Poor maintenance with safety – Capitol Body Corporate made it extremely difficult to deal with safety issues on the complex as it took a number of months to get some sort of outcome. chairperson after majority of the committee voted for it. Any emails sent was ignored, and no consultation occurred with the committee as to why the safety audit was refused. Any maintenance done on this switch board has to comply with the electrical regulations. This means, it is left up to individual lot owners to bear the brunt of costs to comply with the latest electrical regulation with this aging outdated meter board. Where is the Body Corporate on this issue!

I was extremely disappointed when the Capitol Body Corporate manager initially informed me, the work order would not go ahead as the chairperson' refused to approve payment. No consultation or response occurred with the committee as to why.

On the 14 February 2019, a safety audit to main switchboard was conducted, where there was no response from the committee. In the report, each unit had ceramic fuses which required upgrade and the main switch for units needed to be a circuit breaker to supply protection to the switch board. It was further identified on the report that fuse holders showed signs of heating and overload. Plus, incorrect fuse wire and push in breakers was identified in the report. The old wiring in my garages is situated in conduits of the flooring. I asked, 'how do I update my electrical wiring from the hot water system to the meter board. The response from the electrician is 'I don't know due to your aging meter board.' /.

When power surges happen, the RCD switch for the outside safety lights does not always respond. We are on our 3rd RCD replacement since 2017, the last one replaced due to electrical fault in Feb 2021. Power outages and surges have continued. The chairperson gets extremely upset when an owner or committee member reports electrical faults to Energex. Our meter board is supposed to be safe yet, it is left up to individual lot owners to bear the brunt of the costs to comply with the latest electrical regulation. To get anything approved by the Body Corporate is a nightmare! And it is even worse when your committee is not functioning properly. Forget about maintenance as it is pretty much non-existent!

Insurance webinar – Thanks for fixing the background noise problem. First presenter gave too much detail that we did not need, and exceeded time allocation. Had he kept to time, we could have had more questions answered. Second presenter very good, clearly experienced at covering material efficiently. Third presenter had most difficult topic - diagrams good, explanations helpful. Overall, informative. Needs more than one hour. Thanks for organising this.

notice, more than doubled our costs, provided a revolving door of staff who ignored committee approved VOCM Resolutions, deceived owners with false information, ignored constant complaints relating to fraud and overcharging for 2.5 years, with no prior consultation, deceptively introduced unreasonable fees and penalties that only benefited Capitol, required months of chasing up and reminders to get them to issue just one notice to owners, convened an AGM that was not lawfully able to proceed, ran our admin fund down to $36, continued to overcharge for six months even after the Breach was raised to the Branch and then the State Manager who admitted to the fraud. Commitments to refund the overcharging were reneged on after six months of inaction. Nearly everything mentioned in the other One-Star reviews happened to us also. There is no functioning dispute process. Even the Bright and Duggan parent company (including Directors and Licence Holders), failed to respond. They still hold BC funds that do not belong to them but will not refund. Across all levels of the organization they just don’t care. It is all about collecting revenue. Be warned. Lawyers, courts, and tribunals are the only path to justice with Capitol. Rating: 0 = AVOID!

carry out examinations that are usually not due yet or over done to the extreme. When the report comes in flagging faults they don’t doing anything about it. Meanwhile they even admit they are taking healthy commissions from each and every thing carried out.

maintained townhouse complex. I am the sole income earner on a moderate wage where do I find the extra money Capitol? And what are the increased levies for? No idea. There were no explanations from Capitol whatsoever, in terms of the increased levies. I am highly disappointed and quite financially stressed now.

