apartment owners across Brisbane. Very few want to do anything except complain and criticise, and I can appreciate the negative and emotionally draining impact this can have on staff in general. Joanne is always so responsive and accommodating, and willing to help us as best she can, even after hours. She’s always willing to answer my 100 weekly trivia questions, to help our building make progress, and I am forever thankful for this. She is an incredible asset to your company. Fantastic – I have a property I own in Queensland, I lived in it for 6 years and had many issues prior to finding Stansure Strata. They have been fantastic to work with, and Jo our manager is the best. I've since moved out and now live interstate, I can always rely on them to do the best for our building and committee and they communicate regularly. They are always on top of everything we need and always willing to help. I can't recommend them enough. Show reply
Would never use them – Absolute joke, Have never come across a more incompetent property manager in my life. 9months later the damage caused by failing to maintain the external property as required they still making excuses. BUT be a day late in paying the body corp fee and they send email notices and default fines so they into that!! Would never recommend

If your considering a strata unit managed by Stansure, Don't, run away as fast as you can – Stansure are still operating their business like they did 20 years ago. They have trouble adapting to changes to the BCCM Act. They continually fail to act within the constraints of the BCCM Act and if you challenge they just flip it off with "Take it to the commissioner" Below is a response from Stansure. "We note your response and wish to advise that moving forward, we will only address your queries privately. Due to Body Corporate privacy obligations, a public forum such as this is not an appropriate place to communicate. As requested previously, please forward all queries to our office via email for a response. If there are any current outstanding matters, they will be attended to in due course. Executive Officers Stansure Strata."
Update 10 September 2024: Nothing has changed, still make up laws to suit themselves. Charge for additional fees that they failed to obtain approvals for, and then obtain an "informal" approval to confirm the charges 12 months after they took payment from an account held in trust. But cannot produce any documented evidence to the approval. They inform committee members they don't need to attend an EGM in person, electronic votes only is OK as per their company policy. The BCCM Act does not permit but Stansure are extra important and legislation does not apply to them. Their staff blatanly lie to the Body corporate members and then when proven they are wrong will not admit their mistake or error. Charge in excess of permitted fees for records. They won't even abide by the conditions in their mamagement agreement, which they supplied. The executive just reply let us know the issues and we will deal with them. But they don't. I am the only lot owner in our strata that does not have access to the Portal IQ program. Been over 12 months and they do nothing. Retribution for a bad review? Maybe!

professional, they genuinely care. For what Stansure have had to endure and deal with from our small complex, they have been amazing. Stansure have persisted with a very difficult situation, with no extra fees being charged to date, I'm sure any other management group would have quit or charged a small fortune in extra fees by now. Stansure have spent a ridiculous amount of time trying to assist our small complex, unfortunately no matter what you do, it is impossible to please some people. I appreciate the practical way that Stansure assist us and genuinely feel bad that it has been made so hard for Stansure. Thank you Stansure, you are doing an amazing job!

vexatious owners who have agendas of wanting to hijack the body corporate to further their own need to control and take over the complex against the wishes of every other owner. I will continue to support Stansure as they have supported me for many years. I recommend Stansure, they are particularly astute when dealing with difficult or mentally unstable owners.

Think twice before hiring them.Their favourite excuse is “my hands are tied” – They are the first strata company that doesn’t include General Business on their AGM agendas. Hold meetings saying ZOOM MEETING ONLY , however had 2 owners secretly attend in person. pass motions that only rescind previous motions that have already been passed.Lol! They tend to con owners by putting untruths in writing, such as an owner requested a special levy although the special $100,000 levy already raised is being squandered on excess meetings & a ridiculous fence installation that doesn’t legally exist on titles. Meanwhile their ‘hands are tied ‘ when owners request internal water damage repairs that are the result from the special roof replacement levy not being administered correctly. The manager also doesn’t file all correspondence. She apparently can choose what she files. Official Form 1 complaint about the Chairpersons unruly mother tenant, was just a waste of time although the local police advised me to forward one.The evidence attached to that Form was deleted too. Hopeless, useless- passing the buck, not fulfilling their obligations under Management Agreement. No decision-making – Emergency situation with massive roof leak on 28th March causing almost collapse of ceiling, tenants up all night emptying buckets, sopping carpet, ceiling needing replacement, mould forming stench in Unit. They have actually got worse! Can't even organise an AGM – We have just had two new "managers" appointed from the Kedron Qld office. I did not think it could be worse than our last manager but they are. They cannot even prepare motions for an AGM accurately, conduct an AGM according to regulations or record the minutes properly. via Zoom due to Covid] and made incorrect decisions by herself after the meeting was closed. When I was the only one attending, they only contacted two male owners to ask if they wanted to attend and got them to nominate for the vacant positions without any consultation with myself or another female owner. To make matters worse, these "managers" are women! No other male manager over twenty years has ever done this. Also the two male owners said they could not attend the meeting. It was closed after about ten minutes if that. Also one of these male owners had not even submitted voting or nomination papers.
Now I have to go back and challenge several inaccuracies in the motions and minutes as some of them involve matters like fire safety and repairs.
At this stage I would rate them as -1000. Unless you enjoy illegally obstructive behaviour, being denied all rights as a Committee member or owner and misleading information designed to have them conduct and charge for unnecessary meetings EGMs that could be done by a Committee. They are very fond of meetings. One year we had four AGMs! or two AGM's with followup EGM's [repeat AGMs] a week later as no one could attend any of them. All called by them. And were charged accordingly. Two were held early in the year by Ms Tichborne and another two mid-year by Mr Ben Goodman.
If you value your mental health don't use this company. Unfortunately in Qld and some other states, anyone can call themselves a Body Corp manager and set up as such with absolutely no training or qualifications or experience. Some do a reasonable job. This company is not among them.
For advice on Strata Management you'd be better off reading government web pages in Qld. Or other companies' web pages / blogs. For example:

