Overall, we are very happy we decided to move ahead with Well Home Loans. My wife and I have a sizable portfolio including multiple investment loans. The rates are extremely competitive - and the product features are excellent. Not many lenders allow 100% offset on a fixed rate loan - but Well Home Loans does. The fixed rate was also significantly better than what our previous lender could offer. The fees were not zero, but they also were not unreasonable.
The only criticism is that the application did take a while to progress. We applied day...s before the COVID-19 pandemic started - which likely impacted their approvals process (staff working from home etc). However, once it did get moving, the process was smooth. Our Senior Assessment Officer (John) was very helpful and nothing was ever too much trouble. We asked plenty of questions - and John was always able to answer competently. Paperwork and settlement were all straight forward. Internet banking is basic - but it does all the important things. One improvement would be to have support for New Payments Platform (including PayID and Osko). Overall, we are happy and would certainly recommend Well Home Loans.

We recently purchased and I was working with a broker. They weren't able to beat the rate from Well home loans so I thought, why not, let's give them a go. The process was similar to with a broker but with less mucking around. In this day and age, you can get the best rate just by googling or using the comparison sites.
Working with Glenn was great, always attentive, responded to emails after hours and on weekends. couldn't ask for anything more.
Also happy that they do pass on the rate reduction to all their customers, not just the new ones.

I applied for a home loan with Well because they offered the best rates and features for my needs. There is a learning curve associated with applying for a loan and going through the process online / over the phone, but John (the loan officer looking after my application) was very responsive and helpful. Overall I would recommend as the benefits of the lower rates outweigh the challenges of the 'remote' application.

We have just refinanced to Well Home Loans. It was started more than half year ago. We had been through reserve bank rate cut, Well home Loans' rate change, our loan selection and combination change, Covid-19 etc. At the end, we have got the excellent rate. I am not going to write about how competitive their products are, that is easy to confirm with just a little amount of research. What I would like to say is that my whole experience with Well has been and a very easy and pleasant one. We have just refinanced with well on an awesome fixed rate with offset account. Mick was very helpful, I cannot speak highly enough on his customer service! Glenn was also helpful while Mick was unavailable. Whenever I was stressed, my mind was put at ease. We now are navigating the online banking, so far so good!!

Yes you can. Adelaide Bank allow $20K per year in extra payments over and above the monthly minimums if you want to do that.

Hi Rosemarie, as Dave has pointed out (thanks Dave!) you can make up to $20k in extra repayments per year on a fixed rate loan. One unique feature of our fixed loan is also the ability the add a 100% bank backed offset account too! Not many other lenders will let you do that but you can with a Well fixed rate home loan.

Hi there, we are 2 brothers looking to purchase an investment property for around $550.00. We have the 20% deposit required. One of us is 30 year old, employed full time earning approx $52K pa as a mature age apprentice who's earning capacity will increase in October once apprenticeship is finalised, the other is 28 year old technical director on contract working on a movie production in New Zealand earning $150K pa. Unfortunately because one of us is on contract with no renewal date at this stage the banks will not consider that for a loan, and will only use the lesser income for the approval, which we have been given, but that would mean for the one earning the $150K, he will be unable to go on contract, meaning no tax offset. Is it worth while filling in all of the docs with you guys, or will it be the same deal? Many thanks for your help

Hi Gillian, thanks for reaching out. Unfortunately we’re in the same boat as other lenders here when it comes to assessing the income. Without a renewal on a contract, most lenders will consider the risk that the borrower could be left without a job and therefore at risk of not being able to pay the loan. While that might not happen, we always have to look at it from a worst case scenario with contracts. If you haven’t already, you might want to look at some specialist lenders out there. Often the rates can be higher as they are they are taking on more risk but they could have a policy that allows for this.
