She does not even have a common sense understanding of what constitutes 'Nuisance' in a building by-laws. The BCS Southport branch strata manager is incompetent and negligent. She appears to obfuscate information to the building's committee simply to minimise any effort she has to put in. Her constant errors demonstrate an inability to remember basic details and her responses to emails are offensive - when they finally arrive. Her callous disregard of basic body corporate services is just terrible.

BCS Epping - Dismissive and Irresponsible Service! Avoid – [Name Removed] is the agent for the Strata Plan 4072. At her request, with my tenant's cooperation, allowed her contractor to enter my unit to carry out shower room repair. The shower screen was badly damaged (See attached pic). Epping Branch Ignoring you all the time, that is their systematic management skills, you can't do nothing!!!! – Our family planed to travel overseas for maximum two months which ended up staying over 6 months due to covid 19. We left Australia at the the end of February, made the payment for the last bill due on 17 Feb, then we couldn't get to any bill, that is why our payments were delayed. I arrived home on the night of 30 Aug, and made all payments the same night. Also contacted then strata manager [Name Removed], to wave the penalty payment for us, because we are not intentional in anyway to delay marking payments, and we never did, since moving in 4years ago, and he received a approval form the head of our committee member [Name Removed] to waive it, but it never come to fruition

its tough during covid times, that is why i waited 6 month, hoping my simple problem will be solved. now i am fed up with their CUSTOMER SERVICE.

For the past 6 months, I emailed the new strata manager [Name Removed], was ignored, then I emailed her supervisor, the branch manager, and was ignored, i rang the office, was always told [Name Removed] will call me back, but never did, so i got [Name Removed] to email on my behalf, knowing she replied to his other emails most of the time, yet still was ignored. i made a complain to BCS head office website, no answer as expected...

All the emails and call history is available as evidence.

Their attitude to their customer is , Never contact us, if you do, we will ignored you, and you can't do NOTHING. below is just one of the notice showing their outstanding blood sucking skill, and the email sent to BCS from our head of committee.

numerous acts of mismanagement, including: poor maintenance, non-compliance with fire safety regulations, hidden payments to selective owners and three EC members, lack of quorums at general meetings, false Statutory Declaration to CTTT, poor accounting practices, rigged or no tenders for elevator, caretaking, building painting, and other contracts at excessive costs to owners, bullying of owners, belated payments, undisclosed accounting figures, and much more.

Managing Director / CEO of Pica Group (parent company of BCS Strata Management) promised to investigate all claims on 9 December 2015. It was in response to owner's detailed evidence in this very forum (type 1 data - meaning: full evidence) published on 17 November 2014, to which BCS did not reply for one year and one month.

Updated owner's version was published in the same forum in Nov2015.

On 18 December 2015 I forced document search (SSMA 1996 S108). BCS again failed to provide financial files and other documents. I left voice mail for Managing Director and CEO of Pica Group.

Nothing happened until 14 January 2016, when somebody on behalf of BCS published in this forum that they attempted to contact me and I was "unavailable". I replied with evidence of false claims by BCS staff.

Jan2017: No replies from BCS/Pica Group.

More than 50 direct attempts to engage BCS Strata Management COO NSW were ignored.

Direct attempts to contact Pica Group Managing Director and CEO were ignored. I even warned Pica Group that their web link for

complaints were broken for a long time and nobody could submit any issues.

To stay polite in public, I cannot use words that they deserve for their services. Decision by my owners corporation at AGM 2016 to remove them from managing the complex speaks for itself.

Lack of any action, waiting on a balcony to be fixed for 7 months in which the balcony with no fencing is unable to be accessed during this time. 6 months to repair the roof however no resolution in sight for the balcony. If you value your home or investment property, this mob is going to be a nightmare should anything go wrong.

moving in, we raised a safety concern about a chair placed by a neighbour (who also holds the role of secretary) on the common property right next to the balustrade outside his unit. Our two-year-old daughter attempted to climb onto the balustrade using this chair. When we politely asked him to remove it to prevent a serious accident, his response was dismissive and rude, telling us to “control your child” and refusing to move the chair.

Despite attempts to resolve the matter through other committee members and fellow owners, the neighbour refused to engage and even instructed us not to contact him further. At this point, we turned to the BCS Property Manager for support, assuming that a basic safety issue concerning a toddler would be straightforward to resolve. Instead, we were shocked to receive a response that endorsed the neighbour's behaviour and again advised us to “control our child.”

This lack of concern for child safety, combined with the clear favouritism shown to a committee member acting unreasonably, left us frustrated and extremely disappointed. We have now lived in the property for almost 12 months. With BCS’s contract up for renewal, we began comparing their fees and reputation only to discover significantly more cost-effective providers and a troubling Four Corners report that raised broader concerns about the conduct of this company.

In our view, any strata management company that overlooks safety concerns involving young children and appears to enable bullying behaviour from committee members is not fit to manage community property. We would encourage other owners to carefully consider both the service quality and fee structure before renewing any contract with BCS/PICA.

We provided a quote for the repair to the Strata Manager, [Name Removed] but have not received a single reply in over two weeks. We've tried calling their office multiple times, yet no one answers the phone. Even after including their management team, [Name Removed] and [Name Removed] in the email correspondence, there has still been no response. Due to their delay, I’ve had to request an extension on the quotation.

