after which I paid the $9,000 fee to organise my first purchase in Texas. Prior to this when I asked certain questions I was told that I wasn't a member yet. I never did end up meeting Spiro for coffee despite many assurances to do so + given that we both live in Melbourne. He is a Big Talker but things were moving more slowly than I'd expected. I had just one 'phone conversation with his partner in the US (Brian Payton) + a 2 1/2 minute call with their lawyer (Tyler Scheuerman), who seemed intent on creating banking problems rather than making a legal withdrawal from my US bank a/c for the LLC company. Spiro suggested transferring funds back to Oz + then straight back to the US, which I thought was crazy when I had the funds already in US$. Feeling less confident I was then advised by Spiro that his US associates wouldn't deal with me because they felt that I "would be difficult to work with". A total cop-out from people who had not been candid with me + a complete waste of a few months. Spiro would not take any responsibility for this + blamed his associates, as though he has no say at all in the operation of this business arrangement. Brian Payton's online history is not great either. All very poor + so proceed if you dare.
Bankruptcy – Lied about all the stats about mining towns. By the time our place was built, the rent was terrible. Ended up committing bankruptcy to escape the burden. My father bought one too and had to sell at a big loss.
Total waste of money – I got totally sucked in by this mob. Can't remember the year, 2009 or 2010. Lost $7350. Believed everything they said. Paid $5000 for a Gold membership and never got a thing. They line you up with a "mentor" who is supposedly at your beck and call. Call me at midnight if you need to. Had four mentors in quick succession. Went to see one in Sydney… Read more

Stay Well Clear - Do not waste your money – We joined and entered into a property deal recommended by Cashflow Capital. It was a complete disaster, unethical developers and three year legal dispute. We have not had any further dealings with them and would not consider any further opportunities. Our experience with this business is awful. A few years back Cashflow Capital were also recommending properties in Port Headland immediately before iron ore prices crashed and so to the property market in that region. Property prices in Port Headland have fallen by up to 75% since the region was recommended by Cashflow Capital.
Avoid avoid – They take 1k and promise cashflow positive properties that have limited growth potential and in the peripheral outer suburbs built by builders of unknown quality in suburbs full of new construction that may be subsequently difficult to rent.
DONT TRUST WHAT THEY SAY AT THE SEMINAR – I attended the Seminar and they promise you the world just to suck you in to pay $999 for membership. They give you 7 days to for a refund but the process to find out what they do takes a lot longer than 7 days and then it's too late to get your money back. and then they try and sell you properties that no one else will buy and they get paid by developers.
You are wasting your time and money going through Cashflow capital, stay away they only have one objective in mind and the owner Spiro claims in the seminar he pays his own personal coaches $500,000 a year. After speaking to other people, it's become apparent they also have been sucked in. There is one young guy in particular he paid $5000 for membership and he couldn't even get a loan and they also would not provide a refund.
This company needs to be stopped, they rip of innocent people and if I don't get my money back, I'm going to other social media sites until the message gets across of what they do and I will also be taking them to Fair Trading.
In summary they try and make you sign up after the seminar then make out as if they have your best interest and you provide them with your goals which they totally ignor then proceed to try and force the wrong property on to you all because they get a particular developer giving them massive commissions on.
Stay away there are plenty of other good companies around a really good one is Real Estate Investar.
Capital Cashflow are scammers.
