Sarah Homes - Building Dreams
I spent several years looking at homes to build and I kept comparing everything to the Sarah Homes Whitely 180. So I decided to build it. My dream has always been to have a beach house to live in. I knew nothing about building. Sarah Homes helped me every step along the way. They adjusted the plans and materials to suit what I wanted. The Building Supervisor was so helpful and kept me informed of everything that was going on. He even provided advice and help for the other things outside of building the house, like rainwater systems, supp...liers in the area and all the other little things a new home builder/buyer doesn't know. Even when and external contractor let them down, they wouldn't compromise on quality and insisted on replacement of the materials until it was 100% right. In the long run, the time delay was worth it for the quality of the finish. Overall, I love my new home and would recommend Sarah Homes to friends. Quality results, dependable communication, helpful all the way and the building supervisor had great local knowledge of the area, conditions, standards required by law... Timeline blew out due to delays by roofing contractor who had to replace roof 3 times due to quality issues.
What a Pleasure
I would like to say a big thank you to all the staff involved in helping us build our dream home. The process was very easy from start to finish with nothing too hard for the staff. We have finally moved in and had our first Christmas on the balconies overlooking the river and hills. I would like to make a special thank you to [name removed] and [name removed] for their patience and understanding.
Again Thank you to every one in making our dream home beside the beach a reality.
We have built with numerous builders within our lifetime but from now on will only be building with Sarah Homes
Great service from start to finish
After buying land for a holiday home a year ago we approached Sarah Homes and were impressed by the great range of designs and the friendly, efficient service from our sales consultant. No alteration to the design seemed too difficult, the building process went smoothly and we're delighted with the finished product
Affordable, attractive house designs, well-suited to Australian conditions
Very good design and affordable
The sales consultant was very helpful with my house design, and with the changes that were needed to be made to accommodate the house on my block of land. She was so friendly, and easy to talk to, as I had not dealt with any home builders before, because I was building my first home. While my house was being constructed, the Building Site Supervisor, the Tradesmen, and Labourers were all very pleasant and helpful to talk to.
Any issues that arose during building were quickly resolved.
Delightful process and a wonderful home
We began our search for a reasonably priced and well-designed holiday house about a year ago and were looking for something that did not look like a ‘transportable’ or ‘kit’ home. There were a couple of contenders but we loved the McCubbin and were very impressed with the sales representative at Mile End. She was very efficient, had excellent product knowledge and knew the area in which we were building. However, we were most impressed with her understanding of our budget restraints and the fact that she worked with us to get what we wanted wi...thin budget. All of the costs were clearly explained and potential extras or variations (such as rock breaking) were allowed for in our budget. The building supervisor was fantastic. He made contact with us early on and explained the building process and gave us useful tips on what we could do as the building progressed. We were astounded at the speed of the build and at the quality of the craftsmanship. Each stage was clearly very well organised like a military operation. All the trades used sourced were highly skilled and friendly to us whenever we visited. More often than not we hear horror stories of clients and builders in the media, and so it was with some trepidation that we embarked on this process. However, our experience with Sarah Homes has been delightful, enjoyable and we got exactly what we wanted. Design and construction - took just over 7 weeks!!
Sarah were professional and easy to work with from start to end.
We used a standard design that we heavily modified to fit onto our suburban block as a detached extension that added a teen retreat/extra bedroom and bathroom. The Sarah consultant and office staff made what was a protracted planning and council approval process significantly easier, were easy to work with and offered useful input at all stages. The site supervision and tradesmen were courteous and reliable and kept us updated throught the build. Site/construction errors were brought to our attention and rectified by the supervisor rather than ...by us and all were resolved without us having to even discuss. Our job was unusual and difficult and they all went about it smoothly and with a minimum of mess and fuss. Inexpensive solution to our home extension. Very happy with the final result and sarah were professional throughout the process.
Rear Carport McCubbin - Hayborough
Our experience with the sales consultant was very positive. She was very accommodating to our many changes and went above and beyond her official role throughout the building process to assist us. We were unprepared for selections so found the process a little daunting but found that the selections consultant was patient and helpful.
Post selections we changed our minds a number of times and found Sarah Homes to be very accommodating. However, communication of the changes was not always great and we often had to get a number of draftings to...fix mistakes. The greatest hold up throughout the process was getting council approvals. These required us to make a number of changes due to overlooking issues and to meet the 6 star energy rating which came with additional costs. The actual build went smoothly and was completed in 18 weeks. Living close we were able to keep a close eye on the project, there were a number of issues that arose but they were quickly resolved by the building supervisor with little fuss. Overall we had a great experience and would recommend Sarah Homes to anyone looking for simple, affordable, modern designs. Accommodating, contemporary design, great friendly staff, affordable Drafting process, council approval delays, energy efficiency extra costs
Happy in our new home
We built the Lawson two storey. From the start our experience with Sarah homes was great, our sales consultant was very helpful and we felt very comfortable with him. The selection process was also quite easy, although we had a bit of trouble when wanting to make a change to a tile colour but that all got sorted out in the end. Our site superviser was fantastic and kept us informed all the way along which we really appreciated. We are happy with the structual standard of our home but were a bit disappointed in some of the painting, there were a...few drips in the outside and inside there were areas that were very thin. Overall, we are happy with the end product and would be happy to recommend Sarah Homes to anyone looking to build. good communication from staff, value for money, good products used.
