any further. Nick was persistent in the best possible way and genuine to understand our situation.

What stood out was that he never tried to force a decision. I still remember him telling us, “Don’t decide anything. Just go there on the weekend, have lunch at one of the cafes and see if you can picture yourself building a home there.” We did exactly that.

Fast forward to October 2026, and we are moving into that home this week.

From helping us understand our options at the beginning to supporting us whenever something needed attention during the build, Nick stayed part of the journey. He promised an eight-month build from the slab down and it was completed in closer to seven. The wider team was also incredibly accommodating when we needed some flexibility along the way.

What I appreciate most about Nick is how personal he makes the experience feel. I know he works with many clients, but you genuinely feel that he knows your journey and is there when you need him. Over time, we also learned to trust his experience because he and the team truly know what they are doing.

I started this journey reluctant and uncertain, and I am finishing it incredibly happy that Nick encouraged us to explore the possibility. If we ever build again, I know exactly where I will start.

professional before making final selections.

This was my first time building a house, and I chose MJH because I understood them to be one of the more established building companies in New South Wales. I expected the building process to be straightforward and believed that the selections and requirements I discussed with their staff would be properly recorded and delivered.

Before signing the contract, I clearly communicated my expectations and discussed several specific requirements with their team. Some requests could not be accommodated, which I understood, while other requirements were discussed, agreed to and paid for.

Unfortunately, after construction began, and particularly after handover, I encountered several issues.

Bathroom basin

The basin installed in the bathroom was not the basin I understood I had selected at the design appointment. I was told that I had signed off on the item and therefore had to accept it.

When I reviewed the contract, I found that the brand and model specified were different from the item I remembered selecting. I also asked about the staff member who assisted me at the design appointment and was told she was no longer working with the company.

Bathroom handles

I selected gold fixtures for the bathroom, but silver cabinet handles were installed. They did not match the other fixtures.

I raised the issue with MJH and was told that the handles were my selection. I ultimately purchased replacement handles myself and had them changed.

Damaged basin

One of the basins was also installed with significant damage, including a large hole. I raised the issue but was not satisfied with the response regarding its replacement.

This contributed to significant delays, and the handover was delayed by more than six months.

I have now been living in the house for approximately 18 months, and some of the defects and issues I raised remain unresolved.

Office wall panels

Another issue was the installation of wall panels in my office. I had not ordered these panels and clearly told MJH that I had never requested them.

Despite this, I was told that the work had been carried out and that I was required to pay for it. I was unhappy that I was being charged for something I had specifically said I had not ordered.

Coffered ceiling

The most significant issue for me concerns the coffered ceiling.

Before construction, I clearly explained to several MJH staff members what I wanted. I showed them photographs and explained that the purpose of the coffered ceiling was to accommodate LED lighting.

I was told that MJH could provide what I had requested, and I paid approximately an additional $10,000 for the work. I was also told that the necessary preparation and wiring would be provided and that I would arrange for my own electrician to install the LED lights.

After handover, I engaged electricians to install the lighting. They advised me that, in their opinion, the coffered ceiling had not been constructed in a way that would allow the lighting installation I had intended, but that the wiring was ready for the installation of LED lights.

I contacted MJH and initially understood that they would look into the issue. After several months, however, a manager told me that the coffered ceiling provided was the only type of coffered ceiling MJH offered.

I then provided emails showing my discussions with MJH staff about my requirements and the additional amount I paid. I remain dissatisfied with the way this matter has been handled.

One of the difficulties I have experienced is that some of the requirements discussed during the design process are difficult to verify simply by looking at the final building contract. In my experience, this made it very important to keep copies of emails, selections, photographs and other records.

Current situation

I raised my concerns with the relevant building authority or commission, but I was advised that they could not resolve the matter and that I should consider seeking legal advice.

I have not engaged a solicitor because I understand it could be costly. I am concerned about the financial burden of pursuing the matter further, and I believe most builders know that customers are unlikely to take matters to a solicitor because of the cost involved.

I am sharing this review because this has been my personal experience during and after building my home with MJH. My main advice to anyone considering building with any company is to carefully check every selection, specification and variation before signing; keep copies of all emails and documents; and consider getting independent advice before agreeing to significant variations or additional costs.

I hope my experience helps other first-time home builders understand the importance of keeping detailed records and ensuring every requirement is clearly documented.