to leave and only [XXX] stay. Capitol are very revenue driven - hard to tell what service relationships are and whether there is transparency in pricing. We chose to find our own contractors and negotiate which seemed to improve outcomes. Lot owners had lots of complaints around the lack of service and response by Capitol to even urgent requests. So many excuses. Simple requests took months and even years to get fixed. Often administrative systems were blamed. At some point if your systems cannot cope with simple payment requests maybe get a new system. We threatened to leave previously and they renegotiated at a lower per price so remember that if you insist on going with Capitol. Perhaps we got what we paid for but don't think the higher price would have made any difference. There are lots of strata managers out there. Try finding a smaller group not part of a conglomerate who actually want your business and establish a working relationship.

you are a revenue kpi target, not a client – Atrocious, its all about revenue and control to keep them embedded. Once you challenge rampant costs the responsiveness drops. Is a complete surprise that clients would want transparency. Love the contract clause which grants termination rights on non-payment, yet the self approve their invoices, and have sole control of our banking. Do not use Capitol or the Bright-Duggan collective.

Problems experienced with Capitol Body Corporate Services – Recently we have had a very bad experience with Capitol regarding setting up bank accounts earning interest. We were advised that an at-call account was available by one of the managers. No mention was made of any fees associated with the set-up or any fees related to transactions on those accounts. opened, another staff member advised us that there would actually be a $49.50 fee for every transaction from those accounts charged by Capitol and that the manager who advised those accounts should have told us about those fees. The fees would thus have been more than the interest we would have received. The state manager became involved and refunded us all the fees charged. We are still waiting for confirmation that Capitol has actually closed those accounts, for the bank account statements to confirm that and for proof that the fees charged have been reversed in the form of a ledger from the accounts. The problems outlined by prior reviewers giving Capitol poor reviews were exactly the same in this case - giving body corporates incorrect or poor advise, very slow responses to emails or no response at all and calls going to voicemail and then no response or a delayed response. It appears that there is a systemic problem in Capitol Body Coporate Mangement indicating poor training and staff not responding to emails and calls in a timely manner. My advice to any Body Corporate looking for a body corporate manger would be to avoid Capitol Body Corporate Management.

frustrations with the systems in place. In Qld Body Corporate Managers are in regulated so be very careful when choosing a manager. Capitol is a member of the SCA an association which has a code of conduct however they will always side with and protect Capitol as they are part of the association. Avoid Capitol bigger is not better.

Dont use them – I am no where impressed with there service. I question how well they know the corporate act. Advice they give on fencing was wrong according to the act. Meeting notes are pore. They put you down in email they send you. Its like there insecure company. They don't like owners going direct to the committee. I rely don't know what to make of them.… Read more

One minuet they want to run the show then there not on site mangers. It s just all over the place and not professional to me.

Capital provided no support during the Xmas storms. They were closed and there after hours number would not let me make a call for the complex. You would have through they would look after there clients.

There listed as a multi million dollar company and can not afford to have a skeleton staff on over there break.

I think there just incompetent.

the so-called managers are just someone who are more thick-skinned to misguide or push away clients. They don't care about reputation or word-of-mouth at all. Need to get Capitol replaced by better ones in the next AGM. Avoid using Capitol to save your own capital.

To improve, assign someone to monitor the chat questions. This way all questions will be noted and if time permits be ready to answer them. You may also send a table style FAQ page as to what body corporate (BC) is responsible for. If you can provide that would be handy and useful.

we terminated their service – We own a unit in a block of 6 and felt that the fees by Capitol were too high and complicated. This company only deserves a "0" star rating! – I also own a property managed by Capitol and if you are considering using Captiol for your Body Corporation Administration, you are warned, they are unethical rogues and love raking in the fees without actually doing any work. Their customer service is just as another reviewer wrote, nothing short of appalling. Emails are ignored, phone calls are ignored, even formal complaints are ignored. Stay well clear!

Misled committee and deliberately turn owners against tenants – Capitol have ignored a noise problem for a year, misled the committee about the nature of the problem, and insulted and (verbally) bullied the tenant whenever the problem was raised. They deliberately try to turn committee members against the tenant, in order to drive the tenant out any way they can. Professionally nasty people.
