VerifiedI'm really keen to invest in property and am looking for a mentor or assistance from a buying agent . So many of the comments above describe poor property deals recommended by PRE. Then your answers just seem to take no responsibility and just blame the market. Surely, if you are experienced property experts rather than speculators you would not be so unaware of gathering market forces. Gladstone was always going to collapse once the mining boom slowed, and that began 2 - 3 years ago as construction slowed. Why would you continue to recommend property in a region so dependent on one industry? The cynic would say you are just recommending properties which a developer has promised large commissions for, rather than necessarily the best property advice. Saying ~70% of your clients purchase property you haven't recommended just suggests that many people don't agree with your investment advice.
All the above could be wrong- you may be great. Can you convince me which option is true ?

Hi have been a client of PRE for 5 years now. Just wanting to clarify some points - 1. PRE were not advising purchases in Gladstone since about 2014 (when I know for a fact many property groups were still)
2. PRE are a real estate agency who work on behalf of vendors (developers) and offer you the buyer great opportunities. You don't have to take them. PRE are also educators / mentors. Buy your own properties. That's ok. I did.
3. When I buy my own properties, it is not that I don't agree with PRE "investment advice". It I simply that buying a house and land or off the plan property is not part of my strategy. It is PRE who have educated me to help me understand what IS my strategy and find properties that will give me the benefits I need. I attend every monthly meeting, even when I'm not actively buying. I want to be educated and informed on market changes so when I am ready to buy, I will buy what suits ME. If a new build is part of my strategy then, I am more than confident to purchase a deal through PRE in a capital city.
4. I have personally created over $300k in equity from 3 properties I bought on my own. It is with the education and mentoring from PRE that I was able to make the informed decisions to make these purchases successfully (timing the market, buying at discount, renovating, buy and hold)
I hope this information clarifies any concerns and you feel more confident to seek mentoring from PRE.
Had anyone actually been able to get a refund for the mentoring program?
Hi Melissa, Yes of course. We have a mutual guarantee that we have in place for the Mentoring program. It is based on our clients doing everything they need too like attending mentoring, making sure they regularly meet with their coaches and the teams and stick to their strategy and personal plan. As well us doing our part as well. Supporting their plan with regular coaching and strategy meetings plus providing education and real estate market data. It is in the terms and conditions when you sign up. If everyone does their part no one needs or wants a refund.
We do have a due diligence process we go through prior to giving any refunds as well so we can improve our selves and our processes, if clients expectations haven't been met. We see where the relationship went wrong and how we can fix it. It's a bit like marriage counselling as Positive is a family and our clients friends for life. Some examples are when we have given refunds are our clients or their family have died, got terminally ill or their whole life circumstance has unexpectedly changed. This is a lifetime program, and life happens.
Other times its been we haven't done what we said we would and we can't mend our relationship. This actually is rare. We have done this now for nearly 15 years. Being around this long as a company you can imagine we don't always get it right, but we do our best. We are a business run by humans serving humans and none of us are perfect. Reading the response to Craig, it is obvious to me that Positive Real Estate is a buyer's agent as well as a seller's agent. How can you have both without conflict of interest from either way?

PRE are a real estate agency. That means they list properties on behalf of the vendor (yes developers). PRE are there to simply offer you deals with great discounts from the developer that the general pubic don't have access to. You as a buyer, need to be aware of your strategy and what ideal property suits your portfolio. You are never forced or manipulated to buy. The decision is yours and you need to do your own due diligence on the location, market, rentals etc. PRE are not your personal buyers agents. They are there to educate you to make informed decisions on what to buy. So there is no conflict of interest.