As first-time home builders, we had so many questions and were understandably nervous about getting everything right. From day one, Kim was incredibly patient, thorough, knowledgeable and understanding. He never made us feel like we were asking too many questions and always took the time to explain things clearly and make sure we were comfortable with every decision.

What really stood out to us was the level of care and attention to detail Kim provided. He didn’t just focus on selling us a house — he genuinely wanted to help us build a home that would work for our family. He gave us so many practical tips that we would never have thought of ourselves. One example was suggesting we have a second switch for our upstairs master bedroom porch light, so we could turn it off from upstairs if we forgot to switch it off downstairs. It’s such a small detail, but it showed us just how much thought and experience Kim brings to his clients.

Emilia has also been fantastic throughout the process and has been such a wonderful support alongside Kim. Together, they have made what could have been a stressful and overwhelming experience feel exciting, enjoyable and personal.

Kim has gone above and beyond for us, and we genuinely feel like we have been treated like family rather than just another customer. His professionalism, patience, knowledge and genuine care are second to none.

As first-time home builders, we were completely unfamiliar with many aspects of the process and the numerous steps involved. Both Adam and Sabrina consistently demonstrated patience, professionalism and a genuine willingness to support us, taking the time to explain each stage in detail and ensuring we felt informed and comfortable throughout the process.

They also went above and beyond their core responsibilities by providing additional information, guidance and support in areas that were sometimes outside the direct scope of their respective roles. Their commitment to customer service made a significant difference to our experience.

Throughout the journey, we identified a few areas where responsibilities appeared somewhat unclear or overlapped between teams; or between the builder and client. We provided feedback on these aspects as they arose, with the intention of contributing to continuous improvement and helping to streamline the experience for future home buyers.

While some stages seemed to take longer than we had initially anticipated, we acknowledge that this perception is based solely on our limited understanding of the work involved behind the scenes, such as engineering assessments, scheduling and other essential pre-construction activities.

Sabrina was particularly proactive in keeping us updated on progress and maintaining clear communication throughout the process. Adam was always approachable, readily available to answer questions, and willing to step in whenever necessary to help resolve issues and keep things moving forward.

Overall, we have been very pleased with the support and professionalism shown by the team during the pre-construction phase and appreciate the dedication of both Sabrina and Adam. We look forward to carrying this positive experience into the construction phase of our build.

Hugo at the Box Hill office. He was excellent to deal with, very accommodating and willing to work through a number of changes with us. At one stage we were also considering other builders, but Hugo took the time to understand our concerns and addressed them very well, which gave us the confidence to continue with Eden Brae.

The tender process was handled well, and since then the administration team has maintained very good communication with us throughout the different stages. As first-time home builders, having clear communication has been very important and has helped us understand the process much better.

After demolition, we handed over the land in the fourth week of March, and we are now reaching the completion of the fix-out stage. We are very pleased with the progress and the overall pace of construction so far.

Ben, our site supervisor, has also been very good to deal with. He has been approachable, helpful and willing to explain things when we have had questions about the construction.

One point that may be useful for anyone considering building with Eden Brae, or with a project home builder generally, is to make sure you finalise your selections and upgrades before construction starts. Towards the end of the lock-up stage, we wanted to make some further upgrades to items such as tiles and kitchen finishes, but we were advised that changes or upgrades could no longer be made once construction was underway.

We were aware of this policy and had also been advised about it earlier in the process, so this is not a criticism of Eden Brae. It is simply something we would highlight for other first-time builders. Once construction starts, the project is already coordinated around approved selections, orders, trades and schedules, so late changes can be difficult or impractical. Our advice would be to spend extra time reviewing all finishes, colours, tiles, cabinetry and upgrade options before signing off the final selections.

We are now getting close to the stages that will ultimately define the finished home, so we are very much looking forward to seeing the final outcome. For us, the finishing details will be especially important — not only that everything functions properly, but also that the painting, cabinetry, tiling, doors, trims, fittings and other finishing work are completed neatly and with good attention to detail.

A well-built home should feel right both aesthetically and functionally, and we hope the care shown during construction so far continues through the final finishing, quality inspection and handover stages.

At this point, we are pleased with our experience and the progress of the build, and we look forward to seeing the completed home. I will update this review again after practical completion and handover once we have seen the final result.
