Why Booking.com and AirBnB continue to list properties from Kozyguru I can’t figure. Dirty, ill repair, misrepresented photos. I could even stay at the property I had booked. Horrible. Don’t even consider one of their properties.

sheet (not mine) and immediately reported to KozyGuru. Following a number of messages they even asked if I had ‘accidentally stained’ the sheet. I sent them photos showing the direct transfer of the blood from the sheet to the mattress protector underneath, confirming the sheet had been changed. They did nothing about replacing it and I had no choice but to go and buy a new sheet so I could use the bed. They sent me around 40 photos as their claim the apartment was clean and the linen changed. These photos were taken 3 days before our arrival and there wasn’t a single photo of the sheet. In addition the cupboards in the kitchen hadn’t been wiped down properly and the floor, in the same area, was also dirty and sticky to walk on. Both the front of the dishwasher and the TV screen were streaky and unclean. The carpet couldn’t be walked on without shoes as it tacky underfoot. The next issues I found were in the ensuite bathroom. When I sat on the toilet the lid fell and hit me in the back. The tried to use the handtowel and the entire stainless ring came off the wall with it. The Wifi connection was incredibly poor. Making it impossible for me to complete work commitments without using my mobile phone as a hotspot and there was no chance of watching Netflix. On a positive note – the shower was good. The final insult was on my return to NZ I eventually got a refund of the security deposit. Problem being I paid AU$350 and they returned AU$150. They cited the bloodstained sheet and a broken dishwasher handle as the reason. Despite advising that I had reported the sheet and that I have photos of dishwasher handle intact and that we had hand washed the dishes there was no budging. To date they have supplied no evidence and refuse to return my money. A very lucrative scam they have going. I have been slandered and stolen from by this apartment owner and KozyGuru. While I have investigated options around legal action it appears to be cost prohibitive from offshore.
Follow-up · Both during and since this incident I have contacted both Booking.com and KozyGuru multiple times to try and get my money back or evidence of the items we were charged for - both were answering originally while either trying to transfer blame or acknowledge with no suggested solution. returning it when vacating. The car park is impossible to gain entry to your car space, and a flatiron mental car mover is where you have to park your car. My car is a medium SUV and I struggled parking it on this space. It was unsafe and once on you had to move your car back enough to get each wheel on carefully without hitting the car parked behind you. Opening the door to the apartment you could clearly see the filthy floors, nothing was cleaned. The kitchen was extremely grubby, hand marks everywhere. You didn’t want to touch the kitchen cupboard doors let alone use any appliances. The beds had hair on them and looked like used sheets. The shower drains were clogged up, leaving you to stand in waste water at your feet. I had requested more sheets to be delivered, and received a phone call whilst out at an event to come back to let them drop sheets off. I had asked for them to be left at the reception desk. They were in fact dropped inside the door when we arrived back to the room. We arrived back late, hence not being able to cancel my booking. I had used two sheets I thought were clean to separate myself from the bedding on the bed, little did I know the bed was infested with bed bugs. I have a massive reaction from a bite last night on my foot, I could feel something on my foot whilst I was sleeping. I had to see a doctor today due to redness and swelling, I wasn’t sure if I had scabies. The doctor confirmed it was in fact a bed bug bite.
Please avoid this apartment at all costs. I am utterly disgusted people like this are leasing properties like this to unsuspecting people who are visiting the area.
I have noticed tonight the owner has re listed the property on Air B&B, not allowing me to comment since it is a new listing. From what I can see this property owner has so many horrific reviews, that seem to be over-shunned by paid reviews or friends whom have commented. All foreign. They must be getting away with it, this way. They have no intention to rectify their unhygienic standards.
Please AVOID this listing at all costs.

