Servcorp is a well-known provider of serviced offices and business solutions, promising flexible workspaces and professional support. Servcorp team. The onboarding was efficient, and the initial atmosphere felt polished and welcoming. At that moment, I genuinely believed I had made a clever choice for my business, and I was confident that Servcorp would deliver on its reputation.
Despite the positive start, things took a turn. Due to changes in my business circumstances, I found myself not needing to use Servcorp’s services at all. I did not occupy their office space, nor did I make use of the amenities or support offered. My account remained untouched, and my interaction with Servcorp became virtually non-existent after the first few weeks.
However, to my disappointment, the monthly charges continued relentlessly. Regardless of my lack of usage, Servcorp maintained their billing with no flexibility or understanding. Attempts to discuss the situation or seek a partial refund were met with a rigid response: the contract obligations must be honoured, usage was irrelevant. This ongoing debiting felt unfair and frustrating, compounding my regret with each passing month.
When my agreement finally came to an end, I was stunned to discover an unexpected termination fee. There had been no clear warning or communication about this additional cost, and it felt like a final blow after months of dissatisfaction. The process left me feeling let down and questioning the professionalism I had once admired.
Looking back, my experience with Servcorp has been deeply disappointing. What started out as a promising partnership quickly soured due to a lack of flexibility and poor communication. I regret choosing Servcorp and would urge potential customers to proceed with caution, to read the fine print, and to be wary of hidden fees and rigid policies. In my opinion, a truly professional service should put the customer first — sadly, that was not my experience here.
From my experience with Servcorp, their cancellation policies feel like a trap. The contract reads like an endless agreement – even when you stop using the service, hefty cancellation fees appear, and there’s no straightforward way out. I found the costs far outweighed the benefits. Anyone considering signing up should read the fine print carefully and think twice before committing.
It’s puzzling how a business catering to small, fast-moving companies can operate in such an unscrupulous and cunning way. Their handling of fees feels deliberately opaque, and any attempt to give feedback on leases is met not with collaboration but with an immediate pivot to legal threats. If you’re looking to lease an office, I would strongly… Read more
advise steering well clear of this business. There are far better providers out there who value transparency, fairness, and long-term relationships over short-term gain.

They put the cost up over 23.21% with no discussion or warning in January 2025. Just debited the account. Unfortunately the account debited was not mine and it was 2 payments until it was noticed. No refund offered even when asked as we clearly never got the package price told to us before the increase and a further month payment being notice… Read more
period to be paid at this higher rate. And an exit fee to apply. They renovated to something that does not suit us and moved us to a worse position. From 2022 when we signed on with them, we are now paying 86% more. If you look at the attached photo - that was in 2022. Now I look at a wall.
The staff have changed every year and the contract was never explained properly. Yes, the office is nice and that attacts newbes. But guess what - people leave once they are smashed with their charges not just in rent but incidentals. The contracts are unconscionable and putting small business at risk of being unstable to their customer base when its Serv Corp that is the problem - corporate greed.
Servcorp Hobart Office -Not complying with the agreement——change work space/price after you sign agreement – After staying for over three months at Servcorp Hobart Office, I've encountered an unexpected situation. During the tour, the manager showcased a promising workspace, yet upon signing the agreement, they demanded relocation to a different space under the threat of increased charges for the initially shown location. Upon discussing this… Read more
discrepancy with the manager, I was told that the signed agreement was incorrect… Before making any decisions, I highly recommend researching 'Servcorp ACCC' to gain better insight into their practices and policies.
Plenty of excessive charges – A lot of hidden and unfair charges. ** PLEASE BE FULLY AWARE OF ALL CHARGES YOU WILL INCUR** I ended up paying 1500AUD for using hot desk for a week and dedicated desk for a day. I cancelled my membership as the place is not suitable for quite work/study. There is no cooling off period, hence a single day's of usage will incur all charges. I… Read more
didnot fully comprehended their terms and conditions and ended up paying this amount. Please be fully aware of all the charges you will incur. I was charged for the entire month of August though I returned all keys in July and never bothered to go back and use services in august.
After 3 months, I am still waiting for a receipt for refund of security deposit that servcorp claimed to have made. They have stopped responding to my emails on refund ans corresponding receipts
BE ALERT if you want to rent office from them!! Horrible experiences!!!! Many hidden charges!! – Be alerted if you want to rent office from Servcorp. They are pretty flexible but so many HIDDEN CHARGES when you decided to leave. You will get ripped off. They are using direct debit so they don’t invoice you in advance before they charge you. Charged me EXTRA $4260 so called ‘administration fee’ after renting offices for 1.5 year. No details… Read more
explaining what is the $4260 for, and simply said it is in the contract. The terms (see picture attached) related to the administration charges in the contract are imparity clause. They just charged you what they want up to 2months rent which is pretty tricky. We have also been chasing the deposit return for more than two-month, but they respond extremely slow. After months of chasing, they required us to pay another big amount of money to replace the carpet! That was unreasonable, as we have been very carefully using the facility. We didn’t damage or stain the carpet. They required us to replace the carpet only because of the normal wear. Everyone who want to rent the office should be more careful with them ,especially the terms in the contract and when you decide to leave. Please Remember to take photos for EVERY details, so you have proof if they send you unreasonable bill. Servcorp, if you read this message, please ask your team to respond to our emails regarding the refund of our deposit, the details of the $4260, and the extra carpet replacing costs. Thanks

