Lazy, rude and incompetence
Three words to describe them: lazy, rude and incompetence. In 12 months, we went thought two stranger manager and three assistant managers. How can anything get done when their staffs kept leaving? Our bills were paid late and we were expected to check over their work.... not sure what's the point in having a strata manager then?!
Five stars to the Assistant Strata Manager - Steffen Winter
There was a problem with my garage in last year. I have contacted Guardian Strata about this issue couple of times, however, there was no one really care about my request, it was difficult to get the response from them.
Recently, my property got the same issue as last year. I sent an email to strata in the early morning during one week ago, and I got the reply very shortly! ! I just found that Steffen Winter is the new person who is in charge of my complex strata management. He helped me solve the problem in a very short period! I really appreciate his responsible and professional attitude! It is very important there is such a responsible and efficient person in this company.

Can suddenly resign from managing strata plan
Received email from Guardian strata for suddenly resign from managing my strata plan. Only reason provided was not being able to work with one committee member.
No warning, no notice and just resign immediately. As an employee, as least you need to give the boss one month notice.
I don't think it is the way to run a strata management business. What a joke.

Guardian Strata - Professional throughout adversity
All owners in a Strata expect a minimum standard from their Strata Manager. Services are agreed and paid for. There will always be some individuals who choose to focus on very specific details to raise complaint - yet they choose to selectively ignore the bigger picture. Guardian Strata had been appointed by NCAT Tribunal as a Compulsory Administrator of SP67782 when it was proven the Executive Committee had totally lost control of the finances and the operational performance of the Strata - the strata was effectively broke and all sinking fund...s had been depleted. During the Compulsory Appointment, Guardian worked steadily towards repairing the finances. A decision to return the Strata to a normal operating model of the Strata Committee working with the Strata Manager and the Building Manager was taken - however the new Committee did not really engage as they should have. A tender process to consider alternative Strata Managers was commenced. A number of candidates were considered and voted upon at an AGM - the outcome is that we now have a significantly more costly Strata Manager who has no knowledge of our property. Cost is one thing to contend with but performance going forwards will be the true measure of success. During their tenure Guardian Strata performed very well. Ossie Pisanu was always available and was very giving of his time to discuss in detail the complex and the list of issues that he inherited. At all times his performance was professional, timely and detailed - the qualities that should be found in any Strata Management professional.
Smooth talker before an AGM. However, I have had staff hang up in my ear when I called. Does not understand GST law. Does not understand that a trust fund is not to be dipped into for other purposes, even if they are strata purposes. Does not understand conflict of interest. Staff promise that they will get back to you and don't. Apart from the above, does the run of the mill work ok but don't expect more.
Worst nightmare with Guardian Strata
People out there, avoid this company! This is what is happening to us. A large number of owners are not happy with Guardian Strata being our strata management company, and therefore an owners meeting was held and all owners could vote for the company that they prefer. The result was another strata company was selected. However Guardian strata is finding different excuses and so far has not passed the management to the newly selected company. What can be worst than a strata company has managed your building so poorly, and when you want to get ri...d of it, it is so shameless and refused to exit? Really want to speak to their face: at the end of the day we are the owners and you are not, we employed you, but since you didn't perform well and you disobeyed owners decisions, you get fired and you should just leave! This is a small world, you should do the right things to build your reputation, instead of making owners hate you and tell every friend to avoid you.

I contacted Guardian Strata (new strata management for a few months) to know why our common area was not cleaned regularly, the bins not properly taken care of, our door broken for weeks without repair, etc.
I got an email back from the building manager. He was not polite. No "hello", "thanks" or "good bye". Just telling me the cleaner do not do their job and have been talked to. No answer about the door, even after I emailed him again. But the worst is that he gave me lecture about how I should not say that their company is not professional a...
Relax and let the professionals do their job
Guardian has been extremely helpful in supporting us in a difficult position. They are very professional and since taking over, the overall management of the building has been very smooth. The challenges that we previously had are now being resolved quickly and are not hanging around becoming problems.

I've done some research on various companies and Guardian understand my service requirements. I'm a big fan on having agreed processes around money management. Guardian seem to be aligned with this approach.
I'd highly recommend adding Guardian to your short list of strata management candidates.
Very easy to work with and all arrangements extremely satisfactory
We have now had Guardian Strata as our Strata manager for a few years and have found their service and attention to our needs has not relaxed or deteriorated. We are able to contact Guardian easily by phone or email and have all our questions or queries answered promptly. I would fuly recommend this Strata Agency to prospective unit holders.
Great Strata Managers providing excellent customer service
Hi. I am an IT professional and own a unit on the Northern beaches of Sydney. I have for the last 6 or 7 years been on the committee of our Strata complex.
We used the services of our previous Strata Managers for more than 28 years, but about 18 months ago decided that the only way forward for us was to terminate their services. We found them to be more and more ineffective, rude and in fact, quite obstructive.
We engaged in a lengthy process of finding a Strata Company that we could easily work with and allow us to manage our proper...ly efficiently and effectively. Guardian Strata was A STAND OUT for us through the decision making process for a number of reasons : 1. Ossie made himself and his team very available to us 2. Ossie personally visited our property to meet us and understand our building and requirements 3. Ossie's proposal was very clear and simple to understand 4. Guardian's prices were very competitive
AVOID this organisation and the clowns that work there. They only provide headaches
Long story short, need to deal with these guys to fix an issue in my apartment. No communication. Ignoring of calls. False texts saying they will call back later. I call and call them out for this behaviour, the agent literally calls me names and every known toxic word under the sun. He then threatens me with physical violence before hanging up on the phone. Righto. I think after this review, a complaint to the fair trading and then one to the police. Most pathetic review I have ever written any organisation.
Please read before engaging their services
The initial service provided by Guardian Strata when our OC engaged their services was very promising on paper however now a year on with their services and the service received (personally) has been quite poor with very slow turn around times on communication (30+ working days) and given the urgent nature of the matter.
There was no clarity in their communication so if you are looking for a Strata manager who shares all details and keeps you up to date then I would recommend avoiding Guardian Strata.
I've been serving on the EC as treasu...rer and numerous other roles throughout my time with the property I'm referring to in this review. I've dealt with 6 different Strata companies through various properties and this would rate as the worst experience. High standards and good value for money

Before using the services of Guardian Strata, I had been involved with several other strata managers. I had found the standards of those other managers to be either below average or, at best, barely average.
