I can't be more happy that I invested in this 3 bedder upper nth shore apartment. Building is very well maintained. Strata manager visits the property once a month. Real estate agents have valued it at nearly double as to when I bought it 3 yrs ago. Love the place
worst investment property
Don't buy any Ralan development ever ! Being an ex-owner I suffered every single day for almost 6 years after I purchased one of their off-plan unit. Noising, building quality, renting, strata managment...everything seems very doggy. All lies with this company and stay away form them.
Time for a reality check
We bought a one bedroom Ralan unit in Killara in early 2014 which was built in 2013. It is a good unit and the price was very fair. If you expect "perfection" you pay an extra 100K. We had a building report done before purchasing.
Having said that, there are quite a few problems with carpark drainage etc which are very slowly being sorted out. But, I'm not convinced that most new blocks don't have some structural problems. No sound proofing at Ralan properties!
Buyer and tenant beware! The Ralan group build extremely poor developments, no sound proofing, thin walls and flooring, sewerage pipes run through your wardrobe, Air leaks from the windows, every aspect of the build is cheap and nasty . . . . living in one of their apartments is a uncomfortable and a nightmare.
You can hear everything from up stair tenants peeing in and flushing the toilet, the sound of neighbours (on all sides) TV and their voices through the walls (I'm not exaggerating.) Every time a tenant on the same level leaves or retu...rns you hear the loud noise of their cheap door locks and doors banging. The dogs constantly barking, which you can't get away from. Cheap build, beware! It's about time the building regulator did something about Ralan and their miserable apartment developments.
Worst Realestate Ever...
Rented their apartment for over a year... The place was nice but the agents don't care about their tenants at all. We had repairs that were never fixed and when we decided to move, the real estate claimed hundreds of $$$ for no reason which we have to dispute in tribunal... they lied to us on multiple occasions. Will never rent through them again
Liars and Poor Service
The apartments are very pretty. But once you move in the problems will start.
Nails sticking out of the floor. Rusted tiles. Pulled carpets. Wiring poorly done or not done at all. Mould growing everywhere. Noise from other apartments, I could hear children crying in the apartment on the other side of the building. Nails and wooden beams sticking out of the concrete in the basement as well as flooding and concrete falling from the walls.
They charge excessively and if you make a complaint you'll be called 'childish'.

Couldn't be worse
We have been renting one of their units in Turramurra. We had to move out because of a bad odor. We didn't end up finding out whether it was for a dead rat (yes we had a rat hiding behind the cabinets) or problems with sewage pipes (many people have reported poor piping in their buildings). Surprisingly, they just put the unit back in the market without doing anything at all.
Socializing more as you evacuate the building on false fire alarms every now and then.
Ignorance and the level of incompetence
The ralan group build shonky, cheap units in my opinion. a friend of mine has worked on these buildings and assures me that they are the worst quality buildings he has worked on in his whole career.
I actually looked into purchasing one of ralans units but was warned off by people who actually build them.
Ralan actually sells a lot of these apartments to the overseas investor, who im sure has little building knowledge, and is lured in by the photos and the charm of the chinese real estate agents that work for ralan.

Railway pde burwood, total rubbish. Very very poor finish, lifts are stuffed and don't work, building is of a very low standard bringing a new low in the meaning of cheap and nasty. The [censored word removed] who owns this group should be made to live on the top floor and suffer his/her product.
Up side only renting here so it will be see u later as soon as the lease is up.

Renting a Ralan Apartment
Don't do it. They are expensive and your inconvenienced all the time with the repairs. Constant leaking every time it rains. Floors damaged. Having to move furniture all the time to protect your furniture. Floors have been replaced. Now, other rooms are leaking and the carpet smells as it is wet all the time. Car park looks like a pool in the rain.

