Finally got there!! Nice home but took longer than expected
This was a house & land package for the Vienna 21C. The sales process through to colour selection was a very positive one. The colour and scheme advice given was very helpful. I did found when it came to tile selections in the basic category 1 was very limited and most people I imagine will need to pay for upgrades. I was impressed the tile selection consultant can actually bring up the house plan on the computer and give me immediate quotes base on the area and tiles selected. I have build with other builders before and they would take 2 weeks...to quote me. All contracts and colour selections were locked in before land settlement so I was expecting a quick build. However we didn't get to site start until 6 months after settlement because I think there were mistakes in the plans they were submitting to the Council and it just went on and on. When construction finally began, my first site supervisor apparently resigned, effectively immediately without me knowing. Eventually a second supervisor was assigned, who was on 2 weeks leave, so progress was slowed down by 4-6 weeks due to this issue. So all up, it has been 13 months from all contracts signed and land settlement to handover. I have built 3 times before, all larger homes and a lot faster than this. Customer service wise, my adminstrator at head office was great. I speak to her more often than my site supervisor because she replies my emails and phone calls, and would regularly check in with me. My site supervisors (both of them) have been very hard to get a hold of and don't return phone calls. I actually have to email my adminstrator to ask her to ask him to call me. This got quite annoying. I just had my PCI and build quality seems good. They did forget to put a window in the ensuite. Not sure how it was missed and it got put in just a few weeks before the PCI. Overall, I would recommend them. But my experience was not overly great.

New but incomplete
I have built 2 home with Porter Davis over the last 18 months. The first home we built was in the Access range and I could not believe how trouble free it was, which in turn helped in our decision to build again. The second experience was totally different in all aspects, from choosing colors through to completion. The communication was almost nonexistent, the only time I heard from anyone was me chasing them for answers. We did have a turn around when another site supervisor was allocated and the pace picked up. We have now been in our house for around 4 weeks and we still do not have toilet roll holders shower rail a toilet that does not flush. We have items that need repair that were pointed out at least six weeks ago.

workmanship has not reached expectation
Problems were found during frame stage. The quality of workmanship has not reached expectation because of cutting corners.
There were several problems, which did not reach basic requirements, were not addressed until it was pointed out by my own building inspector. For example, there were insufficient blocking at intersecting walls and insufficient nails to secure timber position.
Some prompting were required to fix all defects, including fixing all the damaged sisalation.
Expensive overhead kitchen cabinet doors have small scratch ...and discolouration. These should have been checked for its integrity before it was installed. The positive comments are supervisor is willing to address issues constructively, has taken responsibility to do the job well, being patience in explaining construction progress, extremely efficiency in responding emails and phone calls, being very friendly, approachable and easygoing.

Difficulties after moving in
I have previously written a favourable review for Porter Davis but now feel compelled to share our experiences since writing that review. We have lived in our Marbella 38 for about 9 months now and while we love our house we have had some issues which have just taken an unreasonable amount of time to fix. We were unable to use our ensuite spa for the first 5 months due to the incompetence of the plumbers. They originally installed it incorrectly and then burnt out the motor testing it. We finally had to have bricks removed and the pump moto...r reinstalled. Instead of re-bricking the hole in the wall the plumbers just glued some plastic over the hole. I have since arranged for this to be re-bricked. We have had a few plumbing issues and when we raised it with our New Home Supervisor he said something like "I hear that a lot about that company and I don't know why the construction guys always use them". We have also had to have our flooring re-laid 3 times. Just think about the effort involved in moving all your furniture so they can rip up your floor boards, grind the concrete slab so it's level and then relay the flooring. Three times. We have also been disappointed with the laminate flooring we chose. When selecting our flooring we spoke to the consultant and said that we need something family friendly which is hard wearing and easy to clean. It was sold to us as the pick of the bunch as it is scratch resistant. Its only after we moved in that we were told that you cannot mop the floorboards or get them wet at all as they warp. The only way to clean them is using a vacuum or getting on your hands and knees with a spray bottle of laminate cleaner. Yes they were the cheapest option but price didn't come into our decision as we were well within budget. We just wanted something that suited our needs. The tiles in our upstairs shower began to lift up and now we have waited about 3 months for it to be fixed. A tradie was sent to remove the affected shower floor tiles and in doing so he chipped the wall tiles which now also need to be replaced. The excuse I was given was "he isn't a tradesman we normally use". Well why did you send him to my place then? We are still waiting for the shower to be fixed and due to unavailability of tradesman the guests which will be staying with us next weekend will need to shower in our ensuite. What a poor endorsement of our new house which we were originally so proud to showcase. We have had a few other issues which have since been resolved, such as screws on downpipes rusting and the downpipe coming away from the wall and a range hood which was not linked to the outside vents and instead just blew greasy, hot, smelly air into the floor cavity of the second floor. We have been able to accommodate this endless stream of tradesman due to the fact my Wife was on maternity leave but I have no idea how you would get anything resolved and be available for the work to be done if both people worked full time. Would we build with Porter Davis again? I really don't know, probably not. Have they "respected our dream"? I don't think so.