Poor, Poor, Poor
Had the Streeton two storey holiday house built by Sarah Homes in 2008. Went through the usual process with the salesman who really didn't know what he was doing and didnt have answers to many questions. Anyway we went through the documents, spoke to a few people and were advised to select certain supervisor to build our holiday house.
We continued with the process due to the price and the floorplan, the end result was poor workmanship, and a poor product. We made a list of items to be repaired only to be told that they allow 40 hours for m...aintenance in the price and Sarah only repaired basic cosmetic items. We have poor flushing of joints in the gyprock, some stand out like the preverbial. Painting is extremely poor in application and standard of finish. Cavity sliding pantry door that when closed has an opening of 1.5cm at the top, the trims to this door look like they were picked up from a second hand dealer. We asked the plumbing to be inspected after we found a leak due to a loose plumbing connection but Sarah fobbed it off, only to go there one weekend and find the downstairs ceiling and walls soaked from upstairs plumbing connections that gave way. The repair works from Sarah was to tighten connections, let walls dry, and add a lick of paint. These rooms now show signs of water damage. All toilet pans have had modifications to the sewer rises in the house as they were all placed in the wrong locations, I have never seen this before. the setic sewer systenm is almost at the same flor level as the house slab which affects our externak paving.
Lovely end result-Whiteley
Sales consultant very helpful, decor advice also very helpful-some pricing aspects open to debate (zone allowances, standard footings not actually a reality), building supervisor extremely helpful with the final deadlines-but overall-very happy with the home and the way it utilises our views and the block. Energy ratings requirements also another unwelcome surprise-these things need addressing as every Sarah Homes client I know says the same thing! Wrote to General Manager about this but he wasnt really interested.

We found our sales experience to be positive as we finalised all variations prior to committing to the contract. Our sales consultant was very accommodating and proactively produced plan amendments as our variations mounted. Once council permitting was received the build time was more than acceptable.
We are very happy with the structural standard of our home (Whiteley 180) however the quality of the painting is a little disappointing. Overall would recommend building with Sarah Homes.
Flexibility with plan amendments & support during the planning phase
Cost of some of the out of 'standard spec' extras & Painting
Our experience with the Sales Consultant, [name removed] was very good. He took the time to provide the information we needed and was always happy to help. The building process was a little delayed but once started went very smoothly and the site supervisor was very good. The overall result was very good and works really well. The painting in some areas was a little rough but this probably is representative of new house standards now days, unfortunately. We would certainly build with Sarah's again and recommend them to anyone considering building themselves.
Sales Consultant's level of service and overall result was very good.
Painting in some areas just ok.
Excellence, thank you Sarah Homes
We were extremely happy with Sarah Homes. We built the Emily 2 Storey at Encounter Bay and we found the company to be very professional at all times. The sales team was very helpful, professional and friendly and made us feel like we were in good hands. The Building supervisor was also very professional and we were extremely happy with the end result. My only suggestion to Sarah Homes, is that potential client's should be aware of possible extra costs for site preparation and costly changes required to meet the 6 star energy rating which you do...n't always find out until later on. I would also have liked to receive more regular contact from the Building Supervisor as to what stage things are at, rather than having to ring him up and feel like a nuisance. There were a few things that needed attention on completion however the Building Supervisor took care of them and was very diligent in having hand over ready on the date we agreed on. Overall though, we were very happy with the build and would use Sarah Homes again in the future. Thank you! Modern home design, affordable, professional, reputable company More regular contact from Building supervisor with updates
A big thanks to the team!
Hats off to [name removed] for her friendly and very helpful manner in helping us choose our ideal home for our retirement near the beach.Nothing has been too much trouble for her as she has given great lengths of time and suggestions to us all along the way.
As retirees, and only ever having the one home for 42 years, we were somewhat initially nervous at taking on such a project at this time in our lives. However, [name removed] has put our minds at ease with her obvious interest in us and bringing about our dream.
We love the open space design, particularly the huge balcony of the 'Emily 4' and raked ceiling.
We've changed the configuration of the stairs for better access.
We love our new home !
