Lazy, and just not interested
Toop & Toop tried to take money from my bond for non payment of 2 water bills, even though I had ANZ BPay receipts for there on-time payments... Toop & Toop claimed that they never received it in their Trust Account? I hope this 'Trust Account' is managed correctly? I followed their procedure and was still penalized. Slack, lazy and just not interested.
Scammers and worst agents
I do not recommend Toop and Toop. Disgraceful service. I am very clean and house was delivered spotless but I was charged for cleaning to the tune of $760 despite the original agreement stating I did not need to clean of exiting as it was not done before I moved in. House was substandard.

Rude, lacklustre performance. Don’t recommend
Inspections not followed up by agent to have damaged on my rental property repaired like a hole punched in the wall & nail polish spilt on carpet. Lack of communication on outstanding issues for me but quick to action tenants requests. Sold the property through them as well. Selling agent was promising to start with but he soon lost interest in selling in first few weeks and resulted in a poor sale. When I contacted management to complain and request a reduction in my fee they wouldn’t speak with me directly. Extremely disappointed as I was a customer for 5yrs. I wouldn’t recommend their services.
Toop and Toop keeps on delivering 5 star service.
Toop and Toop has been managing 2 investment properties for me for the last 7 years. Over this period they have performed extremely well. Whenever there was a query, we could always resolve the issue within days.
Amelia Langhans from Toop and Toop Norwood just sold my waterfront apartment. What a pleasant experience this was for an interstate seller like me. Amelia attended to contractors on my behalf and left no stone unturned to ensure a great presentation of the property and to convince buyers to submit good offers. She sold the property within 5 weeks for very close to my asking price.
Professional, caring and supportive
We have recently sold our house. We highly recommend the team at Toop&Toop and found each and every staff member that we dealt with to be professional and thorough in our dealings. For us, selling a property seems to be a bit of an emotional roller coaster and at every step of the way we found the staff at Toop&Toop to be be supportive and caring. They really helped us through the journey.
Rude, delayed and unhelpful responses, unwilling to help and denial of problems that already arised in the property.
Toop and Toop we’re very unhelpful throughout our time in their rental property and upon our break lease we’re very delayed in responding and offered little help and or information.
They informed us that the cleaning was not up to their standards and then proceeded to list problems that we had already informed them about that were already there when we moved in and they organised a cleaning team to come into the house before they allowed us time to do it ourselves (which is not allowed) and took it out of our bond. Toop and Toop did not allow ...
Just rented at Toop and toop and i signed up with [name removed], amazing service. Get in contact straight away. She just get the job done. But [name removed] omg, rude, i would say racist. Never answer the phone, i had to wait for her an hour and half cause she hasnt got the job done. Im so shocked about the customer service. We pay you guys to actually make our life easier. Just do your part of the job or hire better workers. That's all i have to say. Without [name removed] i would have given 0 stars.
Rude agent - still waiting for my bond money
Me and my partner have been renting a townhouse in Adelaide for over 4 years (we now bought an apartment and moved out - thanks god for that) ... our agent was so rude to us the all time, not informing our landlord regarding some maintenance issues, etc ... We vacated the property a couple of weeks ago and we still do not have our bond back. The reasons were that the windows tracks were dirty and there was fingerprints marks on one of the bathroom door. After cleaning the window tracks and the fingerprints marks, she finally agreed to give our ...bond back. In the meantime, she went on a holiday and after she got back, she emailed us some paperwork to sign so she could release the bond. 1 week later she sent us an email to say that we have to come to the agency to sign the papers in person. What a joke!!!
Rude and unprofessional
I am renting a house through Toop and Toop and find their business attitude is lower than substandard. The house I am renting was poorly maintained from the start and hardly clean when I took it over, but of course they had a clause in the contract that says that if you are unhappy with the state of cleanliness when taking over the property then basically that is your problem, but you can pay them a few hundred extra to do the cleaning properly. I am sure there will be a different definition when I move out and any discussion about cleanliness ...will be turned around to deduct money from the bond. A month after I moved in it started leaking into my kitchen area because the roof was damaged. They sent someone a few days later who didn't fix the gutter but smeared silicon around the windows and confidently told me that this would do the trick (even though probably the most naive can imagine that this can hardly be a structural solution). So the bottom line is that they collect a ridiculously high rent but just pretend to do some bare minimum maintenance but never anything on the place which would cost something - even if these are clearly necessary repairs. What perhaps irks me most though is their approach to doing 'inspections' - which are really just a shorthand for spying for the landlord in their case. I deal with a different T&Ts agent every time, but none seem to be older than 20 years. Yet, they have an air of superiority which can only come from being uneducated and inexperienced. For the most recent inspection, the agent barely uttered an hello when entering the house, and certainly did not bother to ask whether there is anything I would like to report or have fixed around the house. Instead, the immediately start snapping millions of photos, to then promptly send to the landlord. Incredibly rude, no manners, no business conduct. Tenants are just there to keep quiet and pay the money, and all they presumably care about is the landlords and money, with tenants just a necessary evil. I would give 0 stars in this review if that were possible, that is how abysmal they are. Avoid, avoid, avoid.
An agent that is not willing to answer questions. When I asked a question, the response was “what does it matter, why does it matter to you?”I am not sure what an agent does but I am pretty sure they are to answer any queries a buyer has. Get her if you are fine with losing potential buyers.
