Our committee has had a very disappointing experience with Whelan Property Group. There has been almost a full year with no meaningful follow-up after a major building defect report was received in September 2024. Apart from four or five letters sent to the builder in 2024, there has been virtually no follow-through or further correspondence for nearly an entire year. The builder was left unchecked, and no proactive steps were taken by Whelan to ensure the defects were rectified or verified independently.

Instead of providing professional advice and taking responsibility, the strata manager continues to ask the committee to make decisions without offering any expert guidance or recommendations — which is exactly what owners expect and pay a professional strata company to do. The communication with both the builder and insurer has been minimal, reactive, and ineffective, leaving the committee to chase updates that should have been managed properly from the start.

We are not trying to assign blame, but it is clear there has been a serious lack of diligence, accountability, and transparency from Whelan Property Group. Even after multiple requests for clarification, there has been no clear plan or ownership of the issue.

If this insurance matter is not resolved promptly and professionally, our committee will have no choice but to escalate the case to NSW Fair Trading and other relevant bodies.

We strongly caution any owners corporation considering Whelan Property Group to carefully review their record of communication, responsiveness, and follow-through before appointing them.

Many of us have requested that the fobs be replaced with remotes to alleviate the problem, but the only response we have received from the building manager has been a dismissive "difficult, difficult, and difficult." When ever we complaint the issues , the strata manager just know to defend their failed job in the excuse that it have to get approval from committee . but the residents have waited for 7 years for their approval , they still cant give us time frame for update remote in carpark entrance . The strata levy has increased dramatically , where the money going We request Implement an updated, safer car park access system, such as replacing the fob system with a more efficient and safer remote-controlled entry.

Stay clear of this Strata Manager – Stay clear. For a number of years Whelan Group has manage our strata scheme at The Gates on Third Avenue Blacktown NSW. The building is now in a state of disrepair and resembles the slums. Massive sink holes leading to cracks on walls reported 2 years ago and to date no action. Despite levies being paid on time since owning it we were then slug with a strata loan levy of 1.5M to pay for the work required for which we as owners have no idea on the true scope of work being tendered. A motion to terminate Whelan was over ruled by NCAT and further hearings is likely to bring fwd the motion. We hope all owners take notice and not sit back passively and let strata managers take our money and dictate how our valuable asset is being managed.

A far better experience than with the previously appointed strata manager – We have Whelan Property Group as a Compulsory Strata Manager. After 12 months I can report have had a good experience, with the company as taking the right approach and appointing subject matter experts to work to resolve issues of the rebuild of the strata complex. I have never had a bad experience with staff being rude and we get regular updates. It has been a far better experience than with the previously appointed strata manager.

Whelan's have been managing agents for our small complex for 10yrs, over that time we've had a dozen staff of which only one has been a competent strata agent. Each time they blame the previous one and say they'll improve but they don't. The high turnover, poor skill set, and lack of attention to detail is underwhelming. organise our AGMs, challenge incorrect fee charges, constantly follow them up about organising trades. Their advice is poor and at times incorrect. Would NOT recommend.

My recent interactions with this company for my investment apartment was very poor. Christopher Whelan never returns calls and is quite rude. Not happy with the service at all. I wish the body corporate would vote them out.

Avoid buying property with this organisation as strata manager. They will collect huge levies and not carry out essential works or take care of the basics such as waste management or repair of water damaged, mouldy carpet in communal areas. service delivery person leaving a clean laundry delivery in the lobby of the building near the post boxes is 'upsetting to all the people in the building') while at the same time doing crazy stuff like harassing tenants and family members living in the property and denying them access to the building. They have stolen keys, acted with aggression and I have now had to involve police. I cannot understate this enough - this organisation is utterly corrupt.

Unfortunately I could not give Whelan Property Group anymore than the one star. Treated my several attempts with a genuine issue with scant regard. And on a larger scale. The way the building of which I own an lot has been managed. Has gone past more than concerning. Like my experience individually of being ignored. So too with owners and the strata of the building. Lastly, this is both genuine and accurate.

answer from building manager is difficult ,difficult and difficult . the strata manager seldom pick up the phone or reply email instantly untill see the negative review . When i wrote to her regarding a big fire in a unit in Ermington , following the accidence ,the Building management didn’t have any reaction to inform the residents about the accidents or remind resident awareness of preventing fire .she just said it s the matter of police .

The strata manager responded to our complaint in a haughty and defensive manner. She requested that I take down the Google review before I could assess how its service had improved. As a strata manager should be intelligent or having good skill to be able to communicate with her client I am wondering if she knows that the food on the her table or a portion of her pay may from owners’ contribution -our levy .

At low as it can get! – Update - Wheelan refused to service our complex after un-authorised repairs were reported to FairTrading. As a Treasurer of strata complex of 9 units with strata fees as low as $385 per quarter.

I have to review fees and charges and ask Accounts Team to cancel fees, if not per contract. Handling insurance claims is not covered by monthly fees. Lodging council application for tree pruning - not included. You name it, they say No. My question is what is included? Paying one garden maintenance invoice every 6-8 weeks and that’s it???? Providing overpriced quotes with charges 3-4 times more expensive vs direct engagement from Service Seeking. The insurance claim is still ongoing after 2.5 years, a few compliance breaches noted by strata committee, several complaints handled by committee, not strata, as apparently the service is out of scope, hundreds of emails back and forth. They just simply don’t care!

The only thing they care is to charge you on top of standard monthly fee. Feels like standard monthly fee is just a “free ride” so they MUST add as much as they can to achieve their KPI’s. No sense emails from trainees. Please mentor and uplift your trainees prior to letting them to respond to external emails. “Broken communication” - no responses for over 4 months, dozens of un-responded follow up emails and long waited response “the service is not covered by monthly fee and needs to be paid as additional fee”. Seriously, it is like unpaid full time job for me and just TOO MUCH to handle. Just nothing to say other than avoid them and you would not regret it!

Terrible building management company – Few of the unit owners requested several times for as built documentation due to few construction issues in the building. the property manager never provided the information.

Horrendous – I live in 155 Missenden road. Don’t move here. Burst pipes every week. No hot / any water as frequently as every few days. Power outages consistently. Strata don’t do much to actually repair it, always quick fixes that lead to the same problem.

Dealing with a bylaw breach – Our strata manager at Whelans has been working closely with our committee and dealing with a real estate agent that is listing a property as a short-term rental. Whelans are going above and beyond in trying to stop them from breaking the bylaws. Our manager is also supported by a team leader that is happy to assist.
