We are so dissapointed with the whole process it has now cost me $48000 from the start price with all the things that you dont get and a few changes. We have never met our site superviser as he is never avalailble i have been abused for asking questions about things that havent been done. EB are about to stop work on the house as my bank has refused to pay the full amount on the last progress payment as the house is nowhere up to standard they have recieved all but $37000 for the completion and the walls havent been finished no painting no kitc...hen no bathroom and what work has been done needs fixing. This has been the worst experience of my life and I would never build or recomend EB to anyone design of homes and inital price we thought was good newcastle display homes lovely very basic inclusions extras very pricey and service not very good
I've just received a tender, and I'm a pretty cautious person. Straight away I can see where they state one thing in their sales document, but it seems disregarded in the tender, citing "variation" costs. It scares me with what I see, because what about all the things that I dont see? I seem to pay for extra scaffolding that is "included". Somehow "full scaffold work to workcover requirements" doesn't include a "scaffold shade cloth"? Hello? And the "Expand your manor" promotion that costs "$3000", well, costs another ~$500 because we too...k the 2590mm ceilings option. You do your sums - the ceiling option for the whole house costs ~$4000 (with the door highlight and garage brickwork, but lets ignore that), yet for the extra say ~7% you expand your manor by, you pay 12.5%? (and some of that height is in the alfresco too! Where's the extra materials?) Doesn't sound like much, but (being conservative) roughly its a 50% increase. Move a door from A (-$150) and put it at B (+$220). Thats ~50% difference. OUCH! Does everything get hit with a 50% premium? Look, I guess you can say its just $500 here and $200 there, but what about the big items? The bits that you don't see? Makes me question the integrity of the extra costs they quote you on. Another post here mentioned that its best to not add anything - just do the bare minimums. Sounds like a good idea. But jeez, when you pay a 50% premium just for moving a door..... it just makes you wonder..... anyway I'll keep trying to get answers and hope that I'm wrong, otherwise, I'll have to find another builder. Lovely display homes. Although I know what I see is not what I'll get, but it certainly gives you great ideas with what you can do. Not so great tender description. There seems to be double ups of items. No refund for removing items, but they charge $$$ for adding anything!
You must get everything in writing and keep copies of it. With my house so many things were done wrong and it was only the paper work that saved me because Eden Brae play hardball. Here is a tip, just say you are going to get a lawyer to look over the contract and then you will find by magic the tiles or walls or windows will be fixed. Don't bother with customer service go to the top by phone or if really pushed go to head office and simply sit in the foyer and wait till some one talks to you. If you can get to this stage you will find that Eden Brae will eventually cave in, you just gotta be tough with them and get what you have paid for.

we were planning to build with another builder but changed after we seen a floor plan we liked and Eden Brae sales told us we could change a few things we wanted to though after depositing we could not, they lied throughout the building process. You have to be available for appointments when they say, staff do not return phone calls or emails, if you have a problem with something they give you attitude, staff and trades they use really are incompetent, many mistakes throughout house including serious mistakes, still waiting for them to be fixed..., some cant be fixed, will not explain any cost break down as they over charge, will credit a fraction of what you are charged for any changes including a minor change like reverting back to a standard fitting, need to watch they complete the work you have paid for. If you want a home worth the money you are paying out to them do not build with Eden Brae. I wish I hadnt. floor plan of house customer service is non existent and employees are incompetent. Building process was a nightmare. Many mistakes and lies.

Can anyone share their first hand experience with Eden Brae connect homes?
I built my first home with Eden Brae home 17 years ago, and while I had a few small issues, for the most part they were still very good. After 17 years and 3 growing boys, the house still looked amazing when we finally sold only a few months ago. We're looking to build another home (which is why I'm on this forum) and seems like they are still pretty good and will probably stick with Eden Brae based on our last experience and recent reviews