Disappointing- They only care about the money - nothing else – We were with Servcorp for over ten years. Yes, their offices are nice, good locations, and services are usually adequate - however all of it is overpriced. Most importantly, you're never treated like a customer. When it comes to genuine customer care, there simply isn't any. Requests for call-backs would go unanswered for days at times. Their… Read more
focus is on squeezing every possible cent out of you. Each year they would try to push up prices. Better deals were offered only to lure new customers - never to retain existing ones.
Regardless of mistakes, or lack of being able to offer service (e.g. during COVID), there was never any discounts or incentives on offer. Customer loyalty counts for nothing with this mob. You would think that if a customer that has been with you for over a decade decides to go elsewhere, you would at least pick up he phone to ask why. No, the only thank you was a petty $105 cancellation fee for simply turning off the phone.
If you want a partner service that treats you like a valued customer, check other options would be my advice.
Servcorp Experience – Our company Enabled4Life Enterprises have been members of Servcorp in both the Southbank Melbourne office and the Sydney Barangaroo office for several years. arrangement that suits our needs. The office space provides us with the ability to entertain business stakeholders in first class facilities located in the most sought-after business locations in Melbourne and Sydney. The offices have the appropriate equipment and information technology to ensure optimum efficiency for our staff. The interior design, stunning views and hospitality facilities are the perfect opportunity for our staff to realise an alternative from working from home. As we are a national business, being able to list the addresses as our business locations are of major benefit to our organisation, providing us with the appropriate level of credibility while still being able to maintain an online workforce. The working relationship we have with the Servcorp staff has been excellent and at times they have acted as an extension of our business for admin and secretarial services. The business community that is fostered through events and shared spaces are extremely advantageous. Perhaps one of the greatest outcomes that we have realised while operating in the Servcorp environment was the introduction of one of our major software partners. This partnership that was brokered through Servcorp has positioned our organisation as one of the leading online NDIS Plan Managers in the country, with systems that are second to none. The Co-Founders of Enabled4Life Enterprises highly recommend Servcorp membership, and we credit it as one of the best business decisions we have made.

