I have photos documenting all the issues we had — and still have — and I’m more than happy to back up this review with evidence.
In our experience, any issue raised was automatically sided with the trades. Even when problems were blatantly obvious, we were told they “met standards” or given vague explanations, and then ignored unless we escalated the matter to Building and Energy — which we had to involve multiple times. The constant rotation of staff we dealt with only added to the frustration.
We still have multiple ongoing issues. Our rangehood catches flies and maggots that fall onto the stovetop. Within six months of moving in, we had to replace shower heads, taps, handles, doors and lights. We had to move half our furniture out and pay for a hotel ourselves so they could repair ceilings we were initially told were “completely fine.” It took six months of back and forth before they finally admitted the issue and fixed it — and even now, the ceilings are visibly lumpy.
We have flyscreens installed on fixed windows that can’t even be opened. Grout has come out of our tiles in large chunks. A hole under the eaves that we were told was fixed wasn’t, which led to mice getting in. We had a hot tap running cold and a cold tap running hot — which we ended up fixing ourselves. The list goes on.
So you can imagine our surprise when, 18 months after handover, we received a bill from Aveling for over $5,500, payable within 14 days. We were told it resulted from an internal audit.
After speaking with [Name Removed], the [Content Removed], and explaining the unresolved issues and that we would not be paying, we were told they would place a caveat on our home. This is our forever home — they will need to wait until I’m dead and buried before they see a cent from me.
Apparently, they can demand money long after handover, but ongoing defects in our home are somehow “null and void.”
There are some truly great building companies out there. In our experience, Aveling Homes is not one of them.
I also made it clear that I expect to see this review published on their website. Aveling Homes has previously been fined for hiding negative reviews. One of the main reasons we chose to build with them was their positive reviews — something we now feel misled by from the very beginning.

From the very beginning of my journey, Aveling Homes stood out — and that was thanks in no small part to Athena, our exceptional sales consultant. Athena was the reason I chose to build with Aveling. Her warm and professional manner made the decision easy. There was no pressure, no “hard sell” — just genuine care, a strong knowledge of the process, and an ability to truly listen to what we wanted in a home.
Athena worked closely with me to tailor the design of our home to perfectly meet our needs. She was dependable and delivered on everything she promised. Meanwhile, I'm still waiting on call-backs from other builders we met with — a stark contrast that really highlighted the difference in Aveling’s customer service and professionalism.
The entire build from slab down to keys in hand took 11 months, and while I initially dreaded the prestart process, Aveling made it simple, clear, and even enjoyable. They work with professional suppliers who made the selection process seamless. Their ideas were not only practical but helped bring style and modern elegance into our new home.
Throughout the construction, Danna, my construction consultant, was a standout. Friendly, approachable, and always proactive, Danna tackled every issue as if she were building her own home. In today’s challenging building climate, her attention to detail and genuine care made all the difference.
Steve, my site manager, also deserves high praise. His attention to detail and unwavering commitment to quality ensured that everything ran smoothly on site. He carefully coordinated a team of qualified, professional tradespeople who carried out top-notch work, ensuring our home was built to the highest standard from the ground up.

Prestart went quite smoothly considering how much is evolved in the process we were able to make all changes needed and were given multiple quotes for different options so we could pick what worked best for our budget and gave us what we needed in our home.
Construction, yes there were delays but this was expected for the time. The quality is reasonable considering they are an affordable builder and not highend. The issues i noticed during the construction process such as lights being placed in the wrong area where quickly rectified when i notified the builder.
After handover, there have been a few issues but all have been rectified in a reasonable time frame i was very please with the response when a pipe on our water heater that hadnt been crimped slipped off causing a water leak and i had to shut of the water and the meter to stop it was a silly mistake and easily fixed these things happen this occured at 5:30 pm on friday roughly 2 months after i moved in i called there emergency after hours number and they had a plumber at my house 45 minutes later who fixed the problem in about 5 minutes. Other issues like a window lock not working and light flickering were all fixed within a week of the issue being brought to the companies attention.
12 month build review this happen more around 13 month mark so roughly a month ago now the guy they sent out to go through all the issues with the build was super friendly, listen to all of our issues and wrote everything down while also trying to solve any issues he could on the day he also went out of his way to look for things we may have missed to put into the report a few of the issue have now been fixed and still waiting on others to be fixed but have full confidence that they will get this done.
Communication overall the communication was average but i understand it was a very busy and stressful time for all builders and that most of the staff had tried there best to stay ontop of correspondence.
Costs we had one price rise at the beginning of the build process of around $14500 which was somewhat expected our prestart changes cost about $1500 the house and land package with everthing included was very responsible compared to other builders at the time.
A special thanks to our building manager who after our final inspection in November managed to get everything fixed and handover done before the business closed for the Christmas break which meant we were able to start the new year off in our new home.

We were also fortunate to have John as our Building/Site Supervisor, who was attentive and easy to communicate with, especially during PCI. Our PCI went smoothly, and we only had a few minor cosmetic issues (considering I'm quite particular with details, being OCD lol). However, John promptly addressed and rectified them before our Key Handover. We feel very lucky to have had John from the beginning to the end of our building journey. We'd also like to thank Hazel, Danna, and the whole team for their assistance throughout our build and their prompt responses. While there were some minor issues along the way, which were unavoidable, Aveling Homes rectified them easily. Nobody likes to wait, especially when building their forever home, but it was all worth it at the end. Overall, we're satisfied with our build experience with Aveling Homes. No working drawings were done. They would not give a cent of our deposit back. Warning tried to charge us $6k for sale sketches. Feedback for an Aveling home 7 years later – I purchased a home recently and unfortunately found defects after the sale was finalised. The house is 7 years old and I've been told that one of the ceilings will likely fall down in the next year or two if not fixed. house has been well built and our supervisor was brilliant; great attention to detail and made sure everything was right. He was also very easy to talk to and took the time to explain what was happening and why. So I never felt any frustration with the build nor any worry that it wasn't being built right. I also used a highly rated inspector who praised the quality of the build and the supervisor, so that was a great outcome. All of our questions were answered in timely manner and the team were very supportive that includes Jane at the prestart and Danna throughout our build and around key handover. Amazing site supervisor – Aveling bui;lt my custom designed home... obviously a few hiccups along the way, however having Mal appointed as my site supervisor was amazing! He made the process sooo much easier for me and I cannot fault him at all! The last 2-3 months at the end had been very stressful because we had to move out from our old house but there was a bit of delay with finishing the new house but it’s all good . Danna our new construction consultant tried her best to get us to our new house at the earliest by handing over the keys on the PCI day which was great .