This level of inaction and disregard for residents' safety and concerns is extremely frustrating and unprofessional. I hope this review prompts better communication and accountability moving forward.

invoice was issued last year and was, according to [Name Removed]'s own email on 6 December 2024, "able to be paid early next week" (being mid December 2024). This may have left us uninsured for some time now. This is the second time in just a few months we have not been honestly advised. Last time we gave (name expunged) a "free pass". On that occasion BCS had emailed an owner accepting responsibility for failing to bill them at their correct address (and rescinding fees), then the following day (name expunged) advised the other members in the AGM that the owner had not paid and the next step was to take them to VCAT - the inescapable conclusion being that the fault rested with that owner. We understand that mistakes get made but, when they do, we expect honest answers. (Name expunged) was assigned because the last manager BCS assigned to us, by your admission, "dropped the ball". The Directors of xxxxx Flats are furious that we are still not getting any acceptable level of service from BCS and look forward to hearing how you propose to deal with it. Regards,

They featured but are untouchable. And our Strata Committee consists of an old guy who is deaf, another who doesn’t question anything and another who is just as stupid who claims to “be in the industry” whatever that means. The rest of the Committee members don’t want their contact details given out to other owners. I’d be hiding too if I was as bad as these losers. Committee and double charging us for it destroyed all my beliefs in Good Honourable Strata Agents associated with BCS or Pica Group. All my attempts to convince EH to own to her mistakes and do the right thing brought no results. I smashed my head against her stubborn refusal to acknowledge the Wrongs. In the past I had an option of seeking justice from the higher authority in the Pica Group (BCS) - BC, but this time no help or assistance came from her either. The Justice door was shut and locked despite all my desperate knocking in it. Trying to seek the justice via Tribunal or Department of Fair trading is too time consuming and not worth the effort. The only solution i can see is to dump the BCS at the very first opportunity and to advise anybody willing to listen to stay away from them at any cost.

BCS commissions and links with steadfast group caught out on ABC's four corners show – BCS are connected to Steadfast group who just appeared on Four corners on ABC accused of channeling all strata insurance through BCB (their insurance brokers) and CHU insurance. We had years of pain dealing with BCS. Apart from horrific service.... They told us in 2023 that no other insurance company would insure our building and that the only… Read more

option was to go with CHU insurance(part of the same company as BCB ,the insurance broker they use) In one email they said that Hutch insurance wouldn't insure us because of a shared driveway and our past insurance history. So we had to go with a $20,135 bill from CHU insurance in 2023. The next year (2024) we went and got insurance ourselves through Hutch insurance(which was the one they said wouldn't insure us in 2023). The exact same insurance cost us $13,885 in 2024...a saving of over $6000 a year later when insurance was meant to be even more expensive. BCS will empty your strata funds with commissions and purposely not looking for the best insurance deal for you because they will use CHU who they are linked with. If you are already with them and your insurance is with CHU. You need to understand they are linked and all part of steadfast group. Watch the four corners episode. We weren't the ones on four corners but the exact same thing happened to us. I could write a massive list of other things they screwed up as well ...basically stay well away from BCS.

Beyond dreadful – Their website has been down in NSW for a few days now and our Trades are not being paid. Their original website was super unfriendly but now OMG, had to download Microsoft authenticator. That in itself is a nightmare, so over all this utter rubbish. I believe that this program or similar is being used by all Strata Companies but it’s plain hideous. Also, email is rarely answered or answered very late and we are left to deal with issues ourselves. BCS should reimburse us for the shocking inconvenience, so glad we only signed up for one year instead of three.

The worst strata management company – Agree with other comments where rated poorly. Was so much better 20yrs ago. Since they've moved to BCS/PICA, it's tanked even more. takes 5 people to handle the one simple task and they think we're all idiots when they try and patronise you.

Strata managers also have no understanding of the history of the building or scheme because you get palmed off from one manager to the next with no accountability from anyone.

New strata managers (we're about to go on to our third strata manager now in the space of a couple of months) jump into things blindly, make incorrect comments and assumptions without informing themselves first of the situation/history or even taking the time to meet new owners or to even call owners back.

It's bad enough that you have owners in your scheme who are lazy and clearly do the wrong things by the scheme and by other owners but to have a strata manager indulge and perpetuate the poor behaviours from problem owners and allow problem owners to expose other owners and the scheme to more unnecessary risks is unproductive.

Our previous strata manager was the best, [Name Removed], but even she left after 18months and I don't blame her. It took ages for BCS/PICA/Sommerville to even make the announcement of her departure, which demonstrates how they treat owners, and a testament to the poor communication from PICA/Sommerville.

We've had a sample of what the new management will be like and that's enough to run and cut your losses.

Sommerville under BCS/PICA keep getting worse and worse. Save yourselves the hassle and stress and go somewhere else where the strata manager and management actually care about you as individuals and not as their next pay cheque. Otherwise, you might as well manage your own scheme and save the significant management fees.

For us, that level of attention, proactiveness, understanding, due diligence, common sense, care and dedication went out the door when [Name Removed] left.

call with someone who confirmed we should receive a response to our emails within three days. We understand at times this may not be possible, but they are consistently ignoring our complex. It has currently been nearly two weeks of continually following up and hearing nothing. We're on the Body Corporate for our complex and everyone on the committee is frustrated with them. I will NEVER recommend this company. Even giving one star is too generous.

"rules" just made them up as they go. Absolutely atrocious. Building managers are here maybe 2 hours a day - also are getting paid OVER 100k a year - after they finish their other full time job im assuming. Some days not even here at all. Alls they do at the committee meetings is rip into each other and call everyone names. I am going to look into the ombudsman as, by the time old mate finishes mowing the lawn over at one end of the complex, the other end needs mowing, and becuase they only do one section at a time, they leave it for another day, and then it's a vicious circle. It's absolutely bollocks. WTH am i paying my fees for then.??