Worst unit living ever!!!! Noise noise noise
I am a tenant in a ralan property for the first time in my life and certainly the last. Where do I start, at night I can hear the unit above just walking around normally and furthermore the cheap pipes they use in the building means when a fellow tenant or owner flushes their toilet you can hear the water flowing through the pipes. The elevator makes the most horrible noise when in use and is impossible to sleep when others use it late at night. I am only a tenant and disgusted by this build quality. From an owners perspective it would be worse...as follows... Uneven tiles in the bathroom, grout and silicone looks like a two year old did it, carpet not laid correctly and big gaps in concrete slabs filled in with what appears to be a silicone filler painted over. This company should be sued and the builders hang their head in shame. To put it in perspective I honestly at this point would rather live in a housing commission estate! At least I know it would be quieter. The property managers who work for ralan are fantastic in dealing width tenants however overall it can't detract from the nightmare in which I live
Looks great, but we haven't slept properly since we arrived here (2 months ago)
This apartment looks amazing and we fell in love with it as soon as we set foot in here. It was all new and fresh, with an amazing balcony and view of a lush valley. We are living in Roseville and paying $650 a week for 2 bedrooms.
I wont go into specifics but I will say that we can hear the upstairs people walking around (which is to be a little bit expected, but every single footstep? not ideal) we can even hear their vibrating alarm going off (which is sometimes at 4.45am. That is seriously how badly sound proofed this place is.
The p...iping here is SO loud that our neighbour's water hammer in their shower piping (right next to our head) starts up at 5.45am when he has a shower and vibrates through the wall and wakes us. Also, when people drive downstairs into the basement to park their cars, they go over a ridge on the concrete and ba-boom ba-boom, you can hear it vibrating through the whole apartment. This happens as each set of wheels goes over, and that is happening up to about 30 times a day. Hmmm, what else, oh should I mention that the garbage truck comes and empties the recycling at 3.30am on a Monday morning?
A property developer with No Ethics
Anyone considering buying or renting any of Ralan's property, I would suggest you stay well away from them. You really don't need the nightmare.
The property may look great from the outside but everything you can think of will happen. A brand new apartment and the carpark is leaking left right centre everytime it rains. You think that you are away from the rain undercover but there is water everywhere coming from the drainage that cannot handle any amount of rain.
Inside the brand new aparment and there is water leakage from the roof an...d practically floods the carpet!. Every time it rains, bucket have to be used. Are we living in a developed country?? Not to mention the leaking gas problem from day 1. It was definitely a safety issue. How can such property developer be so unethical. People have to live in these apartments. Everything about Ralan's property is cheaply built. You can even feel the nails in every single carpet edge. You can't even walk bare feet inside the house without being mindful not to step on Any edge of the carpet! What is wrost is when you have to deal with them from a renter's perspective, they simply don't care. You constantly have to chase them up and after a month they have not even had anyone come to assess the water leakage inside the apartment.
Cheaply built, save your money and stay away
We bought an apartment of theirs in Killara more than one year ago. There's constantly problems with the property, either common area or our apartments.
It looked good brand new, after a while problems starting to come out - Air leak on the window, roof leaks, bathroom sink leaks, heavy mould in winter, drainage issues cause car park floods, leaking car park walls and etc. They are still fixing up things after one year, it is very noisy and inconvenient. Their workers and bins block your drive way and parking spot.
They are also the stra...ta, hence they will take your complaint and throw it in the bin. Their properties are in good locations but very cheaply built. All the material they use is cheaper than cheap. Their window glass is illegally thin. Such a developer with no ethics should not be building homes for people. When you think you finally can move into a nice home is only the beginning of your nightmare if the developer is Ralan! It looked good from the outside when brand new everything goes wrong after living in Ralan's property for a while

I am looking at buying a Ralan built unit in Eulbertie street Warrawee. How do I know that the comments made with respect to the properties in Killara and Roseville do not apply here?
To be fair honestly you don't know. It's just a chance if you are willing to take.
If I was to be subjective, it's too big of a purchase to risk giving their reputation. Now that I know the nature of this developer and the business ethics of the people I would not recommend anyone to buy from them.

Yes their building in warrawee may be of better build quality but you just don't know until you move in and find out. If I were you I'd try and source a mirvac building or a building from a smaller developer with a higher build quality
Without going into too much detail, I have extensive experience with Ralan apartments. My recommendation is that you stay well away from anything built by them regardless of the suburb, as the same builder is used for each project. You will be setting yourself up for significant ongoing cost through special levies and repairs within the unit itself. Stay away.
