Utterly uselessAs far as property management and leasing goes this lot is useless. Turned up to an open home where a sign on the door says remove your shoes and the agent has his shoes on on the brand new carpet and letting everyone in the place with shoes on. Guy looked like he had just woke up wearing his PJs. He knew nothing about the place and blamed it on not being his management. Jokers.

Happy with my leasing agentI chose Propper over a year ago and the onboarding was great. Found a good list of prospective tenant which I chose one (the best one I think). Helped me well when it came time to increase the rent prior to the tenant signing another lease.
The best thing about Propper is the cheap leasing fee and good communication from the leasing agent.
HORRENDOUS EXPERIENCE AS A LANDLORD-AVOID AT ALL COSTS-Agent is unable to be contacted in emergency situations
-No investigation performed when the tenant damages the property. Tenant blew up the garage motor on the shared garage by opening the door from a distance and closed the door on the Neighbours car, blowing it up. They called us to pay for the replacement of the motor instead of investigating and forcing the tenant to pay
-Lost our keys
-Tenant caused significant damage to the property and they gave back the bond to the tenant at the end of the lease
-Can never contact them, therefore you ... Very happy with the switchI used to be with certainty property. Their prices were incredibly appealing. As the saying goes, you get what you paid for- needless to say, certainty were horrible. So when I swapped to Propper 6 months later, not only did Skye remember me from my initial enquiries earlier in the year, she listened to what my concerns were with the previous manager and assured me they would be much better.
Their prices is one of the cheapest I've seen, great at least for lower end of rental market (being a percentage of rent), they don't lump extra services... Read moreonto you, and most importantly, they make themselves available for you without having to make an appointment to speak to your property manager. Same goes for your tenant- mine has trouble with English and Skye again advised this wouldn't be a problem. Have not had any issues since, prompt in responding and very flexible with special requests or amendments. Couldn't be happier.
The worst agentWithout a doubt, the worst agent I have ever come across in my time renting. Irrespective of which "relationship manager" was looking after the rental property, they all only care for the landlord. We have had numerous issues that have not been addressed and despite asking for them to come and do an inspection to see the issues for themselves, they won't.
Do not rent a property off Propper!
Extremely disappointingI had a few investment properties with Propper in NSW. The initial manager was great but he only stayed for 6 months, from there on I had several property managers, some of them lasted only a few months. Total nightmare as they didn't have a proper handover, on top of that they seemed to employ less and less experienced people each time. After a couple years I saw myself doing most of the work and wondering if their fees justified just a rent collection service. So I decided to move to another agency, best decision!!

Post feedback from the majority of them was 'terrible' in terms of communication, getting things done, etc. - High turnover, no handover and precarious record keeping. (I have to do the handover with each new agent myself!) I.e. one of the new agents couldn't find records of the last repairs so she ordered new repairs instead of claiming the warranty! They also lost the keys few times. - Other issues: property manager sent a plumber to fix a roof leak (!?), failed to report broken items after lease (several times), delayed rental campaigns even after constant reminders, no inspections done, failed to report issues with garden maintenance, hard to reach agents over the phone, no clear knowledge of strata/tenant/owner maintenance responsibilities, not cooperative at all in the transfer to new agency, etc, etc ...

Not enough time to take on new clientsI got in touch with Popper on their website and used their 'book a call' option to manage my property. I received a confirmation to let me know that I would get a call at 3pm and I was asked to confirm, which I did. At 3pm I made myself available and proceeded to wait ..... for an hour and 20 minutes. Still no call. I figure that if I can't get them to call me when I am trying to give them my business, then what hope do my prospective tenants have when they need to log in a call for repairs. I now have a property manager that not only returns my calls but meets in person to discuss how we can move forward to get my property rented.

Can anyone comment on an experience where the pressure was really on for Propper?
It's clear many people are very happy with what appears to be fairly day-to-day property management tasks and pricing. I would like to know anyone's experience when things go wrong - and a really skilled expert is required. I've scanned reviews but no luck finding this type of review.
For example: a demanding tenant, a tenant who isn't taking care of the property or paying rent, taking an issue through NCAT, a property with extended vacancy or issues with strata (owners corp). Or from the tenant's perspective, a non-responsive owner when non-essential but important repairs are required.
I'm keen to save money and work with a reliable provider - but the real value for me is when things go wrong and I need specialist expertise including tactics and deep technical (eg. legal) support (ie. peace of mind).

I wish to do som... Read moree renovations after the place is vacated.A quick refurbishment of the bathroom and some cupboard work in the kitchen. In my conversations with the agent he seems a bit reluctant to be flexible on inspections and re advertising. I know prospective tenants like to see photos of the property, but surely all normal photos could be shown with a note that the bathroom is being refurbished, with a finish date on this project, so that anyone looking at the photos would know that the bathroom was going to be clean and with new tiles and fittings. If the prospective tenant was still unsure, an inspection of the property, even while the renovations (which will take approximately 10 days) were in progress should set any doubts to rest. The agent found this concept difficult to understand as they seem to have a formula for re letting and like to stick to it, and prefer to wait to take photos after the work was finished. This means that the advertising would be delayed by at least 10 days and the re occupation of the property would also be delayed by the same time. This is not acceptable to me. I did explain this to the agent but it remains to be seen if my instructions are acted upon. Your question my be better answered after the renovation and re letting of my property. I hope this helps.