Great Design, Poor attention to detail.
Overall the whole process was fairly well managed; it was great to deal with [Name Removed] our sales consultant and our building co-ordinator [Name Removed].
It’s just the perceived lack of ownership for a quality of finish from some of the trades used by Porter Davis which bothers me. When I asked the Site Supervisor at final handover, "Would you accept a brand new car from a showroom in this condition?" Love our new home, but be on the ball during the entire process.
This review is a long one. If you don't want to read it all and just know if we would build with Porter Davis again, the answer is yes, but be on the ball and make sure you get everything you paid for.

Once bitten, never again
We built a Queenstown 30 with PD back in the boom of 2011. The sales process was good, [name removed] was brilliant, our building co-ordinator [name removed] was also brilliant.
That's where it stopped.
Throughout construction, several items were left out such as extra noggins we paid for, feature tiles installed in the wrong place, electrical issues etc. Our building supervisor was overworked and we busted him re-doing the tile work late one Friday night before handover to try and make good.
Since then, we have had multiple issues f...rom crushed drains at handover, to poor paint, failing to paint top/bottom of doors, epansion gaps closing up crushing windows etc however our biggest issue to date has to do with water damage in our ensuite. The shower has had the base rebuilt twice and it still leaks! When we built, we also acquired an additional 20 boxes of tiles for "just in case" (repairs, changes etc) that PD has gladly used to repair their poor workmanship. We are now about to have our entire shower recess rebuilt after flagging it 5 months ago - not surprisngly tiles are no longer available. So, it means we will have different tiles in our shower, to our bathroom, to the rest of the house.

Building a dual oc
We are going through the first stages of building a duplex at the moment and now leading up to the fixed price contract stage, we have found communication very slow with our building coordinator.
We were sold by the floor plans and great sales experience at the start. Although we had some set backs due to health reasons, at the start everything went very smoothly, from getting the preliminary report to selecting the colours/fittings in order to signing off at the tender stage. However, communication has not been great since and it is very hard to get hold of our building coordinator to get an idea of when our start date will be, when we need to make final changes by etc.

Good house built with a few dramas
We talked to a few builders and the professional salesperson of Porter Davis gave us an impression. Also they have a house design just what we wanted, so didn't waste any time we signed the contract with Porter Davis.
We were happy with all process going; however the built process was slow down in december due to Christmas session, which was reasonable but it affected our plan. We did the final inspection and found a few issues, and the site supervisor addressed the issues in a quick and effective way with which we were happy; however there...are still some issue need to be fixed after handover. At this stage, we don't have an Intercom installed which is written in the contract and we cannot use the ducted vaccum because of a power issue. Moreover, I am glad to see Porter Davis encourages customers to write reviews for their works and tries to improve their services. I am writing this review just because they told me that I had a 1/3 chance to win an iPad mini (I know I am greedy), otherwise I would not bother to write a review because moving into a new house is a exhausting job. My mix bagged experience with PD for first home
My experience with Porter Davis has been mixed bag. So I will praise here for what they did well and the areas that could improve. I have been living with my family in the new house for 3 weeks and overall we are happy that we got to this point. I have given both positives and negatives here. My intention of sharing this as a first home buyer is not to damage the reputation of Porter Davis they are a good builder we can see that in most cases of our house but there is room for improvement for them to be the best on people’s hearts not on market...ing world. I also home these reviews are helpful to people like me who starts this journey of building house for the first time in Australia. Positives: - Home got built on time within the schedule - Overall quality so far so good but unhappy about the kitchen design for Bermuda 23 (50% blame on me as I should have never trusted the sales person on this at PD display homes). Hopefully no major defects. During the inspections I didn’t find major defects except for paint cracks. And paint marks missing - Building supervisor was responsive and assertive in most cases. So was the second building coordinator (had to request first one to be changed) - At the fix stage one of the contractors were smart enough to point out a selection mistake which was smart thinking. - Superb brick work - Nice Facade - Color, electrical and tile selection designers were good but washing rushing it too much