Worth it – Great customer service, very professional, we get all messages on time we get inform when mail arrive all areas look very nice clean and tidy Great to be part of it
Overall Positive Experience – Had an overall good experience. A couple of hiccups which the company was able to resolve. The premises are great and the admin staff are friendly. I would recommend giving them a shot.
101 Collins Street Melbourne – We couldn't operate our business without Servcorp's virtual receptionist service. Our teams are spread across various sites and often unable to answer the phone. Negative reviews
there is a law firm which is calling for a class action against servcorp for their misleading and deceptive advertising in relation to their virtual office packages and their hidden charges. I suggest we all join to ensure Servcorp is answerable for their wrongdoing and everyone is compensated for all the extra charges they have been paying without any justification.
By far the worst company in every regard. Avoid their contracts at all costs, as you will feel trapped. I disregarded numerous negative reviews before signing up and now deeply regret my decision.
A Stressful and Outdated Workplace – No Work-Life Balance Servcorp has a toxic and stressful work environment due to poor management. hasn’t evolved since the 1980s. They try to introduce new ideas, but leadership remains stuck in the past, unwilling to truly innovate.
There is no work-life balance at all. Servcorp expects you to prioritize the company over everything, even outside of work. If you have a family, forget about it—Servcorp comes first, not your personal life. Employees are expected to handle everything on the floor without proper breaks or rewards. Clients are not a priority—Servcorp focuses more on squeezing every dollar out of them rather than providing real value.

Hidden charges, deductions from credit card with no warning. Be mindful of using this service – We have now used Servcorp at least 3 times spanning over 10 years, an average of 2 to 3 years each time and we have discontinued using the service due to incessant hidden charges or not agreed increase in costs simply deducted from the credit card on file with no warning. This practise of once they have your credit card on file, they will deduct whatever amount monthly with no warning is absolutely appalling and very bad practise.
Disapponting – Dishonest and unfair agreements with hidden clauses that are not explained and exhorbitant pricing. Would not recommend any business to sign with them.
You have to pay a $500 deposit just because you want to pay via bank transfer – If you want to opt to pay your fees via bank transfer instead of using a credit card, you're required to make a $500 deposit first. This policy is very "thoughtful" and "considerate" for clients.
Charge unfairly Do Not Use Servcorp – Servcorp have great facilities but their customer services and charging lets them down. They charge and price gouge everything, have unfair contract terms that even the ACCC has won cases against them. Recommendation - stay away from them.
False offer and lies to get customers – Promise a rent free period and then charge your card. The sales staff say they’re giving December and January rent free but that’s not true. Deceptive conduct isn’t an accident.
Horrible, dishonest and borderline scam – Other than a few pretty locations this a crumbing company trying to squeeze clients illegally for every penny to somehow stay afloat. Extremely dishonest and painful to deal with. Every month there is at least a few hundred dollars worth of surprise false charges. Handling fees, visitor fee, admin fee, services fee,.... it takes weeks and multiple… Read more
emails and calls to get these credited and every time at the threat of legal action. And at the end of the lease they just hit you with thousands of dollars for end of lease, things as ridiculous as rent for time it took them to clean the place, painting, carpet,... basically anything they can shove in there. Stay away of this scam business.

WORST of all service office – WORST of all service office. They held your credit card on file and will find every opportunity to charge you. Even something that is so trivial and will only take few seconds of their time, they will still charge you for their "valuable time" that they use. Very unprofessional and money grabbing.
If you value your time don't sign up with them – Every end of month when the invoice come, it always have the wrong amount charged on the invoice. And it takes your time to work out how much was wrongly charge and time to argue and deal with them to get back your money back. And the ironic part is that they sound like they are giving you a favor to resolve the problem that they created at the… Read more

Just Terrible. Very untrustworthy and Dishonest business – Just Terrible. Very Untrustworthy and Dishonest business. You will learn the hard way by signing up with them.
Cancellation of contract – We had a contract for a virtual office since January 2020 and never used the office. They have never given us any relief during covid shut down. After over 3 and a half years and more that $9000 in payments they still insist in a cancellation fee of $105 and a months fee for cancelling. TOTAL ripoff and inconsideration.
Dodgy fees, staff don't respond, rooms not provided – We upgraded our package and booked rooms. When the rooms were clearly available as externals we were put into internal rooms. The offices were dirty and dated. Furniture is uncomfortable. Other offices leave doors open and you can hear all their conversations.
