PLEASE READ and think twice - I have reported to ACCC: Regus (aka. Spaces) is a shocking business and I wish I did more research before getting roped in. These are the very specific reasons I can't stand companies like this:

1. You sign a contract for a set amount of time e.g. (3months) > the contract "auto-renews" 7 days in as per their T&C's at the "Market Rate" at the time the new contract begins. To break it down, essentially 7 days into a 3 month agreement, it's now a 6 month contract which the second half is at a completely unknown amount which you are some how obligated to pay. When is that ever okay? This is especially crazy when it is marketed to you like you are on a "trial." If you wanted this to actually be a trial, sign the agreement, then terminate it immediately - that is the only way it seems to keep this within the 3 month term length.

2. Every single billing cycle in the 3 months I have been there for, they have tried to over charge me. To their credit, they have resolved most of these. Here's the annoying part though, for 3 months, I have a total of 21 different credits and debits on my account, all for different amounts. Even after going through this thoroughly with the manager, I still was not clear on exactly what I was paying and why.

3. Small point but drives me nuts, they love to exclude mentioning GST when its convenient. In person, and in the agreement.

4. They requested I put in a default payment method, I tried and the system wouldn't let me. I had to waste time on a Zoom meeting with IT support to try fix it. During the meeting they tried everything I had already tried, and then came to the conclusion that it needed to be escalated again. Crazy that I need to speak with your IT department because you cannot accept a payment? This never got resolved, I just paid manually.

5. I notified the manager about the default payment not working on the 19th of Feb but my email got "quarantined" - whatever that means. When I bring this up again 10 days later, I now had a late fee, because they did not receive the first email. To their credit, they added a coffee and tea package to my next month.

6. In the first month it includes a complimentary 25 pages of printing. I used the printer, and then when I look at the bill, $45 for printing and scanning. Turns out scanning cost $40 for <40 docs. When I look at the contract, no price is set, they can set it to what ever they want.

There's more but I will stop. Please choose another alternative. This is a prime example of a company that uses vague contracts and T&C's to take more from you rather than providing real value.

Also - look this up "regus Product Reviews" on google, I am not alone. 163 people have left a 1-Star review - many of which are related to billing issues, agreement vagueness etc. https://www.productreview.com.au/listings/regus

I have requested a immediate termination based on the reasons above and the lack of transparency, which they have disagreed with. Apparently I need to pay them for another 3 months, whatever figure they want.

I urge any company that is with Regus or any of their sub-brands to look at their billing cycle with a magnifying glass.

I am reporting them to the ACCC and the office of fair trading on behalf of myself and the other 163 people (just from that one website), hopefully they can do something about it.

I cancelled in the third week of February but was still required to pay the full March rent, even though the office had already been vacated. I accepted this as part of the contract.

I then requested that my bond be applied to the outstanding March invoice, which would have fully covered the balance, with a refund for the excess. Instead of applying the deposit, I was told to make additional payment first before bond refund would be processed. As a result, a late fee was charged.

After reading similar reviews online, this appears to be a recurring issue where deposits are not easily refunded and additional charges are applied.

What made the experience worse was how the case was handled. Communication felt very rigid and template-based, with repeated references to T&Cs rather than addressing the actual situation. When I raised a formal dispute and provided detailed explanations, I was told the position was “final,” yet the matter was also said to be escalated. After that, communication stopped completely.

I strongly recommend reviewing the terms very carefully before signing, particularly around notice periods, advance billing, and deposit usage, or just run away from them at all!

If you’re still a member, I suggest cancelling now and making full use of the remaining period you’ve already paid for.

phone that I could use their address for incorporation and that the setup would be straightforward.

What they failed to mention was that Companies House later rejected my incorporation because the virtual address wasn’t accepted for compliance. I immediately informed Regus that the company wasn’t incorporated and that I couldn’t submit any documents. They confirmed the service would be “closed” — but still insisted the contract remains active and started invoicing me.

I never received mail, never used the service, and never had compliance approved, because the entire purpose of the contract — company formation — failed. I explained all this multiple times, provided Companies House rejection evidence, and requested cancellation.

Despite this, I am now being chased by their legal collections department, being charged £350+ for services I never used, with threats of legal action. They are refusing to accept that a contract signed “on behalf of” a non-existent company is not legally binding, and they are ignoring all logical and legal arguments. Worst of all, they are hiding behind automated systems and refusing to engage meaningfully.