This is our first build. It's been two months since we moved into the house and there have been no major issues so far. We had a mixed experience with Porter Davis. We chose PD in spite of the bad reviews online (this was before PD started offering incentives for customers to write a review) as we loved the designs and the sales team were extremely good. The sales consultant was knowledgable, patient, helpful and spent a lot of time to help us understand the costs and also provided valuable advice on some of the extras.

Good start bad finish
The build from start was great. Supervisor helpful but since handover things have gone wrong. Our fridge space was wrong and fridge won't fit. Cooktop is too close to splash back and can't use rear burners. But it's the lack of communication now after handover that raises concerns. We have moved in without being able to use cooktop or fridge
Bad Service! Good quality home!
Being first time home buyers, We really liked the house designs on offer as they had the best space utilisation. The standard fittings are of better quality as compared to other builders. There are many well priced packages on offer which we used to get many upgrades. We are having a good experience in terms of the house quality but the service itself left much to be desired.

Housten Good until handover
Porter Davis for a non spec builder are probably the best designed there is with no wasted spaces. I have found the people at Porter Davis nice to deal with and getting a switched on administrator is key to this success and has been great also our building supervisor has also been nice but perhaps the work load is too large at times. Also some of the building tolerances I think are a little unfair. Colour selection was easy enough if you have done some homework and gone and spent some time investigating what your after.
I do think the whol...e process from start to finish could be little smoother and that's more of a process issue then a people issue. There probably could be a role created for a customer service relations manager who solely does that and that only. We have found the experience with PD good but not exceptional which is what I was expecting from PD having the reputation it does. I'm yet to move in and waiting to see how clean the home is handed over with a company like PD I expect more then a builders clean on my PD home. So handover day came and everything was ok until the completely wrong size stove and brand was delivered. Therefore being a Friday PD handed over a house to is with no stove which wasn't going to be recited till Tuesday 5 days later ! No cooking in our new home for 5 days ! Not impressed at this point today I feel we are just a number not a client. Also the gas heater people had come at 5.15 not there fault I believe this should have been booked in for earlier during the day as it's 7pm and we're still waiting for our heating to be connected so no heating and no stove not a great way to start. As you can imagine we did have plans to do things in the afternoon and move things and that had to all be delayed. Also really disappointed that when there is an issue I feel u get handed from person to person with the response "it's not really my department ". So as it stands on a Friday everyone else at PD has gone home no doubt to a stove and heating and we haven't got that. Not too impressed at the moment. Loving my new home.
I have got a very mix experience of building with PD. It would have been have much better if the sales person have provided the right information in the beginning. Many things came as a surprise during our colour consultation appointment. We wanted to stop building with PD but after coming so far we dropped that idea and continued with them. Even after paying for the upgrades appliances are of very cheap quality. Though the staff in head office was very prompt with our queries and responded quickly to every email. Our site supervisor has been v...ery helpful and supportive in sorting out all the issues we had after moving into the property. Apart from that PD being a renowned builder must improve its services like cleaning of the house - it should be done on the day of handover not after making requests by the clients. ( Small builders give a perfectly shining house on handover to their clients. I have seen few houses built by my friends and cousin.) Please ensure that your sales people give the same information to every client. I am still having an issue with my cook top. During my contract sign meeting I selected a fixed one from the given brochure and our co-ordinator put the code for it. But now they installed a different one on the day of handover and I was told that this is the one I selected and showed me the code. Now they are asking me for evidence to prove that I selected another one because they installed the one that's mentioned in the contract. Its getting very frustrating because its not my job to put the right code. I wish I have recorded everything that day to show to them if I ever knew that such situation will arise. I liked the floor plan and moreover it's our first home so I love it anyway. I just wish that they have used good quality appliances and haven't changed things in the last minute then it would have been a better experience.
Berkley 27 new house in South East Melbourne
We decided to go with Porter Davis because we loved their designs and customer service at the sales office. It was a great experience with few problems during tender and contract signing. We still went with PD because as I said we loved the design.
Our site supervisor was ok.
We have been in our house for about 2 months now and we love our house but there are many things that we hope PD will come back and fix. When the house was handed over to us we didn't notice how badly our house is positioned. Our house is a lot lower than all the oth...er houses around us which causes a lot of flooding outside, hopefully PD will be able to address this problem. Painting was also very poor. We are now noticing cracks in few walls so hopefully this will be addressed too during our inspection. Overall, we love our house however it's very sad when you see cracks in walls and ceiling, bad paint job (especially around windows), nails sticking out from the carpet, both external and internal doors not locking properly and dents in the flooring. We really hope that these things will be rectified as we have spent a lot of money on building our dream house. As long as these rectifications will be conducted, I would actually recommend PD to other people but I guess I just have to wait for our 3 month maintenance appointment. Communication is key
Communication has been the biggest struggle throughout this process. From getting what we requested into the contract to execution of those items, each process was hindered due to unclear communication. We repeatedly raised many issues to several staff at Porter Davis before it was done correctly. Ultimately the contract did not contain everything we requested (and we did not notice earlier as we do not have the appropriate knowledge of Porter Davis' operation systems or of building jargon) which caused more issues later down the track. Even wh...en we did try to inform the appropriate people of our concerns in a timely manner, delays in response times (almost 2 months later!) resulted in them giving us an excuses which would not have been valid had they responded to us promptly. Even the solution they offered to fix the problem is yet to be granted. Even after handover, we still find ourselves chasing after our building coordinator [name removed] as she has not delivered what was promised. Communication with our site supervisor [name removed] was sparse at first. Although after raising the issue, he quickly improved and we were very pleased with his efforts by the end of the build. He continues to make efforts to ensure that the product we receive is made well and to our liking. The actual product is very nice. Our main incentive to choosing Porter Davis was the fact their designs are lovely. It was a struggle to get them to listen to us properly to truly build out dream home. Some of the subcontractors were also very rude.

