fill. The soil test came back as Class P, H2 (highly reactive) – meaning moisture changes will cause significant movement and swelling. We were advised it would be very expensive to build on.

Some lots reportedly even came back as Class E (extremely reactive), and while some buyers were told to “just go to another builder” to get a different result, this does not change the underlying soil conditions.

The developer’s contract terms were heavily in their favour, with clauses that in my opinion (as a lawyer) were unnecessary and not supportive of the buyer. They refused to adjust anything – the attitude was essentially “pull out, we’ll sell for more.” This is not a good faith approach.

A major concern is that they send the contract late in the holding period, which can leave you feeling pressured to sign before proper legal review. By the time you do get a review, you may have already spent a significant amount on due diligence only to discover the risks and costs are far greater than you expected.

I am also concerned for buyers who don’t know to request disclosure statements or conduct independent checks. In one case, another buyer discovered on their own that a lot was a filled-in dam – something the seller’s agent claimed they “didn’t know.”

Throughout our dealings, we were often told “just trust us.” Based on my experience, I wouldn’t. We lost a couple of thousand dollars during due diligence on what would have been a very poor purchase for our budget. The sellers have also stated they won’t provide our soil results to the next potential buyer, meaning each person will have to spend money again to find out the same bad news.

If you have an extra few hundred thousand to cover the added costs of building on this type of land, perhaps it won’t be an issue. But if you’re on a tight budget, I strongly recommend you rethink before purchasing. The soil conditions, contract terms, and lack of transparency are, in my opinion, a recipe for regret.

Painful to deal with, covenants especially. From the beginning, the covenants were an issue with their master plan wanting sheds in completely unsuitable areas of the block, the fencing rules ridiculous with zero consideration to privacy, and they eagerly contradict themselves with some houses allowed to build wherever they like and others I know… Read more

of having to spend thousands to change designs to meet certain covenant criteria despite several examples in the location contradicting the standards.

Lastly, the landscaping incentive they say they offer, is non existent. It doesn't matter how much you spend or do with your landscaping, they will make up issues and change the goals each and every time. I would never consider buying land from them again.

Excellent – We were very happy with QM Properties. Steve has been more than helpful, replying to me emails and phone calls straight away. Steve and Sue where answering my phone calls any time of the day and night. I believe they never leave work :) Thank you again.

The best experience – We purchased our block through Adrian Woodgate the sales manager at central lakes office. We could not be happier with the service we received from Adrian we believe he went over and above what his job position entails. He made our experience so much better he explained all aspects of the sale we couldn't recommend him any higher, it is people like him that make everything count.

Went beyond – Yes I did have an issue .but Scott scheu, came on board to help me he went beyond on his days off , to find me a block, being single and no one to help me I felt helpless , but Scott was amazing, he also spoke with Damien state manager who also helped me , honestly if you want someone genuine and actually helpful, Scott scheu from GM is the way to go .or Damien manager .

today Ill do tomorrow, I have arrived at work early message someone else took my property , he stated they can do that not once was I informed no contract sent to me he stuffed around, I rang crying on the phone, all he said was well I miss out on a sale you know, just a disgusting nasty man , stay away from him he will do you wrong , now I have nothing .

Hatton Vale land price Hike! – I cannot believe the price of land at Scott Place, Hatton Vale! The price for 3000m2 in 2020 was $235,000 however, one year later the price for the same blocks are a minimum of $305,000. Way to price gouge unsuspecting customers, it's highway robbery!!

We were intending to leave our review until we had finished out construction as we still need to deal with QM covenants on elements of our build. However, we don't want to see others have the experience we have encountered.

Horrible experience, they are heavy handed – Anything to do with covenants the staff that handle that department are extremely rude, condescending. They are more interested in waving the stick and being heavy handed in their communications that working with properties owners who are bound by their covenants. Management needs to step it up, its simple not acceptable and reign in some of their senior heads. I wouldn't even give them 1 star but submit this I have to

Gave full refund on back of Covid – I had signed up for my second QM property at Bribie Island the first was under construction and the second was due to settle in 7 days. We ask to withdraw from the purchase and QM was fantastic and gave us a full refund of the deposit which I was not expecting to get back. They do make you build as per the covenenance but that's a good a good… Read more

thing why spend a lot on a block then a portable home gets dumped next door. Follow the convenient and all will be sweet. Will definitely not hesitate buying QM land again

has now been handled by the MBCC. We have recieved a number of emails stating we are in breach of the covernants. The staff at QM obviously don't communicate with each other, for if they did we wouldn't receive these emails. We love the area and the Island but QM make it pretty unbareable at times especially when they breach their own covernants for the sake of the extra income they can produce by doing so.

PACIFIC HARBOUR not quite the peaceful nice place to build you get told it is !!!! – having bought and built here in Pacific Harbour and dealing with the misleading sales staff and the rude aggressive behaviour of the QM covenant (s) seems there are different rules for different areas ! I regret ever having bought a block of land in Pacific Harbour . Advice to any new buyers read the particular covenant that they give to you as there are many different ones and get good solid legal advice !