This experience has been stressful, inflexible, and frankly unethical. They hide behind terms and conditions and push people into contracts that should never be enforceable when no service is delivered and no company even exists.

Avoid Regus at all costs — especially for Virtual Office services. They may seem professional at first, but their policies and tactics feel like a trap once you try to leave.

Horribly complicated accounting and debit order system that gets its hooks into your account and never lets go. Would have loved to have read these reviews before using their services. Impossible to get my retainer back as my bank account number is in an "invalid format". Despite emails to the manager on site, they have not been able to explain what a valid format is.

switched providers. This is an unacceptable and unethical business practice, and they are refusing to honor my request for termination.

Regus may have standard terms regarding contract renewals and termination, these terms must still comply with Singapore's Consumer Protection (Fair Trading) Act (CPFTA), which prohibits unfair practices and unfair contract terms that disadvantage the consumer. According to Section 4 of the CPFTA, terms that impose unreasonable obligations on a consumer, such as being required to pay for services no longer used, are prohibited.

Furthermore, as Regus is a U.S.-based company, it is also bound by U.S. consumer protection laws, specifically the Federal Trade Commission (FTC) Act, which under Section 5 prohibits businesses from engaging in unfair or deceptive practices. Forcing consumers to continue payments for services no longer rendered or required, particularly after the consumers had informed and changed providers, would fall under such practices. Additionally, under the Uniform Commercial Code (UCC), Section 2-302 (unconscionability), contract terms that are deemed unreasonable and unjust may be deemed unenforceable.

They are clearly more interested in making money off customers who have moved on than in treating their clients fairly. If you’ve experienced the same situation, please join me in boycotting Regus.

Have been used Regus more than 7 years. Terrible invoicing system. Terrible renewal agreement system. You must download the copy with screen shot for record. They change the agreement. Also very rude and unprofessional reception over the changes. Just been there for long time for well presented office.

UNRELIABLE/ SCAM! Office was closed when we arrived for our important business meeting however they happily took our booking and money. After several calls later that day the customer service person at Box Hill said .. sorry I arrived at 8.45. She didn’t care we had a booking at 8.30 and didn’t seem to care. Our company signed up for Virtual office in 03/2023 for$52/month at the Zona Rosa in Kansas City, MO. There were slight increases over time. We transferred over to the office in Columbia, MO. - I contacted their office and requested this be changed to mail forwarding only (about $30/mos). They manager at that office said she would submit a ticket to have this corrected. It never was. I kept calling, was told to submit a "ticket" for corrections myself. They never did correct it. I asked if I should close my account or how to get it fixed, was told it just takes time because billing is done overseas and was told things would be fixed. They aren't. Now I'm told our contract, the incorrect one, will not end until June 2025 and there isn't anything that can be done to get refunded for services we weren't supposed to have. I feel like I've been scammed! Terrible service!!! They don't even deserve one star.

charges, then hoping the charged customers will be deterred from making the effort to get a refund. Please be sure to get your refund with just one demand, followed by a threat to apply to Fair Trading if need be.

Better still, avoid becoming a customer in the first place.

For services I was unsure of, (and even those I was sure of) I would use a prepaid credit card, like those available from the post office. But such prepaid cards no longer work for online payments; they only work for supermarket and "face to face" transactions -- which feels like a corrupt arrangement between credit card companies and online businesses.

Corruption seems everywhere in Australia.

Bad Experience: They deducted the fees from my visa, and They were not cooperative in fixing the issue. I will not work with them again. I lost 400$ to their mailing services, and after one day, I asked for termination, and they won't refund me, and the cancelation made it difficult to take out every penny from you.

untrue financial reviews to real estate agents ringing for a rental reference check, making it near impossible to relocate. Thankfully I was able to produce my rental ledger to contradict the lies told by Regus and was able to secure an alternative space. Now 5 years after leaving Regus I am still receiving fabricated charges for services used within the last 5 years! This company is dishonest, fraudulent, and without any integrity.