PD finished building my house(Marbella 42) in early December last year. I moved in early Jan 2014.From start to finish, the process was quite smooth, billing was efficient and progress payments made were all on time. The building coordinator, Megan, is very helpful, efficient and response to queries was also prompt.Site supervisor was just ok. My greatest disappointment was towards the end, there are quite a few items not rectified( though promised they will be rectified) though they were picked up by the Independent Inspector and my daughter ...even before the final walk through. Even that, I paid the Final Payment in good faith thinking that they will be rectified soon. I have emailed the building coordinator with a list of some 20 items that need attention( some urgent and some not) and was informed that they have been passed to the Site Supervisor for action.. It's been nearly two months now and nothing has been done.Even one item that was not installed and I asked for credit has to wait for the Site supervisor to come. I guess they are waiting for the 3 months inspection for things to happen. House design was good, building coordinator was helpful, efficient and responsive. After final payment in good faith, defective items are not rectified even after reminders.
Building experience was great until just at the end then a nightmare causing us great stress
We have just settled with Porter Davis and up until just at the end the buldiing experience it was great and any issues dealt with immediately. We have built an off the plan townhouse and expected that there would be render on the front porch as we were not told it was not included. So when render was not applied we asked the question and was told it was not on the plan and we should have realised. We are not architects or in the trade so we did not check this so we did not get any render which spoils the look of the home as this is a block of ...5 and 3 are rendered and 2 are not (neither of the not rendered were told that render was not included). We have built with other builders and have always been told what is included and what is not. Also this property is a turn key build but there are no toilet roll holders or towel rails (the understanding of turn key is you put key in and you just have to organize window fittings, which has been the case in other turn key homes we have built) and now we have been told there is none supplied. Also there are no handrails going up the stairs (again we have been told they are not on the plans!!!!) but in the colour selection time we were asked to pick a stain colour and they are in the colour selection booklet but no handrail (apparently they don't need to be put up for CFO but what about the safety aspect if you trip you have nothing to grab to save a bad fall). We have felt that at the end we were disappointed that our expectations were not met (we are not demanding people but if you pay a decent amount of money then you expect a decent build). Now we have to buy toilet roll holders and towel rails and also stair handrails and get rendering done. So much for turn key. What a shame as it started off great and ended with frustration on our side. build was steady, no render, toilet roll holders, towel rails or staircase handrails. So much for turn key homes
I was happy with the overall result of the house. Of course there were a few hiccups during the whole build but that is to be expected with any major builds. I thought the building coordinator and site supervisor were trying to do the best job they could, and i appreciate the work they put in. It would have been great to get more support from Porter Davis as they promised a website that would track every move of the house which only worked for 2 weeks at the beginning of the build. I also had an issue with the heating system, where I paid for 2 zones and virtually received 1 zone. But like I said, Im happy with the end product.