Really do your homework and ask questions before engaging any Body Corporate Manager, and ask about how long they and predecessors have been in the role at that company.

Professional and helpful – I only just bought my townhouse which was under a body corporate management contract and wanted to manage the building myself and with another owner. Stansure were helpful and understanding of our needs as there’s only 3 townhouses, they promptly gave us all the paperwork and were helpful and approachable, really appreciate the great service received.
Exercise in frustration - avoid! – We have been with Stansure for many years but recent events are hopefully going to bring that to an end soon. Would highly recommend people look elsewhere. Their approach is extremely robotic and at best reactive - don't expect anything resembling pro-active or helpful approach. minimum (though they don;'t always do that), but that's about it. Day to day dealing with them can be extremely frustrating - ie whenever you ask them a question, you typically get half the answer or they'll answer in a way that you have go back to them with further questions, when they could and should just give you a full and complete answer for the first time around. A lot of owners in our building have given up engaging with them. That approach to customer service is amplified (worse) when there is a problem, of their cause by act or omission - their approach again is to distract from the issue being raised, deny any responsibility, not show any empathy, and they never ever ever apologise or accept responsibility for their stuff ups - large or small. Examples.... they once advised us that the owners could undertake our own voting on a roof replacement issue, and just hand the findings to them to action - we spent countless hours and effort to do that, and in the end were told by the Office of Body Corp Adjudicator that was some of the worse advice they seen a strata manager give to its clients. They also have a history of enabling bullying behaviour - they actually put on their own letterhead and sent to all owners, an abusive and materially inappropriate letter from one owner with long history of bullying and intimidation. Unbelievable! Yet, they couldn't bring themselves to apologise or admit that was simply the wrong thing to do.
Stansure seem to think by starting their correspondence with "Dear X.." and finishing with "Yours sincerely" at the end, that constitutes good service. Its somewhat ironic that they seem to encourage people providing reviews on productreview to call them and ask to speak to a director - when I had issues that I wanted elevated years ago it took weeks and weeks of calling to speak to someone higher up (strangely they were always busy after me being on hold for 2 minutes) - finally managed to get to speak to someone who didn't really care about the issue at all, refused to give me her last name and refused to give me a direct phone number.
Bottom line - Stansure at are times, provide woeful and clueless customer service. They are like the Telstra of old - don't make any real effort to provide quality customer service as they assume owners on Body Corporate's are mostly silent / inactive and will just put up with it. Looking forward to May 2022 when we can move on to a company that gives a you know what!

Miscommunication, delays and duplicate emails by different team members. Very frustrating – I have been dealing with Stansure Strata for over 2 years now and I find the experience to be a constant source of frustration and confusion from their side. Stansure Strata make me want to sell my property so I don't have to deal with them anymore – Not happy Jan. They bought out the last company that we had. Specialists in shuffling bits of paper and charging money for it. Unfortunately most of the strata companies seem to be like this with employees that know very little about anything except how to hold meetings, charge extra levies and make owning a property very undesirable.

Education is needed – The derogatory comments by these owners are indicative that they need to educate themselves. They obviously have been paying for managers who did nothing to protect them or their fellow owners. Have been with this company for many years and very satisfied with their professionalism and trust their knowledge and experience in this industry.
Stansure Strata charge and charge and have attitude problems. Avoid or lose if at all possible – These body corporate managers are truly dreadful - they charge like the proverbial wounded bulls. We ended up with them because they bought out our previous body corporate managers. Whatever you do, avoid using these people. Their attitude problems are evident in their subsequent comments telling me to ‘get educated’.