After an initial "glitch" with a sales consultant (who no longer works for the company), we have had a very good experience with [names removed] looked after our interests very well, and if we had any queries/concerns, we always received a prompt response.
We had not built before, and our site supervisorswere both happy to answer our questions, and listen to any concerns.
Minor problems were quickly attended to, and we really had no major issues at any stage. If there was a 4 and 1/2 star rating, that's what we would have given !
Sit...e works were carried out ahead of schedule, and once the build began, it went ahead quickly. All tradespeople were very helpful, and we have since asked a couple of them back to do some extra work for us. Built on time, on budget, and the appliances/fittings are great. Interior paintwork a bit untidy, unrefined, and not quite completed to expectation/standard.
From good to bad to disaster!
Like many others, we also had a good experience with the initial sales process before we signed the contract with Sarah homes. But it all started going pear-shaped after that!
We chose Sarah Homes because we perceived they had vast experience building on sloping block in the Adelaide Hills. Nearly a year after signing our contract we've reached the stage where they have built the frame. But now they are going to have to demolish what they've done and start again because the footings have to be replaced. Right now there's no knowing when we'l...l move in. Despite asking several times during the sales process what extra expenses we would possibly incur, we are having to spend tens of thousands more than we could have possibly budgeted. It was only after getting the foundations wrong that they are now pointing to standard clauses in our contract requiring us to build a very large retaining wall and construct drainage for the site. Had we known from the outset we would have chosen a very different design with a different footprint, probably ending up with a much better house for the same cost. [URL removed] Good salesman who helped us at design stage. Ask for [name removed], he's amazing! Blew the budget. Taking waaay longer than we were told; no knowing when we'll move in. The build so far is so bad they will have to demolish and start again.
Have not yet started the construction of our home however are extremely happy with the service we have recieved so far. Our consultant is very helpful and is always in contact giving us new ideas and helping us get the most out of our design. We have just completed our selections and were very happy with everything Sarah Homes had to offer, they have been very helpful and quick to respond to and questions or queries we have had! Nothing is too much trouble and they are very flexible with their designs! If the quality of service is anything to go by we can not wait for our home to be built!
Good customer service, helpful
Overall I have been very pleased with the experience of building with Sarah Homes. I did have an independant building inspector checking each stage of the build and submitting a report of areas that were found faulty and/or in need of repair etc. Those sited for attention were rectified by Sarah Homes. I would encourage anyone building a home to employ the services of a building inspector.

The initial sales process was stilted, with sales people more worried about "turf" than service, but once we had confirmed our interest, our salesperson was great!
The time gap between paying a deposit, and building commencement was frustratingly long. Promises of completion dates during the sales period (ie October) didn't materialize.
Once there was a sense of urgency, the building moved very quickly. Communication was good during the building process, with the sales person sending photos to us of progress. Quality has been very good, wi...
The cutting and fill was good and all went as we thought it wld. The slab pour was good. This is our holiday home but we went down to check on the progression of the work every weekend. Its a big investment and good enough is just not near enough. My uncle is a builder and lives in the area so checks on the work to make sure its up to standard and we're not getting ripped off. The deck is on and is looking marvelous. Will employ a building inspector as per previous review. Updated review later.

Questions & Answers
How much difference is there typically from listed price and what people select? Is it possible to reduce the cost further from listed price? Interested in comments.
What was the difference between quote price and actual contract price?
In the subdivision that I purchased my block of land, the Local Council would only allow Sarah Homes to built onsite,
also they wanted me to install another window, before approving the plans for my home.
Therefore, I incurred extra costs of $2,400.00 to build onsite and $450.00 for a window to be installed, due to Local Council regulations.
I received two quotes for my home to be built, one without concrete piers, and one with bored concrete foundation piers, subject to the soil report.
With my soil report showing that I had to build my home with bored concrete foundation piers.
The difference between quote price, and actual contract price was $000.00.
How much did the final price at completion vary from the price when the contract was signed?
Pat, Sarah Homes were on target with the final price. There were a few post-contract variations of our own choosing that we added ourselves.
Sarah Homes quoted me a price to build a home without concrete piers, and with concrete piers (subject to the soil report).
But my block of land, had to have concrete piers installed, and Sarah Homes final price was exactly what they had quoted me.
Every owner deciding to build a new home, has to have their block cleared, and leveled, and these costs can vary. I was very fortunate that my block of land was very level, and I only had to have the vegitation (Weeds, etc.) removed prior to the concrete piers being installed, and the building work commencing.
The only extra costs depend on your LOCAL COUNCIL PLANNING APPROVALS, and REGULATIONS, as I had decided to purchase a Transportable Sarah Home, but my Local Council would only allow dwellings to be built onsite, which added $2,500.00 to my final price,
and The Local Council also wanted me to put in another window, which was a post-contract variation costing me another $350.00.