completely misled by the listing. The place reeked of an unbearable, nauseating odour that made it impossible to even stay inside. It wasn’t a faint smell – it was a putrid, overpowering stench that instantly made us feel sick. How Airbnb allows this kind of health hazard to stay listed is beyond belief.
The listing claimed the place was cleaned professionally. That is a lie. The carpets and couch were stained, surfaces were sticky and grimy, the bathrooms were filthy, and there was dust and dirt buildup in corners, indicating long-term neglect. The kitchen appliances were greasy, unhygienic, and absolutely unusable. No amount of mopping the floors (which they may have done to put up a front) can cover the fact that this place is deeply unhygienic and unfit for human habitation.
We left immediately without staying a single night and had to scramble to find emergency accommodation elsewhere – at our own cost – because we simply couldn’t subject ourselves to that environment.
To make things worse, when we contacted the host ([Name Removed]) for support, she refused to issue any refund, and demanded photos as "proof". Apparently, they expect guests to photograph a smell and the feeling of filth and decay. [Name Removed]'s response was cold, unhelpful, and dismissive, showing zero care for guest welfare. It's clear she’s just out to take your money and shift all blame.
Airbnb, shame on you for allowing this scam listing to remain active, and for backing hosts like this. I booked through Airbnb because I trusted the platform's standards and guest protection, but this experience has completely shattered that trust. This place is not just a bad listing – it is a health and safety risk and should be delisted immediately.
Avoid KozyGuru, avoid [Name Removed], and avoid this listing at all costs. This was one of the worst travel experiences of my life. You’ve been warned.

Avoid using these thieves! – I’ve NEVER been so frustrated with anyone having to do something so simple like booking a room. These people should be avoided! When I said I would cancel, (2 days after making the booking) I was told they would keep my money and cancel the booking. These people should be used with caution, I’m yet to stay at this property as I’m not about to lose my money so I can’t wait to see what I’ll actually be getting for this type of $$ There have been no names, no introductions, everything is so vague like some secret operation conducted from home. I will add that I’m not even certain I am staying there yet as they can’t decide if the deposit has been received or not even with ample evidence on my end showing the funds have been sent. minutes, and they finally said: "we will get a fine for this are you willing to pay it?". The treatment of a guest was atrocious, not sure if anyone will see this but I just wanted to warn any owners against using these people especially this Megan person. Never again!
Nice cleaning – At the beginning of the month, I booked an Airbnb near Waterloo managed by Kozyguru. Their customer service was very responsive and even accommodated my request for an early check-in. I was pleasantly surprised by the hotel-quality bed linens and covers. The cleaning fee was definitely worth it, making this stay a much better value compared to a hotel.
No human contact. AI-like communication – You feel like dealing with an AI with no human interaction. They refuse to speak over the phone or meet you for any case of problem or missing item e.g. one chair and one key for 2 people. Unit was filthy Although they charged $150 for cleaning.
Unhygienic property – If I could give zero I would. Didn’t even stay 24hrs (our booking was for 17 nights!) Bed hadn’t been changed and had human hairs in it, questionable staining on cushions and sofa and delightful bodily fluid stain on the wall!! A robotic like no care bunch of thieves – Had to bring our own dryer to one of this companies properties - Went back to get it and it had been stolen without the host pretty much giving two craps!!! Oh no replies etc without doing a thing about it !! Just rubbish -

Avoid – We had an AirBnB booking accepted and paid for weeks in advance. We made comprehensive plans around the trip. Four days before we were due to arrive they suddenly cancelled, leaving us totally up in the air. We will never deal with them again.

Beware Kozyguru will steal your deposit – Our family stayed at Kozyguru Haymarket. Paid upfront and even gave the credit details to hold our deposit. $350. They used an old photo to claim we left marks on the sofa, stealing our deposit $350 to replace the cover! If you can remove it to replace it, this means it can be washed, it’s call housekeeping!
Left items in room, gave us an uncontactable number and wasted our time at an address that no one showed up. Expensive pants x 2 gone.
So beware. You will lose your deposit, and sleep under stain doonas! Happy holidays.

And the most important thing is, I am very satisfied with the rental performance for the past 1.5 year, so kudos to them!