Stay Away from them
One of the worst experience I have ever had with real estate agents have been with Toop and Toop. Especially while dealing with Lisa Hales, she is highly unprofessional in her dealings. If there was a possibility of giving a negative rating, then Lisa Hales would have deserved it. Highly unethical, she holds grudges for the clients she is dealing with and then that drives her professional conversations. It feels like a bunch of amateurs who have been hired by Toop and Toop. I had never defaulted on any of my rental payments and had a discussion...around the mandatory cleaning while exiting the property 2 years back, she harbored a grudge regarding the whole discussion even though she ended up deducting the money from my bond and when I was looking for another rental property, she gave me a negative rating, when asked about it she said she gave the rating not based on the facts but on her personal opinion. My personal opinion to anyone looking for a rental or to any of the Senior Management from Toop and Toop, I as a customer will never go with Toop and Toop if Lisa Hales was the property manager.
Worst agents I ever dealt with - Dishonest, extremely poor customer treatment
If you're selling a house, just know your customers are being treated very badly and you'll probably not get the best outcome. Customers are treated to a consistently changing story, unclear processes, senseless feedback and ever changing flag posts. Fifth house I'm buying in Australia and I can't believe these guys operate in Australia. They are basically a mafia lot with no iota of customer care and sensitivity.
If you're selling a house, you wont believe how your customers get treated. You can't also be sure you're getting all the offers submitted to you because customers are put through such trauma that they don't trust the agents to process their offers smoothly. Dishonest and sickening lot.
I have a very modest property that I have rented to tenants through Toop. Worst mistake. If you own a property do not let them manage your property. I am a kind landlord (probably too kind) and fix/address all issues raised by the tenants. First tenant kept breaking the roller door (three times). On the third occasion I asked Toop to look into it more and find out why it kept breaking. 'Oh that just happens' was the response. Turned out this tenant was a nuisance generally but they had no idea and there were some issues that were uncovered ...after he left. Next tenant moved out three months into the lease because Toop had not stipulated the water payment arrangements in the lease. Apparently this allowed the tenant to walk away from the lease. They did not challenge the bond, probably because they were in the wrong and I lost six weeks rent. Next thing I find out from another agency (not Toop) that they have taken over the rent roll. There was no communication from Toop. They said an email was sent but I did not see it and when I phoned them it was very 'meh'. So not only do they communicate very poorly and have to constantly be followed up on tasks that you pay them to do, they also lose landlords money because of their slack management of contracts. I would not recommend them at all as a landlord. The 'professional' reputation they have cultivated is manufactured and media managed.
You would have to question the solvency of a real estate agency that requires you to pay the bond and rent in advance BEFORE they will even draft the lease documents and then takes a whole month to lodge your bond with CBS.
Don't dare to question them either, Toop and Toop are all about best practise. Best practise equates to continuing to indulge in the toop family fantasy that they operate a reputable professional agency.

I moved into a house that was advertised by them.. Stayed in the house for 2 years. They sent an incorrect ingoing report with everything written as being perfectly clean however, I sent the report back with my comments highlighting the inaccuracies with photographs. Now, when I was vacating the property they are trying to get everything cleaned up on the pretext that they do not have photographs that I sent to them. They are giving me an estimate of couple of hundred bucks that they will deduct from my bond to get everything cleaned which woul...d actually mean they will just keep that money in their pocket and will try to rip off the next guy/girl who comes to live there. Absolutely horrendous experience. The owner himself is a nice guy but being guided by a bunch of thugs! Hope you wake up to find better property management people mate!
Allegations of conflict of interest Toop staff work for RTT
As others have posted, at the end of lease nothing but issues, I cleaned the property and kept it in excellent condition, never an issue with inspections.
Don't expect your full bond back, seems they have a scam going, I went back to the property to see their professional cleaners at work, it was just a guy with a couple of rags, no vacuum no professional cleaning stuff, just a guy in a commodore. That service will set you back $250, and the problems that were listed are still the same.
If you can avoid this company at all costs, the staff are rude and you will never be right, like others have stated allegations of some of the staff are paid to be on the tribunal, conflict of interest much?
Listed our property with Toop and Toop, and was convinced by the agent an auction was the best way to sell the property, so we agreed and the whole sales campaign was centred around this auction. Auction day arrived and there were people there, ok agreed that no one registered but there was a possibly that there was still interest in the room, but the auctioneer didn't turn up, his car broke down! So the agent just informed everyone "sorry the auction won't be going ahead today, and ran out the door! Not before pushing everyone out! He had to b...e at another open. No mention of another auction! So then decided to change agents informed the agent and received a very very rude email in response! Now I have refused to pay the full costs of the advertising, I have paid 2/3rds and have now received a summons for the remainder. My gosh stay away from this company there are plenty of good agencies around and this is certainly not one of them.
Will Never Use Toop And Toop Again!!
RIDICULOUS!! As a tenant of one of their properties for 5 years, when I finally left they stung me for 3/4 of the bond. The turn over of Property Managers they had in that time was incredible and no records were kept of the communication I had with any of them about any of the issues that were present in the house. The lace curtains were falling apart when I touched them, so I emailed with an attached video and asked if it was ok if I removed them. The Property Manager at the time told me to get rid of them, so we did. Then when I moved out and...they did the final inspection, they asked where they were. They stun me for over $900 to get them replaced! What a crock! No maintenance was EVER done on the property in the time we were there! Any maintenance issue I brought up was NEVER addressed or fixed. Then, when it came time to get my bond refunded, well let's just say it's almost 6 months later and I haven't seen a cent! When I questioned what was going on Toop and Toop told me that they had received their portion of the bond back and for me to contact OCBA about mine. Upon ringing OCBA I was told they actually haven't received their portion and that I needed to file all of the forms again to get my bond back. Liars! Unprofessional! A complete joke! I will NEVER use Toop and Toop for ANYTHING! An unprofessional bunch of bozos!