Had our 12 month inspection where identified a leak in the elfresco roof, paint peeling ect, they came through and "fixed" however they stated there was no leak but due to our location the paint peeling was a regular occurrence, they promised the work the did fixed the issue, 18 mths later we have the same issue, they now won't return phone calls, and we are still waiting on a few issues from initial list to be rectified, terrible!

Building with Porter Davis (Barret Property Group) you will need to check on the site every day
I would suggest this builder is no better or worse than average. The most important thing is to DOCUMENT EVERYTHING. Keep a list of everything you see in the display that you want in your build. Make sure you list a price against every item. For example count the down-lights they charged us $115 for each; count the power outlets in each room they charged us $85 for each; estimate the tiling they charged us $135/sq meter for porcelain. Find out EXACTLY what is and what is not included. All this is very important because the display house you see...is not included in the price you are told for the house. It is up to you to add all in all of the extras. PD list for our house was $200,000 less than the actual house cost us on the contract. We prepared our list and took it with us to check each and every item. We did not sign until the contract contained each and every item we were expecting. The contract is the only way you have of getting what you want from PD. If its not in the contract you won't get it; even a couple of things we had been charged for they ended up crediting us because they didn't want to pay the sub-contractor to do the work. The main problem it seems is that although its in the contract, if PD has not updated the working drawings and specification documentation it gives its sub-contractors, you may still not get the item you asked for. PD were 3 months late starting the house, but we had been told by other people who built with PD that from when we paid our initial $1000 until settlement could take up to 2 years, so be prepared. In our case it took 14 months. We visited our site almost every day to check on the work. This is because PD site supervisors are really only liaison officers and don't seem to actually "supervise" anything. You need to pick up any mistakes or things missing on your own. The supervisor will not take any real notice of the 'special' or 'non-standard' walls or items you have included without you telling him. And so it is helpful if you quote the page and item from your contract. Also you may need to read up on the "Australian Standards" to see if the workmanship is up to standard. You an do this for free at the state library in Melbourne. We found that being able to quote specific details from the standards will also help with the outcome of your home. We had a VERY VERY bad tiler. And sadly the Austalian Standard on tiling allows for tiles to be 1mm out of level from the next tile, so our quite expensive floor of 600mm x 600mm porcelain tiles looks very bad - nothing like the OK tiling job in the Waldorf display. Our house was not cleaned for us by settlement, so during the final inspection it was difficult to spot things like chipped tiles; (which they will not replace because it could have happened since moving in). Next time, I would pay for a professional inspector. The heating did not work, but was fixed within a couple of days. The keys we were given did not open the front door, but this too was resolved in a couple of days. We had to go to Bunnings and get weather seals to install ourselves because the wind and dirt comming in through the gaps in the bi-fold doors and the front doors was terrible. We believe the 'energy rating' and 'quality contol' inspector must not be interested in these smaller details.

I have chosen liverpool25 plan for my new home and was still working on whether to go with ferndale facade shown on Kew 27 or kingfisher facade. The sales consultant 2 weeks back that I had talked with was not sure about the exterior colours and the bricks used and now it’s lockdown. Would please share is it white or light grey paint on the facade so I can make up my mind and be pre prepared with everything once lockdown is uplifted and waste no further time to start my build please.
Hi Neha, I know it is very difficult to choose facade colour. Our house is Waldorf Grange with Chateau facade. We chose the safe colur used for display house. One advice I can give is to choose new home inspection company to check before handover. The report from our report shows there are more than 80 places required to be fixed.