turning up to a locked building well after the time I had booked I decided enough is enough. If you’re a customer of Regus, you’re being made use of. Don’t expect an apology or accountability for ANYTHING. On my last day with them, again the building was locked when I arrived for my 9 to 5 booking. At 9.25 another tenant happened along and let me in. When my first client arrived at 9.30 and still no Regus staff, I used the boardroom to see my client. Someone turned up near 10 am, and was more interested in berating me for using the boardroom than opening the office I’d booked! The best part about that last day? In the moving around the building with my bags I must have left my car key in the boardroom. It was 5 pm before I realised. If it’s one second past 5, they’re gone! To cut that story short, I live a 2 hour drive from the office. I had to wait 3 hours for friends to come and pick me up (I had taken my dogs to grooming and had them with me to get home). It transpired that the receptionist (laughingly called a community sales manager - there’s nothing community about Regus! Let’s call them a cult!) had found my car key, put it in a locked drawer in reception and did nothing. No email to tenants, no checking with everyone if they or a client had lost a CAR KEY!!! The next day, a different receptionist likewise did NOTHING! I have no words. To rub salt in that wound, it was my birthday. I’m so glad I found all these terrible reviews, it reinforces what I believe about this company. They can’t do their core business! Worse, they do it very very badly! I would call them the Fawlty Towers of serviced offices, but Basil Fawlty was funny and frustrating, Regus are negligent, aggressive, careless, and frustrating. I think I mentioned they will rip you off. There you have it, you have EVERY reason to avoid this disgraceful excuse for a serviced office. Do your mental health, and your business reputation a favour and stay well away!

four months of a service that was already included in the new package. In a bid to prevent more blunders, I removed my credit card from their system. Yet, the true debacle started when Regus took over three weeks to rectify this error. After several chasers on my end, their delay led to a late fee on my first private office invoice. How ironic.

Upon addressing this, I was met with a maze of contradictory emails. Their solution? Pay the unwarranted late fee first and then they'd "generously" credit it back. The time it took to get to this point? Another late penalty. This circus had dragged on for so long that I never even graced the threshold of the private office I was paying for.

Desperate, I reached out to their CEO, Mark Dixon. The outcome? A deafening silence. This entire fiasco underscores Regus's glaring absence of customer service and complete lack of accountability.

My advice is unambiguous: steer clear of Regus. They've mastered the art of complicating the uncomplicated, and you'd be better off seeking alternatives than getting ensnared in their web of ineptitude.

Subsequently, I proceeded to click and accept the agreement. However, after a period of 10 days, I decided to reconsider my decision. It's worth noting that during this interval, Regus issued two invoices—one for a retainer and another for the rental fee. Interestingly, despite not requesting my credit card information at the time of agreement acceptance, Regus did send me these invoices.

Regrettably, after deciding not to proceed, I received notification that my agreement had been terminated on the very day I was meant to start using the office space. This cancellation came with a charge equivalent to two months' rent, which aligned with the stipulation in their terms and conditions requiring a one-calendar-month termination notice. I had mistakenly assumed that since I hadn't initially made any payment, the agreement would naturally dissolve.

In hindsight, it's clear that clicking and accepting the agreement without utilizing the space incurred a substantial cost of two months' rent at minimum. This situation has left me feeling disappointed and taken advantage of by an international organization like Regus. I find it regrettable that their staff did not offer adequate caution or clarification beforehand.

Based on my experience, I strongly advise avoiding this establishment. Regus' practices seem geared towards extracting unreasonable fees, and I believe prospective clients should exercise caution when dealing with them.

door to the 2nd floor reception area is supposed open with the door card key but again the lock don't work so anyone can walk right on in the building go to the 2nd floor do as they wish to whatever or whomever they find and nothing will be done since the security measures that were said to be put in place before the building opened on September 1, 2022 works at ALL. I DO NOT Feel safe doing business out of the Regus Building. I've spoken with my team ([Name Removed]) as well as the VP of Sales from the Maumee location. All that was suggested was [Name Removed] could transfer me to the Maumee branch which is not where my client base is. I cannot put my clients or myself in danger due to the Regus Franchise NOT caring for their clients. globally before signing up with them) - The Flinders Centre building management is ignorant and arrogant. - Had issues wth parking, construction noise, and after-hours office access. - The internal office walls are so thin, you could clearly listen to your neighbour's phone conversation ( Including the person from the other side of the phone line) - There are constantly kids screaming, crying and running in the hallways, which is a very good distraction on a zoom meeting, or when you are trying to concentrate. - People are having phone conversations, and doing their sales duties in the hallways as well. So you might learn some sales tricks along with your stay.

So my feedback is to stay away from these guys!
