Our building has been without a reliable hot water service for a few months now. GK Strata has been approached by multiple agents. They have shown no interest in sorting out the problem and are completely ignoring the requests from agents
This is so spot on.
After trying to get clarification by email and phone to unsubstantiated allegations from SC and GK I was informed that I had sent too many emails and warned that I would be billed or taken to appropriate body. GK strata manager did not follow on their information note regarding "how to complain/report a breach of by-law" and did not try to contact me regarding the matter. I was named in minutes of the SC without any warning and immediately the issue was escalated to legal proceedings.

We have had nothing but bad experiences from GK Strata. I think the favorable reviews on this site have been fabricated by that company themselves. GK fail on every level- their communication is poor, their ability to guide through issues is non existent, they are slow at repairs/maintenance and they are a financial rip-off. Never a response
Ignored Emails, unanswered phones... about a repair issue. Nothing unusual there. Owners take on much of the work of GK as they are that bad. We’ve been looking to change for 2 years but we’re too busy doing their work or chasing them up to find anyone new! Manager has too many properties and repairs just ignore or don’t care!
Discusting customer service
We have recently been in contact with Stuart the strata manager of our building. My wife was shocked on how he spoke to her. Rude and arrogant.

Our block has had nothing but bad experience with this organisation.
They are unresponsive, inactive, and don't seem to get anything done, whilst charging us significantly over the quoted quarterly fee.
I've never even managed in the past 10 months to speak to our manager on the phone!
The one time I got closest to speaking with him, he would only converse and answer questions through his assistant who then passed on the messages between us (and no, there was nothing hostile! it could have been a simple two person conversation without an ext...
I agree with all the negative feedback about this company. They are very quick to collect fees and arrange extra levies but are not efficient in answering significant complaints.
The worst customer service
I've emailed and called my strata manager, [name removed], 4 times in the in the past 3 weeks. I have also left a message with his superior. I'm yet to hear back from them both. I'm urgently chasing paper work required to refinance a loan. Their failure to respond to my communication is going to cost me considerable money. This is not good enough as I've been paying for their 'services' for the past 10 years.
Nil customer service - does any one actually work at GK Strata?

We have been with GK for years and will soon be leaving due to poor service. Our manager promises everything and yet no progress occurs. Quotes take months to obtain and are either extremely expensive or cheap quotes from shonky tradies who cause more problems than what was there initially. This group will even use unlicensed tradies to do the repair work. I also suspect that our funds are being mismanaged but it is difficult to prove as transparency is poor with this company. Guidance from this company is unprofessional, ill informed and not...provided in a timely manner. Being a large company they are just not able to sustain quality service anymore...... the managers are given too many stratas to take care of and as a result mistakes and minimal service is the outcome.

- someone illegally parked all week in my residential spot. Called to report, with no acknowledgement and no one at their desk available. My details were "passed on" and that's about it. Useless.

We have never been represented by a terrible strata management company until our owners coop hired [name removed] and his crew. DO NOT HIRE gkstrata no matter how desperate you are. Do your own research work and hire a better company. They are very unprofessional and unfortunately they have formed an alliance with the owner coop secretary and they now live in each other pockets. Most of their dealings are very shady and when you press for legal precedence or laws they have no answers for you, instead they will ignore your emails and complaints ...or job request. You have to beg them to get simple things fixed in your lot despite paying your fees. Without any proof or warning they spent our bond on common property issues and tried to justify this fraudulent behaviour. They are yet to show any invoices and proof of this, everything is a secret as though they only represent the secretary and no one else. Bad bad bad bad.

GK Strata provide sub-standard service, are completely unprofessional, lack knowledge in strata law, do not offer fair and equitable advice to our executive committee and simply go along with whatever the executive committee makes up, even if it is above the law, such as constantly harassing our tenants. We have had power turned off to our lot, access denied to service people to the communications room, our security swipes have been disengaged to the building, renovation works completed by a licensed builder 18 months ago still waiting for appr...oval, with a $6,000 bond that they will not release and simply keep making up excuses as to why they won't release this even with an independent building report okaying the work they still continue to write their own rules and simply go along with whatever the executive committee tell them. We have tried mediation through GK Strata many times with no luck whatsoever as they either ignore us or do not provide fair and equitable advice to the executive committee which is run by a couple who strut around like they own the building and have GK Strata in their pockets. We own a portfolio of properties and I purchase around 40 x properties per year for clients and have never encountered anything like this in the industry. GK Strata are not to be trusted and to be completely honest are an embarrassment to the strata management industry
