applicable it was like pulling hens teeth. They were happy to charge cost plus builders margin but reluctant to reimburse this as a full cred...it. Lovely offices and showroom Mr Alcock but at the customers expense I'certain. If you enjoy a complimentary coffee and biscuit because ultimately you will be paying for it. How appropriate is the name,"Alcock"and conveniently the sale manager is, "Scam-a-ton". Being able to complete pre-start in one location. Unless of course you don't like thier standard range. Everthing. Very impersonal. We also found them very deceptful with regard to upgrades, contracts, deposits paid and additional costs.
We built with Dale Alcock (the Metro) around 4.5 years ago and found the experience better than what we thought it would be.
The house was finished before time, built well and the people that we dealt with were very helpful, especially the supervisor.
The only real issue that we are having with the house is a few cracks (which I guess is normal) and the painting. I have had to repaint the door, the gutters need to be repainted sooner or later (as the paint is flaking off) and the part of the front render is being discoloured in a few spots.... I put this down to the painters (they did a bad job on my cousins DAH house also) and wish they did a better job. The cabinetmaking in the house is well made, no issues in either the kitchen, the ensuite or rear bathroom. The roof seems to be holding up with no leaking or issues. Just about everything Painting
